The month of February is often associated with love and kindness, and that theme has made its way into Grayhawk this month. We will be having our Daddy/Daughter Dance on February 22. This dance has become a very popular annual event, and it is a great chance for all the fathers in Grayhawk with young daughters to spend an evening with their “Little Princess”. I encourage all the men in Grayhawk to bring their special little lady or ladies to this fun-filled dance.
Also, February 17 is “Random Acts of Kindness Day”. As Grayhawk residents, I encourage you to consider your own random acts of kindness this month in your community. There are many things you can do for others in your neighborhood or community to show your appreciation and/or kindness. You can offer to keep an eye on a neighbor’s house when they’re away, pull a trash can out for someone in need or watch a neighbor’s pet(s) for them. You can welcome new homeowners to your neighborhood with a “hello” and waive to those you have seen for years. Have you considered a kind email or letter of thanks to the GCA or RVA Board of Directors for all their hard work and for volunteering their time to continue to make Grayhawk an even better community?
Speaking of the Board of Directors, this month you will be emailed a ballot(s) for voting along with a link to responses to select questions completed by the candidates to give the homeowners additional information when making their voting decision.
The Grayhawk Community Association (GCA) and Retreat Village Association (RVA) Annual Meetings will be held on March 19 at the Grayhawk Golf Club beginning with the Grayhawk Community Association Annual Meeting at 6:00 p.m. and the Retreat Village Association Annual Meeting immediately following at 6:30 p.m.
At these meetings, a new Board of Directors will be elected for both associations with the GCA filling four of the seven positions on the GCA Board and the RVA filling three of the five positions on the RVA Board. Please plan to attend this important meeting(s) where we will celebrate the previous year’s accomplishments. Whether you attend the Annual Meeting(s) or not, we strongly encourage all Grayhawk homeowners to vote in the Board of Director election(s).
The Boards of Directors have partnered with Vote HOA Now to provide the 2025 Annual Meeting information and voting electronically. Additional information will be provided throughout the month regarding this year’s Annual Meeting. Hi, Grayhawk Community Association! My name’s Cullen Boswell, and I’m excited to join such a warm and welcoming community as the Community Manager.
I’m originally from Georgia and started my career in the Air Force, which eventually brought me to beautiful Arizona. While in the service, I earned a degree in Business Administration and separated from the military as a Non-Commissioned Officer. After my time in the military, I worked in marketing before joining CCMC, where I’ve spent the past 2 1/2 years helping another fantastic community thrive.
I’m excited to bring my experience, energy, and a little Southern hospitality to Grayhawk. I can’t wait to get to know y’all, learn what makes this community so special, and work together to keep this community shining bright.
When I’m not working, I spend time with my wonderful wife of nearly seven years and our two kids—a lively five-year-old daughter and an almost three-year-old son. I also enjoy riding motorcycles, taking photos, camping with my family, and spending quality time with my little ones.

Calling all volunteers! In an effort to keep our community beautiful, we are looking for volunteers to help us on this Earth Day. The City of Scottsdale will provide all volunteers with gloves, trash bags, safety vests, and cold waters. Meet in the GCA office at 8 a.m. to receive instruction, and then we will start walking the trails along Hayden Road north of Thompson Peak Parkway. The walk will be approximately 1 mile each direction, a little over two miles in total after both sides of the road are cleaned. All volunteers 17 years of age and under must come with a guardian. Happy New Year! I hope you all had a restful and joyful holiday season, and that 2025 is off to a great start for you and your loved ones. As we begin this new year, I want to express my sincere gratitude for your continued support and involvement in making Grayhawk such a vibrant and caring community.
We had an amazing 2024 at GHES, topped off by multiple national awards. Grayhawk was honored as the 2024 National Civil Air Patrol (CAP) ACE School of the Year, and Grayhawk’s STEM Specialist, Michelle Lindstrom, received the 2024 National Civil Air Patrol ACE School Coordinator of the Year. These honors landed the school the privilege of being the site of this academic year’s national ACE Lift-Off Event for over 500 schools across the country. Civil Air Patrol’s Aerospace Connections in Education (ACE) program is a K-6 multidisciplinary school educational experience that uses the aerospace theme to promote academics with a focus on STEM (science, technology, engineering, and math), character
education, and physical fitness for living a healthy and drugfree lifestyle. The program is starting its 17th year and has impacted almost 650,000 students nationwide. It was a great honor.
As we move into 2025, I’d like to take a moment to share two important opportunities for our community:
1. Tax Credit Drive: Our annual tax credit drive is currently underway! This is a great way for you to support our school while receiving credit on your state taxes. The funds raised will directly benefit our students, helping to support extracurricular activities, classroom resources, and enrichment programs. Any Arizona resident can donate up to $200, and all households can contribute $400 and receive a direct tax credit for the amount donated. Please consider participating in this drive and supporting the continued success of our school.
2. Kindergarten Roundup: Registration for the 2025-2026 school year is open now. If you have a child who will be starting kindergarten this fall, we’re excited to welcome them into our school community. Please join us for our Kindergarten Roundup at 5:30 pm, on February 11th. Come get a peek into the kindergarten classrooms, meet and greet the teachers, chat with members of our PTO, and much more!
Thank you once again for being such an essential part of our school family. Together, we will make 2025 another successful and exciting year for our students.

New Year, New Windows
As the community has aged, the Architectural Review Committee, comprised of homeowners and professional consultants, has started to see an influx of submittals, including window replacements. Window replacements can be difficult, because there are lots of options and vendors do not always understand the requirements of the community. For this reason, it’s important to remember that homeowners are required to submit an application to the committee prior to any modifications. It prevents any potential issues down the road when a modification is not approved and has to be replaced.
On of the main goals of the committee in regards to windows is for the new windows being installed to match the existing profile as much as possible. All doors and windows in Grayhawk should be recessed and not flush with the exterior wall. In addition, the window frame should be 2” or less with a stucco return.
Submittals for window replacements should include:
• Photo of exterior of the current home
• Cut sheet of the window frame from the manufacturer, including frame color
• Confirmation of window style and installation method
• Photos of similar installations with the same product

Retreat Residents: Are You Being Notified?
If you live in the Retreat Village, you are hopefully utilizing ABDI (either online at gateaccess.net or through the ABDI Gate Access app) to add and remove guests and vendors from your approved guest list. For those that are on your list, the gate will not call you to verify they can visit your home, but you can opt to receive a notification upon their entry.
Previously, there were three types of supported notifications: emails, text messages and push notifications. Homeowners may choose to receive (or not) any combination of the above choices. The notifications allow for increased security as any resident gets alerted when someone is logged to his or her house.
In order to avoid charging the community for large volumes of text messages, ABDI utilized the EMAIL to TEXT feature offered by many providers. That means that rather than sending a “real” text message, ABDI sends an email the to cell phone number at the provider’s SMS gateway. Over the past few years, many phone service providers have stopped utilizing the email-to-text service and many residents are no long receiving text notifications.
The good news is that residents still have two other ways to receive notifications upon guest entry. Both are outlined below. Directions can also be found on https://grayhawkcommunity.org/262/Retreat-Village-GateAccess.
Push Notifications
In order to receive push notifications, the resident must download the ABDI GateAcess.net app on their mobile device.
Once the app is installed, and the owner is logged into it for the first time, push notifications will become active. The device settings will allow the owner to control the appearance of the notifications. On an iOS device, for example, they can be controlled by going to settings-> notifications-> gate access and changing the alerts values.
All devices active on the account may be viewed and managed on the gateaccess.net website, under the Contact Info page.
Email Notifications
Email alerts may be activated by the owner by logging into GateAccess.net using a desktop browser (Chrome, Safari, Internet Explorer, etc.), navigating to the Contact Info tab, and entering a valid email address into the first email field, and if required, into the second email field. The third email field is not used for notifications.
In addition, the Guest Arrival Notification drop-down list (figure 1) should be set to “Alert All” or “Temp Only” (alerts for all guests, or only for temporary guests, respectively). To stop the emails, simply change the dropdown list to no alert. When done, click on the update button at the bottom of the screen.
Please note that if a guest or vendor is logged into a different address (for example, a pool service company who services many homes in the community may be logged in elsewhere), then no notification will be sent to you as an owner at a separate property.
Montevina Shares the Spirit of Giving
This past holiday season marked another year that the residents of Grayhawk’s Montevina neighborhood collected canned good and monetary donations for St. Mary’s Food Bank in trade for holiday cheer in the form of over-the-top lights and warm cocoa.
In 2024, Montevina neighbors collected $18,500 and 4,126 pounds of food. Monetary and food donations from December of 2024 combined to provide 95,939 meals for people in need in the valley.
The generosity shown by the Montevina neighbors and all the Grayhawk residents that support their efforts is a wonderful example of the spirit of Grayhawk.
HOUSE BILL 2298:
What you need to know
In 2023, the Arizona Legislature passed HB2298, now A.R.S. Section 33-1818, requiring associations conduct a vote in order to retain the ability to regulate public roadways. In order for this vote to pass, one tenth of the members must vote, and at least of a majority of the members voting must vote YES, in favor of retaining the right to regulate public roadways.
The Grayhawk Community Association will be holding this vote in conjunction with the Board of Directors election.
If the Association does not obtain enough YES votes, it will forever lose the ability to regulate public roadways.
Residents may have a few questions, and we’re happy to help answer them. Please see below for answers to common questions.
What regulations might be impacted if this does not pass?
If the required number of YES votes are not obtained, the GCA will lose the ability to prevent or create restrictions for, among other things, street parking and storage of passenger vehicles, trucks, boats, trailer, recreational vehicles, storage and cargo containers (PODS, U-Hauls, etc.), trash containers, basketball goals and backboards.
In simple terms, the Association will not be able to prevent residents from keeping their trash and recycle bins in the street. The Association will not be able to prevent street storage of a boat or RV for any length of time or in front of any house, and the Association will not be able to prevent overnight street parking.
Why does the Association regulate public streets in the first place?
Restrictions governing public roadways preserve the community’s residential character and have the potential to protect public safety by ensuring that emergency and other vehicles have adequate space to navigate the community’s public roadways.
What streets are considered public roadways?
Public roadways in the Grayhawk community exist in the single-family home areas of The Park. Streets in the Retreat Village and all eight condominium communities are considered private.
If I live in the Retreat Village or a condominium community, do I need to vote?
YES! While streets in those areas are considered private, homeowners of the RVA and condominiums are still voting members of the Grayhawk Community Association. While there may not be direct impact, property values could potentially be impacted for everyone.
So, what now?
The GCA vote for this measure will be on the same ballot as the Board of Directors election in 2025. Ballots will be sent electronically as they have for the past two years and are scheduled to be send mid-February. The GCA Board of Directors is encouraging homeowners to vote YES on this important issue. If members vote against the Association retaining its authority, the members may not reverse their decision with a future vote. Watch for your email and:
• Vote YES for retaining the Association’s authority to continue regulating the use of the public roadways within the community
• Vote NO against retaining the Association’s authority to continue regulating the use of the public roadways within the community.
