On the cover, we have industry veterans Ronn Nicolli and Ryan Craig, who serve as Senior Vice President of Creative Strategy and Senior Vice President of Nightlife, Daylife, and Events. In our exclusive interview Nicolli and Craig give us insight into creating KAOS.

Get Your Home Ready for Summer! May is the month that shows us the promise to come. Winter is behind us and summer is around the corner.

So, what should we be doing to bring summer into our home? Color! Light fabrics, a new look!

Throw big white and green textured pillows on the floor inviting the kids to sit down in a casual arrangement.

Why not bring the beach to your home? Looking at the new furniture offerings for summer, I see lots of rattan and wicker. A white wicker sectional with white linen cushions‌so clean so open air in look. Dab color onto it with great floral pillows. Green and white tropical pillows add the spark from the outdoors. Add in green and white stripes and a throw in green and white chevron pattern.

The surroundings decor can be palm trees, even a cactus to add color from the outdoors. At this time of year, cacti are in full bloom, it would be great to see one added to the mix, bringing the desert flora and fauna to the party!

they use soft, delicate music to take the worries away. There is a place and time for heavy music that has you up and dancing, this is not the night club, we want to have it mellow and charming. Artwork can reflect a day at the beach. A row of colorful chaise lounges in the sand, with the water just beyond. A sailboat regatta under way with the beautiful winged boats gliding through the crystal blue water. Birds caught in flight, just drifting with the air currents. Tan and white textured woven fabric tied together in a beautiful area rug. Or a big white rug with a palm leaf centered on its face. Be old, be bright, be light! The beach is casual, fun and different. That is what we want after a long winter. Escape to the great outdoors by bringing it inside. I have a client who changed their home’s entire personality by putting in white porcelain tiles last year. It gives them a myriad of choices, all year round as to how to decorate. It certainly should be fun bringing the muted colors of the beach in this season. A big white, nubby fabric sofa, a wonderful area rug in summer color, the soft creamy colors of yellow and white on the wall, accented by huge pieces of artwork.

I always feel so serene when I go onto a spa and want to keep that feeling when I walk back out into the world. That can be accomplished at home as well. Simple, light monotone colors, serene wall coverings, candles that bring the scent of the sand and the beach into your home. Sand tones, soft yellows and beiges as the main color in the rooms. Add light, sheer draping at the windows, bringing the feeling of soft evening breezes coming in off the beach. Surround yourself with the same kind of music. Have you been to a spa lately? They have the huge windows, floor to ceiling in their home high in the Las Vegas sky. So, without having to worry about neighbors looking in at them, they have some great options for their window coverings. Too bright during the day? Lower the textured window blinds, allowing them to look out but keep the sun out doors as well. At night up go those blinds so they can see the great expanse of the city and the golf course beyond their door or window front. They have a huge round dining room table, where one of the Moroccan style beaded chandeliers would be great. Add some colorful, non-matching wicker chairs around it and the party can begin. Genesis revealed the Mint Concept at Hudson Yards, ahead of the opening of the 2019 New York International Auto Show. The Mint Concept introduces the all-electric, luxury car for the city, a new vehicle typology, featuring organic design and an innovative interior user experience. "As a brand, Genesis embraces progressive design values, and the Mint Concept reinforces this commitment from a previously undiscovered perspective," said Manfred Fitzgerald, Executive Vice President and Global Head of the Genesis Brand. "Mint belongs in the city, and we are proud to introduce our evolution of the ideal city car in New York."

THE ELECTRIC LUXURY CITY CAR: A NEW VEHICLE TYPOLOGY The Mint Concept respects city life and the challenges it dispatches on a regular basis. The lightweight runabout reimagines the iconic shape of the city car, tailored to the needs of modern lifestyle. Mint is both highly maneuverable and exhilarating to drive. "The Mint Concept disconnects the physical dimensions of the vehicle from its positioning as a premium product, calquing the city car of the past to today," said Luc Donckerwolke, Executive Vice President and Chief Design Officer of Hyundai Motor Group. "The Mint Concept is a designer's Occam's razor that challenged us to visualize a scaled-down interpretation of our signature aesthetic." The Mint Concept represents a holistic collaboration among Genesis design studios located around the world, led by Genesis Global Advanced Design in Germany, Genesis Design Team in the U.S., and the Namyang Design Center in South Korea.

STYLED FOR THE CITY Inside and out, the Mint Concept posits an expanded definition of Genesis brand design cues adapted for a two-door, two-passenger city car with a reduced footprint. Finished in Hunter Green matte paint, the Mint Concept beautifully stretches a three-box design to the corners with extremely short front and rear overhangs. "The Mint Concept is a new urban icon that marries classic proportions with forward-looking, minimalist design," said Donckerwolke. "The Mint Concept instantly finds purpose and meaning in the city, just as so many people who call the world's most densely populated metropolises home." May 2019

The Genesis design hallmarks are evolved and designed specifically for the Mint Concept. Quad Lamps in front and back stretch to the corners, to enhance the feeling of presence and stance, with their respective top light elements connecting to form wraparound light bands. The Crest Grille appears as a closed sculptural element with a slight opening for the reduced cooling requirements of the battery pack. The signature Parabolic Line wraps around the body of the Mint Concept, with a sweeping uptick toward the concave rear. The overall motif skews to the sportier side of Athletic Elegance. The G-Matrix pattern serves a functional purpose on the lower half of the vehicle, used for efficient cooling and airflow circulation around the battery floor; it is also the basis for the Mint Concept's aerodynamic wheel design. In lieu of a conventional trunk with a rear hatch, the Mint Concept features a generous parcel shelf designed for occasional use. Access to the rear compartment is provided by scissor-style side openings engineered with a lowload-in point to allow for easy stowage and retrieval. The interior of the Mint Concept offers ample space to stash temporary items that are essential for day-to-day life, with focus on portability and accessibility. The rear-mounted and centered charge port facilitates connections to charging stations.

that runs across the width of the passenger compartment and in the repeating pattern for the floor and cargo area. The center console, which houses a central control knob, can be folded, turning the floating front bench into a settee. Ingress and egress are made easier, thanks to the automatic swiveling capability of the instrument panel and the bench seat.

Like a carefully furnished city dwelling constrained by space requirements, the Mint Concept takes advantage of every cubic inch of its interior. The cozy space for two is made to feel expansive, using lightweight textiles, cognac leather, and mullion-free windows.

The oblong steering wheel is surrounded by six copper Graphic User Interface (GUI) information screens that call attention to critical vehicle functions individually. A seventh screen mounted flush in the steering wheel displays primary vehicle information while allowing the driver to maintain focus on the road ahead.

"The interior styling of the Mint Concept takes influence from the Korean tradition of embracing the empty space, as well as modern European furniture design," said Donckerwolke.

The versatility of the Mint Concept extends to the design and engineering of its high-density, battery-electric powertrain, which is capable of an estimated 200 miles per full charge and 350-KW fast recharging.

The new Palms Casino Resort in Las Vegas is anything, but ordinary and is making a BOLD statement with over $690 million renovation that touches virtually every aspect of the property. The completely reimagined resort with its unrivaled art from Damien Hirst, Andy Warhol amongst many, a slew of top-quality restaurants from award-winning chefs such as Bobby Flay and Michael Symon, and the star-studded opening of its latest Day and Nightclub KAOS marks a new era for the Palms. KAOS, which boasts a 73,000-square-foot dayclub and 29,000-square-foot nightclub, will be Palms’ grand re-entry into Las Vegas’ night and daylife scene with exclusive residencies with Marshmello, Kaskade, G-Eazy, Above & Beyond and Cardi B. Owners Frank and Lorenzo Fertitta turned to industry veterans Ronn Nicolli to serve as Senior Vice President of Creative Strategy and Ryan Craig to serve as Senior Vice President of Nightlife, Daylife, and Events. Nicolli and Craig, who bonded as friends while working at Wynn Las Vegas in 2005 bring a lot of experience to the Palms. In our exclusive interview Nicolli and Craig give us insight into creating KAOS.

Q: What attracted you to get involved with the redevelopment of the Palms? Nicolli: The Palms really needed to bring in a strong localized team that would play into that ideology that property comes first. When we met with Frank and Lorenzo in our initial meeting—we realized we had a shared vision which made it even more amazing. Craig: The team and a great foundation that was already in place was a selling point. We had all worked together at some point. The collective vision was there from the start which made it very attractive. We knew we can build a great team off this foundation and be successful. Q: How is it like working together? Nicolli: I think we complement each other well. What I am not good at Ryan is amazing at. The pairing of us together came at a great time in both of our careers. Coming over here and building this culture together with thirty-years of combined experience really made sense. Craig: We fit together well. Ronn and I met at the Wynn and worked there together for eight years. We both grew into executive roles and even when I went on to other properties, we stayed connected and remained best friends. It’s great to reunite again. Q: What do you love most about the new Palms? Nicolli: I think what I love the most is the culture and makeup of this company. They make you feel like you are a part of the family. The team is collectively supportive, and environment is positive. It feels good to be here. Coming here every day is very inspiring.

Craig: They really accomplished a great all-around experience here at the Palms. From the best dayclub and nightclub, to amazing dining like Scotch 80 Prime or Vetri Cucina. You can have elevated lounge experience at APEX Social Club or go enjoy a relaxing movie at the theater. There is something for everyone. Q: What makes KAOS unique in comparison to other venues in Las Vegas? Nicolli: I don’t think I’ve ever seen technology like this at any other club in the entire world. We can transform each night into a truly special experience. Craig: It’s the first of its kind. It’s beyond festival quality. The technology is just amazing and extends beyond the club and up the side of the Ivory Tower in the form of an LED wall, which streams live shots of the dayclub and nightclub to the outside world. We’ve got multiple stages for inside and outside. It’s a very interactive space that can be customized based on the artist that we have on that day or night.

Q: Can you tell us a little about the impressive lineup? Nicolli: We have the most diverse music lineup. The Marshmello residency, I think, was a huge one for us. He’s shaping up to be possibly the top EDM artist in the world. There’s an opportunity to experience so many different sounds on any given weekend. Craig: We have performers, DJ’s, producers—it’s more of an experience that caters to everyone, rather than one musical genre from house, hip-hop to Latin music. You get to see a global star like J Balvin, who would normally perform in arena in an intimate setting at KAOS. Q: Any exciting or upcoming news you would like to share with us? Nicolli: We have a pool side concert series that is going to come out in the summer. The space has so many identities that we have yet to unveil. We are going to see a lot of exciting things that come out of KAOS. Craig: We have some big names in our lineup we have not announced yet. Thursday is our industry night. You can expect some great surprises.

Named Chairman of The Council of Fashion Designers of America

T

he Council of Fashion Designers of America announced Tom Ford as the next Chairman of the CFDA, effective June 2019. Ford was ratified by the CFDA Board during a meeting at the CFDA offices. He succeeds CFDA's current Chairwoman Diane von Furstenberg.

Tom Ford is an award-winning fashion designer, film director, screenwriter, and film producer. In April 2005, the American born designer announced the creation of his eponymous luxury brand, beginning with menswear. Today, the TOM FORD brand offers a complete collection of Menswear, as well as Womenswear, Accessories, Eyewear, Beauty and most recently underwear and timepieces. Ford previously served as the Creative Director of Gucci Group, where he designed for luxury houses Gucci and Yves Saint Laurent until 2004. Ford, who began his career as a design assistant for CFDA Member Cathy Hardwick, has been a member of the CFDA since 2000. He has won a total of seven CFDA Fashion Awards: Menswear Designer of the Year (2015, 2008), Womenswear Designer of the Year (2001), Accessory Designer of the Year (2002), Board of Director's Tribute (2004), International Designer of the Year (1995), and the Geoffrey Beene Lifetime Achievement Award (2014). Ford has shown his collections in London, Los Angeles, and New York. "I have had the privilege of being a member of the American Fashion community for many years and have experienced what the CFDA does for its members and the industry as a whole," Tom Ford said. "Having lived and worked in each of the global fashion capitals of the world, I look forward to working with the Board of Directors to further the voice of American Fashion and its designers. As the Chairman, I look forward to continuing the incredible work Diane has done over the last 13 years. Diane is a true force and her contribution to the CFDA and to American fashion is immeasurable. We all owe her a great deal." "I am so excited that Tom Ford has agreed to come and lead the CFDA," Diane von Furstenberg said. "American Fashion could not wish for a better visionary to further grow its impact in the global landscape. Tom is a role model for all of us, and we are very lucky to have him as the next Chairman of the CFDA." Frist Art Museum Presents 'Frida Kahlo, Diego Rivera, and Mexican Modernism from the Jacques and Natasha Gelman Collection' Among the more than 150 works on view will be seven painted self-portraits by Kahlo, Rivera's Calla Lily Vendor, and numerous portraits of the Gelmans, plus more than fifty photographs that provide insight into Kahlo and Rivera's passionate love affair and how the couple lived, worked, and dressed. Husband-and-wife collectors Jacques and Natasha Gelman were glamorous and wealthy Eastern European refugees who married

in Mexico in 1941, took part in Mexico City's vibrant art scene, and acquired art mostly from their artist friends. In 1943, Jacques commissioned a full-length portrait of Natasha from Rivera, Mexico's most celebrated painter. "The Gelmans formed close friendships with many artists in this exhibition, often acting as patrons and promoters of their careers and assembling one of the finest collections of modern Mexican art in the world along the way," says Frist Art Museum curator Trinita Kennedy.

Born in 1907 in Coyoacán, a suburb south of Mexico City, Kahlo had a difficult childhood, facing a bout with polio at age six and a bus accident at the age of 18 that left her disabled and often bedridden. "It was during her recovery from the accident that Kahlo began to paint, in part because she was bored in bed. She spent hours alone with an easel and a mirror painting her own face," says Kennedy. "She never attended art school, but as she considered a career as an artist, she sought out several of Mexico's leading painters, including Rivera, whom she had met several years earlier." Their friendship became a courtship, with the two marrying in 1929. Unfaithful to each other, the pair divorced in 1939, only to remarry in 1940. In the early twentieth century, Mexico's artistic avant-garde was closely tied to political and social revolution. Following Mexico's civil war from 1910 to 1920, the government enlisted male painters to produce monumental murals in public buildings. Rivera was a revered figure in this muralism movement and an avowed Communist. "Using art, which could be understood by the masses, Rivera, Orozco, Siqueiros and others helped Mexico fashion a new identity rooted in its own unique history," says Kennedy. Rivera's artistic works, as well as his vocal opinions on the role of art, would shape the development of Mexican culture throughout the first half of the twentieth century. "His depictions of Mexican traditions and everyday life soon came to epitomize Mexican culture at home and abroad, including the United States," says Kennedy. Like Rivera, Kahlo infused her work with mexicanidad, an identification with Mexico's distinct national history, traditions, culture, and natural environment, but in a much more personal way. About a third of her paintings are self-portraits, the works for which she is now most celebrated. They accentuate her distinctive appearance, characterized by a v-shaped unibrow, deep brown eyes, mustache, carefully coiffed hair with braids, and indigenous Mexican clothing. In Diego on My Mind (Self-Portrait as Tehuana), for example, she crowns herself with a festive indigenous Mexican headdress known as a resplandor. Known primarily in artistic circles during her lifetime, Kahlo's paintings began to attract widespread international attention in the decades following her death. Her work and life story continued to resonate in pop culture with the success of Frida, a 1983 biography by Hayden Herrera, and the 2002 biopic Frida, starring Salma Hayek.

World's Tallest Modular Hotel Set to Rise In New York City This Fall Highlighting Marriott International's Vision to Disrupt the Way Buildings Get Built. The 26-story, $65 million modular tower plan marks turning point for industry confidence in prefabrication The world's tallest modular hotel – which will carry a brand of Marriott International is on track to be stacked in late fall in New York City with prefabricated and pre-furnished guestrooms. Once erected over a 90-day period, the 360-foot-tall tower will represent a milestone for Marriott's ongoing initiative to encourage hotel developers in North America to embrace modular for new construction projects. To be topped with a modular roof and modular rooftop bar, the world's tallest modular hotel is expected to open in late 2020 as the AC Hotel New York NoMad. FULLY FINISHED GUEST ROOMS The 168-room, 26-story AC Hotel New York NoMad is scheduled to rise at 842 Sixth Avenue with prefabricated guestrooms arriving at the hotel site fully constructed, inside and out. Besides finished, painted walls, each "module" will contain a fully outfitted guest room – with beds, sheets, pillows, flooring and even toiletries. The hotel's roof and rooftop bar are expected to be produced using modular construction, and its more customized public areas such as the restaurant and lobby are expected to be constructed using traditional methods. Prefabrication is a process that Marriott has found typically reduces the construction timeline, curbs site waste and noise, and results in a higher-quality product produced with factory level precision. The time savings comes from the ability to perform two crucial functions simultaneously – building the public spaces on site while manufacturing the guest rooms offsite.

The report is based on an analysis of home offer and purchase data from thousands of people who bought homes with Redfin agents nationwide over the past five years. The biggest year-over-year increases in first-offer success rates were seen in some of the West Coast markets that were uber-competitive last year. Nearly two-thirds (63%) of people who purchased a home in the San Jose metro area in the first quarter of 2019 successfully purchased the first home they made an offer on. A year earlier, only 25 percent of San Jose homebuyers successfully purchased the first home they made an offer on. More than half (53%) of San Diego homebuyers last quarter closed on the home that was the first one they bid on, up from 38 percent a year earlier. In Seattle, the first-offer success rate increased to 59 percent last quarter, up from 45 percent in the same period last year.

"Last year homebuyers had to pull out all the stops to land a home in competitive West Coast markets, but this year there are more homes for sale and the odds are more in the buyer's favor," said Redfin chief economist Daryl Fairweather. "In San Jose, the market has dramatically slowed from a year ago, and it's actually now easier to get an offer accepted in San Jose than in many other parts of the country." San Jose now has the second-highest first-offer success rate in the nation, behind Charlotte (70%). Not every market is moving in buyers' favor. In San Antonio, Austin and Phoenix, the first-offer success rate fell from over 50 percent last year to under 50 percent this year. Both Austin and Phoenix were top migration destinations in the latest Redfin Migration Report. Austin and San Antonio saw the largest decreases in the nation, each falling 12 points. As more people continue to move to affordable inland markets, buyers in those areas can expect to encounter more competition in their search for a home.
