LETTER FROM THE

Editor

Dear readers, Welcome to our Real Estate Issue. It is a fascinating period in real estate market as we see a steady stream of new construction, home prices rising, technology taking a forefront in how sellers and buyers perceive the market to low inventory supply amongst many. We turned to our experts to give us insight into an era heavily shaped by the cataclysmic financial crash to emergence of alternative lending and resurgence in real estate trends. On the cover, we have Derek Parent, founder of The Parent Team of Perl Mortgage. Under Parents leadership, The Parent Team has grown to become one of the top lenders in the nation by putting customers first and offering loan options to meet the needs of any homebuyer. Whether you’re buying a new home or planning on refinancing an existing mortgage, Derek Parent and his highly seasoned support team take the guesswork out of high-rise lending. We further engage with Ignite Funding, who provides homebuilders and residential and commercial developers a reliable lending source not available through traditional financial institutions. As a licensed commercial broker,

October 2018

Ignite Funding connects borrowers with investors seeking collateralized real estate investment opportunities. Ignite Funding brings the next generation of alternative investing to clients seeking differentiated real estate investments that offer double-digit annualized returns. Elsewhere in this issue, we explore Generation Atlanta, the first development in Atlanta to utilize a light gauge steel panelized system called Prescient. The 17-story high-rise is slated to open in 2020. This technology will help reduce construction costs by 20 to 25 percent, in comparison to using concrete in effort to comply with the City of Atlanta’s initiative to provide more affordable housing. Enjoy this issue as we transition into fall. Cheers!

D-ZYN CORNER Written by Carol Townsend, A.S.I.D. Interior Designer

Colors of the Season Every season is a great season for showing off your beautiful home. I think this is so very true in our desert. Now that we are getting past the high 100’s in temperature, we can take a step back, take a breath in, and marvel at the late summer sunrise and sunsets our city has to offer. I was discussing the real estate theme for this month’s issue with our Editor just recently, and how designing your special place in the sky melded with the idea of buying or selling. Interesting enough, whenever you are in the market, either buying or selling, you want to present your home in its best light. I love talking about color and how it transforms your home. The same is true for selling it. The potential buyer enters your home with nothing on their mind, “Will my collection fit in this home, and will the color reflect what I would like to live in?” Three years ago, my husband and I were looking for a new home. We must have gone in and out of several

12

homes, before the realtor pulled my husband aside and said, “Carol isn’t spending much time looking at these places.” My husband told him I knew my “Inventory” a quaint way to say my furnishings and accessories, and that I knew what colors suited me and my furnishings. If I walked in and immediately could not see this as fitting my needs, I would head back out the door. So, the realtor just started sending me listings from the area where we wanted to move that I could peruse from my computer, before we went out to see the home and it worked. He sent me one that immediately caught my eye. All the walls I would have torn down in the other places were gone, and huge wall was available to highlight my art collection and the colors were perfect. A month later we closed on the home. When I had lifelong friends come over for a welcome to our new home dinner, they immediately asked me how I had remodeled the place so quickly to fit my needs.

Stage This Interior Design So, color indeed is important either moving in or moving out. Now I think I have shared this with you before, but it’s worth repeating. The 80-20 rule. It is that 80% of the world’s population are warm color people and 20% are cool color people. Do you know which one you are? Do you look better in fall or spring colors? Do you look better in more dramatic bold colors? Are you comfortable with the color scheme of your home? The thing is 80% of the population decorates in warm colors and typically I find clients who have lived in a home that they never liked…why? Because it was warm, and they were cool color people. This brings us to the neutral colors that can provide an open pallet for those living in the home, selling or buying. A neutral color is exactly what it implies. It neither warms the space nor cools it. Black and white are good examples. They are referred to as non-colors. But with all the blacks and whites on the market, you will find warm whites and blue blacks. Take white and mix it with black and you come up with gray. This is what has been a very popular option in the industry October 2018

for the past three years. Now where does the blue-gray color come from? Mixing a pure white with a blue-black. Voila, you have a cooler neutral color. Similarly, you can take a warm white and mix it with a black and get a warmer gray. So, when the industry introduced a cool taupe in their furniture designs this year, it reflected the neutral pallet, but brought us out of the pure white zone. Are any of these colors new? No. They just have updated them, so we can feel fresh in our purchases. You bought your home because you fell in love with the city views. Get excited by having your friends over for a late summer’s eve meal in a dining room that revolves around the season’s color pallet. Change is in the air. Capture it with love, food and friends. You will find lots of colorful accessories just around the corner, at any of your favorite shops. Color in your accessories can take the neutral background and add your 80-20 rule to your home. So, let’s grab this late summer by the colors of the season, and let’s get living! carolstownsend@gmail.com

IGNITE

THE PASSION OF REAL ESTATE INVESTING

Written by Iris Tsui

The name is derived from a desire to ignite the passion of real estate investing through an innovative approach that allows investors to take a pro-rata percentage of ownership in collateralized turn-key real estate investments. Ignite Funding fills a lending gap by providing homebuilders and residential and commercial developers a reliable lending source not available through traditional financial institutions. This gap in lending options allows investors an opportunity to participate in real estate investments that offer double-digit annualized returns to build wealth in their retirement portfolio. Ignite Funding continues to prove trust deed investments build communities and wealth for investors with half a billion funded on behalf of its thousands of investors. As a licensed commercial broker, Ignite Funding is the conduit in connecting bankable borrowers with sophisticated investors seeking collateralized real estate investment opportunities. Of the 970 real estate investments provided to 41 borrowers in 11 states, Ignite Funding and their investors have made it possible for the acquisition and development of over 10,000 acres of land, 7,000 residential lots and 600,000 square feet of commercial space. “These statistics make you realize the impact Ignite Funding has made in communities throughout the Western United States, and we could not do this without our investors and the trust they have put in us,” states Carrie Cook, president of Ignite Funding. Ignite Funding attributes its success to the full-service real estate investor experience. “Outsourcing is not an option for us, as we stand behind every real estate investment originated for our investors from cradle to grave. Investors will never be passed on to another loan servicer or asset manager,” Cook stated. When Ms. Cook says “cradle to grave” it deserves an explanation of the detail involved. Ignite Funding is unique in their approach, not just being a broker of the real estate transaction.

16

Ignite Funding handles the loan underwriting and origination process to mitigate the risk of the real estate investment. They raise capital from investors through various marketing channels and most importantly word of mouth. They act in the capacity of loan servicer between the borrower and investor to process monthly interest payments, paydowns and payoffs. They coordinate borrower and investor relations with open lines of communication before, during and after the real estate investment. They provide real-time transactional reporting, monthly statements and annual tax reporting available through a customized online client portal. And, if necessary they will complete the foreclosure process of taking back the real estate investment, marketing and disposition. Another topic not mentioned by Ms. Cook, but is well documented on the company website www.ignitefunding.com is their business philosophy to transparency. She did not mention this aspect of the business, but after a visit to the company website it is apparent. With all investments there are risk, but it does speak volumes to see a private company that acts public in the sense of detailing its transactions with the outcomes. Even when the company has had to take back real estate investments through foreclosure the results are on the website for all to see. KEEPING WITH THEIR LOCAL ROOTS Taking a deeper dive into the Las Vegas community where Ignite Funding calls homes, they are bridging the lending gap for local housing market entry-level homes, priced from $160,000 to $250,000, as well as multi-million-dollar custom designed homes. The Las Vegas market proves

www.HighRiseLife.com

Blue Heron The Bluffs Elegant showcase home is 6,823 sq. ft home valued at over $4 million

Harmony Homes, Brookfield community is 1,119 sq. ft for $201,400 that one size does not fit all when it comes to bank financing and homebuyer demographics. With such a diverse spectrum of homebuyers in the Las Vegas valley it is no wonder that Ignite Funding is lending on both ends to the spectrum. The dream of home ownership is alive and well in Las Vegas and for those seeking a philanthropic investment opportunity, consider this as an option. Philanthropic in the sense that without Ignite Funding investors making it possible for Harmony Homes to acquire and develop land in Las Vegas the homebuilder would not be able to provide first-time homebuyers the dream of home ownership. “Harmony Homes wants to give first-time homebuyers an option to buy a new home rather than buying a resale or continuing to rent,” said Brad Sneed, president of the Las Vegas based Harmony Homes. “We plan to build homes in four new communities in Las Vegas to fill the need. New homes in this price range are almost unheard of in the Las Vegas valley, where prices typically start at least $300,000. Most new home construction skyrockets with custom features, which is why Harmony Homes will offer set interior and exterior packages to keep the costs low,” Sneed said. From first-time buyers to second and third homes, the prestigious award-winning design of Blue Heron October 2018

Harmony Homes, Northridge community is 1,763 sq. ft for $286,990 pays close attention to every detail through a comprehensive approach to building an exquisite home. From design build, architecture, interior design and furnishings to the construction of the home that is perfectly suited with the owner in mind. “We look forward to continuing to build upon our tradition of pushing the envelope of design and homebuilding innovation with our newest Vegas Modern showcase home that will debut in 2019 in the MacDonald Highlights community,” said Tyler Jones, owner and founder of Blue Heron. Whether you’re a real estate investor seeking an ability to help others achieve first-time home ownership or want to take part in a groundbreaking showcase home perched high above the Las Vegas skyline, consider Ignite Funding and become one of the investors who received a portion of the nearly $45 million in income paid out. Oceanco’s 90m DAR Wins Big in Cannes Oceanco is proud that its recently delivered motoryacht, 90m DAR has won the World Yacht Trophy Award for Yacht of the year. The award ceremony took place at a gala event in Cannes at the Carlton Hotel. On stage to receive the honors were Oceanco along with Captain Klaudio Marcelic and the Exterior Designer himself Luiz deBasto. DAR has a modern revolutionary exterior styling by DeBasto Design and sophisticated interior design by Nuvolari Lenard. Her groundbreaking design and technological advances bear the unmistakable DNA of an Oceanco: she reflects the latest advances in glass technology and is the first yacht in the Netherlands to be given the official Lloyd’s Register Integrated Bridge System (IBS) notation and designation . DAR features a superstructure finished in reflective glass. From the interior, the glass yields panoramic

floor-to-ceiling views aft, port and starboard. Her design was conceived to maximize opportunities for outdoor living and to have direct contact with the marine environment. While the yacht yields a massive amount of volume, DeBasto has ensured that the profile remains long, sporty and lean without a top-heavy superstructure that characterizes so many very large superyachts. The interior, by Nuvolari Lenard was designed in concert with the exterior concept and is also modern and rich in contemporary textures. Rapid E:

Secrets of First All-Electric Aston Martin Revealed Aston Martin’s first all-electric production car — the Rapide E — progressing apace, the luxury British marque has today confirmed a raft of technical details for the strictly limited 155-unit special edition. Working closely with Williams Advanced Engineering (WAE) as its development partner, Aston Martin has utilized the hugely successful leader in Electric Vehicle (EV) technology to kickstart a new era for Aston Martin’s powertrain technology and overcome the technical challenges associated with packaging the battery system and motors within the space available. Throughout the development process, the engineering team have focused on achieving effective cooling of the batteries and motor to ensure consistent performance, while strict weight targets have been stringently observed using lightweight alloys and carbon composite materials. Rapide E will be powered by an 800V battery electrical architecture with 65kWh installed capacity using over 5600 lithium ion 18650 format cylindrical cells. These are mounted in a bespoke battery pack where the original 6.0-litre V12, its gearbox and fuel tank were located. This battery system powers two rear mounted electric motors producing a combined target output of just over 610PS and a colossal 950Nm of torque. Rapide E’s range target is over 200 miles under the Worldwide Harmonized Light Vehicle Test Procedure (WLTP), while the model is capable of charging at a rate of 185[1,2] miles of range per hour using a typical 400V 50kW charger. However, the car’s 800V high-voltage battery system enables faster charging of 310[1,2] miles of range per hour, using an 800V outlet delivering 100kW or higher. Being an Aston Martin, the Rapide E is being developed with a high-performance objective. Projected top speed for the Rapide E is 155mph, with a sub-4.0sec 0-60mph time and a 50-70mph time of just 1.5sec. It’s important to stress that these figures are not restricted to a narrow window only when the batteries are fully-charged. Instead the target is for maximum performance on-demand throughout majority of the battery state of charge window, as would be expected from a conventional

20

internal combustion-engine car. This includes the ability to drive a full lap of the Nurburgring with absolutely no derating of the battery and the ability to cope with the daily demands of repeated hard acceleration and braking. The car’s exterior and underbody has also been aerodynamically optimized and complemented with newly-designed aerodynamic wheels. Shod with Pirelli P-Zeros, Rapide E’s bespoke tyres aim to deliver a lower rolling-resistance and reduced cavity noise, while still delivering superior dynamic capability.Rapide E aims to achieve higher levels of aerodynamic, frictional losses and cooling performance over the standard Rapide S. It has also been an objective of the project to retain and enhance the feel, character and delivery of the V12-engined Rapide S. To this end, careful attention will be paid to the development and tuning of both the electric powertrain and the chassis, with focus applied to software integration. The rear-wheel drive Rapide E’s twin electric motors will drive through a Limited-Slip Differential, which combined with revised spring and damper rates ensures the pure handling characteristics for which the petrol-powered Rapide S is already renowned. Though the Rapide E will be built in low volumes, it is being subjected to Aston Martin’s stringent and exhaustive testing protocols, with the dedicated WAE team working closely alongside Aston Martin personnel to ensure every aspect of the prototype test programme follows the marque’s established procedures. Uniquely, customers will be an extended part of the ongoing Rapide E programme, with their comments and driving experiences providing an invaluable stream of feedback that will help shape and improve future Aston Martin EVs. In addition to WAE, the Rapide E programme enjoys the support of other technical partners including Hyperbat Limited— a new joint venture

us ensure the character and high-performance capabilities of our future EV models and enhance the unique qualities found in all Aston Martins as we know them today. Rapide E will also serve as a critical step on our path to re-launching Lagonda as the world’s first zero-emission luxury marque.”

Speaking of the Rapide E programme, Andy Palmer, CEO Aston Martin, commented, “Environmental responsibility and sustainability is a global challenge faced by us all. As a career automotive engineer, I’m proud that the car industry is leading the way in finding long-term solutions and reducing harmful emissions. As Aston Martin’s CEO, I take satisfaction working with Williams Advanced Engineering and our other associated technology partners to bring Rapide E to reality. As our first all-electric production model, Rapide E will fast-track our knowledge and help

Rapide E will be built at the upcoming St. Athan production facility, announced as the future ‘Home of Electrification’ for both the Aston Martin and Lagonda brands. Aston Martin is accepting expressions of interest via its global dealership network, with pricing available on application. Customer deliveries are set for Q4 2019. Both homes offer a penthouse option that can add another 2 bedrooms and 2 baths, secondary master suite, or large game room to the home and up to nearly 1,000 additional square feet. “Our name says it all,” said Stuhmer, of the million-dollar views for which the community is known. “We carefully designed the community to ensure every home would deliver spectacular views which distinguish this community from any other in Las Vegas. Our site overlooks the entire valley with views of the glittering Las Vegas Strip, DragonRidge golf course, surrounding mountains, and you can see all the way to Red Rock Canyon on the west side of the valley. It doesn’t get better than that.” In recent months, the stunningly beautiful community has been honored both nationally and locally with every major industry award available for design, architecture and interior merchandising, including Best Townhouse Community in the Nation, Best Architectural Design of an Attached Community, Best Interior Merchandising and Home of the Year just to name a few. Vu’s most award-winning home was their multistory model, that like Residence 5 and 6, boasts vertical living which separating main living areas from private bedroom suites. “To be honored by the nation’s most significant design awards in the homebuilding industry speaks volumes about Vu, and in particular, our multi-level homes. Being recognized by all five associations including Best in American Living, National Sales and Marketing, Gold Nugget, Professional Builder, and Southern Nevada Home Builders Association is an amazing accomplishment of Vu’s best-in-class team of architects and designers,” said Stuhmer.

The new plans, Residences 5 and Residence 6 are larger than the previous offerings and feature an incomparable array of exceptional luxury appointments including an in-home elevator, quartz countertop with waterfall edge in the kitchen, three-car garage and two spacious decks that take advantage of Vu’s signature and stunning views of the Las Vegas Strip, DragonRidge golf course and surrounding mountains. According to J. “Our multi-level homes have been very popular with buyers of all ages whose refined tastes appreciate progressive floorplans wrapped in gorgeous contemporary architecture,” said Stuhmer. “Included luxuries like the elevator, stainless steel appliances, free-standing tubs, and gorgeous finishes throughout, are icing on the cake.” According to Stuhmer, Vu’s strong sales demonstrate the demand in Southern Nevada for attached luxury homes that are comparable in size to single-family homes, but with low maintenance to better accommodate travel and a “lock and leave” lifestyle preferred by emptynesters and young professionals. Nestled on the mountainside of MacDonald Highlands with views of city lights, the Las Vegas Strip, DragonRidge golf course and the surrounding mountains, Vu features 110 townhomes ranging in size from 2,639 to over 4,600 sq. ft. with the feel of single-family homes including courtyards and backyards. Taking the Guesswork Out of High-Rise Lending Written by Selcen Kavruklar Editor-in-Chief Photo by Ella Gagiano SON Photography Studios Derek Parent founder of Las Vegas’ top performing mortgage company The Parent Team of Perl Mortgage, has been serving his communities lending needs since 1999. After experiencing difficulty buying a high-rise condominium on the strip, Parent realized how complex it was to finance a high-rise unit. He was inspired to create a solution and guide homebuyers to have every resource possible that were not available to him during his purchase. Parent made it a personal mission to help every person buy and keep their homes alongside his team of experts. The Parent Team of Perl Mortgage offers a wide range of conventional condo mortgage options in Las Vegas. With a growing list of traditional financing available for over 100 condominium projects—throughout the region. Whether you’re buying a new home or planning on refinancing an existing mortgage, Derek Parent and his highly seasoned support team make the lending process a success. Here is what the expert lender had to say. Q: Can you tell us a little bit about your background and how you got involved in the mortgage industry? I stepped into the mortgage industry, after running into an old friend at a boat show in Rhode Island. It had been a little while, since I had seen him last, and there was just something about him that seemed different. We started talking, and I found out that he was doing quite well for himself as a loan officer in the mortgage industry.

26

www.HighRiseLife.com

I was so inspired, that every day for the following four weeks, I called into his office asking for an interview. I got the job, and just about a year later, I won a trip to Las Vegas based on my efforts. I was stunned. I went back home, grabbed my stuff, bought a one-way ticket back to Vegas and never looked back. Q: What do you love most about what you do? The one thing―beyond anything else―that has motivated me to be great at what I do is the satisfaction I get from helping my clients purchase their homes. Yes, there are other rewards in this business, but there is nothing that affects the way I sleep like knowing that I have a small hand in such a large part of my clients’ lives. Q: What are some of the core values that The Parent Team carries? No business is sustainable without a strong foundation, and our core values are insanely important to the way we run our business and the way we treat our people. Specifically, we the core values that we live by: honesty, integrity, communication, client-focus and consistency. These qualities are what keep us motivated and grounded as we deal with our success and our frustrations, and they are the reason we have been able to maintain our quality of business over the years. Q: You have a growing list of over 125 condo projects available for financing. Can you elaborate on this? The reason that growing list is so important is because our definition of ‘approval’ is so much deeper than most other sources. We do our due diligence in advance rather than during the transaction, which negates a lot of frustration and fall out with the client. One measure that we really look at is having a completed questionnaire and analysis of the condo project before we list it as ‘approved’. In the lending world, the condo questionnaire is a vital piece to knowing whether a condo can be financed, and because we do it in advance, the client is able to have full confidence in their purchase. Q: What are some of the great promotional offers you currently have for those looking to purchase a high-rise condominium? The most important thing we have right now is that the buyer does not have to pay for their condo questionnaire, which is anywhere from about $200 to $500. Generally, it’s a cost that lenders require the buyer to pay for just to obtain information about the project for the lender. If for some reason the questionnaire details information that does not allow the lender to lend on the property, the buyer loses that money. We take that responsibility off the buyer because we have already obtained the information from the condo project. Another great offer is that we allow buyers to purchase with only 5% down payment for their principal residence, and for second homes, we only require 10% down. We also provide an option for 10% down payment on jumbo loans. Q: What are some essential points homebuyers should address when shopping for a loan? In the high-rise market, the number one thing that buyers should be aware of is if the lender requires them to pay

October 2018

for a condo questionnaire. If the lender is not confident enough to pay for it, there is a large possibility that they cannot finance the condo, and again, if that’s the case, the client will not be refunded and absorbs the cost. Other than that, I would say communication from your loan officer is the second most important factor. It not only makes the process easy, but it ensures your ability to get an offer accepted on the home you want because it gives the real estate agents confidence that the transaction will be smooth and close on time. Q: Any exciting new developments with The Parent Team that you would like to share with us? For us, it really starts with our people; we bring on team members that not only bring a lot of value but also add amazing energy. Just recently, we brought on a business development specialist who is dedicated to growing our footprint and building new professional relationships, and we are extremely excited to see what it does for our growth. It has the potential to really extend our reach and allow us the opportunity to help more people accomplish the goal of home ownership.

All residences have cubed patios that seamlessly blend the transition between indoor and outdoor living. Zoltan Pali, founder and principal at SPF:architects, conceived each residence to optimize natural light and showcase the surrounding views spanning the Downtown and Westside skylines as well as the nearby Hollywood Hills. The lobby and common areas of the building were designed by Los Angeles-based interior designer Gulla Jónsdóttir, whose notable work in Los Angeles includes La Peer Hotel, The Roosevelt Hotel, The Mayfair Hotel and Getty Center. These areas were conceived as natural extensions of each residence providing flexible and functional creative spaces for residents to use and enjoy. Jónsdóttir sourced many of the furniture pieces from small production designers outside of Milan featuring elegant, neutral colors and soft textures that create sophisticated light and earthy retreats. Community amenities include The Sky Lounge, a penthouse-level lounge with double height ceilings and windows framing unobstructed views of the city; The Retreat, an indoor/outdoor recreation center opening to the pool and spa deck, complete with a kitchen and lofted library; The Wellness Spot, a lobby-level gym; and ground floor retail. Residents also receive gated parking and keyless entry, central mailbox access with 24-hour package pickup and 24-hour courtesy patrols. Prospective residents are offered a wide range of furnishing packages and each home can be October 2018

furnished to meet the most discerning design standards, including contemporary furniture packages hand-selected by Gulla Jónsdóttir. Residents will enjoy hotel-inspired living at residential rates with turn-down service and housekeeping packages included in all furniture packages for ultimate convenience and comfort. “What is novel about this comprehensive furnishing package is not only its design, but that its cost is largely borne by The Line Lofts rather than the resident, who is only expected to bring a toothbrush and some clothes,” added Mr. Nissel. Located at 1737 N. Las Palmas Avenue and nestled on a quiet street off iconic Hollywood Boulevard, The Line Lofts is within walking distance to several of Hollywood’s famed attractions including Hollywood Boulevard, Vine Street, Musso & Frank Grill, Grauman’s Chinese Theater, Runyon Canyon and more. With a Walk Score of 98 and proximity to the Metro and 101 Freeway, the centralized location provides easy access to explore the greater Los Angeles region. The Line Lofts is being leased and managed by Greystar, one of the premier residential management companies in the United States. Leasing is available Monday through Saturday from 9 am – 6 pm and Sunday from 10 am – 5 pm. To schedule a tour or to learn more about The Line Lots, visit www.thelinelofts.com or call 323-870-6497.

bright pops of color, concrete tile flooring, blackened metalwork with expressed welds, and walls with custom-designed mesh and steel displays that showcase contemporary artwork from the collection of Jorge Perez, as well as a curated collection of hotel merchandise made by local artists and craftsmen. An RGB light-sensitive artwork suspended from the lobby’s exposed concrete ceiling is a nod to Miami’s Art Deco architecture. Beneath it, a lounge-style seating area with an oversized, burnt-orange modular leather sofa and steel-framed chairs sits across from a white grand piano with custom artwork– a focal point of the property’s entrance. An extensive collection of paintings, drawings, screen prints, and murals found throughout the property adds an eclectic energy designed to spark creativity and encourage cultural exploration. The seventh-floor rooftop doubles as an amenity floor with a sweeping infinity pool, outdoor bar restaurant, tennis and bocce courts, a putting green and a glass-walled business center that

can be transformed into small event space. Lush greenery, flowing vines, and garden beds planted with succulents contrast the metal pergolas that line the pool area, while the outdoor bar’s blackened steel canopy juxtaposes a teak wood bar top with three-dimensional blue glazed Portuguese tile base. Adjacent to the pool, a covered lounge area with tables, chairs, and sofas offers guests a shaded spot to unwind. Additionally, property residents and hotel guests can take advantage of on-demand transportation to SLS South Beach with VIP access to the resort’s beach, pool and day club. Hyde Hotels, Resorts & Residences is an extension of sbe’s Hyde nightlife heritage brand, developed to offer guests an immersive and upscale experience like that of Hyde’s popular nightlife venues located in Miami, Los Angeles and Las Vegas. BEAUTY NOVAK LASER BOUTIQUE Written by Selcen Kavruklar Editor-in-Chief

Novak Laser Boutique founder Jennifer Cuevas has pioneered a wide range of noninvasive cosmetic procedures, and beauty treatments that help shed years off your skin. She has made it a personal mission to constantly evaluate unique and new technologies in the global aesthetic market and offer clients only the very best and effective treatments. Novak Laser Boutique offers many laser treatments ranging from laser hair removal, skin tightening, non-surgical face lifts, body contouring, skin rejuvenation, treatment of Vascular (veins and capillaries) and pigmented lesions, treatment of acne and scarring amongst many. Here is what the beauty expert had to say. Q: Why did you start Novak Laser Boutique? Novak was a combination of both what I experienced, and what I hoped to achieve for others. I suffered from really bad acne during my early 20’s. I tried it all— medication, skincare products, and even changed my diet. However, none of it really had an impact on my skin. It wasn’t until I left the United States to travel, that I realized that I wanted to make a difference; not only in my skin, but for other women that suffered from acne like me. From there, it slowly began to unravel, I returned to the US and became a Certified Laser

38

Technician and opened Novak. The more I treated clients, the more I enjoyed my job. I was able to see results. More importantly— my clients saw results. I fell in love with lasers. I am fortunate enough that my job, became more to me. Novak stopped being a business but a purpose for me. The Signature Treatments offered are a result of my drive to offer individualized treatments tailored for each client. Every day I live with the purpose, to help each client find their true beauty. Q: Can you tell us what has contributed to your success in the beauty industry? I was born and raised in Acapulco, Mexico. Although, being a Mexican native didn’t necessarily contribute to my success. I think it was the traditional family values I was raised with that made the difference. My parents modeled and instilled a strong work ethic; which I have embraced putting it into practice daily allowing me to get ahead in this competitive beauty industry. Q: Why do you recommend noninvasive treatments over surgery? It’s simple, newer laser technology offers result driven treatments without the knife. One of the biggest pros to noninvasive treatments is that they can be specifically tailored to meet each client’s needs without the downtime of surgery.

www.HighRiseLife.com

Photo courtesy of Novak Laser Boutique Q: What's the biggest problem area most of your clients get treatment for? The most common problem area is acne. By the time clients come for a consultation, they have usually tried other products and treatments without success. I can offer Laser Acne Reduction or Scar Reduction treatments, which offer noticeable positive results in just a few sessions. Although, each client’s skin treatments may vary, it is an effective noninvasive approach to acne. Q: Are there any restrictions clients should be aware of before doing laser treatments? Yes, some light sensitizing medications such as antibiotics, Accutane or chemotherapy. Also, a client’s health or condition may restrict treatments, such as

pregnancy or Cancer. Another key restriction is sun exposure. In fact, we cannot perform laser treatments when a client has had recent sun exposure. At Novak Laser Boutique, we try to spend a good amount of time during a scheduled consultation to ensure our clients get all the necessary information and understand each treatment. Q: What are the benefits of doing laser treatment on the skin? When done by a knowledgeable and certified laser technician, laser treatments can produce fascinating results. Aesthetically, the possibilities are amazing! For example, laser treatments are able to take years off aging skin, improving skin conditions such as rosacea or acne. Lasers can also be used as a preventive measure to delay aging skin or sun damage.

Fox Restaurant Concepts Curating Culinary Devotees Across U.S. Written by Merilee Kern

How two of its highly popular eateries—Olive & Ivy and The Henry—will continue to surpass expectations in the Arizona market and beyond According to the National Restaurant Association’s 2017 State of the Industry report, the United States boasts more than one million restaurant locations employing as many as 14.7 million staffers. In a seemingly saturated industry that’s rife with competition and replete with culinary creativity, it can be difficult to stand out—to rise above—to raise the bar. But one epicurious entrepreneur is doing exactly that, making extraordinary strides in the national marketplace while carving out a niche all his own: Sam Fox, the creative visionary behind his eponymous Fox Restaurant Concepts (FRC). Although headquartered in Phoenix, Arizona, the numbers are proof positive of Fox’s impact across the nation. His company operates nearly 50 locations and 13 unique concepts in six states throughout the country, boasting a team of over 4,000 employees—with no end in sight. In fact, Fox is reportedly throttling forward for substantial, near-term growth with 18 planned openings heavily focused on Southern California, Washington D.C. and Texas. Amid such sustained expansion, it’s easy to see why, even after 20 years in business, FRC is more relevant and on top of its game than ever, maintaining a stronghold as one of the fastest growing hospitality groups in America. I’ve had the good fortune of dining at numerous FRC eateries throughout the country, including North Italia, The Arrogant Butcher, and most recently Olive & Ivy and The Henry. Each of those experiences left me in awe of the extent to which this hospitality group not only truly “gets it,” but also “nails it” with consistency. Fox’s company has managed to combine hugely compelling restaurant concepts that resonate with modern consumers with an impeccable attention to detail across the board—from menu creation, ingredient sourcing, and food execution to open kitchen architecture, interior design elements, and tableware styling to creating just the right vibe with music, lighting and stylish staffers with swag. No detail is overlooked. So adept is Fox at this holistic approach to restaurant service, he’s amassed numerous awards and distinctions throughout his career, during which he’s opened more than 80 restaurants. In addition to

October 2018

being an 11-time James Beard Award semifinalist for Outstanding Restaurateur, Fox is also a New York Times best-selling cookbook author and was named one of the 50 most influential people in the restaurant industry by Nation’s Restaurant News for the fifth consecutive year. Impressive for this college dropout who took money earmarked for his tuition to instead open his first eatery at the ripe age of 20. A decision that’s clearly panned out as, today, two decades later, FRC is one of the country’s most esteemed culinary concept powerhouses. Having most recently dined at Olive & Ivy for dinner service and The Henry for brunch, both in Scottsdale, I was keen to connect with a spokesperson at FRC for a deeper dive into these particular locales—one quite different from the other but both adeptly over-achieving and cultivating a beholden fan base. Here’s a bit of that conversation. Q: How would you sum up Olive & Ivy’s approach to hospitality? FRC: Time slows down as soon as you step into Olive & Ivy. Inspired by the French Riviera, the approach to dining allows guests to enjoy a few stolen moments with those who matter most. Start the day with a cup of coffee and freshly baked Cinnamon Rolls at the marketplace or share a plate of Bacon-Wrapped Dates, and entrees like the Bone-In Ribeye and Wild Mushroom Pappardelle pasta in the evening. Bringing people together over food comes naturally in this little slice of the Mediterranean. Everything is slow-cooked and prepared carefully so guests can savor all the appetizing flavors in every bite. Settle into the comfort of the fire pit lounges on the outdoor, tree-shaded patio and sip a Blood Orange Paloma. Q: How about The Henry, what is the vision for that brand? FRC: The basis for The Henry was to create a versatile, all-day restaurant serving breakfast, lunch and dinner. It’s the neighborhood go-to gathering spot for any occasion, whether to work, hold a meeting, celebrate a special occasion, or grab a casual drink. The Henry showcases made-from-scratch American fare that is both comfortable and refined. The restaurant features a warm interior adorned with rich evergreen banquettes,

47

navy and gold-studded walls, and a mix of modern and industrial décor that will make guests feel like they have a place in the neighborhood that immediately feels like home. Take the things you love most about your favorite neighborhood café and your beloved bar and restaurant around the corner, and you’ve got The Henry. This is what’s made celebrities like Cindy Crawford, Adrienne Bailon and Chuck Liddell all fans of The Henry. Q: As a high-end eatery, does Olive & Ivy have a “signature dish?” FRC: At Olive & Ivy, menu highlights include Bacon-Wrapped Dates with Italian sausage and piquillo pepper; Beet Salad with arugula, goat cheese and pistachio; and Veal and Spinach Ravioli with parmesan and mizuna. [MK Edit: My own experience at Olive & Ivy was overwhelmingly impressive, starting with the Lamb Meatballs—five aromatic morsels of meat served atop a rich and creamy tzatziki and feta mixture punctuated with fresh herbs. The flavor profile of the Pesto Chicken Flatbread was equally on-point, with generously pesto-dressed chicken intertwined with caramelized onion, tomato and pine nuts atop a beautifully-crisped golden-brown dough. The entrée course was truly to-die-for, most certainly including the Wild Mushroom Pappardelle. Even without a protein, this earthy dish is hugely satisfying courtesy of the large ribbons of hearty pasta with just the right amount of firmness. Meaty foraged mushrooms crown this bed of noodles along

48

with large shavings of sharp parmesan—all ensconced in just the right note of truffle and topped with fresh-cut herbs. It’s a must-try menu item. Another standout during my visit was the Bacon-Wrapped Pork Tenderloin—three thick-cut medallions served with smoked onion all moistened by a sherry jus, accompanied by fingerling potato and Swiss chard. Appropriately cooked so its slightly pink at the center, this lean cut of meat was full of moisture and flavor-rich—albeit due in large part to the bacon around the perimeter. For its part, the Filet of Beef was truly exceptional primarily for the cut, itself. Lean, tender, and expertly seasoned and seared, this steak nary needed a sauce although the red wine shallot accompaniment still managed to elevate—as did the horseradish dauphinoise potatoes—sliced potatoes baked in milk, hailing from south-east France’s Dauphiné region. Dessert here also delivered in droves. A large-sectioned Frozen Chocolate Bar with marinated cherry garnish, pistachio cake and cherry chip ice cream was decadence at its finest, while the light and airy Strawberry Shortcake with almond, white chocolate and a scoop of refreshing strawberry sorbet was a lovely counterpoint. I would also be remiss to not give a shout out to the on-site DJ spinning at Olive & Ivy, helping create a truly electric and exciting atmosphere. Here, wining, dining and craft cocktailing “is” the night out and the copious tables of large parties—interspersed with those clearly out for a fun-filled

“date night”—was a testament that this is a weekend night destination—not just a starting point.] FRC: At The Henry, menu standouts include the Quinoa Breakfast Burrito, Little Gem & Asparagus Caesar, Korean Style Skirt Steak, Skuna Bay Salmon, Short Rib Pot Stickers and Salted Caramel Rolls. The extensive coffee menu showcases the restaurant’s signature Forster & Burnett Coffee blend, with featured coffee drinks including the Go North and their famous Cold Brew. [MK Edit: My brunch service at The Henry also exceeded expectations. Despite the fact that the space is large, it’s uniquely styled to have a residential feel—as if you’ve entered someone’s personal home. The effect is quite powerful and unexpected in the best possible way. Charming old-fashioned touches are weaved all throughout, so do take the time to take a visual tour of the entire space for which it’s clear much time and effort was spent. Be sure to start with a Custom Bloody Mary from the cart wheeling to-and-fro. Pick your vodka iteration (horseradish and dill my choice) and your accoutrement (pickles, peppers, bacon, and celery, among others) it’s created and tendered tableside. Also, don’t let the fact that this is a “casual” eatery fool you, as the fare is primed to impress. Unique among their offerings is the Smoked Norwegian Salmon with the loxesque salmon, itself, used as a wrap around a crisped potato hash brown. Fairly rich, the dollop of crème fraîche is an apt foil as

Mediterranean fare. Olive & Ivy is a living example of our goal with each concept: to deliver a sense of culture through food, setting, and service to provide guests with extraordinary dining experiences. We also know that, to be successful, restaurants should have a personality and tell a story. If guests at The Henry experience this, then the value the team provides during their time dining is so much greater. The Henry was designed to be a community space used for much more than a typical restaurant—to feel warm and welcoming from every ingredient on the menu to the fabric on the curtains to the bookshelf display to all the natural lighting. The Henry is billed as “The Best Neighborhood Restaurant,” so it better feel like that to guests when they walk through the doors. Q: What might people NOT know about the restaurant but should?

are the sprigs of fresh arugula sprinkled atop. I also adored the Short Rib Pot stickers and appreciated the traditional pan-fried preparation versus deep fried as well as the clever use of well-rendered short rib instead of ground pork. Served with toasted white and black sesame seeds, Mizuna Japanese mustard greens, and ponzu, this is a worthy appy. For a sweet and sassy side, I highly recommend the Brûléed Pink Grapefruit—a simple yet ever-tasty approach to “a side of fruit” that I have sworn to replicate at home. If dessert is indelibly in your sights, I recommend the Warm Croissant Bread Pudding. Arriving in a mini All-Clad cast iron skillet, the warm and dutifully moist bread pudding with toasted pecans is topped with a full layer of golden, whiskey-soaked raisins and a dollop of dense caramel ice cream. It’s a filling finish, so save room for it!] Q: What are some of the imminent goals for these two restaurants? FRC: For the near future, a top priority will be introducing The Henry to Dallas diners and making sure the winter opening goes smoothly. Also, in the near-term at Olive & Ivy, the team is working on a seasonal menu change for fall, in addition to elevating the wine program even further. Expect in-house sommeliers and a Wine of the Month program similar to the popular #RyansWines at The Henry (a wine from the reserve list is featured each month by the glass). Q: Having realized so much success already, how will these eateries elevate their image even further? FRC: Every restaurant should tell a story. Our vision for Olive & Ivy is to be more than just a Mediterranean bistro—it’s more about creating a place where friends can share a few stolen moments together while sipping on sangria and enjoying October 2018

FRC: Olive & Ivy is a Wine Spectator Restaurant Award winner for ten consecutive years. The large cellar room holds more than 2,000 bottles of wine. And, to ensure the best quality, reds are stored at 58 degrees while whites are stored at 48. Also, guests can win a gift card to The Henry by posting a picture in front of the arrow (which hangs directly on the restaurant’s exterior pointing toward the front door) on social media with the hashtag #FollowTheArrow. The Henry will also send a matching donation to a local charity in the neighborhood. One winner is chosen every Monday. Eating at these and certainly other FRC locales is far more than just grabbing a bite to eat. It’s a truly immersive experience where patrons come to linger, decompress, indulge and delight in a warm hug of hospitality that’s remarkably all-encompassing.

REAL ESTATE | MARKET TRENDS

Battle of The Bounds Meet the A-Players in the real estate race to make Las Vegas great- again and again! Written by Iris Tsui As with any throw down be it Iron Man vs Hulk, Foreman vs Ali, or the Washington Capitals vs the Vegas Golden Knights, there’s nothing like the thrill of watching two contenders match strength and strategy to victory. Today, we inaugurate a new kind of duel. ROUND 1: HENDERSON VS. SUMMERLIN Introducing first, in the Southern corner, covering over 100 square miles and occupying 12 affluent zip codes, Ladies and Gentlemen, meet the great City of Henderson. On the other side, reigning in at 35 square miles and covering 5 zip codes, this mountain range lined district runs 11 miles north to south. I give you the Master Planned Community, Summerlin, Nevada. With palm tree lined streets, accessible freeways, and exploding property demand, from the outside, it can be difficult to tell the two premier real estate havens apart. High Rise Life takes a closer look

56

at each territory to celebrate and compare their unique charms. HENDERSON Between the two, Henderson was born first. In 1953, Henderson became an incorporated city within Greater Las Vegas and met its first mayor, Dr. Jim French. Starting with only 7,400 residents at the time, Henderson has now become home to over 300,000 people. For those living and traveling to this “oasis in the desert” as Henderson’s Mayor Debra March calls it, the convenience of having the Strip minutes away is one of the many perks to enjoy. For our frequent flyer readers, Henderson boasts not one but two nearby airports: Las Vegas McCarran Airport and Henderson Executive Airport. It is also a hub for students and faculty. Education is one of the main arteries for the southern territory which is home to 2 state colleges, 9 private educational institutions and 10 technical colleges. www.HighRiseLife.com

With no corporate or personal income tax, notable businesses can also be found here including Ocean Spray, Good Humor-Breyer, Toyota Financial, and Levi-Strauss & Company. In addition to this already thriving community, “the Raiders stadium, their practice facility in Henderson, Union Village, and co-operative work spaces in Water Street District, just to name a few projects, will all cause surrounding housing to enjoy an injection of sales energy,” says Las Vegas Realtor Paul Benedict.

The City of Henderson estimates that the population will surge to 389,000 by 2035. With the economic uptrend, commercial and residential visitors alike are taking advantage of the resale neighborhoods. Simultaneously, commercial projects and developments continue to sprout and expand the city’s population and investor interest. Henderson has also been awarded a spot-on Money Magazine’s list this year which recognized the “Top 50 Best Places to Live in America.”

As of September, single family residences make up 86% of Henderson’s housing market. Below is a zoom in on a luxury zip code in Henderson: 89052

SUMMERLIN Contrary to internet sources, Summerlin is not a city or a municipality. Rather it is a large master plan community. Summerlin spans over 22,500 acres from Las Vegas’ north to south boundaries. End to end, it’s about 11 miles. Born in 1988, Summerlin is a millennial. The master plan community was announced and named after Jean Amelia Summerlin, the grandmother of billionaire land developer and movie legend, Howard Hughes. Hughes, an acclaimed visionary and conservationist placed a 5,000-plus acre buffer zone along Red Rock Canyon with the intention of protecting the wildlife and Las Vegas’ natural desert landscape.

A hot market is not the only thing that Summerlin is sporting. The T-Mobile Arena ice rink is still on fire, since the Las Vegas Golden Knights scorched last season having made it to the Stanley Cup Finals in their first year as an expansion team. While the hockey stage and stadium on the Strip seats 17,500 people, visiting the practice arena is a way to get even closer to the game. Nestled in the mini metropolis of Downtown Summerlin is the official Golden Knights practice rink. Today, they boast a new academy for children allowing youth skaters and families to get in some ice time and expectedly, come together in anticipation for another stellar season. The opening game is on October 4th at the T-Mobile Arena.

“Summerlin is just 15 minutes away from the action on Las Vegas Boulevard, yet feels a world away in terms of the intimacy and serenity,” notes Randy Char, President of Char Luxury Real Estate. He continues, “The success of Summerlin is more than just pretty construction. It’s a sense of home and vibrancy that never existed before.”

In addition to the Hockey scene, Downtown Summerlin will soon welcome the highly-anticipated ballpark for the Las Vegas 51s, brought to you by the Howard Hughes Corporation. Due to open in 2019, the ballpark is estimated to cost a cool $150 million and will be able to hold 10,000 spectators. The Downtown Summerlin area is a recognizable hub for shopping, dining, and recreational activity. Though with new facilities and commercial expansion across the northwest parts of Las Vegas, most of Summerlin has become a thriving place of business. Today, there are more than 22,000 employees. Offices that take up the high-priced zip codes include Wyndham Vacation, Life Time Athletic, and Le Cordon Bleu Culinary Institute. “There’s something for

everyone here, and that in and of itself is spectacular,” says Randy Char, President of Char Luxury Real Estate. For those interested in calling Summerlin their home, single family residences make up 78% of Summerlin’s total housing inventory since September. CONCLUSION For years, the debate about whether one should live in Henderson or Summerlin has been spritely argued by locals and visitors alike. Yet contending to rule which is better is like choosing between the iPhone or the Android. After all, both Henderson and Summerlin possess strong communities and flourishing developments to support sustainable long-term growth. Take the time to consult with a real estate professional to understand which area suits you best. Whatever it is that brings you to this fascinating city, we invite you to stay a while and play. The water is fine. NEXT MONTH’S SNEAK PEEK: The Strip Versus Downtown
