As the third gem in a chain of six lakes, it offers an idyllic setting for water-based activities and a vibrant community that cherishes its surroundings. The lush environs surrounding the lake are home to diverse wildlife, including whitetailed deer, foxes, raccoons, bobcats, and black bears. Wild turkey and ruffled grouse also grace the area. to the community’s warmth with enjoyable amenities.

Lake Rabun has a rich history, marked by the completion of Mathis Dam in 1915. What was once a day-long journey for Atlantans seeking lake life, it now stands at an elevation of 1,689 feet, covering 835 acres with 25 miles of shoreline. It ranks as the second-largest lake in the chain.

LAKESIDE PARADISE

836 Presshaven Hill | Lake Rabun

This stunning Lake Rabun home offers unparalleled lakefront living on a 1.67-acre lot with over 500’ of shoreline. Built in 2019, the home features luxurious amenities and upgrades throughout, including a 2-story living room, spacious walk-in pantry, and expansive deck overlooking the water. Complete with a two-stall boathouse and generous dock with both point and cove frontage, this rare gem provides the ultimate retreat for lakeside enthusiasts.

Seed Lake, often overlooked in this chain of lakes, offers a peaceful and unassuming charm that sets it apart. It’s a welcoming spot for casual boaters, fishing enthusiasts, and local residents looking for a quiet escape.

This lovely lake, a relatively narrow 240-acre impoundment of the Tallulah River, boasts a meandering shoreline that spans approximately 13 miles. It has a rich history, dating back to 1926 when it was first dammed. Seed Lake is the second in the series of Georgia Power lakes, nestled downstream from the Burton Dam.

Access to Seed Lake is straightforward, with just one boat ramp on its north side. The lake is embraced by national forest land and Georgia Power property, giving it a secluded feel. The Seed Lake Association welcomes all property owners into its community.

Seed Lake’s charm lies in its simple and peaceful character, a place that quietly beckons those seeking a serene escape.

SEED LAKE

Fee Simple vs. Lease Lots

Understanding property ownership around Georgia’s lakes.

Molly Williams

Harry Norman Luxury Lake & Mountain REALTOR®

Many prospective buyers of properties around Lake Burton, Seed Lake, and Lake Rabun often inquire about the distinctions between fee simple lots and Georgia Power lease lots. Here are detailed descriptions of each type:

Fee Simple Lots: Fee simple is one of the most well-known types of property ownership in residential real estate. It is often called “fee simple absolute” because it represents the most complete form of ownership. In this arrangement, the buyer is granted full and permanent ownership of both the land and any improvements on it. There are far fewer Fee Simple lots on Lakes Burton, Seed, and Rabun in comparison to Leasehold lots. They have the right to use, occupy, and manage the land as they wish, whether that means selling, giving, trading, leasing, or passing it on to their heirs. Fee simple owners must still abide by the Georgia Power shoreline management restrictions.

Georgia Power Leased Lots: Leasehold ownership is the most common type of property ownership on Lakes Burton, Seed and Rabun. In the context of Georgia Power leasehold ownership, the actual land or ground itself is owned by Georgia Power, while the improvements on the land, including structures and boathouses, are owned by the leaseholder, who is the purchaser. Georgia Power typically offers a standardized 15-year lease agreement, which includes a guaranteed 15-year renewal option for the property. Lease payments are made annually to Georgia Power. Georgia Power has also established a lease transfer fee specific to leasehold properties which is paid in full to Georgia Power each time a leasehold property changes hands. It is worth noting that the transfer fee can be paid by either the buyer or seller in a real estate transaction. The current transfer fee for most Georgia Power leasehold lots is $20,000.

The taxation of Georgia Power leasehold properties differs from that of fee simple properties. For leasehold properties, the Georgia Department of Revenue assesses taxes on Georgia Power for their land holdings. Georgia Power assigns a valuation to each lake lot they own and passes on a lot assessment to individual leaseholders of leasehold lots each year to account for this taxation. Consequently, owners of leasehold properties in our area receive a property tax bill from Rabun County that taxes various property improvements, such as the house and boathouse. In addition to this property tax bill, they also receive an annual lot assessment from Georgia Power to cover the pass-through property tax on the land lot. In contrast, fee simple lot owners receive a single annual tax bill from Rabun County that includes taxes for both the land lot and improvements.

For further information regarding Georgia Power leasehold ownership, we encourage you to consult the Georgia Power Shoreline Management Guide at Georgiapower.com.
