As this year’s president of Las Vegas REALTORS®, I enjoy sharing news and insight about the housing market.

As anyone looking to a buy a home these days can attest, there’s no shortage of information to be found. Unfortunately, some of it is confusing. And in this age of social media, some of it is even inaccurate.

Here are a couple of bright spots from reputable sources I pulled from recent news related to housing and homebuyers.

The first one stemmed from a recent report from Realtor.com, which suggested that the “mortgage lock-in effect is waning as sellers flood the market.”

The report noted that some segments of the housing market “started to thaw” in January after a sluggish end to 2024. It added that an increasing number of homeowners nationwide listed their homes for sale to start 2025, saying it’s a sign that the stubborn “lock-in effect” may finally be starting to subside.

The “lock-in effect” refers to how so many homeowners have been reluctant to sell their homes in recent years, primarily because they are sitting on a low mortgage rate that discourages them from moving and buying a home with a current mortgage rate that could be several percentage points higher than what they have now.

Although 30-year fixed-rate mortgages have been hovering just under 7% to start 2025, the Realtor.com report suggests that many homeowners are starting to come to terms with this “new normal” and moving forward with their pent-up plans to buy a new home.

Realtor.com projects that home sales nationwide will rise by 1.5% in 2025. It attributes this largely to the passage of time and the expectation that slowly decreasing mortgage rates could

continue to erode the lock-in effect that has been holding back home sales.

It cited January data showing that newly listed homes were up 10.8% from the same time one year earlier, making it the busiest January for new listing activity since 2021.

Even more encouraging, what it called “freshly listed homes” were up even more, posting a 37.5% gain compared the previous month. That was the largest month-over-month spike in five years, according to Realtor.com. We’ve been seeing similar statistics here in Southern Nevada, with LVR data showing inventory has been increasing steadily this year, giving would-be buyers more choices.

Realtor.com Chief Economist Danielle Hale put it this way: “Time and natural turnover could be leading some sellers to make a move this year, despite higher rates.”

While the national housing inventory is still relatively tight by historic standards, the number of homes available for sale nationwide was up 24.6% in January compared to the same time last year. That was the 15th consecutive month of growth.

Another bit of good news that caught my attention came from NerdWallet, which released a report showing that 15% of Americans plan to buy a home this year. That’s the highest share since the personal finance company started tracking that information in 2019.

That’s pretty positive news considering that mortgage rates are still higher than most of us would like and considering that home prices continue to increase – albeit gradually – in most of the country and here in Southern Nevada.
