THE FIRST “C” IS CURB APPEAL.
Any REALTOR® would agree that this is one of the most important first impression that any buyer will have of your home. The home needs to be neat, clean and attractive from the curb to the back fence. Ask yourself these questions: What is your 1st Impression? Is it welcoming, attractive, well maintained? And most important, “Would you buy this house?”

The cleanliness of your home is going to be the first thing a buyer notices when they enter and then how much clutter is around. When selling a home it is on display, it should be in its best condition. You never want a buyer to question if it has been properly maintained.

If it’s neat and tidy, buyers will assume that it has been properly maintained. If it’s cluttered and messy, they will wonder what else hasn’t been taken care of.
Clutter not only involves keeping the rooms picked up, but also removing items so the wonderful architectural features of the home can be seen. Uncluttering the home will make it feel more spacious along with having a wellmaintained look.
THE THIRD “C” IS YOUR CLOSETS.
Unfortunately, we live in the part of the country where storage is a problem in every home. We don’t have the luxury of basements and attics to store things in and one of the things that most homeowners look for is storage space. So clear the closets by half and pack away last season clothes. If your cabinets and closets are overflowing, you’re telling them that they won’t have enough storage space in the house.

This is about the comfort of prospective buyers not you.
You’ll need to depersonalize and neutralize your home so that buyers will feel comfortable when walking through. You need to neutralize the fact that someone is living there now and has been going about their daily living in this house. All your personal items, prescriptions, and any sensitive items must be out of sight.
Depersonalizing your home involves removing photographs, awards, collections and items with your name on them, like your front door mat. You want the buyer to envision themselves in the house, not you.
When a house is on the market it is now a property for sale and no longer your home. The goal is to sell for the most amount you can in the least amount of time. So unfortunately it may be a little uncomfortable to live in what looks like a model home, but that’s just what needs to be done.

A report released this month by Las Vegas REALTORS® (LVR) shows the local housing inventory continuing to rise while home prices returned to their record high.
LVR reported the median price of existing single-family homes sold in Southern Nevada through its Multiple Listing Service (MLS) during June was $485,000. That’s up 1% from the previous month and matches the all-time high set during the first three months of 2025. The median price is up 2.1% from June of 2024.
Meanwhile, the median price of local condos and townhomes sold in June was $305,000. That’s down slightly from the previous month but still up 3.4% from June 2024. That’s short of the record high of $315,000 set in October 2024.
“Although home prices bounced back to their previous peak, prices have actually been pretty stable so far this year,” said LVR President George Kypreos, a longtime local REALTOR®. “The biggest change in our local housing market lately has been the increasing number of homes available for sale, which is good for buyers. It should also be prompting to sellers to be realistic when pricing their properties.”
By the end of June, LVR reported 6,992 single-family homes listed for sale without any sort of o er. That’s up 70.0% from one year earlier. The 2,564 condos and townhomes listed without o ers in June represent an 87.6% jump from one year earlier.
LVR reported a total of 2,461 existing local homes, condos and townhomes sold in June. Compared to June 2024, sales were down 7.0% for homes and down 14.9% for condos and townhomes.
The sales pace in June equates to nearly a four-month housing supply. Last year at this time, Southern Nevada had a two-month housing supply.
Local home sales have experienced peaks and valleys during the past five years. In 2024, LVR reported a total of 31,305 existing local homes, condos and townhomes were sold. That was up from 29,069 such sales in 2023 –the slowest year for existing local home sales since 2008. LVR tracked 35,584 total sales in 2022. That followed a record year for existing local home sales in 2021, when LVR reported 50,010 total properties were sold.
Other highlights include:
In June, 82.8% of all existing local homes and 72.8% of all existing local condos and townhomes sold within 60 days. That’s down from one year earlier, when 86.9% of all homes and 83.0% of all condos and townhomes sold within 60 days.
During June, LVR found that 23.1% of all local property sales were cash transactions. That’s down from 26.6% one year earlier – well below the February 2013 cash buyer peak of 59.5%.
The number of so-called distressed sales remains near historically low levels. LVR reported that short sales and foreclosures combined accounted for 0.8% of all existing local property sales in June. That compares to 1.1% one year ago and 2.2% five years ago.
The total value of local real estate transactions tracked through the MLS during June was more than $1.2 billion for homes and more than $161 million for condos, high-rise condos and townhomes. Compared to one year earlier, total sales values in June were down 2.1% for homes and down 15.9% for condos and townhomes.
These LVR statistics include activity through the end of June 2025. LVR distributes statistics each month based on data collected through its MLS, which does not account for all newly constructed homes sold by local builders or homes for sale by owners.
