What an interesting year 2021 has been. Can you believe it’s almost over? This year, we’ve seen some ups and downs, for sure. I’m relieved we’re coming out on the other side semi-unscathed. In 2021, we’ve been fortunate to have many new members join the GCAA. It was great to meet some of them at our New Member Round Up on November 4th at The Reed Apartments. If you didn’t have a chance to attend, take a moment to check out the event recap photos in this magazine issue. If you joined the GCAA during COVID, we encourage you to come out and connect with us at one of our in-person events scheduled for the coming months. One of those events, arguably one of our biggest events of the year, is our BRAVO Awards. We’re excited to celebrate the accomplishments of our members during our awards event. We cannot wait to honor our distinguished colleagues. In previous years, the BRAVO Awards has been a grand affair. While we can’t accommodate the more than 1,000 members we would normally have, we look forward to a sold-out daytime event with 200 members at Brewers at 4001 Yancey for a little Hollywood Glitz & Glam as we celebrate this year’s industry stars. If you missed the ticket purchase window, you’re in luck, the show will be broadcast live via Zoom and we’ve made special watch party boxes available for purchase. You can register for the live broadcast and snag your watch party box on the GCAA website. Lastly, while the eviction moratoria have been lifted, there is still work for us to do. Locally, our courts have not resumed proper protocols to ensure that the damage done by the moratoria is reversed. Rental housing providers have shouldered the burden of providing housing and assisting residents in maintaining housing since the beginning of the pandemic and throughout the moratoria. We’re hopeful that a solution to this ongoing concern can be found. As I conclude my Board presidency, I want to give a special thanks to Blue Ridge Companies for supporting me this year, to my fellow Board members for their dedication to excellence, to the GCAA staff for their commitment to excellence in the face of adversity, to our many volunteers and members for making the GCAA one of the strongest affiliates in the NAA network. It’s almost 2022, and the GCAA will be turning 45 next year. Please celebrate with us as we reflect on our achievements over the years.

I cannot believe that 2021 is coming to a close and this is the last Apartment Times of the year! It seems like just yesterday I was writing my first column and beginning my journey as PSC President. Betsy Kirkpatrick

A FEW THINGS I AM REALLY PROUD OF FROM 2021 EXCITED FOR IN 2022:

Our supplier community is RESILIENT. We fought hard in year two of this pandemic to stay involved, stay up to date, and continue our ongoing relationships. New supplier members had to fight even harder to make relationships and contacts in a virtual world. Huge kudos to everyone for all of your hard work!

Our supplier community pulled off several big events, in-person, that were postponed in 2020! The annual Charity Golf Tournament and the American Heroes Trade Show were incredible events planned by the PSC and its subcommittees in conjunction with the GCAA staff. I could NOT be prouder.

We had a hybrid election for PSC Secretary and elected the amazing Liz Newkirk as 2022 PSC Secretary-Elect. Along with the incredible team of Leah Vinansky and Bill Clements, the PSC Executive Board will lead the PSC and its subcommittees into the future! I know that I will be leaving the PSC in the very best hands with this executive committee. And though it is sad to be stepping down, they will do amazing things for our supplier community and the GCAA. Finally, I want to say a huge thank you to the GCAA staff, the PSC, and the entire Association for allowing me to serve you these past few years on the executive board of the PSC. I would never have guessed that 2/3 of my time would be spent in a pandemic having to pivot (as Ross would say) seemingly every other week to something new. But we did it! We pulled together and fought through this. I know we will come out on the other side stronger as an industry and an association because of it. You are, each of you, some of the best I have ever had the pleasure to work with nationwide, and I look forward to 2022 and all it will bring for each of us! apartment times \

Kate Irving Jarrell, CAM, NALP National Marketing Specialist, BGSF How long have you been an instructor? I became an instructor after taking Train the Trainer in 2016! I was also chair of the Education Advisory Council from 2018-2020 and am still an active member on that committee. What do you gain from the training experience? Training others is unlike anything else for me – it’s energizing, it’s rewarding to see the subject matter “click” for students and in talking about my own experiences, I fall more in love with this industry and my chosen career path. What does the teaching process look like for you? I still get nervous in front of a crowd, even if I know what I’m teaching! To help “break the ice”, I always make a point to greet students as they take their seats and ask them about themselves. Building a quick rapport with the class beforehand always makes me more relaxed. I also love to give frequent breaks where we can have an open discussion about our own

multifamily experiences and bond over that. Having students talk through their own career experiences is a great way for them to retain information and also feel more connected to the material. I try to keep the session high-energy and engaging; and if it’s something repetitive (like the CAM Marketing module which is FULL of vocabulary!) I try to make a game out of it and have students do things like act out vocabulary words – everyone laughs, but they remember their words and that’s what counts! I also like to finish with additional resources, whether it’s articles, blogs or books – I never want the learning to stop when the class is over. Why did you become an instructor? I became an instructor because training and teaching is a strength of mine. Some are adept at advocacy and government affairs; others are passionate about charity involvement. I love to teach – and this industry NEEDS instructors! There’s no strict rule as to who can become an instructor – all you need to do is go through Train the Trainer and have a love of teaching others! If you’re interested, please ask about joining Train the Trainer in 2022. There’s always room for more people who love to teach.

About the Course Instructor: Chris Moffett has over 25 years in facilities maintenance and the HVAC trades. As Vice President of Portfolio Maintenance Operations for Middleburg Communities, he is responsible for all aspects of the maintenance operations and technical education for all of Middleburg’s properties. He spent the last 7 years at Greystar, where he was Regional Maintenance Manager, East Coast Team Lead for the Regional Maintenance program, and a member of their national Technical Education board. Mr. Moffett was responsible for maintenance operations and support for as many as 80 properties at a time across the southeast.

This is how we roll. Once again GCAA’s Outreach Committee is hosting this popular annual event. The team fee of $260 (for five bowlers) includes three games of bowling plus shoe rental.
