SHRINKING VALLEY SUPPLY HIGHLIGHTS SUMMER OPPORTUNITIES Inventory is at near all-time lows. Across the Roaring Fork Valley, real estate sales continue to set records. Coming off the heels of an unprecedented year in which the pandemic brought scores of buyers to the region for a mountain escape, 2021 is so far on pace with 2020 — yet with shrinking supply. “Aspen and Snowmass vacation properties, especially the ski-in, ski-out locations, are becoming limited. There’s only so much land that can be purchased and developed,” says Matt Tate, a Coldwell Banker Mason Morse agent who has been selling real estate in the Aspen/Snowmass area for nearly 15 years.

The pace of last summer, after the first wave of shutdowns, pushed the Valley’s spring buying season out to summer. For that reason, it may be more useful to compare the first quarters of 2019 and 2021. Closings in Aspen were 25% higher in March 2021 than in March 2019; in Snowmass, closings were 57% higher in March 2021 compared to March 2019. Tate comments: “Today, we have the same number of buyers that were here last summer, but there’s less to buy.” The consensus among many Valley brokers is that the region’s low available housing inventory will continue through summer and could be a reality for the next several years. “This market is moving fast, and you need someone on your side who is moving equally fast,” says Tate. “You need an agent who is proactive versus reactive, who is in the market 24/7 with a team dedicated to making it happen. A new market requires new energy.” New Market, New Energy Tate has the pulse of this new market. Data-driven and resourceful, he approaches each listing with the same energy, studying its strengths and weaknesses and researching the competition. He

believes every potential buyer who walks into a home has some intention of making a purchase. His goal as a listing agent is to capture that intention before it’s lost on an objectionable matter. “I’m not the broker who sits back and puts a listing in the MLS,” he says. “I enjoy the creative marketing process and the ways we can capture a buyer’s attention by showing off the home’s best attributes.” He makes sure that listings are priced right and carefully timed on the market. “You can’t succeed in this kind of environment unless you’re prepared. It takes expertise to accurately price a home that benefits the seller most and does not deter a buyer. Even if it’s a seller’s market, you have to be able to show value to buyers.” Tate comes by these skills honestly. Previously, he managed single-family homes and HOA properties, so he understands what buyers are looking for. He also learned from the best at Coldwell Banker Mason Morse, one of the top-producing brokerages in the Roaring Fork Valley. Today, he works with high-end real estate buyers and sellers from around the world. Tate also hunts down untapped value for clients — a challenge in a hot market. Recently, he sold a desirably located condo in Snowmass Village for a family that wanted a larger home in the $4–$6 million range. Since the sale was contingent, Tate located a 4,000-square-foot single-family home in their price range. However, it needed a renovation, and they were concerned about overpaying for the home. Tate lined up three local contractors who quickly put bids on the property. “These bids gave my clients peace of mind, knowing they could transition into this home and still add value to it,” says Tate. Tate goes the extra mile for clients. According to clients Jill and Steve Harrington, “Matt reminded us that price is negotiable but location is not. my property.” Creating Value and Finding Hidden Gems Hidden gem neighborhoods and sleepy enclaves with potential are few and far between, but opportunities can still be found. Snowmass Village has experienced a renaissance and an influx of capital investment in the last few years. With its new luxury hotels, restaurants, bars and public events plaza, the town has emerged from Aspen’s shadow. “There’s more development slated for the next five years, making it a smart investment,” he says. “With premiums being paid for new construction, the price-per-square-foot elevates the entire Snowmass housing market. You can still ride the upswing.” The amenities and ski-in, ski-out access of Snowmass Village are comparable to Aspen Core, yet the average price-per-square-foot is 37% lower, says Tate. Snowmass is also just a short drive to Aspen Core. The eastern and western rims of Aspen Core also hold promise for savvy buyers looking to build equity, since the housing stock in these neighborhoods tends to be older. With prices rising and inventory shrinking, Tate advises sellers to start the process now. “You have a captive audience this summer,” he says. Historically, people may have come to Aspen for the winter and stayed for the summer — but many are starting to make their moves permanent and year-round. This could make it harder to buy or sell in the Valley, underscoring the need to hire a knowledgeable agent who can navigate the ins and outs of this new market.
