5 Eye-Catching Ways to UpdateYour Home our home is a reflection of you, and your decor should match your tastes. With some simple home upgrades, you can create the perfect space for you and your family, even if your design preferences change over time. “When we’re designing our ideal home, too often we may only think about what we want others to see and enjoy when they visit,” said Jack Goldman, president and CEO of the Hearth, Patio & Barbecue Association (HPBA). “The reality is visitors account for less than 1% of your in-home time.” Consider these ideas to get started:

14

Add a Fresh Coat of Paint One of the easiest home improvement projects, a fresh coat of paint can change the entire look of a room. Whether you choose to paint the entire space one new color, opt for an accent wall in a vibrant shade or simply freshen up the trim, paint can go a long way toward adding visual appeal and reflecting your personality. Patterned wallpaper, board and batten, stone and tile can also be added to create textured accents.

Bring Warmth and Ambience with a Fireplace

Give Cabinetry a Fresh Look

“A fireplace is for you and your family, a personal addition that serves you and your household in more ways than you may realize,” Goldman said. “October is National Fireplace Month, a time to celebrate the warmth, comfort and ambiance a fireplace or stove can bring to a home.”

There are numerous easy ways to update your kitchen and bathroom cabinets to create a more updated look. One of the easiest is swapping out older cabinet pulls and knobs for more modern options. With a variety of finishes – stainless, bronze, brushed nickel, black, copper and more – and styles available, you can match your cabinets to nearly any design style in a matter of minutes. Adding a coat of stain or paint is also a relatively quick and easy way to update some of the most-used spaces in your home without completely replacing the cabinets.

More than 3 in 5 homeowners have a fireplace or other hearth product in their homes, according to the HPBA, and including a fireplace in your construction or renovation plans is a gift of warmth, comfort and ambiance you can give yourself. Whether it’s a centerpiece for your living room or family room, or an accent to your bedroom, bathroom or study, a fireplace can provide an artful design element for your home and a safe, reliable heat source in the event of unexpected weather.

Update Lighting Fixtures Proper lighting can bring rooms to life and make spaces look larger and more welcoming. You can brighten up your home in a variety of ways, from strategically placing table and floor lamps that fit your design style to replacing older ceiling and wall-mounted fixtures with more modern styles.

October 2021

Upcycle Furniture You can breathe new life into your current furniture by making simple changes. The easiest would be simply rearranging your pieces and moving some to different rooms to create an updated look. You can also add decorative covers to sofas, chairs, throw pillows and more, or take your upcycling a step further and refinish a bookshelf, table or other wooden furniture with a fresh coat of paint or stain, or give it a more weathered look with some sandpaper. The Enhanced 2022 Taycan Greater connectivity and more customization The 2022 Taycan and Taycan Cross Turismo which are due to arrive at U.S. dealers towards the end of this year will feature a number of enhancements. Significant upgrades include the integration of Android Auto in the Porsche Communication Management (PCM) system, as well as the availability of Remote Park Assist as an option for the first time on the Taycan. With this new optional assistance system, the process of parking the car can be controlled via a smartphone, without the driver needing to be at the wheel. The Taycan can be personalized to a greater degree than ever before with the new Paint to Sample and Paint to Sample Plus options, meaning extensive personal color choices can now be selected. For example, the Taycan can now be painted in the ‘90s classic color tone Rubystar or in bright Acid Green.

18

Technological enhancements The thermal management and charging functions have also been further improved as part of a series of technological developments to further optimize the Taycan’s drivetrain. With the Turbo Charging Planner, the high-voltage battery can now be heated to a slightly higher temperature than before. This means that fast charging is possible earlier and at a higher charge level, further reducing the time it takes to charge. In addition, the excess heat from the electrical components is used to an even greater extent for battery temperature regulation.

Optional Remote Park Assist: remote control parking With the new Remote Park Assist option, it is possible to remotely control parking maneuvers via a smartphone when driving into and out of parking spaces without the driver needing to be behind the wheel.

www.HighRiseLife.com

Automatic control is possible for both parallel and perpendicular parking spaces and garages. The system automatically detects parking spaces and measures them using the vehicle’s ultrasonic sensors and camera systems. If there is enough space, the driver can start the parking process via the Porsche Connect app and then get out of the vehicle. The driver continuously monitors the parking process by pressing and holding a button on the smartphone’s app interface. The Remote Park Assist function independently takes over steering and control of the forward and reverse movements of the vehicle. If the button is re-leased, the Taycan immediately stops the parking maneuver.

Android Auto: now also integrated into the infotainment system The sixth generation of Porsche Communication Management (PCM) has been fitted to the Taycan since its introduction in 2019. The all-electric sports car has always been a connectivity pioneer, starting with the seamless integrations of Apple Music and Apple Podcasts. Along with Apple CarPlay support for the iPhone, Android Auto is now also integrated in the PCM. This means that smartphones with the Google Android operating system are now also supported when plugged in via the USB-C port. Selected phone functions and smartphone apps can therefore now be operated via PCM 6.0 or the Google Assistant voice commands. The Voice Pilot voice assistant has been enhanced and understands instructions in everyday language even better while the satellite navigation system calculates more quickly and also displays its information more clearly thanks to redesigned graphics. The layout and operating system have also been revamped slightly: there are now five menu options instead of three on the left side of the central display and the icons can be arranged individually.

Cult colors make a comeback: even more individual paintwork In the ‘90s, Porsche introduced a number of particularly colorful paint finishes to its range. These quickly achieved cult status among fans of the brand and are especially popular today on classics like the 964-generation 911 models. These eye-catching colors are now making a comeback. As part of the continually developing personalization strategy of Porsche Exclusive Manufacture, the Taycan is now also available with Paint to Sample and Paint to Sample Plus in addition to 17 standard paint colors. The first option – Paint to Sample - offers a choice of 65 additional colors, at present. This includes the Moonlight Blue Metallic, Acid Green, Rubystar, Riviera Blue and Viola Metallic colors that are so characteristic of Porsche. The second option, Paint to Sample Plus, gives customers almost complete freedom in their choice of color, even permitting them to match their Taycan to their favorite accessory.

Successful Taycan sales

October 2021

The Taycan has been selling particularly well this year. With 5,367 vehicles delivered in the first half of 2021 in the U.S., the year-to-date number is already higher than the total for 2020 (4,414 units). Sales of the latest member of the Porsche model range are therefore on a par with those of the sports car icon, the 911. 19

W

hat started out as a socially minded entrepreneur’s idea to promote the beauty and diversity of music industry has blossomed into a bona fide movement. Legacy Records CEO, Keishia McLeod’s innovative approach is making waves in the music industry as the first recording label to pay its artists in cryptocurrency. Growing up with a passion for music, Mcleod never envisioned spearheading an organization that would one day help artists take themselves and their music to a new level. Here is what Mcleod had to say in our exclusive interview.

What inspired you to build a record label?

24

hip hop, tap, ballet and musical theater/voice coaching. I picked up many little roles growing up and performed in Broadway plays in the summer, one year with Donny and Marie Osmond which was so fun, but in that environment through most of my younger years- hearing about the industry, being back stage, performing and traveling for competitions, it was something I knew I wanted to be involved in and I set my sights on being a background dancer and traveling around with different artists. I ended up going a completely different direction and explored many different opportunities in business through most of my 20’s which help with so many of the necessary needs of running a label and many other companies and investments today. It’s so crazy how you can connect the dots looking backwards.

Can you tell us a little about Legacy Records and what makes the brand so unique?

I was running a production company and we were dead center in the thick of covid when all production was at a stop! I was just about to bring in a few artists from Marvel and DC and nothing was moving forward- I had to pivot fast and dive into what WAS and always is relevant: music. We were working with new artists and there were so many things happening that created the perfect storm. During this time, I kept finding out holes in the industry and I remember I just kept asking why, why... I realized I had everything to put solutions to these questions. I felt that because I had the capability, I also had the obligation to make sure I made it a reality.

We flipped the scale. We came out strong being the first label to pay our artists in cryptocurrency and we’re doing so much more to make sure that our artists learn how to create real wealth by learning how to invest and build other businesses themselves. It’s important to me that these artists don’t just appear to have a certain lifestyle and behind the scenes be struggling. I can also say that what we have coming out next year will make us unrecognizable in the music industry. It’s time for a pivot and the support is overwhelming. Labels aren’t what they used to be, and I think it’s important we evolve and pave this new path for artists.

Have you always shared a passion for music?

What do you love most about what you do?

ALWAYS! But in many ways at each age growing up. I taught myself how to play the piano at around age 7. I could hear any song, and in a few minutes, (sometimes hours) could replay it. I taught piano lessons for quite a few years. My favorite little clients were 6-year-old triplets. It was challenging because of our inability to communicate easily; they spoke FRENCH and let’s just say I didn’t pay close enough attention in my 8th grade French class to teach an instrument to 3 little humans! I ended up color coding the keys and writing their music in matching color a few nights out of the week and it worked! I will never forget that. I learned about rhythm and of musical theater at a young age- I was in 5 dance classes a week sometimes varying but mainly; jazz,

This may sound odd, but I love that it feels natural. It’s not work for me or anyone on the team. We all have such a solid and unique way of working together and at every level from corporate to our staff at the studio. I get to be a part of CREATING every single day in everything I do. I get to witness magic being made firsthand and be

www.HighRiseLife.com

a part of that process. I get to see my team multiply and handle insane growth faster than we can keep up with and watch them prepare for tours and tv shows. I get to watch others accomplish HUGE things and help see them grow and progress and that is so fulfilling to me.

What are some challenges you overcame building a record label? I am laughing because I have literally 6 months of stories for you! Building any new empire has its individual challenges, but to me the most important thing was making sure we had a solid foundation before the floodgates came in (which they did)! Making sure every department was set up efficiently was a challenge because every week we were growing and adding more and more. At times the train was there before we were able to lay the tracks which to me worked out better because pressure builds BIG results. We all feed off that pressure.

What are you most proud of in the label? I think that we surpassed every goal we had for the label in its first year well before we had projected. The momentum continues to grow and pick up speed and I can see this is already larger than we had expected.

What do you look for when bringing on new talent? That we both align with each other’s goals and the soul of the artist. you can’t get caught up in streams and followers and the game. the most important thing is that we align and of course... the music.

Any exciting upcoming artists or projects we should pay attention to? You will be seeing Legacy artists on tours and stages during 4th quarter as well as an upcoming season on TV— Stay tuned! October 2021

American Cancer Society Teams Up with Bravo TV's Million Dollar Listing Star and CEO Ryan Serhant in the Fight to End Breast Cancer Serhant Will Serve as 2021 National Ambassador for Breast Cancer Awareness Month Campaign Enlisting Men to Help Get Women Back to Screenings and to Raise $11 Million October marks National Breast Cancer Awareness Month and The American Cancer Society (ACS), the nation’s largest nonprofit source of cancer research funding, has teamed up with Ryan Serhant, CEO of real estate brokerage SERHANT. and Bravo TV’s Million Dollar Listing star and, in the fight against breast cancer. Serhant, TV personality, best-selling author and real estate industry trailblazer, will be wearing pink every day in October, creating educational content and dedicating his popular social media channels to fundraising to fight breast cancer for the month of October. Due to the COVID pandemic, 41% of Americans delayed medical care including their annual cancer screenings. Even before the pandemic, only 63% of women were up to date on their annual mammograms. Additionally, this year, breast cancer surpassed lung cancer as the leading cancer diagnosed worldwide* and studies showed that Black women are 40% more likely to die of breast cancer than White women. Serhant will raise vital funds for breast cancer research, advocacy, health equity and patient support. He will also challenge other men to step up as fundraising ambassadors in their own communities. “It was devastating to learn that one in eight women will be diagnosed with breast cancer in her lifetime,” said Serhant, the 2021 national ambassador for the Real Men Wear Pink campaign. “I am surrounded by women every day who I love and admire, and I do not see breast cancer as a disease where men can’t learn a little more and get more involved. I am motivated for my daughter – I’m hopeful that as more of us dedicate ourselves to helping women get back to their screenings and raising funds for research, the fewer women will have to fight breast cancer in the future.” Serhant has spent his career selling real estate, innovating as a social media disruptor, and motivating others to succeed. He founded a digital education platform, Sell it Like Serhant, that teaches the next generation of brokers worldwide how to sell, market properties and brand themselves. He is turning his ability to blend education with entertainment to motivate women to get back to their screenings this October, so that they can be more successful at catching breast cancer early when it is typically more treatable. “We are grateful to Ryan for his commitment, energy, and enthusiasm. As a father, husband, CEO and with more than four million followers across all social channels, Ryan is an influential entrepreneur and thought leader,” said American Cancer Society Executive Vice President Anthony Marino. “We are grateful for his philanthropic efforts and fundraising support and for how he so creatively and actively gives back.” The Real Men Wear Pink campaign gives men a leadership role in the fight against breast cancer. Community leaders around the nation use the power of wearing pink to draw attention to the cause, events and social media to raise awareness and funds for the American Cancer Society’s breast cancer initiatives. ACS provides innovative research, patient services, health equity, and education around screenings and risk reduction. Since its inception, this annual program has raised more than $40 million towards the fight against breast cancer. You can follow or donate to this year’s effort at www.serhantwearspink.com. G

lobal hospitality company Tao Group Hospitality and Dinar, a premier hospitality and development company in Mexico, announce Ling Ling Mexico City, will be opening its doors to the public on Thursday, October 28. Ling Ling Mexico City will be situated on the 56th floor of Chapultepec Uno, a mixed-use, 58-story skyscraper and is just steps away from popular landmarks such as Diana the Huntress Fountain and the Angel of Independence. The restaurant, located above the Ritz-Carlton, sits in the heart of the historic Reforma neighborhood and features 360-degree views of Mexico City. Ling Ling Mexico City is designed to be an energetic venue full of personality with a touch of local identity. Located in one of Mexico City’s newest real estate developments, the restaurant aims to create an alluring and versatile atmosphere that invites guests to extend their stay from day to night, enjoying a relaxed and fascinating experience along with the most stunning views in the city. The interior architecture concept stems from the idea of creating a setting that resembles the large patios and terraces that are common in Mexican architecture. With vegetation and light as the main driving forces throughout the space, the restaurant unfolds as a site full of character and texture. The interior lounge and dining area sit under a vaulted structure set in stereotomy (art and science of cutting three-dimensional solids into shapes), that is dressed in glimpses of green and soft lighting and a combination of bespoke furniture pieces throughout. It becomes the perfect stage for long lunches that later become drinks and dinner. Full of lush greenery, laidback dining settings, and sensual lighting effects, the terrace becomes the real heart of the restaurant creating an ambiance hard to imagine on the 56th floor of the tower. The terrace benefits from the corner of the building’s triple-height area, which surprises guests with a glazed atrium structure that creates best-of-the-city cityscape panoramas. Ling Ling’s menu draws inspiration from the izakaya concept made popular in the East where food accompanies the drinks instead of the other way around. With Japanese, Thai, Vietnamese and Korean influences featured throughout the menu, Hakkasan’s Cantonese core is infused into each dish, such as from the ‘Small Plates’ section with Ling Ling’s Grilled Kalbi Short Rib Lettuce Cups with cucumber, lime, chili sesame glaze or from the Robatayaki section with items like Grilled Octopus with roasted poblano ponzu. Ling Ling’s menu will also feature Specialty Sushi Rolls and a Raw Bar including instant classics like Salmon Tacos or Tuna & Toro with bluefin tuna, avocado, spicy mayo, sesame, yellowfin tuna tataki, and

Ling Ling’s spin on the traditional Raw Seafood Tower. Main dish standouts are sure to include Miso Roasted Black Cod with grilled Tokyo Negi, young ginger, Seafood X.O. with lobster, scallop, shrimp, asparagus and Ling Ling’s Surf and Turf, a 32 oz prime tomahawk steak, salt and pepper lobster, hand cut noodles, chili garlic sauce. “We are excited to open what will be our flagship outlet of Ling Ling in Mexico City” says Jason Strauss, Co-CEO at Tao Group Hospitality. “After years of searching the globe – from London to Mykonos to Las Vegas – we are thrilled to have found such an amazing location and partner to bring the concept to life in a custom-built worldclass facility with our partners Dinar.” “Ling Ling Mexico City marks our first venture with renowned global operators Tao Group Hospitality, and we couldn’t be happier with what we are about to unveil to our beloved city,” says Javier Romo, Managing Partner and Owner of Dinar. “We are extremely proud to bring this trendsetting restaurant concept to Mexico City and introduce its multi-faceted ‘lunch-to drinks-to dinner-and beyond’ culinary experience.” For more information please visit, www.hellolingling.com. 31

Baccarat Invites Yoshiki to Collaborate For The Launch Of Harcourt Show Exhibition From the top of its hexagonal foot and its triple-buttoned leg, the Harcourt glass celebrates its 180th anniversary this year. Born under Louis-Philippe, it has survived almost two centuries without losing its crystalline aura. Featured on the tables of all epicureans, the Harcourt glass is a timeless but contemporary piece, with around 20,000 sold each year. To celebrate this anniversary in style, Baccarat has invited Yoshiki as well as other renowned artists such as Honey Dijon and Charles de Vilmorin, to use their creativity and infuse their universe into this legendary glass. The Harcourt Show exhibition is curated by Laurence Benaïm, Yves Saint Laurent’s biographer and will run at Maison Baccarat in Paris. “That a glass as famous as Harcourt lends itself to all metamorphosis reflects the endless legend of Baccarat. The past is not erased, heritage opens the way to all hybridizations, all innovations, all appearances “ the journalist says. One day a pianist for the Emperor of Japan and the next a rockstar and a fashion designer for Yoshikimono, his own contemporary kimonos brand launched 10 years ago, Yoshiki mirrored his own duality in his creations. From the front, the glass seems to be on fire, while from above, a poisonous flower seems to bloom in shades of red, a color dear to both Baccarat and Yoshiki. A unique creation representing the relationship between East and West. To create this glass in the pure tradition and know-how of Baccarat crystal, Yoshiki collaborated with the glass artist Kazuki Takizawa. They both performed a technical feat by breaking different Harcourt glasses to make them merge into horns and crystal flowers. Finally, to enhance his piece, Yoshiki created a video with the Californian director Michael Pessah where we see the glass bloom and enter the light.

Investing in these industries is pivotal to the economic development of our Emirate, and to our contribution to the global art world. Guggenheim Abu Dhabi, along with other cultural institutions such as Louvre Abu Dhabi and Zayed National Museum, will undoubtedly contribute significantly to a thriving creative scene.” www.HighRiseLife.com

Guggenheim Abu Dhabi is being established and developed by DCT Abu Dhabi in collaboration with the Solomon R. Guggenheim Foundation. centre with a global outlook and rapidly growing creative economy, making it the ideal location for a new international museum. We are grateful to the Department of Culture and Tourism - Abu Dhabi, our partners in this bold collaboration. It is with great enthusiasm that we look forward to sharing the museum’s collection, programming, and building with the public at the future Guggenheim Abu Dhabi.” Frank Gehry, commented: “It is truly thrilling to see this project enter into this new phase. I am immensely proud to work closely with our partners, DCT Abu Dhabi and the Solomon R. Guggenheim Foundation, to create a home for their ground-breaking cultural program. I hope that this building is embraced by the people of the UAE and that this work will endure as a landmark for the country for many years to come.” As part of Guggenheim Abu Dhabi’s commitment to support artists in the region, the museum has been curating and delivering engaging public programming for its audiences since its inception. This includes three exhibitions held in Abu Dhabi featuring

select works from the Guggenheim Abu Dhabi collection in a bid to represent the future museum’s curatorial vision. In addition, the museum organized a dynamic public program highlighting contemporary artists from around the world. Most recently, the museum launched its ‘Spotlight’ video series on the Abu Dhabi Culture social media platforms, which explores a selection of Guggenheim Abu Dhabi works on loan across the world. Located in the heart of the Saadiyat Cultural District, the museum will be an architectural landmark inspired by the vernacular architecture of the UAE and the region. Guggenheim Abu Dhabi will be a part of Abu Dhabi’s growing network of cultural institutions, including Louvre Abu Dhabi, New York University, Manarat Al Saadiyat and the Cultural Foundation. Upcoming cultural institutions set to join the Saadiyat Cultural District include Zayed National Museum dedicated to celebrating the life and achievements of the Founding Father of the UAE, the late Sheikh Zayed bin Sultan Al Nahyan, and the Abrahamic Family House, a multi-faith place of worship.

KAIROS

Time for a change in the design paradigm

42

www.HighRiseLife.com

K

AIROS is a new kind of living space that allows an owner and their guests to connect, share and create by synchronously experiencing multiple environments onboard. It offers 90 meters of onboard life without boundaries, created in harmony with Oceanco’s NXT initiative on sustainability and innovation. KAIROS is the result of a first-time collaboration between renowned design studio Pininfarina and large custom yacht builder Oceanco, with technical design and engineering development provided by Lateral Naval Architects. “KAIROS is a remarkable Tomorrow’s Design yacht born out of a vision shared by three passionate, forward-thinking partners in Pininfarina, Lateral and Oceanco. It exemplifies how Oceanco is looking to the future through the integrated NXT approach to yacht design, tapping into the latest developments in technical and propulsion systems while also reflecting how our experience of living spaces is changing,” comments Marcel Onkenhout, Oceanco’s CEO. “When owners see the Oceanco NXT endorsement on a yacht’s design, they know they can expect to enjoy a certain elevated standard of life onboard; one that is in tune with forward-thinking perspectives on sustainability and lifestyle.” What If Your Connection With A Space Was So Profound, It Allowed Time To Slow Down? “A standard-bearer of Italian style for over 90 years, Pininfarina has developed over the years high end yachting projects through its nautical division. The continuous search for beauty and innovation resulted in Kairos, a breakthrough project designed for Oceanco. Taking inspiration from the long experience in bespoke projects - from cars to architecture - Pininfarina together with Oceanco has created a brand-new yachting experience.” The yacht’s exterior has been shaped to evoke a peaceful oasis in which to relax and enjoy time on your own terms. Like a floating, living island, KAIROS has a symmetrical profile with no ‘forward’ direction to aim towards. This elimination of momentum frees those onboard to live fully in the moment, without the sense of urgency to move to a new destination. “Our passion as designers is to imagine new concepts of space that are capable of bringing enchantment to every moment of the experience,” comments Paolo Pininfarina. “On KAIROS, time, space and people connect to be one in the moment. The owner and their guests are at the epicenter of the onboard experience, and the surrounding space adapts to their every desire. A 360-degree approach to design at once connects you to the sea below, to the light above and to the spaces and people beside you. It nourishes your curiosity on an instinctive level and encourages you to explore new experiences and perspectives.” The heart of life onboard is the vast, theatrical piazza, to which all entry points of KAIROS lead. Vertically developed across three levels, the piazza breaks from the canons of conventional yacht design. Intricate design combines stunning asymmetric shapes, transparent structures and a lack of physical barriers, influenced by the contrasting, multidimensional landscapes that exist in our daily lives. It is a captivating space in which to share inspiring moments, conveying a sense of liberty and joy. The cabins on KAIROS have all been positioned on the lower level, allowing for a greater sense of space and flow across the main level’s guest areas while also delivering outstanding views near the water.

The layout on KAIROS encourages social interaction while at the same time preserves the magic of intimate moments in private places. For example, on the panoramic balcony accessed above the upper deck via an elevator, guests can enjoy a quiet moment of sanctuary while taking in the sea view. What If a New Kind of Yacht Could Exist In Harmony With The Environment? KAIROS has been created to align with Oceanco’s NXT initiative on sustainability and innovation, thanks to the naval architecture and engineering development from Lateral. In recent years, the builder and naval architecture studio have partnered on several innovative projects including Black Pearl, the most eco-conscious yacht in the world, and Bravo Eugenia, Oceanco’s first LIFE Design superyacht that delivers a 30% increase in fuel efficiency. The creative layout of KAIROS is enabled via an innovative, all-electric propulsion and energy system architecture. The e-Hybrid system incorporates batteries as the primary means of energy delivery, permitting the varying power demands of hotel, propulsion and maneuvering loads to be seamlessly met. Diesel generators are provided for battery charging and high-speed cruising, selected free from the constraints of a conventional diesel electric and

purely on the basis of efficiency and energy density. The result is an elegant solution with flexibility in space distribution and a compact arrangement that allows the primary machinery space to be accommodated within a single-tier compartment. Guest space is consequently maximized on the prized lower deck by the waterline, allowing for KAIROS’s alluring piazza to take center stage. The e-Hybrid architecture permits extensive operation with no noise, lower vibrations and zero local emissions. “KAIROS is the first project undertaken within the Oceanco NXT initiative. Via collaboration with uniquely creative minds, the key elements of NXT have been brought into focus to deliver a next-generation-of-user experience” adds James Roy, Managing Director of Lateral. “Capable of zero-emission operation, the propulsion and energy system architecture incorporate many elements of our uture-proofing strategy to ensure KAIROS will avoid technical obsolescence as emerging sustainable technologies come to market. The engineering platform we have developed has enabled greater creative freedom to realize the unique design elements of KAIROS. These have presented us with an edifying technical challenge as naval architects and engineers, and the result delivers a next-generation onboard experience.” What Is Oceanco Nxt? Oceanco sees its future clients – the ones who are a good fit with the company’s outlook and culture – as being the ‘young minded’ owners who look for

something unique and forward thinking in their yachts. To best serve them, it needs to understand what they will want from their yachts tomorrow and offer solutions today. These solutions require a rethinking of everything, from assumptions about how we use the spaces we live in, to the primary drivers of why someone would want to own a yacht. In collaborating with trailblazers from inside and outside the industry to answer these questions, it became clear that we are living in a period of dynamic change. This new era demands meaningful innovation that is aligned with emerging ideologies and approaches, with a focus on heightened sustainability awareness and stewardship of the planet. What started out as a conversation about sustainable innovation in yachting quickly grew to a far wider appraisal of every aspect of life onboard, from deck arrangements and the kinds of modern spaces that best serve owners and guests, to the integration of technology and wellness. Oceanco calls this dialogue and its outputs Oceanco NXT. Like the coming together of the brightest minds in an experimental thought lab, Oceanco is working with a global collective of experts from a wide array of industries to bring fresh perspectives on its vision for the future of yachting, with inspiring results. The work on Oceanco NXT innovation never stops. It is a continual process of meaningful progress. An enduring investment in our future. For more information please visit, www.builtbyoceanco.com.

Inventory Just Hit a 2021 High, Which Means More Choices for Fall Buyers U.S. inventory declines continued to shrink despite a dip in new listings in September New housing data shows inventory hit a 2021 high in September, giving buyers more choices than they have had all year, according to the Realtor. com Monthly Housing Report released today. Nearly one-third of the 50 largest metros continued to see increases in newly listed homes compared to last year and in Austin, Texas; Portland, Ore.; Jacksonville, Fla.; and Washington, D.C., new listings were up more than 10% year-over-year. “Put simply, this September buyers had more options than they’ve had all year and while that’s typical of early fall, that’s not what happened in 2020. Still, it’s important to remember that while buyers may have an easier time this fall than they did in the spring, the market remains more competitive than it has been historically at this time of year,” said Realtor. com Chief Economist Danielle Hale. “There are fewer homes for sale than last year and less than half as many as two years ago; homes are also selling a lot faster. With new listings in September dipping below last year for the first time in 5 months, next month’s data will yield important clues about whether this setback is going to be temporary or a new trend.” Inventory holds steady despite the first new-listings dip in 5 months The U.S. supply of for-sale homes reached a new 2021 high in September, as buyers continued to see steady improvement in the number of active listings compared to earlier this year, the typical seasonal pattern that was 48

notably missing in 2020. The pace at which inventory has been closing-in on the yearly gap slipped in September. Nationally, available inventory or active listings on Realtor.com without a contract – reached a new 2021 high of 646,053 for-sale homes in September. U.S. housing inventory declined 22.2% year-over-year in September, an improvement over August (-25.8%), but is still less than half (-52.5%) of typical 2017-2019 levels. Compared to the national rate, inventory declines were improving more quickly in the 50 largest U.S. metros, down by an average of 18.5% year-over-year. Overall new listings posted an annual decline nationwide (-3.9%) for the first time in five months in September, while newly listed entry-level single-family homes continued to rise (+8.0%). Although the 50 largest U.S. markets saw average new listings decline of 3.4% year-over-year in September, nearly one-third (16) of those metros continued to post new listings gains, on par with August. The biggest new listings growth was seen in Austin, Texas (+19.9%), Portland, Ore. (+16.3%), Jacksonville, Fla. (+15.1%) and Washington, D.C. (+10.7%). www.HighRiseLife.com

Among the areas with the biggest drops in newly listed homes in September were those affected by Hurricane Ida, including the Northeast (-5.4%) and South (-3.2%), as well as the West (-4.7%) where wildfires may have delayed new sellers’ plans to enter the market. Uncertainty from resurgent COVID cases, which had an outsized impact on sellers earlier in the pandemic, may also be playing a role.

Time on market follows more normal seasonality compared to last fall In September, homes sat on the market for slightly longer compared to the feverish pace seen over the summer, giving buyers relatively more time to make decisions. Time on market remains faster than in 2019-2020 but is following more typical seasonality compared to 2020 when homes sold fastest during the Fall.

Hard-hit metros in these regions registered the highest yearly new listings declines, including New Orleans (-51.2%), Hartford, Conn. (-22.4%), Miami (-14.5%) and Los Angeles (-14.5%). Sellers can still cash in but should check expectations against recent local trends

The typical U.S. home spent 43 days on the market in September, an increase over the record-fast pace seen in June (37 days), but home sales were still faster than in 2020 (-11 days) and 2019 (-22 days). Homes sold at a faster pace than the national median in the 50 largest metros in September (37 days), on average, but the gap from last year is shrinking more quickly (-7 days). Time on market trends varied depending on where you live: The South saw the fastest home sales compared to last year (-12 days), with the biggest metro-level declines seen in southern cities like Miami (-32 days) and Raleigh (-29 days). Five metros saw a yearly increase in time on market in September: Washington, D.C. (+7 days), San Diego (+7 days), Philadelphia (+4 days), Buffalo (+2 days) and Baltimore

September data also offered good news for sellers as listing prices remained historically high nationwide. However, September pricing trends reflected more normal seasonal cooling compared to fall 2020, offering buyers some lower cost options, after the double-digit growth seen from August 2020 through July 2021.The U.S. median home price held at last months near record-high of $380,000 and grew at the same annual rate (+8.6%) in September and was up 20.6% from 2019. In further signs of some sellers competing more for buyers, the share of active listings with price adjustments grew for the second month in a row in September, up 1.5% year-over-year to 17.9% of active listings. In the nation’s 50 largest metros, home prices increased by an average of 4.1% year-over-year in September, an uptick from the August yearly growth rate (+3.5%). The West (+9.1%) and South (+7.9%) posted the biggest regional price gains over last year. Additionally, western and southern metros dominated the top five list of markets by highest price growth: Austin (+33.6%), Las Vegas (+24.6%), Tampa (+20.8%), Orlando (+16.9%) and Riverside, Calif. (+15.4%). October 2021

Methodology Housing data as of September 2021. Listings include the active inventory of existing single-family homes and condos/townhomes for the given level of geography on Realtor.com®; new construction is excluded unless listed via the MLS. In this analysis, entry-level homes are defined as 750-1,750 square-foot single family homes. In this release, price adjustments are defined as home listings that had their price reduced in September 2021. Listings that had their prices increased during the month are excluded. In September, the count of listing price reductions was more than 8 times higher than the count of listing price increases. For more information, visit Realtor.com. 49

Autumn’'s

Revamped Skin Care Regimen Written by Jennifer Gonzales

There’s been a lot of drastic changes taking place within the past year. Learning to accommodate each change can be challenging. These past summer months have been what feels the hottest of all times. Now, with Autumn coming in, let’s talk skin care. Autumn brings in cooler temperatures, nice breezy winds and a drop in humidity. What does that mean for your skin? It means that your skin is going to feel dry and tight. Which is why it is best to make sure that you are implementing the right skin care. The same way that you switch up your makeup routine during the seasons is the same way that you should switch-up your skin care routine. It can be challenging trying to keep up with all the lifestyles changes throughout the seasons, but you would be surprised at how the little changes here and there can make a big difference. When trying to adjust to the different products, allow 4-6 weeks before noticing any changes. Here are some of Autumn’s revamped skin care regimen that you should try out.

Cleansing During the summer, you had a skin care routine of cleansing your skin at least twice a day. With the hot temperatures causing you to sweat a lot, this was a must. Now, with the cooler temperatures taking place, it is best to use your cleanser once a day to avoid drying out the skin. Be sure to use warm water, not cold. It is recommended that you try a creambased cleanser, followed by a gentle toner so that you don’t strip away the natural oils from your skin.

Use Thicker Moisturizer The sole purpose of moisturizing is to reduce the chance of developing dry and oily skin. Having dry and oily skin can cause welcome in acne. During the colder weeks the water in your skin tends to evaporate more rapidly causing your skin to feel dry and tight. It’s an uncomfortable feeling to have, and at times can be a little tense. It is best to go heavier on the moisturizing cream, for sensitive skin, hydrate with elastin, collagen or aloe.

Hold Back on Exfoliating Due to the skin becoming dryer during autumn season it is more vulnerable to damage. You may experience redness, itchy, or painful cracks within the skin. Exfoliating is not always encouraged during this time, depending on the type of exfoliator that is being used. Most products contain moisturizing beads which can be too rough on the skin. It is suggested that you continue to exfoliate because it helps replenish the skin, but just remember to take it easy. Following this type of skin care can improve the skin and prepare it for the changes to come. Along with this regimen feel free to add a toner, or to treat yourself to a luxurious facemask. You can even choose to stick to more natural based product. Autumn shouldn’t feel as if you can’t pamper yourself, but you must make sure that you are using the right combination of products. Tips to Ensure Your Gut Health Doesn’t“Fall”Behind This Autumn

Summer has ended, and with how trying the last year has been, one can hardly be blamed for feeling tempted to indulge in some pumpkin spice or other seasonal goodies. While the occasional treat is fine, it’s important not to overindulge. What we eat and how we eat it is a huge component of our gut health, one of the most critical components of well-being for both our bodies and minds. Did you know many of our immune systems – 70 percent, to be exact – is concentrated around our gut? Our digestive tracts are home to “gut flora,” a variety of microorganisms that help us digest our food, allocate resources and maintain our immune systems. While gut flora helps us in many ways, they can potentially be very dangerous if they become imbalanced. One example is “leaky gut syndrome,” caused when an imbalance of gut flora triggers an autoimmune response, ultimately allowing harmful bacteria and toxins to infiltrate our bloodstream. That may all sound complex, but the practical everyday steps to maintaining well-balanced gut health are thankfully quite simple. To help manage your gut health this fall, consider these five lifestyle tips:

Detox Your Gut Many things we consume daily are less than helpful – or even harmful – to our gut. For example, commonly prescribed and over-the-counter medicines can have a wide range of adverse effects on gut flora. Alcohol, sugar and processed foods can also inflame our intestines and create a selection ground for microbes that cause disease. The first step to gut health and immune system support is to take a hard look at what you’re putting into your body daily and cut out – or at least cut back on – anything harmful. October 2021

Eat probiotic-rich foods Once you’ve detoxed, you can begin to rebuild your diet with a range of probioticrich foods. Probiotics are microorganisms that support and strengthen our gut flora, providing a range of health benefits. Food’s rich in probiotics include: Fermented pickles Kefir Kimchi Kombucha Lassi Miso Natto Sauerkraut Tempeh Yogurt (both dairy and non-dairy)

Support your probiotic intake with prebiotic-rich foods While probiotics play a wonderful supporting role for our immune system, they need some help themselves to draw out their full potential. That’s where prebiotics come in – compounds that promote the growth of beneficial microorganisms such as probiotics. Support your probiotic-rich foods with prebiotics, and your gut flora will work like a well-oiled machine. Food’s rich in prebiotics include: Apples Asparagus Bananas (green is better than yellow) Chicory root Dandelion greens Garlic Artichokes Jicama Leeks Lentils Oats (sprouted, organic, gluten-free) Onions

Be mindful of your stress and eat in a relaxed environment Stress can break us down - physically, emotionally, mentally and physiologically. Studies have found that eating in a

stressed environment can have several adverse effects on our gut flora, and even a perfectly healthy diet won’t be as effective if we’re stressed out all the time. Do your body a favor and be sure to eat your meals in a calm, relaxed environment. Outside of mealtime, do what you can to manage your stress – it will be of enormous benefit to your health overall, not just your gut.

Exercise and sleep for overall improved gut health Regular exercise and quality sleep are often touted as hallmarks of a healthy lifestyle, and their benefits extend to the gut as well. Active lifestyles help to promote the spread of healthy bacteria and, conversely, lack of sleep can disrupt our inner ecosystems and compromise those same bacteria. By staying active and getting enough sleep every night, you’re creating an ideal environment for the healthy bacteria in your body to do their jobs. If you’re experiencing any gut-related issues - signaled by diarrhea, bloating, constipation, unexplained fatigue and irritable bowel syndrome, it’s critical to get tested. Even if you aren’t experiencing any symptoms, it’s a good idea to determine your potential immune vulnerabilities using a test such as the Lymphocyte Map, offered by Cyrex Laboratories. Staying aware of your gut health can be helpful to protect both your body and mind as best you can.
