Your building journey starts here It’s great to know you’re another step closer to stepping into your new Homebuyers Centre home.

You’ve arrived at the beginning of an exciting milestone and it’s our mission to ensure your journey is as smooth as possible. And this all begins with guiding you through the next steps of the process.

We probably should add, you might want to keep this guide for future reference.

If you’ve chosen to use our in-house finance experts, your Resolve Home Loan Specialist will guide you through your financial requirements and conveyancing.

Your New Homes Consultant, who you’ll already be very familiar with, will keep working with you up until it’s time to make the individual selections for your new home.

Your Customer Experience Coordinator Organising contract signing & colour selection You’ll soon be introduced to your Customer Experience Coordinator Pre-Construction, who’ll assist in preparing everything you need in order to begin building your new home.

They’ll guide you through your Contract and Colour Appointment, relaying any local council or estate requirements and preparing for construction.

Once we’re ready to begin the construction of your home, you’ll be introduced to your Construction Team.

Once your home has been completed and you’ve received the keys, you will be introduced to your Warranty Coordinator who’ll be your main point of contact throughout your 12-month warranty period.

Made up of your Stage 1 and Stage 2 Site Managers, and Customer Experience Coordinator – Construction, they’ll provide regular construction updates on the progress of your new home.

We’re sure you have many questions about what is ahead, so in the following pages you’ll find your ultimate go-to guide with answers and explanations about what you can expect throughout each phase.

Your selections process There are three key areas which form part of your selections process.

Your Preliminary Works Contract Once you choose from our range of design options and select any upgrades, the upgrade items can all be included in your home loan.

When you have then signed your Preliminary Works Contract, you’ll no longer be able to make any further changes to your home design plans.

Your HIA Home Building Contract Your Home Building Contract will then be generated. This contract reflects your new home selections with your preliminary plans provided.

These will be updated once all documentation has been finalised. Only colour scheme selections are permitted at this point.

Your Colour Selection Appointment You can choose one internal and one external colour scheme from our exclusive range of six schemes, all specially curated by design-duo Alisa and Lysandra.

All upgrades must be paid for at the time of your Colour and Contract Appointment. You will need to allow two hours for the appointment.

Your construction process There are six key stages involved in building your new Homebuyers Centre home.

At each stage you’ll have the opportunity to meet your Site Manager so you can see your home come to life.

— Site start commences after 21 days of receiving all essential information (all approvals, permits, confirmed finance, land settlement and approved final plans).

— Slab complete is the first milestone and consists of completing all earthworks on your block of land, underground services installed (power, sewer etc.) and your concrete slab completed including all associated piers and screw piles (if required).

— Frame complete is the stage where all the structural components of your home are erected.

This consists of installing all the timber wall frames and roof structure (trusses) as well as any required structural beams.

These three components form the main structure of your new home.

— Upon lock-up completion, all external claddings of your home will be erected including brickwork, windows and doors, meaning your home is now secured.

— This is the stage where the internals of your new home start to take shape.

— We’ve added the final finishing touches to your home and we have completed our internal quality checks to ensure that the home is fully complete, including painting and installation of all of the fixtures, tapware and fittings that you have chosen.

Site start

— Once your site start date is confirmed, you’ll be contacted by your Customer Experience Coordinator Construction who will guide you through the building process and be your point of contact during construction of your new home.

Slab complete

— Our quality assurance process consists of a quality and compliance check by an independent building surveyor and our own internal quality inspection.

Frame complete

— Our quality assurance process consists of a quality and compliance check by an independent building surveyor and our own internal quality inspection.

Lock-up complete

— Lock-up consists of installation of all windows and external doors, roof cover including fascia and gutters, insulation wall wrap, external claddings (brickwork and lightweight cladding), porch lining and installation of plumbing pipes and electrical wiring network.

— Our quality assurance process consists of an internal quality inspection.

Fix complete

— Your internal plaster walls and ceilings have all been installed, your doors and architraves are fitted and fixed in position along with your skirtings and cabinets.

— Our quality assurance process consists of an internal quality inspection.

Completion

— Your home is now ready for your New Home Presentation. At this stage we meet you at your home where we’ll take you through to ensure you’re happy with everything.

— Upon making your final payment after your handover appointment, you will be ready to collect your keys.

— Congratulations! Your new home is complete.

Your new home warranty process Now that you have collected the keys to your new home, you will have entered your 12-month warranty period.

Our dedicated and experienced warranty team’s sole job is to provide the best service and advice regarding any warranty-related questions or concerns you may have.

01. Commencement of your warranty period Your 12-month warranty period begins at the official handover of your keys to your new Homebuyers Centre home. By the time you reach handover, you would have completed your ‘New Home Presentation’ with your Site Manager.

The New Home Presentation allows you an opportunity to review your completed home before sign off and formal acceptance. By this stage, your home would have been through a range of quality checks.

The New Home Presentation provides a final opportunity to ask any questions, we recommend you write down any questions prior to your meeting to ensure nothing is missed.

By signing your New Home Presentation, you are confirming that you are happy with your new home.

02. Your Home Care Guide When you receive the keys to your new home, we will also provide you with a Welcome Home pack, which includes a Home Care Guide, outlining your warranties and information about caring for your new home.

There are various warranty periods for particular features of your home; we encourage you to carefully read this guide so you are aware of these details. Our Warranties Team is primed for dealing with the unexpected; but we do not want you to have to deal with the unexpected as well.

After handover, any concerns or questions that you may have can be answered by emailing: warranty@abngroup.com.au and our Warranties Team will assist you from there.

03. Moving into your new home Once you have collected your keys, we know the first thing you want to do is move in, do some landscaping, set up your furniture, clean and start to make your new house a ‘home’!

It’s important to note there are some items that are not covered under your warranties.

These are items that could be considered to be general wear and tear, or damage that may have been caused after handover.

Please be careful when moving furniture, as any chips, scratches, bumps and bruises caused are not covered during this period.

04. Your 12-month warranty guarantee Throughout the construction process, you can be assured your new home is built to the highest quality. We adhere to industry standards such as frequent inspections and building practices to ensure we meet all relevant building codes and regulations.

During your warranty period, we also follow these same regulations and guidelines set out by the governing bodies and commissions.

What does this mean for you? Well it simply means that you have peace of mind, knowing that any decisions that are made regarding your home will not be our ‘opinion’ as a builder, rather they will be backed by and fairly assessed in each and every case based on the documents produced by relevant industry bodies.

Our guarantee and commitment to you is that if any item is seen as a builders defect as deemed by our industry guidelines, or if any item of your house is not performing as intended within the warranty period, then we will fix this for you at our cost, no questions asked!

05. Your 12-month inspection 12-month warranty service is a routine checkup, specifically designed to service your new home.

This involves meeting with one of our Warranty Site Managers at your home, who will thoroughly review your home with you to identify any areas that may need attention.

Simply contact your Warranty Coordinator on the 12-month anniversary of being in your new home to arrange for a comprehensive inspection by one of our Warranty Site Managers.

06. Important note Only ABN Group Victoria approved trades and suppliers are authorised to assess and carry out warranty related repair works. Any external professional trade, supplier or manufacturer assessments or repairs on any part of the property, fixtures or fittings may void warranty claims. Any related charges will not be paid by ABN Group Victoria.

Pre-Construction

Construction

Pre-Construction will generally take 3-5 months once your HIA Contract is signed and Land Titles have been issued.

Your New Home Contract will be issued with a Building Period of 260 days for single storey homes and 290 days for double storey homes. This will allow for all possible contingencies that may impact your building works.

During this time, your Customer Experience Coordinator - PreConstruction will obtain all approvals and permits. We will also require your confirmed finances and land settlement before you move into the construction phase.

New Home Presentation Your Construction Team will contact you once your home is ready to be presented.

Maintenance Your 12-month service warranty and 25-year structural guarantee will commence from your handover date. The Warranties Team will assist throughout this period.

What you’ll do

Our Resolve Home Loan Specialist will work with you to determine your budget and best home loan available.

Work with your Home Loan Specialist and provide required information.

Our New Homes Consultant will help you find the ideal block that suits your needs.

Provide a copy of your Land Contract to your New Homes Consultant so they can review any relevant developer guidelines and covenants.

Our New Homes Consultant will work with you to personalise your home from our standard design options and ensure it complies with all developer and council requirements.

Sign a Preliminary Works Contract (PWC) and pay an initial deposit.

Develop your New Home HIA Contract based on your signed Preliminary Works Contract (PWC). The HIA Contract includes your preliminary plans of your home (not including any upgrades you may have added into your PWC). Your preliminary plans will be updated and finalised at step 7.

Sit back and relax.

Our Customer Experience Coordinator – Pre-Construction will take you through your New Home HIA Contract to ensure you understand everything within the contract. They will then run through your colour scheme options, specifications and electrical plans. All parties on the contract must be present for this appointment.

Review the Colour Studio brochure to see what colour scheme will best suit you prior to your appointment. Consider items you’d like to upgrade in your home to discuss with your Customer Experience Coordinator - Pre-Construction. Then sign the New Home HIA Contract.

Once your land has titled we will obtain all necessary permits on your behalf including developer approval and building permits.

Provide confirmation and evidence of your land settlement (ownership confirmation). Pay your Community Infrastructure Levy and provide confirmation to your Customer Experience Coordinator - Pre-Construction (if required).

What we’ll do

What you’ll do

Send all final documents and plans reflecting all requested changes. Our Site Manager also completes a site visit to make sure your land is clear and accessible, and if required, a boundary re-establishment survey will be arranged if your pegs are not visible. This will be included in your contract but credited back to you if it’s not required.

Provide any outstanding information and review all documentation to ensure it’s accurate. Then confirm everything is correct with your Customer Experience Coordinator – Pre-Construction.

Your Construction Team will contact you confirming a site start date and will provide regular updates throughout the construction phase. Your appointed Stage 1 and Stage 2 Site Managers will manage all trades and suppliers to make sure your new home is completed to our high standard.

Notify your Construction Team if you’re planning on engaging a private inspector. You’ll need to provide their details and which stages of the build they will inspect. You will also need to provide 48 hours’ notice when organising site meetings with your inspector and our Site Manager. Once construction has commenced, you’ll need to contact your Construction Team to arrange any site visits.

All site visits must be arranged with our team to ensure we are upholding OH&S requirements. Please bring your New Home File to all meetings, including a copy of your contract.

During this phase, we will introduce you to My Building Hub. This is an online platform created to help you stay across everything happening with your build. All documentation such as your plans, contracts and specifications can be easily sourced and downloaded via My Building Hub, along with contact details for each person responsible for the construction of your home. Once you receive your registration email make sure to sign up to access your account.

Once you have received your registration email, you will need to sign up to access your account.

Provide a registration for the My Building Hub online customer platform to your email. This online platform will have all your documentation including plans, contracts and specifications added there. This platform will make sure you’re up to date at each stage of your build journey.

Your Customer Experience Coordinator – Construction will arrange your New Home Presentation Appointment with your Site Manager.

This will provide the opportunity to look through your brand-new home prior to handover.

Work with your Construction Team to set an appointment time between Monday and Friday. Confirm if your lender wishes to inspect the completed home prior to releasing the final payment.

Once your final payment has been received, we will arrange your new home handover where you’ll receive the keys to your brandnew home! Handover will take place on a selected date between Monday and Friday during business hours.

Once your handover date has been confirmed, you can begin organising any services (gas, electricity, internet etc.), contact your local council to have any bins delivered and begin arranging any furniture deliveries.

Our industry-leading aftercare program, Homebuyers Centre Assist will commence from your handover date. This includes a 25-year structural guarantee and 12-month service warranty.
