President’s Message

Jereme Montgomery, HBAL President Building Nebraska’s Future: Housing at the Heart of Statewide Growth Housing is more than shelter, it’s the foundation for workforce growth, community vitality and economic prosperity. At this year’s Governor’s Summit, I attended a presentation titled "6 Regions, 1 Nebraska" which outlined how our state is addressing economic development and community growth. One theme that resonated throughout every region was the urgent need for housing, especially affordable options.

Across Nebraska, communities are struggling with shortages in starter homes, rentals and senior living.

Rising construction costs, high insurance premiums and increasing property taxes are making affordability more challenging than ever. In rural areas, vacant and dilapidated homes remain untapped opportunities, but limited infill and infrastructure constraints slow progress.

Several regions are taking innovative steps to meet these challenges. The Metro Region is launching a Housing Developer Academy in partnership with SPARK, aimed at training emerging developers and revitalizing disinvested neighborhoods. The Western Region is conducting a housing infrastructure asset inventory to identify shovel-ready sites and calculate the infrastructure costs needed to meet demand.

The Mid-Plains Region is mapping housing and workforce data to create practical tools for both workforce development and housing solutions. In the Central Region, revitalization efforts aim to reduce vacant properties by 15% in five years, an ambitious but vital goal.

As builders, developers and community leaders, we play a critical role in turning these regional visions into reality. The "6 Regions, 1 Nebraska" initiative made it clear: from our largest metros to our smallest rural towns, every corner of the state is facing the same challenge, how do we create enough affordable, quality housing to meet our future needs?

Tell us about your family. My wife Christy and I will be married 29 years this December. We have two children, Jake and Gracie. Jake is 27 and married and works and lives in Goodland, Texas as a Behavior Interventionist in the school system. Gracie is 23 and is living in North Hollywood pursuing a dance and choreography career.

What did you want to be when you grew up? Professional athlete Where are you from? Where did you go to school? I am from Lincoln and attended Southeast High School, then UNL. When you’re not working, how do you enjoy spending your time? I enjoy

golfing, spending as much time as I can with my family, traveling and watching Cubs baseball and Husker football.

Who is someone who’s made a big impact on your life? My dad, he has taught me pretty much everything I know, and he is just a great person.

If you could have dinner with one famous person from the past or present, who would it be? Ryne Sandberg What do you love the most about your job? Being able to help people build or buy their dream homes, and all of the amazing co-workers I have.

How has your career benefited from being a member of HBAL? It has been a great networking tool to help grow personally and professionally.

What is your favorite HBAL event and why? The annual golf tournament at Highlands. I used to be on the committee for the event, and I know how much hard work goes into getting it ready. It is always a really fun event.

Remodelers Council

Thank you to everyone who made it out to this year’s Remodelers Council golf tournament supporting HBAL's scholarship fund.

Through your support and Matt Firestone generosity, HBAL Council continues to provide Remodelers Chairperson the next generation of skilled workers with scholarships to further their education. A big thank you to the golf committee for their hard work in making this event a great success.

In September, the Remodelers Council will resume its regular meetings with a presentation on IT/Cyber Security by Jarrod Daake from DataVizion. As we become increasingly reliant on technology and cybercriminals become more sophisticated, this is a must-attend event to ensure you keep yourself and your business safe from IT security threats.

August Board Report

August Board Report Remodelers Council: The last Remodelers Council meeting was June 18 at the HBAL office. This year there was an added fun challenge: The Remodelers Race. The Remodelers Council Golf Tournament is on August 15th. On September 10, there will be a presentation by Jarrod Daake from DataVizion on IT Security Legislative Update: Michaela Schwarten is working on arranging a meeting with the State Electrical Division to discuss changes to the electrical code before the 2026 Legislative Session.

Building & Safety: Several members met with interim director David Cary in July.

Personal Hygiene Drive

A Special Request from Your HBAL President At my installation ceremony in January, I shared a few “Executive Orders” to accomplish in my year as president. Executive Order #2 was simple in words but big in impact: “Give to those in need.”

Now, it’s time to make good on that promise. HBAL is launching a hygiene drive to benefit the Lincoln Hygiene Network, an organization working tirelessly to help our homeless neighbors and others in need.

Access to basic hygiene items is something many of us take for granted, but for someone without a home, these essentials can restore dignity and open doors to opportunity.

Most needed items include: – bar soap – deodorant – period products How you can help: • Drop your donation of new, unopened products at the HBAL Office between 8:00 a.m. to 4:00 p.m. Monday-Friday.

• Don’t have time to shop? Send a cash/check donation to the Lincoln Home Builders Care Foundation and the shopping will be done for you!

• Organize a mini-drive at your company and encourage your co-workers and employees to join in!

Deadline for donations is Noon on Friday, September 5th.

Together, we can make a difference in the lives of those who need it most.

Our yearly Membership Drive is wrapping up on November 30th so there is still time to recruit some new members and win the $1000 top prize.
