CONSTRUCTION TECHNOLOGY LEVERAGING THE RIGHT TOOLS TO ENHANCE EFFICIENCY AND QUALITY BIM (Building Information Modeling) is an intelligent 3D model-based process that gives architecture, engineering, and construction (AEC) professionals the insight and tools to more efficiently plan, design, construct, and manage buildings and infrastructure before ever turning over a shovel of dirt.

Harper has an in-house Virtual Building team that uses BIM to build a project virtually, in order to eliminate any costly errors ahead of time — streamlining the schedule and saving you from any potential delays or rework costs.

LASER SCANNING: For renovations and project additions, our Harper team leverages our robotic total station to scan the existing buildings and create the most accurate as-built drawings possible. The newly created as-builts can be shared with the design team to efficiently further their design efforts. The project team will also leverage the as-built model as the design matures and will conform to actual field conditions.

MATERIALS & OPTIONS ANALYSIS/VALUE ENGINEERING: During the preconstruction process we will use Beck 3D estimating to efficiently develop accurate take-off of the building design. When using 3D Design Models in OAC & design meetings, we evaluate “on-thefly” design decisions to see the immediate impacts to the project budget.

FURMAN UNIVERSITY ADMINISTRATION RENOVATION GREENVILLE, SC | DESIGN-BUILD As General Contractor, Harper was selected to perform the interior renovation of Furman’s Administration Building. Harper partnered with McMillan Pazden Smith to design the scope of the project.

The major goal of this project was to improve space utilization for the Admission Office on the first floor and the Administrative offices on the second floor. This included creating a more functional and aesthetically-pleasing environment for staff and visitors in the offices. In addition, a 40-space parking lot with exterior lighting was built to provide additional parking for guests. Exterior hardscape improvements were also added.

PRESBYTERIAN COLLEGE: NEVILLE HALL RENOVATION & ADDITION CLINTON, SC | CM AT-RISK Harper served as the CM At-Risk for the renovation and expansion of historic Neville Hall in the heart of the Presbyterian College campus. Built in 1907, Neville Hall is one of the most highly utilized academic buildings on campus and, as such, had significant deferred maintenance issues to address as part of this project. In addition, the college tasked us with overseeing the renovation of three stories of the landmark building. These renovations included the restoration of the building’s historic rotunda, addition of a 120-seat auditorium, and an increase to the overall number of classroom and office spaces. In total, Harper completed a comprehensive renovation to Neville’s existing 24,683 SF and an addition of 15,574 SF. As CM At-Risk, Harper provided a wide array of program management covering every facet of the implementation process including architect and builder selection, design management, construction oversight, and successful delivery.

CONVERSE COLLEGE PELL AND DEXTER HALL SPARTANBURG, SC | CM AT-RISK

One of the oldest buildings in Spartanburg, Pell Hall was constructed in 1891 and is listed in the National Register of Historic Places. Major struc reinforcements were installed to stabilize the existing structure including extensive shoring to accommodate the installation of new first floor fr system. In addition, a new central energy plant to serve the dorms and other buildings on campus was also included in the project. The 21,100 Victorian structure received extensive renovations along with Dexter Hall, a 26,120 SF student housing facility on the Converse College campus

Pell Hall was the second building on campus and is well loved by generations of students for its historic charm. It had fallen into disrepair and re significant interior and exterior restoration. SHERMAN COLLEGE STUDENT CENTER BOILING SPRINGS, SC | CM AT-RISK Harper was selected to be the CM At-Risk for the new 22,000 SF Student Center at Sherman College in Boiling Springs, SC. The Center is named after Drs. Thom and Betty Gelardi Student Center and has structural steel, a large 21’-tall concrete retaining wall, storefront, metal wall panels, brick veneer, and stucco exterior ceilings. The interior of the building has a large banquet room with exposed ceilings and fabric duct work. The typical use for the building is as a library, bookstore, and café and includes study rooms and offices.

FURMAN UNIVERSITY LACROSSE LOCKER ROOM RENOVATIONS GREENVILLE, SC | CM AT-RISK Harper was hired as CM At-Risk to perform renovations to the Furman Men’s Lacrosse program’s locker and team meeting areas. The 61 existing lacrosse lockers were re-purposed and reorganized to fit within the back half of the space. The total SF renovated was 2,336 SF. Renovations to the mechanical and electrical systems, wall, ceiling, overhead coiling door, and casework were performed. Other updates to the meeting space were as follows: a new large back-painted glass marker board, a specialty aluminum baffle, ceiling system with dimmable linear LED light fixtures, new speaker and projection system, equipment lockers, and motivational team graphics. Harper performed this project on time and under budget.

110 EAST COURT STREET GREENVILLE, SC | CM AT-RISK Downtown Greenville’s skyline welcomed this 125,000 SF state-of-the-art precast building, including six stories of Class-A office space and a premier 7,000 SF indoor/outdoor rooftop event space into the central business district of Greenville. This stunning building and the adjacent five-story City of Greenville parking garage recieved LEED® Silver certification for their strides in sustainability. The project was also awarded the SC Chapter of American Public Works Association Project of the Year.

Harper served as the CM At-Risk for this project and delivered multiple rounds of budgeting, material alternates, and analysis as part of preconstruction phase services. Mechanical systems and skin and site analysis were several of the many services provided by the Harper preconstruction team. Additionally, Harper’s Virtual Building group performed design coordination for both the building designs and underground utilities. Harper oversaw all construction phase services beginning with sitework and demolition, and concluding with the punch list.

BRIDGEWAY STATION OFFICE BUILDING GREENVILLE, SC | DESIGN-BUILD Harper completed this Class-A, three-story office building in the new BridgeWay Station development in Mauldin, SC. Harper was selected as the Design-Build Contractor for the 75,000 SF building for Hughes Investments, and engaged MCA Architecture as their architect. Completed in 2019, this speculative office building is constructed primarily of tilt-up wall panels and glass. This is only the second office of its kind in the Upstate to use this costeffective technique. The core includes elevators, finished lobby, and common area restrooms. Harper has assisted with a tenant upfit for ABB to inhabit the building since the originally construction.

REWA CORPORATE HEADQUARTERS GREENVILLE, SC | CM AT-RISK As CM At-Risk, Harper performed preconstruction and construction services for a new two-story, 27,000 SF headquarters building. Harper produced multiple design iteration budgets, mechanical systems life cycle analysis, and a detailed materials review to ensure design intent was reached and the budget maintained. Constructed on the existing administration building’s footprint, the new ReWa Corporate Office offers a number of unique architectural details. Two of those include the two-story glass atrium leading to an exterior patio and the North Carolina mountain stone, glass, and two types of metal panels comprising the exterior of this Class-A office space. The roof is a standing seam metal panel over rigid insulation with a large overhang expressing the exposed structural steel support frame. The exterior stone extends from the exterior into the atrium and, with the large expanse of glass, brings the natural beauty of the site into the building.

CHAPMAN CENTER FOR PHILANTHROPY SPARTANBURG, SC | CM AT-RISK The new Robert Hett Chapman III Center for Philanthropy is the first dedicated center for philanthropic endeavors in the state of South Carolina. Harper was selected by the Spartanburg County Foundation, in conjunction with McMillan Pazdan Smith, to provide preconstruction, site preparation, and construction services for the new state of the art facility.

This new facility will provide flexible convening spaces and state-of-the art technology, as well as a dedicated partner in residence space, to provide transformational change throughout the community and state.

IBERIABANK GREENVILLE, SC | CM AT-RISK IBERIABANK, headquartered in Louisiana, chose Harper to construct their first permanent branch in South Carolina. The 5,000 SF full-service banking center is located on the first floor of the 110 East Court Street Building in Greenville. The project included reworking an opening in the lobby and adding new finishes throughout the space for banking. With convenient parking and access, the bank also features a walk-up ATM near the front of the building.

CHERRY BEKAERT UPFIT GREENVILLE, SC | CM AT-RISK Harper was selected as the CM At-Risk to construct this 14,917 SF upfit to the 110 East Court Street Building Development. Using the original five-story structure of the building, this upfit included high-end Class-A office finishes for the well-known accounting firm Cherry Bekaert. The finishes included exposed mechanical systems for portions of the office space with contemporary glass storefront offices and lay-in ceilings. The conference rooms overlook the Greenville sky line.
