MULBERRY FARMS RETREAT

Mulberry Farms is an on-going project that includes a state-of-the-art wellness retreat located in the Blue Ridge Mountains just outside Asheville, NC. The campus sits on 350+ acres of land. Phase 1 of the project includes core amenity spaces including a 150 guest dining hall, a 3,000 SF events center, and a meeting hall that will accommodate 150 guests. The following phases will include a WWTP, luxury spa, reception building and parking, a large solar array, and extensive restorative landscaping to rewild many of the pastures and fields from the sites previous heritage of farm land. Once complete, this retreat space will be the largest overnight accommodation provider in Madison County, and have approximately 75 guest cabins.

This project has several complexities, including dramatic elevation changes on site, and its rural location that required the planning and construction of a private mountain pass road. The entire project infrastructure will be self-contained and an energy goal of netzero has been a directive of the client since day one. This project will require extensive coordination of the cabins – which will be assembled offsite and later moved onto the property and set into the mountainside. The onsite ecofriendly wastewater treatment facility will use plants as a medium to improve the water quality before it infiltrates the ground.

For the WWTP, our BIM team modeled the plant in 3D from schemat design to PFD drawings and generated process mechanical, plumbing, and HVAC shop drawings. They also laser scanned PT cables in post tension concrete roof and did layout and QC with the robotic total station.

GREENVILLE COUNTRY CLUB

Greenville Country Club is one of the premier clubs of the South. Harper was selected to serve as the CM At-Risk to build their stateof-the art new clubhouse. This 44,000 SF clubhouse is the fourth clubhouse in the Country Club’s history since 1905. It replaces the previous 19,000 SF clubhouse built in 1954. With modern amenities, the two-story clubhouse features a pro gift shop, fitness facility with full-sized women and men’s locker rooms, dining and meeting rooms, gourmet kitchen, pub, elegant event spaces and a terrace featuring a beautiful view of the Riverside golf course.

YEE-HAW BREWING COMPANY

Abandoned for decades, Harper restored the Keys Building located in the heart of downtown Greenville into a multi-use space filled with historical and modern appeal. Yee-Haw Brewing Company, one of the first tenants to claim a spot in the newly renovated space now occupies 4,900 SF of Keys Building. The 2,100 SF full-service brewery consists of state-of-the-art brewing equipment and trench drains for all appliances. Yee-Haw’s restaurant contains a kitchen, bathrooms, bar, and dining area. The restaurant holds up to 165 occupants with additional seating outside under with festoon lighting, radiant heaters, and fans. This lively second location for Yee-Haw also incorporates a stage for bands to entertain its guests.

CYCLE BAR

GREENVILLE, SC | DESIGN BID BUILD

Harper constructed this Cycle Bar upfit in the Keys Building. This 3,300 SF studio provides a premier fitness experience. This space includes a CycleTheatre, locker rooms with full-service showers, a community room for socializing before and after rides, and an open concept lobby that features a 10-foot glass garage door. The CycleTheatre is 1,100 SF and features 50 state-of-the-art bikes with a tiered, theatre-like layout for cyclists to exercise with optimal visibility of the instructor and the 80-inch high definition screens.

WESTIN POINSETT HOTEL RENOVATION

Harper performed extensive renovations to the Westin Poinsett, a historic landmark built in 1925. The lobby, Piedmont Grill, lounge area, and both the Gold and Poinsett Ballrooms were meticulously restored as well as a new MEP System was installed. Upstairs, each of the 200 guest rooms have been reconstructed.

Harper performed a rigorous pre-design survey of the existing building, working closely with the hotel and architect to determine the best methods for HVAC and electrical system installation. Harper located a number of special craft subcontractors to perform plaster, marble, and ornamental metal refurbishing. Historical preservation methods included flexible and space-saving installation of air-cooled reciprocating water chillers and controllers. Additionally, Harper performed construction with historical preservationist involvement to secure historical approval from the State Archives office.

SPENGA STUDIO

GREENVILLE, SC | DESIGN-BID-BUILD

Harper completed a 3,800 square foot shell and Interior upfit in the Pelham Road shopping center for SPENGA. The studio is the first of its kind introducing a combination spin, strength, and yoga program. The scope of work for the upfit included layout and coordination of ownersupplied items including casework and fitness equipment. Finishes throughout the space included flooring, painting, accessories, as well as MEP fixtures and systems.

RESTAURANT 17 DOMESTIQUE

The project included the exploration demolition of interior space. Our team worked to insure 2-hour rating in the interior walls of the restaurant to meet code ratings. Harper installed a second floor level into the existing space and demolished areas to determine structural footings. The project was design-build format with demolition and construction activities occurring during and supporting the design phase. Hotel Domestique delivers a blend of luxury, exceptional hospitality, fine cuisine, and adventure.

AVENUE

GREENVILLE, SC | CM AT-RISK

Harper was selected as the CM At-Risk for the interior build-out of approximately 10,000 SF of event space on the 6th floor of the new EP3 Building in Greenville, SC. This space was up-fitted with outside landscaped and patio area along with high end wood trim finishes and cloud ceiling in the event space. The upfit included a full service kitchen for one of Greenville’s premier restaurant owners.

PEACE CENTER RENOVATIONS

GREENVILLE, SC | CM AT-RISK

Harper was selected as the CM At-Risk for the renovations of The Peace Center in downtown Greenville, SC. The restoration will revitalize the performance space while preserving the historical significance of the venue to the City of Greenville.

The scope of work includes the construction of a terrace at the Huguenot Mill site and installation of a new cooling tower. The Mockingbird will be a listening room in the historic Gullick and Markley buildings on South Main Street, adjacent to the Gunter Theatre, offering a casual, lounge-like setting. Nearby, the Coach Music Factory, will transform into a three-level, standing-room music club featuring diverse genres. Above The Mockingbird, a three-bedroom suite will serve as artist dorms, providing a private space for performers to rest before or after gigs, while The Studio will offer a modern recording space with professional mixing, editing, and audio services.

MARKLEY STATION

Markley Station is a 43,899 SF urban renewal project originally built in the 1950s and was re-purposed as a mixed-use development in the historic West End of Greenville. The project consisted of the shell renovation of two existing warehouse buildings, core upfit in Building 1, and site improvements. During the duration of the project, the owner added two tenant upfits and several modifications to the shell. Harper oversaw all construction phase services beginning with existing shell demolition, interior upfit, coordination furnishing, and concluding with punch list.

REEDY RIVER WETLANDS PRESERVE AT UNITY PARK

In collaboration with the City of Greenville, Harper completed the redevelopment of the Unity Park Wetlands along the northern part of the 60-acre Unity Park.

The Wetlands project includes an outdoor classroom as part of an ADA-accessible boardwalk providing new public access to these currently overlooked and unapproachable wetlands. This area serves as an outdoor classroom for educating the public about the important environmental contribution of wetlands and the need to preserve them. Additionally, the tranquil area features a boardwalk path through the restored wetlands to observe wildlife and native plants. The wetlands serve as a beautiful, natural focal point in Unity Park, and are important to the health and prosperity of communities. They help in flood abatement, naturally filter harmful pollutants from water, store carbon and keep it from being released as a greenhouse gas and provide visitors an opportunity to enjoy diverse plant and animal life while learning about wetland habitats, the species that live there, and the ecology’s importance to our environment.

SWAMP RABBIT TRAIL LEGACY CONNECTOR

Harper was selected to construct a trail connection from Legacy Park to the Swamp Rabbit Trail. The scope showcases 1,200’ of paved asphalt trail at varying widths from 10’-11’. There is also approximately 460’ of elevated concrete surface, including an 80’ bridge span that crosses Laurel Creek. The path has been carefully aligned, with utmost attention to tree preservation and environmental sensitivity.

CANCER SURVIVORS PARK

As the CM At-Risk for Cancer Survivors Park, Harper worked diligently with Cancer Survivors Park Alliance, the City of Greenville, designers, engineers, and trade partners not only during the four years of preconstruction but also through the completion of construction for this beautiful garden and park. Harper’s Environmental Systems Division also performed significant improvements to the existing sewer line running across the Reedy River and through the new park location. Through preconstruction, Harper determined cost effective solutions for the site, remaining budget conscience. Upgrades included rehabilitation of the existing concrete piers and removal of an old metal bridge over the river. Harper worked to replace the old metal grate with the Spirit Bridge, a 12’-wide, 135’-long concrete and steel bridge supported by large stone abutments. The new bridge with lighted steel cable handrails required an erection of 50 tons of steel across the Reedy River.

CHARLES LEA NATURE CENTER

Harper was selected as the Construction Manager At-Risk to construct a new, single story event center with a partial basement at the Charles Lea Nature Center. The project includes a single story open air large pavilion & single story open air small pavilion, and a single story bath house. The scope includes select clearing of the site for an asphalt drive, parking lot, sidewalks, boardwalks and nature trails.
