Your family is originally from Atlanta. Tell us how you landed in northeast Georgia.
When I was around 11 years old, my parents purchased a rustic “fish camp” on the lake in 1973. My husband, Rich (aka Pearl) and I purchased the cottage in the early 90’s and rebuilt the “Dawgwood Lodge” in 2001. I spent the majority of my teenage and college summers on Lake Burton. Lake time included summer jobs and any free time was filled with early morning skiing, boating and hiking on the many trails in Rabun County, and simply hanging out with great friends who made up the very prestigious Lake Burton Delinquent Society “LBDS”. Last year my family celebrated 50 years of homeownership on Lake Burton.
Tell us about your entry into the real estate industry.
After spending 23 years in the financial services industry, I retired and formed a construction business with my brother starting with the design and rebuild of our personal home on the lake. One of the hallmarks of our construction projects was the use of reclaimed materials- much of which was sourced from the area. My love of architectural design & landscaping raised my interest in the real estate business. In 2008, I was given the opportunity to establish a presence in the real estate brokerage business and opened the Harry Norman Luxury Lake and Mountain office. I feel blessed to be surrounded by a group of agents and staff who share the same values and business principles that I possess.. In an industry that is very competitive by nature, our office cultivates and nurtures a team working environment; a characteristic that we believe sets up apart.
Tell us about the history of the name “Dawgwood Lodge”.
We are dog people!!! We have our own and “guest” dogs are always welcome. It’s not unusual to have 8-10 running up and down the dock chasing kids, barking at the ducks and snatching dropped morsels of food. The casual atmosphere has contributed to the creation of treasured memories over all of these years. The fall season brings football watch parties at the boathouse when we are not in Athens cheering on the Georgia Bulldogs. As the name of our home implies, we love dogs, the Dawgs and our favorite tree is the Dogwood 28
What’s a favorite memory of growing up in this area?
My favorite memory of growing up here was living on Seed Lake. All the kids would have access to boats, and our parents did not worry about us. If there was a rainstorm we would hole up at someone’s house or boathouse. We skied with each other, ate at each other’s houses, had no cares or worries. In the summer after the lake would clear out we would head to Mountain City Play House for square dancing.
Tell us about your journey into real estate.
It all began in 1980 when my parents decided to bring their expertise in real estate to Clayton. Little did they know, this decision would not only shape their future but also mine. In 1985, I obtained my real estate license, and from there I immersed myself in the workings of the office, eagerly learning the ropes while also managing secretarial duties. Tragedy struck in 1991 with the passing of my Dad. Stepping into the void left by my father’s absence, I assumed the role of managing the office and its agents. It was the moment that solidified my commitment to the family legacy. In 2007, another chapter beckoned as I embraced a new opportunity. The chance to help open and manage the Harry Norman, Realtors Luxury Lake and Mountain Office presented itself, and I accepted the position.
W hat sort of things do you like to do outside of the office?
I love the opportunity to spend time in the kitchen, especially during the summer months when the garden is in full bloom. I also like walking and exploring, to enjoy the beauty of our community, and attending church. We also have a small honey business, Trillium Creek Farm, where my husband Bill tends to the bees and I lend a helping hand during the honey season, Family also keeps me busy. Our two married sons, five grandchildren, and my Mom, a retired real estate broker, all live in the area.
As a colleague and leader, what I admire most about Sandi is her integrity and authenticity. She leads by example, demonstrating honesty, transparency, and ethical conduct in all her dealings. Many prospective buyers of properties around Lake Burton, Seed Lake, and Lake Rabun often inquire about the distinctions between fee simple lots and Georgia Power lease lots. Here are detailed descriptions of each type:
Fee Simple Lots: Fee simple is one of the most well-known types of property ownership in residential real estate. It is often called “fee simple absolute” because it represents the most complete form of ownership. In this arrangement, the buyer is granted full and permanent ownership of both the land and any improvements on it. There are far fewer Fee Simple lots on Lakes Burton, Seed, and Rabun in comparison to Leasehold lots. They have the right to use, occupy, and manage the land as they wish, whether that means selling, giving, trading, leasing, or passing it on to their heirs. Fee simple owners must still abide by the Georgia Power shoreline management restrictions.
Georgia Power Leased Lots: Leasehold ownership is the most common type of property ownership on Lakes Burton, Seed and Rabun. In the context of Georgia Power leasehold ownership, the actual land or ground itself is owned by Georgia Power, while the improvements on the land, including structures and boathouses, are owned by the leaseholder, who is the purchaser. Georgia Power typically offers a standardized 15-year lease agreement, which includes a guaranteed 15-year renewal option for the property. Lease payments are made annually to Georgia Power. Georgia Power has also established a lease transfer fee specific to leasehold properties which is paid in full to Georgia Power each time a leasehold property changes hands. It is worth noting that the transfer fee can be paid by either the buyer or seller in a real estate transaction. The current transfer fee for most Georgia Power leasehold lots is $20,000.
The taxation of Georgia Power leasehold properties differs from that of fee simple properties. For leasehold properties, the Georgia Department of Revenue assesses taxes on Georgia Power for their land holdings. Georgia Power assigns a valuation to each lake lot they own and passes on a lot assessment to individual leaseholders of leasehold lots each year to account for this taxation. Consequently, owners of leasehold properties in our area receive a property tax bill from Rabun County that taxes various property improvements, such as the house and boathouse. In addition to this property tax bill, they also receive an annual lot assessment from Georgia Power to cover the pass-through property tax on the land lot. In contrast, fee simple lot owners receive a single annual tax bill from Rabun County that includes taxes for both the land lot and improvements.
