Board Briefs Grayhawk Master Association Board of Directors Meeting – December 6, 2021 Residents in attendance asked about placement of solar panels, specifically referencing a home in Renaissance. Paul Alessio, chairperson of the Architectural Review Committee, stated that per state statute the Association cannot restrict placement if it hinders the best ability to obtain sunlight/power. Paul stated that the discussion would be better had in the Architectural Review Committee and that residents could submit their concerns to staff to be addressed at that meeting. A Peregrine Vistas resident also stated that he had to remove a tree due to root damage and was being cited for not having the proper elements in his front yard. Paul Alessio stated that this issue would also be best addressed in an Architectural Review Committee meeting and suggested that the homeowner attend to see what could be done to mitigate his issue.

Development Committee David Van Omen reported that the committee did not meet.

Operational Review Committee Don Morse reported that the committee did meet this month to meet representatives of the new company that bought Trident Security. The committee had quite a few questions for the representatives from the new company, which they felt they answered fairly. The committee also discussed the issue of pay scale as it pertains to the patrol and gate staff. They feel turnover may be

an issue due to lower pay and could potentially need to look into increases in the future to stay competitive.

Landscape Committee Arelene Smith stated that most anything outside of normal maintenance is on hold through the holidays.

Community Enhancement Committee Stacey Harvey reported that the committee did not meet.

Event Planning Committee Sarah Van Duyne reported that Grayhawk has been very busy with events. The Fall Festival event hosted by Scottsdale Living was very successful, with an estimated 800 in attendance. Grayhawk is collecting pajamas for Arizona Helping Hands and has already started to see a lot of donations roll in even though it’s early in the month. The Chanukah Party was very festive, with 40 registered to attend. JJ’s Deli hosted the community and did a great job. The food was very good. A total of 16 people attended the blood drive, which was more than anticipated. Upcoming events include the Holiday Party, Christmas at Grayhawk, Yoga in the Park, Single Sippers, Food Truck Night and Bingo.

Communications Committee Jennifer Sheets reported that products for the audio visual install have started to be delivered. CompuNet is unable to schedule an install until they have a shipping date for all of the items being installed. Once they do, they will notify management to schedule the install. The committee is recommending that Tesoro resident Pat Seago be added to the committee for 2022. A motion was made and approved to add Pat Seago to the Communications Committee.

Architectural Review Committee Paul Alessio reported that there were 10 submittals at each of the last two meetings and there are 20 submittals at the first meeting in December.

Budget/Finance Committee Jeanette Griswold reported that the committee did not meet.

Executive Committee David Van Omen reported that the committee did not meet. Stacey Harvey presented the Strategic Goals Action Plan recommendation. Staff created a working document based on the goals and initiatives selected by the Board of Directors at that meeting.

New Business RESERVE STUDY UPDATE PROPOSAL RECOMMENDATION Management and the Budget/Finance Committee recommend the GCA board approval a 16-week site visit reserve study for the Grayhawk Community Association Reserve Fund, Retreat Village Reserve Fund, and the neighborhood reserve fund. A motion was made and approved to accept the reserve study updated proposal submitted by Association Reserves at a cost of $2,700 for the GCA and $940 for the Pinnacle neighborhood reserve study updates. CONDOMINIUM COMMUNITY ENHANCEMENT PROGRAM FUNDING The GCA board set a goal to disperse $100,000-$125,000 annually for condominium association enhancement purposes, with a maximum of $16,500.00 per condominium association, per year. With current inflation and labor expenses, management recommends an increase to a yearly maximum of $18,500.00. A motion was made and approved to increase the funding for the Condominium Community Enhancement Program to a maximum of $18,500.00 per association.

Treasurer’s Report Jeanette Griswold reported that both revenue and expenses were over budget. The year-to-date revenue is approximately $9,503.00 below budget and expenses are approximately $27,000.00 over budget.

Marvelous Monument Enhancements By Schuyler Mares, DLC Resources Field Manager The landscape in Grayhawk boasts of many things including: • Natural Open Space Areas that help the community blend in with the beautiful Sonoran desert. • A signature look around major intersections. This look is in collaboration with the original design intent and incorporates rip-rap on the corners and in the bull noses of medians as well as flowering low water use shrubs • Recontouring and tying into the Grayhawk signature look around GCA monument entrances. Also adding in more seasonal color. • AND NOW: We’re bringing it all together through the RVA monuments

Grayhawk’s entrance monuments are a beautiful, functional addition to Grayhawk. Each provides valuable information while communicating a feel of welcome with the elevated style of living at Grayhawk. Like many other community features, from time to time monuments can benefit from a little TLC. Enter DLC’s Special Projects division!


Goals of the Monument Enhancements Grayhawk’s Community Board and management wanted to give the monuments a fresh look with new plants, hardscape and other features. The goal was to replace cacti or plants that may have died over time, add additional plants and install attractive new hardscape like boulders and riprap. Rip-rap consists of large stones that are laid together and can be cemented in if there are any erosion issues. We also wanted to fix any soil unevenness from years of wear.

Work began in May and thus far Crown Pointe Norte, Halcon, Volare and Peregine Vistas are complete. Los Vientos and Firenze are finished except for select plants that are coming from out of state. In coordination with Grayhawk Community Management, we have decided to pause future work until these last monuments are completely done.

Steps in the Process First, our skilled Special Projects crew members visited the proposed sites with Grayhawk Community management. DLC Resources has several specialized divisions (Water, Arbor, Special Projects, Spray and Shop) that allow our community maintenance crews to focus on their main work. Prior to installation, we review documentation of the current irrigation system around the monument and used GIS mapping technology to create a rendering where new plants and hardscape items should be installed. Our Branch and Field Managers work with Grayhawk’s Landscape Committee and the CCMC management team to finalize the plans. We follow Arizona law blue stake (811) laws to alert utility companies to come out and identify buried pipes before we dig. This is a vital step to avoid accidentally damaging cable, phone, power or sewer lines for Grayhawk residents. Once utilities are clearly marked, our crews assess existing irrigation at the site and make any necessary changes to get water to future plants. After irrigation is properly arranged and lines buried, DLC contours the terrain to create slopes/

elevation changes for both beauty and proper water runoff. Any rip-rap is laid down, with filter fabric underneath to help stabilize the stones. Boulders come next, which includes both new and existing boulders used from the previous monument design. Sometimes dirt is added to finish contouring and then plant locations are marked on the ground and then installed. Progress Thus Far The Retreat Village Association Board of Directors recently asked DLC to improve 15 monuments of various sizes including: • 2 large monuments at Crown

Pointe Norte and Avante/ Renaissance • 7 medium monuments at Halcon, Volare, Los Vientos, Firenze, Peregrine Vistas, Renaissance and Avante

Challenges abound in any construction and/or landscaping project, and in this year with lingering pandemic and logistical issues, they are especially pronounced. Arizona has excellent plant nurseries but we are waiting for several specific varieties that from out of state. Many plants are in high demand with booming residential construction. Like is many industries, nurseries and landscaping companies are experiencing a labor shortage that has created additional delays. The end goal will be worth all the planning and bumps along the way. Grayhawk is an exceptional community and should have entries that represent it as so. HEALTHY HINTS: The Wellness Wheel, a Tool for 2022 Goal Setting By Tina Uphoff, Grayhawk resident, Certified Health Coach and Fitness Trainer As we move into the start of another calendar year, I am providing a wellness wheel tool that can be useful for identifying and establishing 2022 goals. The wellness wheel was developed by Bill Hettler in 1976. There are different versions that vary slightly based on the life categories included in the wheel. However, for the most part they are similar and utilize the same process. Below is a wellness wheel with eight categories with descriptions.

2. Once you have rated your satisfaction, connect the dots and prioritize where the wheel is the most unbalanced. Below is an example of a completed wheel where the greatest area of improvement would be in the Social and Financial areas. Therefore, the idea is to set goals/actions focused in these areas to improve the overall life balance.

Why use a Wellness Wheel? • It’s a method to categorize the elements of your life and get a big picture view of imbalances. • It can narrow the key areas of priority and where to place your energy. How to use a Wellness Wheel? 1. Rate yourself on how satisfied you are in each of the eight (8) areas of the Wellness Wheel and place a dot on the middle of each pie piece. For example, if you rate Physical as a 5 and Emotional as a 9, the red dots below are an example of the placement.

January is a great time of year to step back and evaluate where you want to place your energy for the start of the new year. Using a wellness wheel provides further clarity on areas for focus. Since we all have limited time and energy, it’s important to focus on the things that will bring the most balance and happiness to our lives. Happy New Year! Our Desert, Our Home: You are Here By Victoria Kauzlarich, Volare And, where is that, exactly? Well, Scottsdale, Arizona, 85255, of course. Think of this as the starting point on a map. Let’s zoom out, shall we? All of us are also in the Phoenix metro area which covers ~ 1,000 square miles and we’re in Maricopa County - close to 10,000 square miles with a population of 4.5 million. Are you new here? You’re not alone. Arizona gains about 300 new residents every day. Fully 65% of the state’s population is from elsewhere. So, new, big - vast even. Zoom out a little further and we take in the Sonoran Desert - a simultaneously awesome and frightening environment. Awesome because of what it has to offer - an austere beauty, an abundance of native plant and animal species, urban, suburban and rural living opportunities and a history that is simultaneously quirky and profound. Frightening because of water: the need for it and the decreasing supply of it, across the west but particularly in the southwest. Right here. Right now. If you understand the 100th Meridian, you are a long way toward understanding the challenge of water in the American west; it is a literal point of demarcation that separates one set of climate conditions from another. In the U.S., the 100th Meridian follows a north-south line starting in the central Dakotas and goes straight down through Texas. East of this line is water-rich. With a couple of notable exceptions, west of it is arid. The land mass west of the 100th Meridian was once known as the “Great American Desert”. It is where a war between nature and man’s attempts to outsmart it has been fought since Joseph Smith and his followers first arrived in the Great Basin.

While the western water shortage is widespread, it plays itself out differently from one desert to another. In the Great Basin, water largely comes from winter snow melt. In the Mohave, there is one rainy season in the winter. The Chihuahuan’s rainy season is in the summer. Here in the Sonoran, we have two rainy seasons - one in the summer (our A Saguaro in Grayhawk Monsoons) and another in the winter largely in December and January. Our two rainy seasons give us the largest number of plant species of any western desert and these seasonal rains give us the mighty Saguaro, found nowhere else on earth. Though we are in a lengthy drought, many of our native plants continue to adapt to our dry (and increasingly hot) conditions and most are incredibly resilient. Security Staff Kudos A Grayhawk resident recently send this note to management staff after being alerted by patrol that his garage door was open: “Thank you so much for the note. The Guardhouse called today and we told the people remodeling our house about it. They said they would be over today and take care of it. It must have been one of the workman that left it open. It’s great that the patrol is so observant; it makes us really glad to be in such a safe place.”

Still Sweet and Salty By Lori Bosch and daughter, Stephanie, Cachet Residents Another soup for you! It’s still soup season and who doesn’t love a tasty soup? When we were in AZ last month Steph was describing her delicious enchilada soup that she loves to make so I had to try it. It is a tomato-based broth and is loaded with black beans, corn and chicken—if you’re vegetarian substitute vegetable broth and nix the chicken. The juice of a lime adds zest…green chiles and taco seasoning give it some kick. I topped it with a dollop of sour cream, green onions and served

with tortilla chips. Mixing in the sour cream right before eating this tasty enchilada soup helps reduce the spiciness and makes it extra rich and creamy. I know you’re going to love this as much as we do! Buen provecho! And always, always, always let your children, grandchildren and loved ones cook with you…someday they will be sharing their favorite recipes with you! Steph’s Enchilada Soup Prep time: 15 minutes Cook time: 60 minutes Servings: 6-8 INGREDIENTS: • 1 ½ lb. boneless skinless chicken breasts

• 1 4.5 oz can mild diced green chiles

• 1 tablespoon olive oil

• 1 tablespoon chili powder

• 1 yellow onion, chopped

• ½ teaspon black pepper

• 3 cloves garlic, minced

• ½ packet taco seasoning

• 1 28 oz can crushed tomatoes • 4 cups low sodium organic chicken broth

• 2 cans black beans, rinsed and drained (reserve 1 cup to mash for thickening)

• 1 10 oz can enchilada sauce

• 1 10 oz bag frozen corn

Garnish:

• juice of 1 lime

• 1 cup Monterrey jack cheese

• sour cream

• 1 tablespoon cumin

• chopped green onions INSTRUCTIONS: 1. Rinse chicken breasts and place in a separate pot with 3 cups water. Bring to a boil. Reduce heat to medium low and poach chicken breasts for 15 minutes. When fully cooked drain and set chicken aside to cool. When cool, shred chicken with a fork and add to soup.

4. Mash one cup of black beans (to thicken) and add to soup pot. Then add the rest of the black beans and corn.

2. Heat olive oil in a soup pot on medium high heat. Add chopped onion and cook for 2 minutes until translucent, stirring constantly. Add minced garlic and saute’ while stirring for 30 more seconds.

7. Add cheese, stir well, and simmer for 5-10 more minutes.

3. Add crushed tomatoes, chicken broth, enchilada sauce, lime juice, chiles and all spices. Bring to a boil, then reduce to medium.

5. Add shredded chicken. 6. Simmer on medium for about 45 minutes, stirring often.

8. Serve in bowls and top with sour cream, green onions and tortilla chips.


Sip and Tell By Sue Lukenbill, Encore Resident Happy New Year to all of you! This is truly a beautiful time of the year here in North Scottsdale with all of the activities and events taking place over the next couple of months. I’m thankful for my blessings in 2021 and looking forward to what 2022 has to offer! For this month’s review Grayhawk’s Director of Communications Jennifer Sheets and I chose to visit a great restaurant in the Promenade that has been open for over 15 years, Picazzo’s Healthy Italian Kitchen. It is a casual, high-energy eatery featuring a mainly gluten-free menu of specialty pizzas and Italian food. Picazzo’s is an Arizona-based family-owned and operated healthcentric restaurant with locations in Sedona, Scottsdale, Tempe, Paradise Valley and Arrowhead. They source clean, whole foods and blend them with fantastic flavors. They have a fusion approach to a modern-Italian cuisine that sprinkles in the bold flavors of Asian, Mediterranean and even Mexican ingredients, into their menu of salads, entrees, pasta and pizza. They like to call themselves “Healthitarians”! Jennifer picked from the Pizza Combo on the lunch menu, which includes a slice of pizza, salad or soup and a beverage. She ordered the slice of the week which was the BLTA and a Caesar Salad and ice tea for her beverage. Since I am a pizza lover, I ordered from the regular pizza menu. I had the 12 inch Puttanesca, which is topped with olive oil, garlic, mozzarella, tomatoes, Kalamata olives, chopped artichoke, feta and fresh basil. While we were waiting for our lunches, we enjoyed the Hot Artichoke Spinach Dip served with carrot sticks and house-made flatbread. The bread was very good and I loved the presentation. It was a much more rustic and thick dip than I’m used to, but the flavor was spot on. Both of our pizzas were very light, although I did still had to take quite a bit of mine home (12” was bigger than I had imagined!) Overall, the meal was great. I can see why they have been in business for so long. They offer consistently good food, a casual atmosphere and fantastic gluten-free options. I’m sure service has

helped them along as well. Ours was very spirited and helpful. If you have never been to Picazzo’s, I highly recommend it. They have a great “healthy hour” daily from 3-6 p.m. that features less greasy options that the average happy hour liked baked wings and avocado toast, as well as great cocktail, wine and beer specials. The Scottsdale location features a large dining area, outlined with a full bar to one side, surrounded by windows that let beautiful, natural light in. The covered patio is large and able to host parties up to 50 people. It is in a super convenient location. I hope you try it out! Until next month, Happy New Year!
