THE FAMILY IS

GROWING Four new versions have just been added to the MP-09 “Manufacture Piece” collection, opening the way for colored 3D Carbon and its Tourbillon Bi-Axis. “ Hublot is, by its nature, a manufacture. We are always acquiring new know-how and mastering new materials and new technologies. Our engineers come up with the concepts, our designers run with them, and our watchmakers build and produce them. It’s collective work by a team that sets itself no limitations. That is what brought these new MP-09 models into being. These four editions in blue, red, yellow and green, which are each limited to eight pieces, represent one of the highest technological peaks we have reached. Once again, we have pushed back the limits for carbon and tourbillon technology.” - Ricardo Guadalupe, CEO HUBLOT Hublot.com

Rolls-Royce Landspeed Collection Recalling A Forgotten Hero Rolls-Royce has been associated with world speed records on both land and water for more than a century. But while the exploits of Sir Malcolm Campbell are well documented and widely known, another British hero who set three land-speed records using Rolls-Royce engines has been largely overlooked by history. Now, after more than 80 years, Rolls-Royce recalls this hero’s inspiring exploits. With the new Wraith and Dawn Black Badge Landspeed Collection, the marque uncovers and retells the remarkable story of the redoubtable Captain George Eyston, and his extraordinary car, Thunderbolt. Born in 1897, George Eyston was fascinated 14

with motorsport from childhood, racing both cars and (under an assumed name) motorcycles while still at school. His degree in engineering at Trinity College, Cambridge, was interrupted by the Great War, in which he served with distinction, rising to the rank of captain and winning the Military Cross. He spent the 1920s and 30s developing and driving racing cars; a talented inventor, he also held a number of patents, particularly in the field of supercharging. In 1935, Eyston was among the first British racers to travel to the Bonneville Salt Flats in Utah, where he set new 24-hour and 48-hour endurance speed records. He subsequently received the Segrave Trophy, awarded to

‘the British national who demonstrates Outstanding Skill, Courage and Initiative on Land, Water and in the Air’. In 1937, he returned to the Flats and went on to set three world land-speed records with Thunderbolt. This extraordinary machine had three axles, eight wheels and weighed seven tonnes, earning it monikers such as ‘behemoth’ and ‘leviathan’ in contemporary reports. The body was made from aluminium and, in its original form, had a blunt, heavyset profile topped with a large triangular tailfin.

Celebrating Achievement, Innovation And Courage The Rolls-Royce Landspeed Collection draws www.HighRiseLife.com

inspiration from George Eyston’s remarkable life and record-breaking feats. It also has strong aesthetic links to the unique, otherworldly landscape of the Bonneville Salt Flats where Thunderbolt made him, albeit briefly, the fastest man on Earth. The Collection Car duo is presented in a specially created two-tone finish, which marries Black Diamond Metallic with a new Bespoke colour, Bonneville Blue. This specially developed hue bears particular significance to the Collection, with a colour that transitions under sunlight from light blue to silver, illustrating the reflections of both the vast sky over Bonneville and the crisp salt flats on Thunderbolt’s aluminium body. Thunderbolt was powered by a pair of RollsRoyce R supercharged 37-litre, V-12 aero engines, each producing well over 2,000 horsepower. Around only 19 of these engines were ever made: indeed, they were so rare that Thunderbolt’s engines had a previous career in the Schneider Trophy-winning Supermarine S6.B seaplane that would lay the foundations for the legendary Spitfire.

Today, Thunderbolt’s two R engines are preserved at the Royal Air Force Museum, Hendon and the Science Museum in London. The car itself, however, has been lost. After being exhibited at the 1940 Centennial Exhibition in New Zealand, it was placed in storage, but was sadly destroyed in 1946 when 27,000 bales of wool, housed in the same building, caught fire.

Holding The Line Eyston set his records on the International Speedway, a specially compacted section of the Bonneville Salt Flats 10 miles (16km) long and 80 feet (24m) wide. The terrain is perfectly level in all directions and shines brilliant white in the sunlight: the absence of landmarks and ferocious glare combines to make holding course and judging distance extremely difficult at high speed. George Eyston himself, commented, “On the salt bed, which has to be carefully prepared by dragging, we paint one or more black lines along the whole length. These lines act as guides and prevent the driver straying; for errors of a few feet in steering might culminate in disastrous results. You see, you might drive a few feet away from the absolute line, something else might happen and you get a few feet more and, believe me, you will never get back”. As he recognised, deviating from the speedway would have

been extremely hazardous, particularly given Thunderbolt’s enormous weight. In response, Eyston’s team painted darkened track lines on the salt surface for Eyston to follow – effectively his sole means of keeping Thunderbolt straight at over 350 mph. During his lifetime, George Eyston received three significant honours. He was awarded the Military Cross (MC) while serving in the Great War; in 1938, after his record-breaking runs with Thunderbolt he was made a Chevalier of the Légion d’honneur, France’s highest civilian decoration; and in 1948, he received the Order of the British Empire (OBE). These honours are marked in both Wraith and Dawn Landspeed with a subtle detail in the driver’s door, made in the same Grosgrain weave silk and colours to match the original medal ribbons. The armrests on both the passenger side and below the ribbon detail are specially padded to give them the comfortable ‘club armchair’ quality that Eyston favoured in his driving seats, much to the amusement of his fellow racers. Production of Landspeed Collection cars is strictly limited to just 25 examples of Dawn and 35 of Wraith, all of which have already been allocated to customers. July/August 2021

D-ZYN CORNER

5 Tips & Tricks for Sourcing Ethical and Sustainable Décor 1. Consider craftsperson’s. When you are wanting something new for your home, think about locally made. Think about artists that are working and building in your area. Consider Etsy, where you can search by location to find a local maker. Farmer’s markets. A lot of furniture stores will showcase goods from local makers. Antique malls do not only just have vintage stuff; sometimes they have locally made. Also, Instagram. Facebook Marketplace. Even Amazon lets you search for local artisans in your region. 16

2. When you need to buy online, do the research on where things are coming from. Really understand the origin of whatever piece you are buying, do your best to purchase from makers who are as close to your home as possible. The fastest way to do this is to call the company and ask them for information on the product, but most product pages have info on where the product is made. Deeper research can be done on the manufacturer simply by googling.

www.HighRiseLife.com

Courtesy of Family Features For example - If you are purchasing a mattress, there are so many companies, and they have these FAQ pages and hotlines where you can find out a lot of sustainability information. More and more companies are adding this info because people are asking the questions. Candon called and asked about manufacturing locations; “If I’m a customer in the Seattle area, where would my mattress be coming from?” 3. Think about the purity of materials you are bringing into your home. When you really want to consider a sustainable home, you want to think about natural materials. Ones like wool, bamboo, cotton, and linen. Make sure you are avoiding materials that are harmful like vinyl and fire retardants. Things like your furniture and bed sheets are a good start, but also things like interiors of your upholsteries are worth considering. Choose silicon over vinyl. If you are considering remodeling your home, avoid the use of artificial wood products, which are not biodegradable. Consider real wood, and if it is local, all the better.

July/August 2021

4. Avoid chemicals that are harmful. We mentioned fire retardants already, but there are many chemicals in our built environments and in the products, we purchase that eventually leech into our living environment. We want to avoid those as much as possible. There are a few ways to do this - There is the UL spot database: these list items that have high levels of air quality. Consider it a consumer report for indoor air quality and health where you can search thousands of products. There are also other indoor air quality certs on the market. Talking about mattresses again, they may have an indoor air quality cert listed on their website, for example, CertiPureUS. 5. Focus on company transparency, not the numbers or even the certifications. If I as a consumer am willing to spend the time to do the research, I expect to get real answers from the companies that I am asking these questions to, and I know to avoid companies that will not give me the answers, or do not know the answers. There are so many companies readily offering this information, on their websites or over the phone, and those are the ones we want to support and whose products we want to purchase.

Smart Ways to

Keep Travel

Spending in Check With more people getting vaccinated, many are looking forward to reuniting with loved ones and making up for lost vacation time. However, budget is often a primary concern when planning a trip. To help make your money go further, consider these tips from the travel experts at Vrbo. Explore a new destination: With pent up travel demand, many popular travel destinations have already been booked months in advance. Instead of visiting traditionally popular locales, consider an under-the-radar destination like Cherry Log, Georgia; Bella Vista, Arkansas; or Slade, Kentucky, which all offer scenic views and outdoor adventures. Before booking, check for any travel advisories or restrictions for your destination. Be flexible with dates: Rather than selecting your dates first and finding a destination that works for your selected date range, choose a destination then see what accommodations are available. For example, doing an undated search through a vacation rental company like Vrbo can yield a wider selection for a particular destination, including some budget-friendly options. After selecting your lodging, check the dates to determine when it’s available or most affordable and plan your trip accordingly. Fly on off-peak days or times: If flying to your destination is necessary and you’re not on a tight schedule, being flexible with the time of day you fly, the number of stops or having a longer layover can translate to a more affordable price. Generally, flying earlier in the week or later in the day is less expensive than flying closer to the weekend or taking the first flight out.

July/August 2021

Book now, pay later: When securing lodging and other amenities like rental cars, you can often book your reservations without paying the full amount up front. Whether you simply place a deposit at the time of booking and pay the rest upon arrival or split the total cost into monthly payments, this type of option can provide an added level of flexibility when budgeting for and planning your trip. Book accommodations that offer length-of-stay discounts: These days, remote work and school allows for flexibility while traveling, and there are discounts to be found if you choose to stay for longer than just a few nights. In fact, some vacation rental hosts offer discounts for new listings or week- or month-long stays. Vacation rental companies like Vrbo allows travelers to use filters to find discounted properties when searching for a place to stay. Look for free activities: If you research your destination before departing, you’ll likely be able to find free or low-cost activities that interest you. Check community calendars to find events while you’ll be in town and consider options like museums, art galleries or national parks, which are often free to the public or offer discounted admission on certain days or at specific times each day. Take advantage of public transportation: One of the best ways to get to know a city is to walk everywhere, but that isn’t feasible in all cities and locations. Rather than renting a car or using ride-sharing services, look for public transportation options such as buses or subways that are more cost-effective when possible. Also consider a frequent-travel card if you’ll be traversing your destination more than once or twice. The Future of Travel is Human Internova Travel Group Reminds Us Why Humans Are Better at Servicing Travel Than Machines 22

www.HighRiseLife.com

I

n an era dominated by technology, humans will always win on experience. That is why Internova Travel Group, one of the industry’s largest travel services companies, today announced the launch of a new advertising campaign to remind consumers that choosing to book travel through humans may be the best travel decision they could ever make. Internova represents more than 62,000 travel advisors in over 6,000 company-owned and affiliated locations worldwide. Its “Go Human. Book Human.” campaign showcases how relying on artificial intelligence to plan vacations can sometimes lead to disappointingly cookie-cutter outcomes. On the other hand, a trusted travel advisor can save the average do-it-yourselfer not only time but money while offering peace of mind. And, since travel advisors are human beings and not algorithms, clients can benefit from the personalized attention. They may even enjoy a few pleasant surprises now and then, from an upgrade to a premium cabin on a flight, to a welcome basket waiting for them and their family in their hotel room. “The Covid-19 pandemic brought to light the horrors of travel disruption in a new way,” said J.D. O’Hara, Chief Executive Officer of Internova Travel Group. “Individuals and families left stranded with no refunds and limited support gave way to a climate of extreme frustration. Many realized that getting travel wrong – personal or business – can have very real, very strenuous consequences. That’s when travel advisors were called in to save the day.” The “Go Human. Book Human.” campaign was designed to make people fall in love with the idea of booking travel with actual people versus doing it alone online. Internova tapped the creative minds at the advertising agency Broken Heart Love Affair to de-position technology with human care. The result is a provocative “Go Human. Book Human.” creative platform that urges travelers to consider how computer programming and artificial intelligence could possibly plan vacations without the same sensory perception as human beings. Each spot closes with a call for consumers to ‘book human’ for their next travel experience. The “Go Human. Book Human.” campaign will run over the next three months, featuring a longform video and out-of- home in New York and Los Angeles, along with paid and organic social, digital, and public relations. Ironically, the most innovative component of the human centered campaign, is the web experience. In an industry first, BookHuman. Travel reimagines advisory services by bringing together emerging technologies and a customer experience focus. The site connects consumers directly with human travel advisors across the U.S. from Global Travel Collection, the luxury and premium travel division of Internova Travel Group. With the growth of direct-to-consumer over the past year, this platform gives the customer relevant and meaningful choice when looking for a travel advisor. The booking website elevates the experience well beyond chat bots and algorithms and harnesses the power of face-to-face human connection integrated with the accessibility and immediacy of the digital sphere. The user interface design is optimized for both desktop and mobile. As Americans return to travel, a recent survey* conducted by Internova found that 79% of respondents prefer working with a human being over a computer bot to plan an important trip. “The old way just became new again,” said Brent Rivard, Chief Marketing Officer at Internova Travel Group. “People today have access to a plethora of online booking algorithms to plan their vacations, but artificial intelligence won’t give you a unique, personalized experience, and it doesn’t particularly care if anything goes wrong. Bots are simply programmed to sell, not care. It’s time for humans to take back what’s rightfully theirs.” Internova’s “Go Human. Book Human.” campaign was developed in partnership with Broken Heart Love Affair. The agency was chosen as part of a competitive process, along with WaveMaker as the media agency. Development of the web experience was led by Broken Heart Love Affair’s sister agency Lifelong Crush.

Situated at one of London’s most historically important and powerful addresses, the Old War Office, originally completed in 1906 and designed by British architect William Young, is steeped in history. Formerly the site of the original Palace of Whitehall, home to Henry VIII and other monarchs, the building has witnessed world-shaping events whilst influential political and military leaders including

Winston Churchill and David Lloyd George held office. It was John Profumo’s base when he was Secretary of State and inspired Ian Fleming to write the infamous James Bond series after working for Britain’s Naval Intelligence Service. Its grand architecture has made the building a dramatic location in Bond films, and more recently The Crown drama series. Garnering respect on a global stage, the iconic building was created as a mark of empirical British power. Grand in both size and stature, with ceiling heights in residences that reach up to 4.4m and full-length windows to match, the interior proportions reflect classic Edwardian architecture that has been adapted for modern living. The residences feature interiors created by design studio 1508 London with bespoke handcrafted kitchens from British brand Smallbone of Devizes, Waterworks brass ironmongery and Onyx marble. 5 Tips & Tricks for Wrinkle-Free

Summer Travel

Written by Franne Golde

Roll Your Clothes. Rolling is the recommended packing technique for more casual pieces like cotton T-shirts or denim. For tops, fold the arms back, then fold the garment in half to form a long rectangle and roll up from the bottom. For jeans, fold one leg over the other, then roll tightly from the ankles all the way up to the waistband. The added bonus? This approach will not just prevent wrinkles. It also saves space in your luggage, since rolled garments can be fit into the corners and sides of your bag.

Pack Wrinkle-Resistant Fabrics For the easiest travel outfits, avoid fabrics like linen and stick to wrinkle-resistant choices like nylon, polyester, and Lycra. Our personal favorite for summer travel? A versatile jersey top looks great straight out of a suitcase. Pair it with the cigarette pants for a low-maintenance, sophisticated summer look.

Use Dry Cleaning Bags Packing your important clothing in dry cleaning bags, one outfit per bag, keeps wrinkling to a minimum and helps your clothes look like they are straight off the hanger.

Add Some Tissue For best results, fold tissue paper into your clothing as you pack it. This will help prevent flattening in transit, to retain a fresh look.

Wield A Wrinkle Releaser Pack a travel-size spray bottle of wrinkle releaser to easily remove any creasing that occurs in transit. (We love The Laundress Crease Release Classic.) Simply hang the garment and give it an even spray from several inches away. Wrinkles will disappear in minutes with a few well-placed spritzes.

Look Good, Feel Good That is our goal for every woman. As you travel this summer and throughout the year, we hope these tips help you look and feel your best!

Gate Central New Residential Complex Restores a Historic Urban Fragment in the Heart of Milan

34

International architecture and interior design practice Antonio Citterio Patricia Viel (ACPV) unveil the design of Gate Central, a new mixed-use complex conceived in the spirit of sustainable urban development.

Central will offer 1,700 sqm of residential and retail spaces while regenerating an area that was heavily bombarded in wartime Milan, reimagining it for public enjoyment and as a lively residential space.

Located a stone’s throw away from some of Milan’s most visited monuments, Gate

The four-story Gate Central building comprises eight new residential units and includes

ground- and underground-floor retail space. The creation of a green, semi-public internal square that connects Via dei Fabbri to Corso di Porta Ticinese guarantees pedestrian accessibility, while a generously lit glass-clad stairway for residents illuminates the pedestrian area in front.

www.HighRiseLife.com

The tranquil, secluded square, open to the public in the daytime, is designed as a new meeting place where people can come together and enjoy a series of leisure activities, or simply rest on the stone benches among the flowerbeds.

“This new pathway between Via dei Fabbri and Corso di Porta Ticinese will introduce a series of new public spaces for the enjoyment of the local community,” says Patricia Viel, co-founder of ACPV. “The project for Gruppo Building will revitalize the historical urban fabric with a new building and the creation of green public spaces that will fill the void left by World War II bombings.”

The building features windows framed in burnished bronze and natural Ceppo di Grè stone on its façade, giving it a uniquely Milanese touch. The roof structure will be covered in bent tiles made of Possagno clay. “The building’s contemporary architecture and its materiality, which recalls building traditions from the past, will establish a unique relationship with the nearby historic monuments that include the medieval Porta Ticinese city gate, the ancient Roman Columns of St. Lawrence (Colonne di San Lorenzo), and Basilica of St. Lawrence (Basilica di San Lorenzo) – one of the oldest churches of Milan,” says Sara Busnelli, ACPV partner, in charge of the project. Gate Central has been conceived as part of ACPV’s mission to improve citizens’ quality of life by responding to their needs in a balanced manner. The new residential complex at Porta Ticinese contributes to the urban regeneration of the entire area by integrating multiple functions for both private and public use in a sustainable way. One Dalton Boston’s Skyline-Defining Four Seasons Hotel & Private Residence is Now Complete Four Seasons Hotel & Private Residences One Dalton Street, Boston, a new five-star hotel and luxury condominium in the city’s historic Back Bay neighborhood, is now complete and stands as the tallest residential building in New England, and the tallest building constructed in Boston in over 40 years. Open to hotel guests and residents, One Dalton has become a transformative presence on the Boston skyline, 36

and the preeminent address in the city – a legacy of the late architect Henry N. Cobb, a Boston native and founding partner with of the distinguished Pei Cobb Freed architecture firm, who designed the building before passing away last spring at the age of 93. Cobb’s illustrious career also includes Boston’s tallest building, then known as the

John Hancock Tower (now 200 Clarendon Street) and completed in 1976, meaning Cobb designed the last two tallest buildings built in his home city, decades apart. At One Dalton, working with local architecture firm Cambridge Seven Associates, Cobb crafted a modern skyscraper inspired by both Boston’s storied history as well as its progressive future. Its “soft triangle” sculptural form rises www.HighRiseLife.com

from a strong granite base and strategically creates sweeping views while reducing corridors, to offer residents ultimate privacy. Cobb designed unique operational architectural bay windows to be rooted in Back Bay tradition and create multidirectional panoramas while maintaining a sleek and clean facade. The 160 private residences, occupying the top floors of the 61-story tower, have resonated deeply with buyers, breaking numerous records for Boston residential real estate. In 2020 alone, 7 of Boston’s top 10 most expensive sold homes were located at One Dalton, and 14 of the top 25. Sales have remained strong despite the pandemic, with over $200 million in closed transactions since March 2020, as luxury homeowners seek out full-service residences with more spacious and flexible layouts. Limited inventory allowing for immediate occupancy is available, ranging from one-bedroom homes to a duplex penthouse with grand private outdoor space currently on the market for $37 million. “Unlike any skyscraper ever built in Boston, One Dalton elevates the architectural reputation and standard of luxury living in this city to new heights,” said Richard L. Friedman, President and CEO of Carpenter & Company, lead developer of One Dalton. “We are grateful to have worked closely with Harry Cobb, one of the world’s greatest architects, on the tower that cements his incredible legacy in Boston and anchors the ‘High Spine’ of the Back Bay. Watching this tower make its mark on Boston has been extremely rewarding, and we’re

pleased to continue seeing such a positive response.” The private residences atop the 215-room five-star Four Seasons Hotel enjoy the full services and amenities of this new Boston flagship from the world’s leading hospitality brand. Home Shoppers Are Looking for More Flexibility in Their Home Space Room for extended family and pets, home office and internet rise in importance for buyers who realize the need to compromise in today’s competitive market Life is beginning to return to normal throughout the U.S. with many companies announcing their return to office strategies and cities beginning to open. However, for many 2021 home shoppers who spent the majority of 2020 confined to their homes, the COVID pandemic has influenced what they are looking for in their next house, while the hyper-competitive housing market has them strategizing about how to get ahead, according to a new Realtor.com survey. 38

The need for more space was the top reason driving home shoppers’ decision to purchase a new home in the coming year, according to the online survey of 1,200 home shoppers conducted this spring by HarrisX. Although most today’s buyers are looking for three bedrooms and two baths, their responses indicate they are looking for more flexibility in their home space and affordability in exchange for a shorter commute -- the new realities of a post-COVID world. www.HighRiseLife.com

“The COVID pandemic ushered in a new way of thinking about what home means, and that is influencing much of what today’s home shoppers are looking for,” said George Ratiu, senior economist, Realtor.com. “Garages, large backyards and space for pets always rank high on buyers’ wish lists, but those features have grown in importance. The survey results highlight that the pandemic has elevated our relationship with family as well as the need for our home to serve multiple purposes, especially the ability to work remotely. As a result, we are placing a premium on the need to accommodate extended family, and features like a home office and broadband internet.”

What’s in and what’s out for post-COVID home shoppers When asked which home features to have become a priority as a result of the pandemic, quiet location (28%), updated kitchen (25%), garage and large backyard (24% each) topped the list. Outdoor living area (20%), space for pets (18%), updated bathrooms (19%), home office and broadband internet capabilities (17% each) and open floor plan (16%) rounded out the top 10 pandemicinduced most desired home features. Sixty-five percent of respondents indicated that they are considering extended family when they shop for a home, with nearly a quarter stating that they are planning to buy near family members. One-fifth of those surveyed said they would have extended family living with them full-time and 30% said their new home would need to accommodate extended family staying with them part-time or visiting. Consistent with the desire for outdoor space, terms such as “fenced yard,” “acres,” “backyard,” “front porch,” “garage” and “three-car garage” have all seen a significant uptick in searches on Realtor.com over the past year. With reports of pets being adopted at record rates during the pandemic, the term “pet friendly” also saw a large increase in searches.

July/August 2021

Decreasing in importance from prior surveys was the need for a short commute time and a home with smaller square footage. Only 9% indicated a short commute time was a priority and 4% were looking for smaller square footage. This was down from 11% and 8%, respectively, in early March 2020 prior to the pandemic. Perhaps due to rising home prices, searches for “remodeled” homes on Realtor.com® were down 88% year to date through May. It appears that motivated buyers are making concessions in their home search, with fewer searches for otherwise-popular features such as granite countertops (-58%), theater/media rooms (-65%), and bars (-52%).

Today’s buyer is prepared and willing to compromise Again, pragmatic about the competitive housing market, 35% of home shoppers said that they were checking listing websites every day and 25% had set a price alert to get notified when new homes hit the market to stay ahead of the competition. From a financing perspective, 28% indicated that they were planning to offer more than a 20% cash payment, 21% plan to increase their earnest money deposit and 17% plan to either offer above asking price or all cash. While a third said they would not offer above asking price, nearly half were prepared to offer up to 10% above asking. “In today’s competitive housing market, it is not uncommon to submit an offer above the home’s list price. At the same time, knowing what you can spend and sticking to your budget is one of the most important things a home buyer can do. One way to ensure that you do not go over budget is to limit your search by using price filters to homes under your budget. That way, if you submit an offer that is over the list price, you will still be within your maximum budget,” said Realtor.com Housing and Lifestyle Expert Lexie Holbert. When buyers were asked to select which features they would sacrifice if they had to reduce their budget, several COVID-coveted features would be the first to go with man cave and pool/spa tied at 24%, followed by guest house and mother-in-law suite both 23% and new construction at 22%, Rounding out the top 10 features to fall by the wayside were solar panels (21%), finished basement (20%), home office (18%), large backyard and guest room (both 17%).

Methodology Realtor.com commissioned HarrisX to conduct a national survey of consumers, including 1,218 adults over the age of 18 who plan to purchase a home within the next 12 months. This survey was conducted online within the United States from March 26 - April 7, 2021. The sampling margin of error of this poll is plus or minus 1.6 percentage points. Results were weighted for age, gender, region, race/ethnicity, and income where necessary to align them with their actual proportions in the population. In addition to the general population, the survey oversampled 1,218 potential buyers with a margin of error of plus or minus 2.8 percentage points. For more information, visit Realtor.com.

Tea Pairing 101 Advice from 44

Boh Tea

www.HighRiseLife.com

Tea is incredibly versatile and can be paired with a vast variety of foods, from classic meat dishes to sweet chocolate desserts. It helps to focus on the main ingredients of the dish and then choosing the right tea based on that. Another tip to add some insight into tea pairing is looking at the cuisine from the traditional tea producing regions. For instance, Japanese green teas pair amazingly with most fish and seafood dishes as well as rice-based recipes, like sushi. Here are some ideas of how best to pair different teas

Black Tea The one with the most robust flavor and pronounced tannins, black tea is best paired with full flavored foods like spicy dishes and meat. Pastries also taste amazing when served with a cup of black tea. But there are several types of black tea… Fruity black tea works well with sweet desserts because its high concentration of tannins cleanses the residual mouthfeel and enhances the sweetness of the dish. Smoky black teas are strong and should be combined with intensely flavored foods, like dark meats, blackened meat or even dark chocolate. Earthy black teas compliment blackened meat, jerk chicken, mashed potatoes and other vegetable gravy recipes.

Green Tea Green tea is well known for its subtle vegetative flavor so it’s best to pair it with mildly flavored foods like seafood, fish or chicken. If you love fruits, melons are an ideal choice to pair with green tea as well. Rice tastes better when served with a cup of green tea alongside and salads are a good fit too. Green tea has three main flavor profiles…vegetal, smoky and fruity. Each of these accentuate the taste of certain foods in a more enjoyable way. Vegetal green teas are representative of Japanese green tea in general. It has a fresh, grassy flavor and is perfect for enhancing seafood. Smoky green tea on the hand is stronger so it pairs well with pan-fried turkey or chicken as it cuts the greasy mouth feel of fried meat. Also, it can

July/August 2021

accentuate the taste and flavor of potatoes, light stir-fries and even pizza made with root veggies. Finally, fruity green teas taste delicious when served with chicken, sandwiches and fruit salads. Also, a great choice for a refreshing glass of iced tea. Representative of Ceylon and Indian green teas, these beverages have a lovely, light sweetness, which makes them perfect for baked meat-based dishes and whole wheat breads. These are not the best option for deep-fried or greasy meat recipes.

White Tea White tea has a silky, subtle flavor so pairing it with strong foods may cause you to miss its natural sweetness. This lovely, delicate tea it best paired with lightly flavored foods like a fresh vegetable salad. If you try pairing white tea with sweet fruit dishes or even meat, there is chance you will feel like you are drinking plain water. Therefore, the best option would be a light dish like a cucumber salad or a lightly seasoned seafood or fish recipe. Drinking it alone between meals is also an excellent choice. Accentuate the delightfully subtle notes of white tea with some delicately flavored wildflower honey.

Oolong Tea Oolong tea has a more multifaceted aroma that ranges between green and black teas. Therefore, it can be paired with a vaster range of foods… from light fish dishes to grilled meats. Typically, oolongs are divided into two main categories which are light and dark teas. So, when pairing this versatile beverage with dishes, it is wise to keep the following in mind. Light oolong tea is incredible with scallops, lobster and sweet rich seafood. So fragrant and aromatic, light oolong teas should be combined with dishes that can bring its floral notes. Try pairing this tea with crackers or lightly salted snacks. The combination of sweet and salty flavors can lead to an interesting culinary experience. Dark oolongs are known to have a more pronounced, intense flavor so they pair better with strongly seasoned foods. Grilled duck meat, salmon, trout and bass dishes are a wonderful choice. Smoked meat and meat-based appetizers can also bring out the flavor of dark oolongs. As for desserts, pastries and pancakes made with maple syrup are usually pair well with this type of tea.

‘Healthy Italian Comfort Food’ Not an Oxymoron ‘Comfort food doesn’t have to be junk food,’ expert says Written by Merilee Kern, MBA

Let’s face it: Dieting is hard, but it can be much less so when enjoying grocery items and recipes that are so satisfying, they don’t make us “feel” like we’re missing out on anything. For my part, it’s comfort food that I often miss the most when putting together a health-minded menu. This is especially during stressful times, as has been the case lately courtesy of the COVID-19 pandemic. And I am not alone. Research, like that by Cornell University, finds that our collective craving for less-healthy comfort food increases when feeling down or sad. Stress is another factor exacerbating unhealthy eating, sometimes as a “crutch.” This, as a survey by the American Psychological Association found that “thirty-eight percent of adults say they have overeaten or eaten unhealthy foods in the past month [at time of survey] because of stress. Half of these adults (49 percent) report engaging in these behaviors weekly or more.” The report further cited that “fully 33 percent of adults who report overeating or eating unhealthy foods because of stress say they do so because it helps distract them from stress.” The good news is that food and grocery purveyors are taking heed, tapping into our desire to live a healthy lifestyle, while also upholding a penchant for comfort food—that which is commonly steeped in nostalgia, sentiment, culture ... or all of the above. With that, I set my sights on finding healthy options in one of my own favorite comfort food categories: Italian fare. All too often, Italian food and healthy eating are deemed to be oxymorons, but I was determined to bridge that gap. With that, I set my sights on finding Italian food options that are not only fundamentally wellness-minded, but that I could also readily procure. Happily, those research roads let me to Gianluca Mech, a company that produces Italian keto diet food and keto supplements. You can imagine my glee when I learned that this prolific wellness company—in operation since 1911—not only offers keto pasta and keto orzo options, but also a wide range of other keto-friendly Italian foods like biscuits,

46

nutrition bars, cakes, both sweet and savory snacks and an array of beverages. So intrigued by this brand and my newfound Italian comfort food freedom, I endeavored to connect with the man at the helm of the eponymous company: Gianluca Mech. Here is a bit of that conversation.

Q: Many people might have doubts, so let me first clarify; your company offers Italian food that is healthy? Yes. Most people in the U.S. associate Italian food with high-carb and high-calorie foods like pizza, pasta, cookies and more. Contrary to popular belief, eating a delicious Italian meal does not always have to make you feel guilty afterwards. My company produces Italian keto food and keto supplements that make it possible for you to enjoy your favorite Italian foods courtesy of our healthy alternatives. And you will still feel satisfied because we recreate these foods using soluble fibers. I believe you can make healthy choices and enjoy delicious food at the same time. I am passionate about transforming how people define healthy food and how they think about consuming the foods they eat every day. I believe food is nourishment for the body, and enjoying a good meal is good for your soul. Our brand of Italian keto foods makes eating healthy pleasurable!

Q: One of the things you say is that comfort food does not mean you have to be eating junk food. How did you discover that comfort can also mean healthy? I wanted to include all types of food in our product line. Keto is very effective at managing your weight and keeping your heart healthy, among some other benefits, but it is typically a very restrictive diet and difficult to maintain. I realized that if I could not figure out a way to make comfort foods a realistic part of a keto diet, including the keto program we ourselves offer, it might be impossible for people to stick to it. We are bombarded with societal messages to give in to our temptations and

those messages have been successful at making people feel deprived. Most people think a little treat here and there shouldn’t hurt, but it all adds up. The biggest difference between our line of comfort foods and typical Italian comfort foods, which are high in carbohydrates, is that the choices we offer are healthier options. I always say my biggest competitor isn’t other diet plans; it’s good Italian food.

Q: How has the Italian market embraced this new take on classic Italian dishes? Critics from the Italian market were impressed by the way our food items preserved the integrity of classic recipes and how great they tasted. Their initial reaction was, “Oh, this is incredible. Are you sure this is keto?” At first, customers did not trust our claims that Italian keto tasted just like the food from their favorite restaurant. They did not believe us when we said it tastes identical to the Italian dishes they loved to cook, order and serve to their families. They were very happy, however, to share with us that they noticed their energy levels were stable throughout the day and that they experienced some weight loss.

Q: There are a lot of different diet fads out there. Tell us why you are an advocate of the keto approach to cooking meals for individuals and their families. When you consistently choose foods low in carbohydrates and high in flavor, which is the fundamental principle of a keto diet, you could lose upwards of 20 pounds in about 40 days, maintain lean muscle mass and feel good in your clothes. But, more importantly, you can experience some positive changes in your levels of cholesterol and triglycerides, as well as other problems linked to obesity. When I realized I could make a connection between flavor and the food that I choose to fuel my body, I immediately wanted to bring that good news to everyone. A diet based on keto principles can help you lose weight very quickly because your

body is burning fat and not the sugar from the carbohydrates. When your body is in a state of ketosis, or balance, you feel strong and full. In some fad diets where people lose weight very quickly, what happens is the fat releases toxins into the body and you end up feeling nauseous, dizzy or just plain old sick. The food in our diet keto products range also includes herbal remedies that will help to detoxify the body during this fat-burning process so that you are less likely to experience the side effects of fatigue and overall malaise. Plus, a diet based on keto principles has a lot of other benefits besides weight loss. It can help ease symptoms of polycystic ovary syndrome (PCOS), hypothyroidism and diabetes. Our line also includes some products formulated for people on gluten-free and vegan diets.

Q: Is your product available in the United States? We are bringing our products to brick-andmortar stores in the United States soon, but they are currently available for purchase in America online. We are launching a new category of pastry products that will be available in the United States in the next six months. It was important to me to roll out these healthy options in the U.S. because I am concerned about the prevalence of obesity in the region, as well as the associated medical costs in its healthcare system that focuses on treatment rather than prevention. This data inspired me to do whatever I can to bring awareness and healthy options to the American people. It is my further hope to create a ripple effect of change that sweeps across the world.

Q: You say that this diet is particularly good for people with diabetes and other ailments. Can you tell us about any studies you have conducted that support the benefits of your line of keto Italian food and beverages, like the herbal teas? Yes, there are many scientific studies that prove the benefits of the keto diet for people living with diabetes, obesity, heart disease, neuromuscular and neurodegenerative diseases and PCOS. For example, people living

with diabetes find my diet helps them enjoy their food again. It might seem like a simple equation, but when you enjoy your food and you have fewer spikes in your glycemic index because that food is healthy for you. Studies also show you are more likely to continue to make healthy choices. We can correlate the consumption of healthy, low sugar, low carbohydrate foods with the successful treatment of gallstones, the onset of hypertension and slight to moderate dyslipidemia. There are also findings that suggest the effects of the keto diet appear to be particularly significant in terms of reducing blood triglycerides, lowering total cholesterol and increasing HDL-cholesterol, or good cholesterol. We have also conducted specific studies using our protocols, so we understand even more of the benefits that our products and diet approach proffers to our customers. In fact, we have conducted the most studies of any diet in Italy, the results of which you can find on our website. So, if you are like me and are keen on indulging in Italian comfort food, though in a way that can promote health and wellness—particularly if you are following a keto diet regimen—the science and study-driven Gianluca Mech line just may be for you. After all, a life well lived explores all pastabilities.

Think you can prevent another “back attack” by staying in your comfy chair? Think again: The truth is that aerobic exercise that gets the body moving and heart pumping is better for back pain sufferers than being sedentary, according to Kaliq Chang, MD, of Atlantic Spine Center. It’s a common misconception that cardio isn’t back friendly and that those with spinal problems shouldn’t exercise, Dr. Chang says. While certain high-impact cardio exercises don’t mix well with back pain – including running, weight-lifting or hard cycling – the vast majority of vigorous movement can only help most of those with a history of back pain. “Research shows that moving our bodies energetically on a regular basis offers a host of benefits that not only don’t worsen back pain, but ease it and even prevent future episodes,” explains Dr. Chang, an interventional pain management specialist. “We encourage those with lingering back issues to seek opportunities to gently but robustly move their bodies to help their spines.” Why is cardio beneficial to the spine? Dr. Chang says it boils down to these key ripple effects: Promotes blood flow all over the body, bringing oxygen and nutrients to the spine in greater abundance. Ease’s stiffness that’s so common in muscles and joints around the spine. Boost’s endorphins, natural pain-killing chemicals produced by the body after sustained exercise. Burns calories, helping to shed extra pounds that stress the spine and surrounding joints. Strengthens muscles surrounding the spine, preventing additional back injury. “Stop worrying and wondering if exercise is a sensible thing to do if you have chronic back pain,” Dr. Chang says. “The science speaks for itself: Keeping your heart pumping with exercise is actually therapeutic for the spine.” Back-friendly

exercises with low-impact cardio the best for back pain sufferers, what specific types of exercise fits the bill?

Walking Strolling is fine, but brisk walking is even better because it’s still gentle on the back while making your muscles, heart and lungs work a bit harder. Bonus points for the fact that walking is free – all you need is a clear sidewalk or track – and only a solid pair of shoes or sneakers is required. “Switch to a treadmill or large indoor space if the weather isn’t good,” Dr. Chang advises. Swimming Being immersed in water is naturally spine-friendly since you are weightless and untethered to gravity while swimming. “Hard surfaces are never a concern with swimming, and if you can enroll in a water aerobics class, all the better,” Dr. Chang says. “Alternate strokes if one stroke or another seems to bother your back. The breaststroke or back stroke are good ones to try.”

Indoor bicycling A stationary bike lets you reap all the cardio and spine benefits of cycling without the bumps and jostling typical of the road version, Dr. Chang notes. “You can also tailor your level of back support by choosing a bike that’s either upright or recumbent-style,” he adds. Elliptical trainer Offering continuous movement of your legs and hips while moving in an oval motion, this is far better for the spine than pushing off a hard surface outdoors, Dr. Chang says. Resistance settings are also changeable, enabling you to customize your workout. Be cautious with the twisting movement of the arms or don’t use the arm portions at all. “Any low-impact movements that raise your heart rate and minimize twisting and bending while improving overall fitness can be part of a back-friendly exercise regimen,” Dr. Chang says. “If in doubt, check with your doctor before embarking on any new exercise program. Above all, aim for exercises you can see yourself enjoying on a regular basis for a long time to come. Your spine will thank you.”

5 Tips to Stop Blotchy and Discolored Skin

This Summer

Heat, cold, sun, sweat, genes, hormones, stress…”Blotchy skin,” notes Sharon Hochhauser, a board-certified family nurse practitioner specializing in dermatology with Advanced Dermatology PC, “can appear for many reasons. If left unaddressed, skin-discoloration conditions can interfere with people’s ability to enjoy their everyday life – and, in some cases, can develop into more serious medical issues.” Our skin is our largest organ, with processes that require complex coordination of our body’s systems. “If there is a misfire,” explains Hochhauser, “we can end up with blotchy skin – reddened or discolored areas that can develop from conditions such as eczema, rosacea, ‘spider veins,’ ‘sunspots, ‘ and melasma.” “Environmental triggers,” Hochhauser continues, “can exacerbate underlying genetic conditions. Early identification of the causes of blotchy skin helps with management. And in cases where blotchy skin has become permanent, we have effective interventions to restore skin tone.” With that in mind, Hochhauser offers the following suggestions:

5 Tips to Avoid Blotchy Skin 1. Keep your skin calm so blotches stay gone “In particular,” Hochhauser notes, “eczema and rosacea flares are susceptible to environmental triggers. The red patches of rosacea can develop gradually, with intermittent flushing that increases in duration and intensity. Early identification and reducing one’s exposure to specific triggers, such as temperature extremes or spicy foods, can prevent more serious manifestations. Likewise, the red, itchy blotches of eczema can be exacerbated by environment, irritants, stress, and hormones. And both conditions require careful ongoing TLC, in particular gentle cleansing and regular moisturizing. Your skin care specialist can help you develop a management plan and choose products.” 2. Zap! Laser spider-vein blotches away! “Over time,” explains Hochhauser, “our veins may not work as efficiently, 52

causing the appearance of red, web-like patches – medical name ‘telangiectasia.’ Especially if they appear on one’s face, which can also occur with the repeated flushing of rosacea, broken blood vessels can be distressing. Laser treatments are an effective non-invasive we can remove the blotches of spider veins.”

3. Get even with sunspots and melasma “Both conditions,” states Hochhauser, “result in darkened, blotchy skin due to overproduction of the skin pigment melanin. ‘Sunspots’ – solar lentigines – are the direct result of repeated sun exposure, whereas melasma, which typically affects women, can occur early on, with hormones playing a role. To remove and rejuvenate, we can use lasers to eliminate the underlying melanin-producing cells. Lasers can also restore unblemished skin, as can specialized exfoliation procedures such as microdermabrasion and chemical peels. Your skin-care specialist can also prescribe or recommend safe topical skin lighteners, which need to be chosen with care due to ongoing labeling issues that may hide the presence of dangerous ingredients like mercury.”

4. Say ‘YES!’ to NO sun “A common denominator of blotchy skin conditions,” advises Hochhauser, “is the sun. Sun exposure can exacerbate symptoms, and, in some cases – for example, with solar lentigines – it is the cause. To help treatments last and prevent relapse, patients should be vigilant every day, all year: SPF 30 mineral sunscreen to block rays, plus protective clothing and seeking shade.”

5. Not sure? See a doctor “It’s imperative,” emphasizes Hochhauser, “to rule out dangerous conditions that require medical treatment, for example skin cancer. Your dermatologist’s office can evaluate discolored skin to ensure that your condition is correctly identified and treated. With cases of rosacea and eczema, early identification is also important to jumpstart treatment that can slow progression. And with spider veins, it’s important to check for circulatory issues.” “Blotchy skin can show up for lots of reasons,” concludes Hochhauser. “Fortunately, your dermatologist’s office has interventions that can send it packing, too.” www.HighRiseLife.com
