Welcome to Year 45!

I hope everyone had a great holiday season and was able to spend quality time with their loved ones. We all needed a period of rest and a chance to reset after another challenging, but successful year in the multifamily industry.

We come back to a thriving business climate, but also a very special year for the GCAA. The year 2022 marks the 45th anniversary of this proud and prestigious organization. We should all look back and acknowledge the leadership and growth that helped build the GCAA, while embracing the energy and excitement for what is upcoming.

Since 1977, the GCAA has tried to serve and protect its members through education and advocacy. At the time, Charlotte was known as an intriguing regional market. Fast forward 45 years and we are now a national powerhouse within the multifamily industry. We are repeatedly listed on top 10 most desirable locations in the country for multifamily development and investment. The number of units in the Association’s membership has increased by more than 55,000 in just five years, representing incredible growth of 43%!

The next chapter for the GCAA promises to be innovative, impactful and engaging for all our members and industry associates. New avenues for communication and involvement are set to launch early in the year. New facilities are on the horizon to help support our members from a resource standpoint and help the organization operate more efficiently. Plus, a commitment from our Board of Directors and staff to make sure the signature events, the GCAA is most known for, get back to pre-pandemic levels.

It is an honor to be part of the team leading the GCAA into this milestone year. The Board of Directors and the GCAA staff are an incredible collection of industry professionals, creative minds and committed leaders. Our goal is to build upon the foundation already established. We hope to see all our members this year attending events, joining committees or utilizing the many other services we provide.

After the unforeseen circumstances that brought many unique challenges to the world over the last two years, we are all working to push forward and have success in 2022. It took strong leadership and perseverance to make all the necessary changes to keep our members safe. Whether it was reconfiguring in-person events to webinars, postponing events to later dates, or worst of all - cancelling them, the GCAA staff and volunteers managed to stay nimble and keep on smiling through all of it. Now THAT is an association that I am proud of and excited to be a part of in 2022 as your PSC President!

Looking back on 2021, although we were not back to our typical schedule, we were fortunate enough to meet in person for several events! A few of them being the annual Charity Golf Tournament, the American Heroes Trade Show, Leasing and Manager Appreciation Night, Service Team Appreciation Night, and the BRAVO Awards. The GCAA is so excited to bring more in-person events back for 2022, and even keep some of the top-rated virtual events! Our upcoming year is also stacked with a ton of amazing opportunities for our members beyond the events including exceptional education classes, industry certifications, relevant industry trends and government updates. More than ever, we need your support and involvement to grow and ensure we offer the best possible resources to our owner and supplier members.

Introducing GCAA’s 2022 Board of Directors RUSSELL TINDALL, President: Russell Tindall is the Director of Operations for Southwood Realty which is based in Gastonia, NC. He joined Southwood in 2010 and now oversees the day to day operations for the 22,000 unit portfolio.

He earned his CAPS designation in 2013, and was also on the curriculum committee for the Gaston College Apartment and Building Maintenance program which was started in early 2017. He holds a BS in Business Administration from NC State University. Russell and his wife Erin live in Belmont.

JOHN DEMARIO, Vice President: John DeMario is a Senior Regional Manager for RKW Residential overseeing operations for a portfolio of communities throughout the Carolinas. He brings over 17 years of experience in the multifamily industry and has worked with senior, mixed income, affordable, LIHTC and conventional housing communities. Prior to joining RKW, John was a Regional Director for WRH Realty where he worked closely with asset managers to implement operational strategies and ensure financial performance.

John has a proven track record of success and superior leadership skills. He earned a Bachelor of Arts in Political Science and has received many awards and certifications. John holds a Housing Credit Certified Professional accreditation and is a graduate of the GCAA Leadership Lyceum Program.

GABRIELLE BOUKNIGHT, Treasurer: Gabrielle Bouknight joined HHHunt in 1997 and is the Director of Training and Development for the Apartment Living business unit and serves on the HHHunt University Learning & Development team.

She oversees the Employee Ambassador Team and leads the onboarding initiatives for the company, providing a quality work experience and engagement for team members. She has been awarded Property Manager of the Year and the Team Excellence Award. Gabrielle earned her CAPS designation in 2017, and in 2018 received her NAAEI Advanced Facilitator Certification. She is an active Board Member of the Greater Charlotte Apartment Association (GCAA) and is a 2017 graduate of the GCAA’s Leadership Lyceum Program. She has been a member of the Programs Committee since 2015, including chairing this committee from 2018 to 2020, and recently received the honor of being awarded the GCAA Volunteer of the Year. In her spare time, Gabrielle enjoys traveling and outdoor sports. She is an avid hiker and combines this passion with raising money for the Make-A-Wish Trailblaze Challenge, granting wishes to critically ill children. Gabrielle is a graduate of Kent State University with a Bachelor of Science degree in Leisure Services Management and Business Administration.

LEAH VINANSKY, Secretary: Leah Vinansky has served the Multifamily Housing industry for over five years. She graduated from the University of North Carolina Wilmington in 2012 with a Bachelors of Science degree in Business Administration. She is an active member of the National Apartment Association, the Apartment Association of North Carolina, and the Greater Charlotte Apartment Association. Leah was selected as the 2018 Volunteer of the Year and the 2019 Associate of the Year for the GCAA. She is President of the Products and Services Council for the GCAA, and a voting member of AANC's State Suppliers Council.

DEIDRE WILSON, Immediate Past President: As a Regional Manager, Deidre oversees over 2,000 apartment homes within Blue Ridge Companies located across North and South Carolina. She has been in the property management industry since 1996 and has been with Blue Ridge Companies since 2005. Previously serving as a Community Manager at multiple communities, Deidre offers extensive knowledge of the markets included in her portfolio. She has won Manager of the Year twice and recently won 2020 Regional Manager of the year. In addition, Deidre has experience as a Senior Manager and Mentor and has actively assisted in the development and growth of new Blue Ridge associates in their EPIC leadership program. A licensed South Carolina Property Manager, Deidre also holds CAM and CAPS Credentials from the National Apartment Association and recently completed the Train the Trainer program within the GCAA. She also helped chair GCAA’s Outreach Committee and also co-chairs the Diversity, Equity, and Inclusion Program within Blue Ridge Companies. apartment times \

BRIAN BRAND: A Charlotte NC native, Brian is the Territory Manager for Guardian Construction over the Carolinas region. He has been highly involved in the GCAA since 2011, serving on numerous committees including: Membership, Outreach, PSC and Programs. A 2013 Leadership Lyceum graduate, he joined the Greater Charlotte Apartment Association Board of Directors in 2017, and has served as Co-Chair of the Young Apartment Professionals Committee. Brian serves on the State Suppliers Council, and the AANC Membership Committee. He is a graduate of Auburn University, Class of 2000 with a B.A. in Criminal Justice. At Auburn, Brian was a member of the Sigma Pi Fraternity, and played on the Lacrosse team. He enjoys all things sports and outdoors, including SEC Football, tailgates, camping, hiking and fishing. Brian lives in South Charlotte with his wife Parry and his children Henry, Hannah, Mason and Morgan, and enjoys time with them at the beach and at their various sporting events.

LISA FOLEY: Lisa began her career in the apartment industry in 1986. She is a Regional Director with Morgan Properties where she oversees a portfolio of 13 communities in the NC region. Lisa holds a NC RE license, and has earned both the CAM and CAPS designations. She has been an active member and contributor to the GCAA since 1988 and has previously served on its Board of Directors and served on the Executive Committee. She was GCAA President in 2002 and PSC President in 2017. She is a certified instructor and has taught NALP, CAM and CAPS courses since 1990. Lisa was honored to win the prestigious “Lex Marsh” award in 2004. She is also a member on the Rental Housing Alliance PAC Board. She has been married to her husband Phillip for 31 years and they have two daughters Taylor and Scotty.

KATE JARRELL: After a ten-year career in fashion retail and merchandising, Kate Jarrell joined the multifamily industry in 2012. Holding several titles from property manager to director of marketing, Kate now oversees marketing efforts for the Real Estate Division of BGSF and supports over 50 national hubs in social media campaigns, paid marketing efforts, marketing training, client communication and internal employee engagement. Moving forward, Kate will continue to shape the multifamily industry as well as the marketing field at-large using her unique fusion of creativity and innovation.

Kate is a NALP and CAM designate, an educator for the Greater Charlotte Apartment Association, a part-time blogger and full-time Instagrammer.

PATRICK JOHNSON: Patrick is an attorney with law firm of Hatch, Little & Bunn, LLP and is licensed to practice law in North Carolina and Georgia. Patrick’s practice focuses on the representation of residential landlords, property owners, investors, and management companies throughout the State of North Carolina, including eviction representation in Small Claims and District Court; fair housing defense; operational compliance; real estate litigation; business litigation; commercial collections; contract review and drafting; and day-to-day legal advice. Patrick is a graduate of the University of North Carolina – Chapel Hill and Mississippi College School of Law and has been practicing law since 2007.

BETSY KIRKPATRICK: Betsy Kirkpatrick has 11+ years’ experience as a multifamily professional. She has risen through the ranks of the apartment industry, beginning her multifamily career as a property manager and then regional trainer with well-known property management companies. Prior to becoming the Strategic Account Executive for BG Multifamily, Betsy served as a Director of Sales in the Charlotte area and Regional Sales Manager for multiple markets nationwide with BG. Betsy is passionate about the multifamily industry, loves participating in apartment industry associations and she serves the industry each day by recruiting new and fresh talent to join our industry.

MICHELLE O’BRIEN: Michelle O’Brien is a Regional Vice President for RKW Residential overseeing operations for a portfolio of communities throughout the Carolinas and Missouri. Michelle possesses more than 12 years of experience in the multifamily industry and has worked with income restricted subsidized programs, mixed-use, new construction and conventional housing communities. Michelle is an active member of the GCAA and has served on numerous committees from Outreach to Membership and Multifamily Career Awareness. Michelle moved to Charlotte 12 years ago from sunny South Florida.

During her free time, Michelle enjoys spending time with her family, wife, AnneLouise and two children, Hollis and Bellamy. Michelle’s passions are staying active outside playing volleyball, creating art of any kind, golfing and exploring North Carolina with her family.

SHANE RABY: Shane is the Carolina’s Regional Property Manager for TriBridge Residential. He landed in multifamily in 2015 after twenty years as a retail executive for Macy’s and Tommy Hilfiger. Since joining the industry, Shane has been very active in the Greater Charlotte Apartment Association, serving on the Board of Directors, on the NextGen and Bus Tour Committees, on the Education Advisory Council (EAC), and as a volunteer instructor. Shane earned his Certified Apartment Manager (CAM) credential in 2019 and was a GCAA Leadership Lyceum graduate the same year. He went on to earn his Certified Apartment Portfolio Supervisor (CAPS) credential in 2020; after having been awarded the program scholarship from the GCAA in 2019. His passion for the industry and education led to his 2021 appointment as GCAA’s EAC Chair and as Vice Chair of AANC’s NextGen Committee. Beginning in 2022, he will be seated on GCAA’s Education Foundation Board of Directors as well. Shane was also recognized by his company for his dedication and performance as Manager of the Year in 2018.

Shane is originally from Portsmouth, Virginia, and is one of five children. He relocated to North Carolina in 2002 and eventually to Charlotte in 2005. Shane revels life in Charlotte and says it’s now home. As a self-proclaimed foodie, you’ll often find him crisscrossing the city in search of the best craft beer, craft cocktails, and craft coffee. In his spare time Shane serves as the President of the Board for his community HOA, and he enjoys running, going to the movies, time with family and friends, and embarrassing his teenage daughter. He looks forward to continuing to share his passion for multifamily and industry education and to making a lasting impact for our future leaders.

JAY RAWLS: Jay serves as the Senior Training Director of Operations & Technology at Northwood Ravin, a leading full-service development, construction and management firm based in Charlotte. In this role, Jay is responsible for establishing and adapting policies, procedures, and best practices throughout the management division. He evaluates, procures, and trains on products, services and initiatives. Before joining Northwood Ravin, Jay served as Director of Multifamily Management at Lat Purser & Associates, and as a Regional Director with Ram Realty Advisors. Jay began his career working on-site at apartment communities as a Property Manager, and later as a Senior Property Manager. Jay holds a Bachelor’s Degree from Wofford as well as a CPM designation, and he is a licensed real estate broker in NC and SC. He has served on the GCAA Bus Tour Committee for six years in addition to serving on the Board of the Rental Housing Alliance (RHA) PAC, where he is a founding member and immediate past Chair. Jay is a 2020 graduate of the AANC Leadership Lyceum, and he enjoys training and growing individuals who are new to the rental housing industry. Professionally, Jay also enjoys deploying new forms of technology that streamline community operations, add value to the asset, and elevate the resident experience. Jay lives in the Lake Wylie area with his wife, Ashley, and their two kids, Grady and Hadley. Jay enjoys boating, traveling, and time at the beach. He is a history buff, foodie, and an adventurous international food enthusiast.

EDDIE ROBERTSON: Eddie Robertson is a Senior Account Manager for Redi Carpet, a national multifamily flooring company. His responsibilities include developing new business and managing existing accounts.

Eddie brings 23 years of sales, management and major account management experience in a variety of industries. Prior to joining Redi Carpet, Eddie spent eight years as an Assistant Vice President with AFCO Credit Corporation where he oversaw a sales territory located in North Carolina, South Carolina, Virginia, West Virginia and Washington DC. Eddie chairs the GCAA’s Diversity, Equity and Inclusion Committee and has served on both the Next Gen Committee and Products & Services Council. Eddie holds a BA in Psychology from The University of Virginia where he also played football. A native of High Point, NC, Eddie and his wife, Brandi, have two daughters. When he has spare time, Eddie enjoys hunting, volunteering at his church, traveling with family and friends and watching his daughters play basketball.

JAMIE SEXTON: Regional Business Development Manager for RestorePro Reconstruction, Jamie is from a tiny town in Illinois and moved to North Carolina in 2001. She has been highly involved in the GCAA since 2012 and has served on many committees including: Programs, Outreach, PSC and Education Advisory Council.

Jamie is a 2019 Leadership Lyceum graduate, as well as IICRC (Institute of Inspection Cleaning and Restoration Certification) certified in Water Restoration (WRT), Applied Microbial Remediation (AMRT), Fire and Smoke Restoration (FSRT) and Odor Control (OCT). She enjoys helping people navigate through disasters and educating them on the processes. She and her husband, Todd, are newly empty nesters since her kids are now on their own (not including their 3 dogs and 3 cats).

In her free time she likes to explore new cities, exercise (sometimes), go to concerts, spend time with family and friends and visit farms and animal sanctuaries. Jamie considers being a new board member a true honor and is excited to serve the next three years!

WENDY SIKORSKI: Wendy is a Regional Manager with GCI Residential. She has a BS in Business Administration with a concentration in Small Business Management/Entrepreneurship, and a Graduate Certificate of Teaching from UNCC. Wendy worked in related industries such as Real Estate and Mortgages prior to finding her forever home with GCI Residential in 2010. She oversees communities in South Charlotte, Fort Mill and Mount Pleasant SC. Due to the extensive growth GCI has experienced as an owner/ management company, she has successfully completed four lease-ups within the last five years.

Wendy holds her SC Property Managers License and is a 2017 graduate of the GCAA Leadership Lyceum Program. She is the chair of the Multifamily Career Awareness Committee (MCAC), and has chaired the Next Gen Committee helping newcomers to the GCAA find their niche. Wendy has also served on several GCAA committees including Membership, Bus Tour and Programs. She has a passion for building people and teams to achieve new and higher goals for the company and for themselves. She currently resides in Indian Land, South Carolina and when she isn’t at work can usually be found on a soccer field with her twin girls, Kaelie and Bella.

MICHAEL SUSEN: Mike is a Senior Director of Real Estate with Greystar in Charlotte, responsible for executing property management strategy in a portfolio consisting of 14,490 units across 54 communities. Before joining Greystar, Mike was the Vice President of Asset Management for Terwilliger Pappas, creating a platform to oversee the operating and financial performance of approximately 3,000 units in the firm’s “Solis” communities across the Southeast. Prior to joining Terwilliger Pappas, Mike worked for Crescent Communities in asset management, overseeing a Sunbelt portfolio spanning from the Carolinas to Phoenix. Before Crescent he began his career in multifamily with Boston Capital, holding roles in acquisitions and asset management. Mike’s experience includes development, lease up, acquisition, disposition and involvement in a variety of assets including mixed use, mid-rise, high-rise and garden. Mike has twelve years of industry experience and earned his undergraduate degree from Clemson University and his Master of Science in Real Estate from University of North Carolina – Charlotte’s Childress Klein School of Real Estate.

JOHN SCOTT TROTTER: John Scott Trotter is a Partner at SilverCap Partners, a real estate private equity firm in Charlotte that he recently joined to lead the firm’s expansion into the multifamily industry. Prior to SilverCap, John Scott was a Vice President/Partner at Charter Properties, an apartment developer in Charlotte, and Managing Principal of Blue Heron Capital, an investment firm in Charlotte which he co-founded in 2009. Earlier in his career, he was a member of the Real Estate and Lodging Investment Banking Group at JPMorgan in New York, NY. John Scott has held various leadership roles in the GCAA, ULI, and the First Tee of Greater Charlotte. He holds BA degrees in Economics and in Spanish from the University of North Carolina at Chapel Hill and a MBA from UNC’s Kenan-Flagler Business School.

He is a graduate of both Leadership Charlotte and the GCAA’s Leadership Lyceum Program. In addition, he is a licensed real estate broker in NC and SC. John Scott and his wife Katie are the proud parents of three girls: Rosie, Louisa and Boo. He enjoys spending time with his family, as well as playing golf, fishing and traveling.

MICHAEL TUBRIDY: With 13 years of commercial real estate experience, Michael has been responsible for leading over $1 billion in multifamily and mixed-use development projects throughout the Southeast and Mid-Atlantic. Since joining Crescent Communities in 2013, Michael has led the predevelopment and entitlement of over 2,500 units in the Charlotte and Nashville markets and is currently responsible for sourcing, designing and executing new multifamily and mixed-use developments throughout the Carolinas. Prior to joining Crescent, Michael served as the Vice President of Development for Aimco, a national apartment REIT, where he led the Southeast Region’s multifamily redevelopment and repositioning efforts. Michael is an active member of the Urban Land Institute (Regional Initiative Council), National Multi Housing Council (Emerging Leaders Committee) and sits on the Board of Directors of Classroom Central. Michael graduated from the University of Richmond with a degree in business administration and holds a Master of Business Administration from the Kenan-Flagler Business School at the University of North Carolina at Chapel Hill.

BRIANNA WOOD: Brianna Wood started out as a leasing agent in 2004 working her way up from Assistant Manager to Manager and now Project Manager with Ginkgo Residential. In 2005, Brianna earned her CAM designation from NAA and in 2015, became a graduate of the Leadership Lyceum Program through the GCAA. Brianna has been an active member on the GCAA Membership Committee since 2014 and chairs the Bus Tour Committee. She has been instrumental in organizing the rehab tour from the beginning in 2015. Brianna is originally from Billings, MT and attended college at North Dakota State University. Together, Brianna and her husband, Bob, have three children: Ashley, Nash and Graycin. In her spare time, she loves traveling and spending time with friends and family.

MARYAM ZELEDON: Maryam Zeledon is a Regional Property Manager with S.L. Nusbaum Realty Company. In this role, she oversees all aspects of operations for a portfolio of apartment communities in the Southeast Region.

She has 20 years of property management experience, having worked with Marsh Properties previously, among other property management companies. Maryam holds a CAM designation, is a graduate of the GCAA Leadership Lyceum Program and has co-chaired the Green committee at the GCAA as well as served on other committees within the GCAA. Currently, she serves on the Marketing Task Force.

Meet the GCAA Staff KIM GRAHAM, EXECUTIVE DIRECTOR Kim Graham joined the Greater Charlotte Apartment Association on December 1, 2018. Prior to joining the GCAA, Kim was the Senior Vice President of Outreach and Fund Development for the Charlotte Mecklenburg Housing Partnership and previously served the Partnership as Vice President for Community Engagement. Earlier, Kim was a Regional Program Manager for the North Carolina Parent Teachers Association. Her other professional roles include serving as Public Policy Manager for the United Way of Central Carolina and a Project Manager for Greer & Walker. Kim began her career at Arthur Andersen as a Project Manager and Audit Staffing Coordinator. She went on to establish her own training firm, as well as a tax solutions firm prior to joining Greer & Walker. A Philadelphia native, Kim holds a Masters of Public Administration with a concentration in Urban Management and Policy from the University of North Carolina at Charlotte and a B.A. in English from Johnson C. Smith University.

LONNIE HARRIS, DIRECTOR OF FINANCE & ADMINISTRATION Lonnie joined the Greater Charlotte Apartment Association in March of 2019. Before joining the GCAA staff, Lonnie worked as the Accounting Manager for StoneLaurel Consulting, Inc. Prior to that, he worked in the Comptroller's Office and Accounts Payable Department, at North Carolina Central University. He brings over 10 years of accounting experience to this current role. In his spare time, Lonnie enjoys mentoring youth, reading, traveling, playing golf and watching sports. A native of Durham, NC he currently lives in Concord with his beautiful wife Robyn and dog Sundae. Lonnie earned a B.S. in Business Administration from The University of North Carolina at Greensboro.

MICHELLE MANNS, DIR. STRATEGIC INITIATIVES & LEGISLATIVE AFFAIRS Michelle joined GCAA in January 2019. In her role as Director of Strategic Initiatives and Legislative Affairs, she serves as the primary resource for legislative issues; assisting in the creation of an annual legislative agenda, instituting best practices and leading special legislative and fundraising projects, strengthening partnerships and garnering support for legislative priorities and the Rental Housing Alliance (GCAA’s super PAC). She is also the chief development liaison for the GCAA Education Foundation utilizing her expertise in fund development and grant writing.

Michelle’s introduction to the apartment industry came through her role with Apartment Life as part of a CARES Team and her years of previous work in the real estate industry. Her experience includes having worked over 12 years as a development project manager, managing primarily apartment development projects. She is a consummate project manager (in her private and work life) with experience in urban and regional planning, community development, affordable housing, and real estate development. Michelle holds a B.S. degree in Urban and Regional Planning from East Carolina University and lives in Graham, NC with her husband, Troy.

SHELBY HUGHES, EDUCATION & TRAINING MANAGER Shelby Hughes started her journey with the apartment industry in 2008. Before joining the GCAA, Shelby worked in New Home Sales in the Washington, D.C. area before transitioning to property management. Shelby began her time in property management in leasing before eventually ascending to the role of property manager. Over the course of thirteen years in the multifamily industry Shelby has worked across both the D.C. and Charlotte markets, most recently managing lease up to stabilized properties in Huntersville and Charlotte markets. Dedicated to the training of her peers, she has been committed to advocating for the industry and providing resources to those furthering their careers. A Northern VA native, Shelby holds a Bachelor’s Degree in Public Relations from the University of North Carolina at Pembroke.

MONIKA MCLEAN, MARKETING & COMMUNICATIONS MANAGER Monika joined the Greater Charlotte Apartment Association in November of 2021. She was introduced to the GCAA in 2016 as a staffing coordinator for the multifamily industry. Before joining the GCAA, she was also a leasing manager for a lease up community in Rock Hill, SC. Being born and raised in Charlotte, NC, Monika enjoys seeing the city grow and believes property management plays a huge role in that. In her spare time she enjoys staying adventurous with friends, family and her dog Ivory.

TAYLOR FOLEY, EVENTS MANAGER Taylor Foley is a Charlotte, NC native. She joined the Greater Charlotte Apartment Association in January of 2022. Taylor has several years of experience working with companies on their brand identity, marketing efforts, and social media management. How long have you been an instructor?

I have been teaching maintenance classes since 1998.

I have been teaching classes at the GCAA since 2000.

What do you gain from the training experience?

For me, it is passing on what I have learned over my many years in the business. I try to pass on the hands-on practical experiences that I’ve learned over time and by making mistakes. Seeing a student get a concept or understand a topic makes me feel like I’ve have accomplished something. The best compliments I have ever received were from previous students telling me how what I taught made a difference in their life.

What does the teaching process look like for you?

Knowing your topic is extremely important. Any student can read the material. I try and look at it in a different way and use real world experiences to explain it, if possible. I try and keep the students interacting. There are times when they learn almost as much from each other as they do from the material.

Why did you become an instructor?

A lot of what I learned over the years didn’t come out of books. I was lucky enough to have people spend time and explain things to me and show me the correct way to do things. I felt I needed to pass that knowledge on.

NOT GOING THE LAST MILE IN MULTIFAMILY COMMUNITIES.

There's an old saying that “the longest mile is the last mile home.” If you've been on a long road trip, you know it’s true.

Traveling from one major city to another, most of the journey is probably on the interstate, moving at high speeds. Reaching your destination—the last mile of the trip—is often more complex. It means exiting the super-highway and winding through a maze of side streets, traffic lights, and congestion.

For some multifamily property owners, “last mile” internet connectivity might seem just as complicated. It's that final communications hand-off bridging an internet provider's network and the residents of a multi-dwelling community. It's important to note that the majority of fiber-enabled properties receive fiber all the way to the premises or living unit—making for a much smoother last mile. For some communities, though, there may be other technologies involved and different challenges. Recently, some of the last mile discussion has shifted toward what role 5G might play.

Wireless but not limitless

Due to these types of interference issues, property owners won't find outdoor, over-the-air 5G networks to be reliable solutions for providing service or connectivity inside their buildings. If a community doesn't have a managed WiFi system inside its walls, residents may find staying connected while using their phones or smart devices difficult.

As they roam from outdoor spaces back inside their apartments, they will likely run into signal drops. These lapses in coverage will be glaringly obvious (and frustrating) for anyone streaming content or making video calls as they move around. For the time being, it seems, WiFi will continue to be the primary indoor solution for transmitting data and voice.

Solutions vary by location For multifamily owners, augmenting and optimizing internet connectivity for their residents should be solutioned by experts.

Options and solutions can be as unique and varied as each building or community. For example, a high-rise complex in the heart of downtown faces an entirely different set of challenges than a community of townhomes out in the 'burbs.

Like any wireless technology, 5G uses radio signals to send data and information back and forth through the air. And, just like any radio signal, 5G signals become weaker as they travel further away from their transmitter. In fact, the high-density characteristics of 5G waves cause them to dissipate quickly. What's worse is that the signal breaks down even further when it hits solid walls, Low-E glass, building materials like concrete or steel, or even environmental landscapes like dense foliage.

Figuring out a wireless strategy can also depend heavily on a property's existing infrastructure. The availability of a pre-existing fiber network, like Quantum Fiber, wireless access points, radio networks, or nearby cell towers can all help determine the best way forward for developers and property owners.

For multifamily owners, it's essential to remember just what 5G is— and what it is not. While advanced, 5G is still cellular phone technology. If a building has indoor coverage problems with earlier cellular systems (2G, 3G, 4G), 5G won't perform differently.

Although our fiber service usually means 100% fiber-optic network to your location, in limited circumstances Quantum Fiber may need to deploy alternative technologies coupled with a non-fiber connection from a certain point (usually the curb) to your location in order to provide the advertised download speeds.
