Prices dipped in May, and the number of deals shrank, particularly for new apartments. By Alex Frew McMillan 樓市在今年初經過一輪急升後,各項數據顯示樓價及成交量升幅開始放緩,但經過這 番喘息後,樓市會繼續保持平穩,還是再次拾級而上?

I

t’s not surprising there’s been a bit of a lull. Through the first three months of the year, Hong Kong’s property prices were the fastestgrowing on the planet, according to the Global Property Guide. The city saw house-price growth of 27.2% for the year through the end of the first quarter, when adjusted for inflation. Such a heady pace of recovery placed Hong Kong atop a list of 36 markets around the world, just ahead of Singapore, which saw prices pop 23.9% for the year through March, and then Taiwan and Australia. That put off buyers like Harold Leung, an executive director with a Hong Kong-based investment-management company. Having got married last year and with his wife, Elsa, getting ready for their first baby in July, he’s had his eye on buying an apartment for some time. But he keeps getting put off by the high prices in the city. “There needs to be a big adjustment before we can go into the market,” he said. “I think the property market is overpriced. But for the last few years, I’ve been wrong.” Plenty of other potential buyers also became more and more circumspect. Their unease wasn’t helped by a confluence of negative factors this spring. There was scary big-picture news with the debt problems in Europe, and worrying indications that the U.S. housing recovery might not be as strong as expected. At a local level, the results of land sales in Tung Chung and Fanling were disappointing.

IN BRIEF RMB Rise May Damp Hong Kong Property Market 人民幣升值 不利香港樓市? An expected appreciation in the renminbi may damp mainland investment in Hong Kong’s residential properties. Hong Kong dollar-denominated assets will become less lucrative among mainland investors as the city’s currency will likely be weakening against China’s renminbi. The profit a mainland investor could make may be reduced due to the exchange risks. Hong Kong’s property prices have risen by about 50 percent since 2005 when renminbi de-pegged from the US dollar and adopted a managed float against a basket of currencies. However, mainland investors’ profit from their Hong Kong real estate investments amounted to 25 percent when the rise in renminbi exchange rate is factored in. According to Centaline Property Agency, mainlanders accounted for 13.4 percent of luxury residential buyers in Hong Kong in the first four months of this year, fell about 5 percentage points from last year’s average of 18.1 percent. This was a noticeable figure that may reveal the limited profits may deter mainland buyers from investing in Hong Kong properties. However, market watchers remain positive despite the expected weakness of the Hong Kong dollar against the renminbi as the Chinese government’s policies to clamp down on the mainland property market may encourage mainland buyers shifting to the Hong Kong market.

Central’s Retail Property Sold at Record 中環商鋪成交創紀錄 The Wu family, founder of Hong Kong’s Wing Lung Bank, has sold a retail property in Hong Kong’s prime district Central for a record HK$450 million, or more than 25,000 per sq ft. The property, consisting basement, lower ground and upper ground floor of Wings Building at 110 to 116 Queen’s Road Central, is opposite to The Centre and neighboring Hang Seng Bank New Headquarters Building. The 17,941-sq-ft unit is currently rented to Wing Lung Bank for HK$825,000 per month, representing a rental yield of 2.2 percent based on the transaction price. This most expensive retail property in Central has broken the previous record that set by the unit on the ground floor of Wheelock House at Pedder Street which sold for HK$390 million, or HK$46,000 per sq ft. The record for Hong Kong’s most expensive retail property was made by the end of last year. The Emperor Group bought a 1,200-plus sq ft retail property at Canton Road in Tsim Sha Tsui for HK$843 million, an average.

Government to Tighten ‘Inflated Building’ Regulations 政府出手監管發水樓 Hong Kong’s Council for Sustainable Development has suggested capping the “inflated area” for new developments. Bernard Chan, chairman of the council, said the council didn’t include the maximum ratio for the inflated area in its report as the implementation should be decided by the Development Bureau. Carrie Lam Cheng Yuet-ngor, secretary for development, said the government will study the council’s suggestions carefully. It is hoped that the government could launch measures to balance the interests of property developers and homebuyers. The Development Bureau had also appointed the Council Sustainable Development to study issues including “walleffect” buildings and heat island effect in Hong Kong. The council suggested to widen streets and to spare more spaces between buildings. orn in Hong Kong, I left over 25 years ago to pursue an education and a career in the United States. I graduated from design school in Los Angeles, and eventually settled in New York City. Last year, I took a trip back to Hong Kong to visit my parents for a few weeks. That trip turned out to be a serendipitous point in my life. During that visit, a childhood friend of mine asked me to help her decorate and furnish a newly constructed five-star hotel and casino in Macau. I travelled to China and had primary responsibility for sourcing and selecting over 1,500 paintings and artwork for the casino and the hotel rooms. My visit, which extended to over eight months, resulted in my falling in love with Hong Kong once again, which I now call my home. I’ve learned to live within the limited space confines of small homes, through my childhood in Hong Kong and most of my adult life in a New York City apartment.

For example, instead of spending for a large-scale renovation or a complete new set of furniture, a minor change can go a long way. Since a significant time at home is spent sleeping, I decided to upgrade my bedding in the short-term rental I am living in now. I purchased two sets of white and cream colored 700-thread count sheets with a matching duvet cover and accompanied by two down pillows. The new bedding greatly enhanced my rental apartment without my having to spend a lot of money. My apartment in New York City was a one bedroom, one bath unit with windows wrapping the apartment on three sides offering a partial view of the Empire State building. It was decorated simply and comfortably. While friends had offered suggestions on painting my white walls a different color, those walls were my canvas. The colors and character of the apartment came from the furniture, and the photos and artwork on the wall. Even though I prefer my apartment to be free of clutter, I like that I can fill in some of the spaces with small items, which can resemble my own personal collection of oddities. I constantly came across bizarre and lovely things at antique stores, thrift stores, and flea markets in New York City. In Hong Kong I have discovered the extent of antiques that can be found on Hollywood Road and Lascar Row. And I was surprised at what I could find in the Central SoHo area. Now, the challenge is always finding the right spot in either my home or my client’s homes.

The author of a popular guide on how to buy property in Hong Kong has turned his hand to the biggest property market in Asia, Japan. By Alex Frew McMillan 日本經濟尚未完全復蘇,卻造就了外國人投資當地物業市場的最佳時機,曾經在日本居住 的作家Chris Dillon就趁此機會推出新書,向外國投資者介紹在日本置業的竅門。

ublic-relations executive turned property author Chris Dillon has just released Landed: The guide to buying property in Japan, which walks prospective property purchasers through the minefield of the real-estate market in Japan. It’s a sequel of sorts to Landed: The expatriate’s guide to buying and renovating property in Hong Kong, a primer on the Hong Kong property market that he published in 2008. Like the first title, the Japanese version of Landed walks readers through the ins and outs of buying property in a place you’re not necessarily from, or familiar with. Dillon sees this second guide as one of the cornerstones of an empire of books telling expats how to buy around the world. “My goal is to do for cross-border property what the Lonely Planet did for travel,” Dillon says, “to put together a series of resources that people can use if they’re buying cross-border property.” Japan is famously faulted for the opaqueness of its property market. On average, Landed states, buyers of used condominiums in the secondary market incur more than ¥1 million in search costs for their purchase. But Japan is still one of five places in Asia that allow foreigners to buy property in a relatively unfettered way, free of government

Hong Kong tops that list as an entirely open market, followed by Japan, and then Singapore, Malaysia and Korea, which all place various restrictions on non-nationals buying but are relatively restriction-free. Japan has its own way of doing just about everything, so the guide should prove a very useful reference. It’s full of pertinent details -brokers charge a standard sales commission of 3.15%, plus ¥63,000 (US$690), though that’s negotiable. Total closing costs run around 8% of the purchase price. Nonresidents buying investment property have to file a fun-sounding piece of paperwork “Report Concerning Acquisition of Real Property in Japan or Rights Related Thereto” with the Bank of Japan within 20 days of a purchase. There’s also a language of its own – property is measured in jo, a unit that’s about the size of a tatami mat, or in tsubo, about 3.3 square meters each. Each sale must be signed off by a “judicial scrivener.” Condos are known as manshon. The land registry is the tokibo. A typical Japanese address is a jumble of numbers, 1-5-25 Shiba-koen, Minato-ku, Tokyo 105-8511, while apartments are listed “LDK” style, where L is the living room, D the dining room and K the kitchen. So 3LDK means it’s a three-room apartment with a combined living room, dining room and kitchen. Dillon suggested interested investors should be cautious in buying properties that completed before 1981 as the Japanese government raised the construction standards in 1981 and 2000 to tighten anti-seismic requirements. He also reminded to beware of buying

The rental yield for small-sized properties in Japan is generally between 10 and 12 percent that compared to an average return of 5 percent in Hong Kong, Dillon said. The problem of rent arrears is also rare because of the concept of “keeping face” in Japan, he added. Dillon walks you through all of it. The author, who is originally from Canada, says he will likely turn his attention next to the province of British Columbia. The close ties between the Chinese community in both Vancouver and Hong Kong make that an obvious target. Unlike the parties on the other side of the asymmetrical information divide, he has no ulterior motive beyond getting you to purchase Landed, which is for sale via Amazon.com and in Hong Kong book stores. “Buying a house is the biggest purchase people make in their lives,” Dillon says. “Spending a little bit of money on a book is probably a good thing to do.”

oday’s modern women are smart and stylish that a traditional home decorating with warm colors may not be able to reveal their unique characters. Eric Fung, a designer with Tint International, incorporated modern elements into the interior design of an about 700-sq-ft home at Valiant Park in Mid-Levels. The cool-colored design and fashionable features are tailormade for the homeowner who is a young modern woman.

// What is the theme of the unit? What features does the homeowner expected to add into the home?

The homeowner hopes the unit to be designed with “metropolitan style.” Fashionable, simple and cool are the features that she wants, the unit is therefore decorated with black and grey colors. The homeowner is a modern woman who is opened to new and marvelous design. We have

She needs a more spacious interior instead of storage spaces as she is a frequent traveler between Hong Kong and the mainland. We have combined two smaller bedrooms into one spacious bedroom with a bed, a desk and a closet. A grey-colored glass wall is used to replace to original wall to make the room looks more transparent. The size of the bathroom has been doubled that it is big enough for a Jacuzzi. The open kitchen is also one of the features to make it feels roomy.

// Are the furnishings of the unit collections of the homeowner?

Our designer prepared all the furnishings as part of our one-stop service. For example, the down couch in the living is from Italian brand Kartell, it took us three months to order. Also, we run our own furniture store that we can tailormade unique furniture to fit into our design.
