Apartment 5 at 633 Steamboat Road, Greenwich, is part of the Steamboat Mews association, which has just five units—a single-family home, three apartments in a shared building, and this standalone townhouse.

HOT PROPERTY

A Mid-Century Modern ‘work of art’ Meticulously renovated— in keeping with the architectural style, while incorporate high-end luxury finishes It’s somewhat rare to find Mid-Century Modern architecture on the market in Greenwich today, so prospective buyers who appreciate the design aesthetic will certainly take note of 29 Montgomery Lane, recently listed and offered to the market for $2.475 million. The three-bedroom home, with an attached two-car garage, is listed by Jeffrey Jackson, broker-owner of Corcoran Centric Realty. Priscilla Cornell and her husband bought the home in 2019. They’d been living in a much larger house in another section of Greenwich, and decided it was time to downsize. She kept tabs on the new listings as they came to market, and one day spotted this property on Zillow. She and her Realtor went to check it out on a cold, dreary Friday in February. The house was empty at the time and had begun to show signs of age and disrepair. But Cornell appreciated the Mid-Century Modern architectural style and saw the property’s potential. “I walked in, and I said, ‘This is my house,’” she recalled. Cornell enlisted friend and award-winning architect, Peter Wormser, to design a whole-house renovation, breathing fresh new life into the remarkable 2,722-square-foot residence. Wormer’s creations can be found all across the country, from his collaborative design of the Vietnam Veterans Memorial on Wa-

The Mid-Century Modern design incorporates one-level living, open-plan concepts, floor-to-ceiling windows, and high-end finishes. The property is listed for $2.475 million. (Note: At deadline, the owners had accepted an offer.)

ter Street in Manhattan to custom built luxury homes in California, Colorado and Connecticut. “Peter’s imprint is found on every detail of this home,” Cornell said. The renovation project took a little over a year to complete, and the couple moved in May 2020. Peter Wormser sadly passed away in 2021. Listing Broker Jeffrey Jackson describes what the architect and his clients accomplished: “It is more than a house; it is a work of art—a blend of timeless design and contemporary luxury.” The floor plan is open concept and affords true one-level living. They chose Larch wood cabinetry and top-tier appliances for the gourmet kitchen. A custom center island provides task and serving space, plus seating for four. In authentic Mid-Century Modern style, this home breaks down the visual barriers between the interiors

Left: Visually, the barriers between the home’s interiors and the natural setting outdoors are “removed” thanks to veritable walls of windows. and the naturally beautiful setting. “I designed all the landscaping,” Cornell said. “I love being outside 24/7. I’d live outside if I could. So, I love sitting out back, and in the wintertime being inside but seeing the peaceful surroundings. When you’re sitting in the living space, you’ve got these floor-toceiling windows looking out. In the winter, you can have a fire in the big fireplace. It’s really nice.”

In addition to the main living and dining areas, there’s also a family room. Among the three bedrooms is a decadent primary suite, which has an ensuite bath, a walk-in closet, and veritable walls of windows for spectacular views of the property. The lot is 1.18 acre, and among the landscape are two patios and an outdoor fireplace, intriguing rock outcroppings, perennial gardens and a wildflower

lawn. The single outbuilding on the property serves as a creative shed and artist’s studio. Cornell said that the location is notably quiet and that the neighbors are lovely people. She particularly enjoyed having access to the Montgomery Pinetum, where she enjoys walks with their dog. “The Montgomery Pinetum is a real little gem in Greenwich—that I knew nothing about, and I’ve

lived here for 35 years,” she marveled. “It’s like having 150 acres in our backyard.” At deadline, the owners had accepted an offer for the property; however, backup offers may still be accepted. Open houses this weekend Greenwich Realtors welcome prospective buyers to tour exquisite homes on the market right now

Contributed by Sotheby’s International Realty

A custom-built colonial, 328 Palmer Hill Road in Riverside is available to tour during an open house this Sunday, December 3, from 1:00 to 3:00 p.m. Steve Archino, a Realtor with Sotheby’s International Realty’s Greenwich brokerage, is the listing agent. The asking price is $2.95 million.

By Gretchen A. Peck Following the Thanksgiving holiday, the Greenwich real estate market is back in full swing, with prospective buyers eager to learn about and see in person new listings as they come available. Public open houses are planned for four properties this weekend, each with a different price point, style and location. On Sunday, December 3, from 1:00 to 3:00 p.m., there will be an open house at 165 Putnam Park, Unit 165, Greenwich. This 1,700-square-foot residence is part of a 12.06acre co-op community. The property is listed by Realtor Roseann Sarica Benedict’s team at Compass Connecticut. “This beautifully renovated three-bedroom, two-bathroom townhouse features generously sized rooms—perfect for holiday entertaining—and plenty of flexibility for your desired layout,” Benedict said. “With a bedroom and full bath on the first floor and an additional two bedrooms and bath on the second floor, you have the option to use a bedroom as an office, guest room, or choose the main floor for your master. “Enjoy coffee on your deck overlooking Putnam Park’s manicured grounds and park-like setting located within minutes to Greenwich Avenue, Whole Foods and more,” Benedict suggested. The seller is asking $799,000 for 165 Putnam Park. The three-bedroom raised ranch, with an attached one-car garage, at 24 Robertson Lane, Cos Cob, is offered to the market for $1.45 million. The Rosato Team at Coldwell Banker Realty’s Greenwich brokerage are the listing agents. They’ve planned an open house at the home this weekend—Sunday,

December 3, from 1:00 to 3:00 p.m. Managing Director Denise Rosato described the property to Greenwich Time as “ready to move right in.” She noted that the home has been completely renovated, with all new HVAC systems, a new kitchen and all new baths. The kitchen design is fresh and bright, with quartz countertops and stainless appliances. The lower level has been finished, allowing for some bonus space that could be used for any number of roles—play space, a rec room, home gym, or otherwise. The house has 2,105 square feet of living space, but F.A.R. would allow a buyer to add on, Rosato explained. For outdoor living and entertaining, there’s a deck overlooking a large, level backyard. The location is compelling, too. The property is in the Cos Cob School district. “You can walk to the train and shops,” Rosato remarked. “Perfect for first-time home buyers or downsizers.” Sotheby’s Realtor Steve Archino is hosting two public open houses on Sunday. The townhouse-style condominium at 55 Byram Terrace, Unit B, Greenwich, is open Sunday, December 3, from 12:00 p.m. to 2:00 p.m. Built in 2008, the home affords two bedrooms, four baths and 2,601 square feet of living space. Interested buyers will find this unit to be ready to move right in, according to Archino. Among the interiors are hardwood floors, crown moldings and two fireplaces. He describes the primary suite as luxurious, with vaulted ceilings, a fireplace and private bath. This unit also has a private terrace for outdoor living and an attached one-car garage. The seller is asking $1.155 million.

The renovated three-bedroom townhouse at 165 Putnam Park, Greenwich, is offered to the market for $799,000. The property is listed by Compass Connecticut Realtor Roseann Sarica Benedict.

Archino also welcomes earnest buyers to tour 328 Palmer Hill Road, Riverside, on Sunday, December 3, from 1:00 to 3:00 p.m. This three-bedroom 5,007-square-foot colonial was custom built in 1986 on a 0.55-acre lot. The asking price is $2.95 million. This single-family home is in the sought-after North Mianus School district and has many other compelling attributes, according to Archino—custom-designed interiors, a car enthusiast’s “dream garage,” generously proportioned interior spaces, and a lovely pool setting. The buyer of this home also has the opportunity to acquire the adjacent 0.33-acre lot, listed for $935,000.

Since the beginning of the COVID-19 pandemic, sellers have had a great run, especially in Greenwich, where the median sale price for single-family homes has been on the rise since 2020. This year, we’re seeing the median sales price top $2.528 million, up from $2.075 million in 2020. Even though fewer homes sold in every other price point this year, we saw a 40% increase in sales of homes over $8 million, which explains the dramatic uptick in the median sale price. The key factor in this sellers’ market continues to be low inventory. Fewer homes on the market drives up prices and gives sellers a competitive edge as a result. Inventory is down a remarkable 39% from this time last year, and we were already at historic lows last year. With so few homes on the market, the ones in good condition command top dollar and will typically go under contract in record time. It’s important to note that not every property will sell quickly right now. Buyers are savvy and still expect a fairly priced product. If you’ve watched the market recently, you’ve seen some homes that aren’t selling, and often that’s due to the condition of the house and a list price buyers deem too high. It’s wise for sellers to prepare their homes for the market—investing in

Kimberly James

renovations or repairs and decluttering—and to market it to likely buyers, with professional photography, home staging, and other marketing tools. Similarly, buyers should put their best foot forward and come to the table with attractive offer terms. It’s important to work with a licensed, local Realtor to determine the best way to structure offers, which factor in financing and inspection conditions but still have a fighting chance to be the winning bid. The seasons play a large part in the Greenwich real estate market. As we embark on the holiday season,

we’ll start to see activity dip, as it always does. However, that presents an opportunity for homeowners who’d like to sell, and I’d recommend not waiting in the wings. We never know what the next season will bring, so take advantage of the pent-up buyer demand, and strike while the iron is still hot.
