THE THIRD “C” IS YOUR CLOSETS.
Unfortunately, we live in the part of the country where storage is a problem in every home. We don’t have the luxury of basements and attics to store things in and one of the things that most homeowners look for is storage space. So clear the closets by half and pack away last season clothes. If your cabinets and closets are overflowing, you’re telling them that they won’t have enough storage space in the house.

Where to Start in Placing Artwork in Your New Home

When moving into a new home, your art may not work in the same place as your previous home. Your rooms may have more windows, vaulted ceilings, a fireplace, built-in’s, or an open floor plan. So, where do you start?
Don’t focus on where you had them in your last home. This is where many people get stuck and frustrated. Now is a perfect time to change things around for a new look.
Once you’ve unpacked your art, take a good look at them; decide if there are any you’re no longer attached to. Are there pieces you’d be ok if you didn’t find a place to hang them? I’ve found that 95% of the time, once art is hung, we rarely replace it with something else. So, if you’ve never really liked it or just no longer do, set it aside.
With your furniture, lighting, and large plants placed, it’s time to look at your empty wall space. Is it a horizontal or vertical space? This will help you decide what pieces you can place there. Think of it as a puzzle; you start with the outside and then fill in the rest.
Now it’s time to decide where to place your art on whether it’s a horizontal or vertical space. Look to put horizontal art in horizontal spaces and vertical art in vertical spaces, but there are no rules set in stone. What’s most important is that you like how it looks.
➠ Start with your largest pieces. Don’t hang anything at this point; place them where you feel they’ll work best, as this could change once you decide where you’re going to hang the others.
➠ Time to start finding the right pieces to finish your puzzle, which is where many get stuck. You only have horizontal spaces and vertical art or vertical spaces with horizontal art. So, time to think outside of the box. What groupings can you create with the pieces you have?
➠ If you have horizontal pieces, you can create a vertical image by stacking them over each other. When doing this, you want to place the largest or visually heaviest piece on the bottom as it’s more appealing to most. When both pieces are the same size, see which piece has the larger and darker frame. If both frames are similar, how are they matted? Where one is white, and the other is dark green, the art with the green mat will be visually heavier and placed on the bottom. Is one image darker than the other?
➠ If you have vertical pieces, you can create a horizontal image by hanging them side-by-side; all the pieces don’t need to be the same size. If you have one tall vertical piece and a couple of smaller horizontal, vertical pieces or both, create a grouping of the smaller pieces and hang them on one side of the vertical piece.
➠ If you have a lot of small pieces, group them to create horizontal or vertical images to include in a grouping. Stack horizontals to create a vertical image and place verticals sideby-side, which makes a horizontal image.

It’s always tricky to predict what will happen in the housing market, but we’re starting to see a consensus from national experts expecting relatively stable home prices, with increasing inventory and home sales through the end of 2025.
Lawrence Yun, chief economist for the National Association of REALTORS®, recently said he expects existing home sales nationwide to increase by 6% this year, and by another 11% next year. He sees similar increases for newly built homes, predicting new home sales will increase by 10% in 2025 and another 5% in 2026.
As for prices, he predicted the median home price nationwide will rise by 3% this year and another 4% next year.
Speaking to an audience of my fellow REALTORS® at NAR’s annual mid-year legislative meetings in Washington, D.C., he cautioned that much of this depends on mortgage rates.
“Mortgage rates are the magic bullet, and we’re waiting and waiting until those come down,” Yun said.
While experts like Yun are not predicting a dramatic drop, NAR is still projecting that mortgage rates could fall moderately this year, averaging 6.4% during the rest of 2025 and falling to an average of 6.1% in 2026, as the Federal Reserve forecasts slower economic growth.
Greg McBride, chief financial analyst for Bankrate, recently offered a similar outlook.
“The average 30-year fixed mortgage rate will spend most of the year in the 6s, with a short-lived spike above 7%, but never

getting below 6%,” McBride said in a June article published by Bankrate.com.
Overall, the Bankrate article concluded that “the housing market in the second half of 2025 might have a more favorable outlook than much of 2024 had, especially if mortgage rates improve.” Yun has said our growing national debt will prevent mortgage rates from falling drastically. He does not envision rates returning to the 4-5% range that we enjoyed during President Donald Trump’s first term.
Besides lowering house payments for millions of buyers, Yun said a decline in mortgage rates could help both supply and demand – demand by boosting affordability, and supply by thawing the freeze driven by homeowners who’ve been reluctant to sell for fear of giving up the much lower mortgage rates they secured years ago.
Yun has predicted that home price growth will “moderate” this year as more supply enters the market.
Perhaps the safest prediction these days is that the housing supply will continue to rise, with inventory up significantly so far this year compared to past years.
