June is the month when winter sets in. It also brings soups, curries and other exotic dishes to the menu! The replacement of the electric fence in Trumpeter`s Loop, on both sides from the Buffalo Creek circle to Gate 1, is nearing completion. Please treat these fences as live, as testing is being done intermittently. Please ensure that all your residents, employees and visitors are duly informed. It is also the responsibility of the member/resident to ensure that all vegetation is at least 1,5 meter away from this fence. Spiking of vehicles has become the new way of robbing people on some roads, notably the N4 from Pretoria to Middelburg, the R21 to the airport, the old Bronkhorstpruit road and Garsfontein road past Rafters. In meetings with the SAPS it was emphasized that stopping the vehicle is not an option – keep on going at a reduced speed to a public place where other

people can assist you. Always report such an incident to security at the estate and to the SAPS. Avoid, if you can, traveling late at night or early in the morning and if you have to, try to drive in convoy style with vehicles driving relatively close together. We welcome Servest Landscaping to the estate. They have been chosen to do our gardens, after a rigorous process to ensure that they are best suited to do so. Already a difference can be seen and we trust that we will all see, in the coming months and years, how beautiful our estate really is! Further to our discussion in the May edition about incidents at the clubhouse, the board of directors have decided that: • All children under the age of 13 years should be accompanied and supervised by an adult while on common property at the Clubhouse. Furthermore, security was given instruction to ensure that: • There is no music played at high volume, past the hours allowed;

5

From the desk of the General Manager

• No alcohol and/or glasses are taken into the pool area, against the signs there prohibiting this. Children consuming alcohol will be asked to leave the clubhouse area. • Where party scenes are left in absolute chaos, with empty alcohol bottles littering the place, the responsible persons will be fined; • If masks are not being worn, such persons will be requested to leave the area; • Any person entering with a noisy car will be directed to our rules and regulations, which states that noisy vehicles are only allowed to go from the gates to the residence and back. • Identification will be required when entering the clubhouse area. We are in the process of installing a biometric reader, a scanner and other measures to ensure that all persons entering the clubhouse area are properly identified. Covid-19 is still with us and we do ask that all persons eligible for vaccination, should seriously consider doing so. It is trusted that the early gremlins with the

process will be sorted soon. The flu is making it more difficult for many and the basic rules of surviving set out below should really be adhered to at all times. As you may have heard, the cell phone dialling used from the gates is much clearer (and more affordable) than the previous VOIP dialling. The pre-clearance code system is helping a lot to improve times spent at the gates, with only the use of the pre-booking for deliveries still a concern. Please use that facility, it works really well. Speed humps are being piloted and we ask the drivers speeding in the estate to please refrain from doing so. Speed cameras will also be used at night from now on. Please enjoy the month of June, it has some wonderful characteristics! Kind Regards,

Brendan Olivier

estate manager IMPORTANT INFORMATION RELATED TO THE CLEARANCE / TRANSFER PROCESS: • Fibre to the Home “IPECS” telephones: this equipment was installed and must remain on the premises for the new owner to use. This is a liability the new owner will have towards Telkom and The Wilds Estate. The seller and new owner to arrange the handover of this equipment. • The number of dustbins per stand must remain on the premises for the new owner to use. Mid-City automatically transfers the cost of these bins to the new owners Mid-City account. This is a liability the new owner will have towards Global Waste if bins are missing. The seller and new owner to arrange the handover of the correct number of bins allocated to the property.

TIPS: • Swimming pools, Pergolas, Louver-decks, any construction under roof, enclosed or partially enclosed stoeps require HOA & Tshwane approval. • Boma’s & awnings are grey areas - will require HOA and possibly Tshwane approval – will be determined with inspection. • Solar panels require neighbour approval and HOA approval. Solar -geysers/cylinders are not allowed to be installed on top of the roof. Certificates will be required for gas, solar and fixed generator installations.

GARDENS: Due to the numerous complaints regarding the upkeep of the gardens, a decision was made to release our General Workers from their duties. They received their retrenchment packages, and an opportunity to work for the preferred Garden Service Provider. After several meetings with the General Workers, they all declined an offer to take up further employment with the Preferred Service Provider, that included a full retrenchment package. They all opted to only take a retrenchment package. We wish them well in their future endeavours. SERVEST LANDSCAPING has been appointed as the Preferred Garden Contractor. They will be looking after our gardens at both Main entrances, the entire TrumpetersLoop, Clubhouse area, Municipal Park area and the outer Perimeter of the Estate. It remains the responsibility of the owners living along Trumpeters-Loop, the boundary between the Sub-Estates and the outer perimeter of the Estate to keep their vegetation 1.5 meters away from the electrical fence. COMMUNICATION: We make a request to owners to inform Mid-City Property Services of your: e-mail address & telephone number. We often find that owners update their information on the GloVent Portal but do not convey this information to Mid-City Property Services via e-mail. Mid-City Property Service does not have access to the HOA GloVent Portal.

security Clubhouse The security committee has recommended to the board of directors that entrance control be implemented at the clubhouse. This follows several unsavoury incidents of visitors, very young children and irresponsible persons using noisy vehicles and abusing alcohol there. Speed humps: Movable speed calming devices are being implemented. These units are designed to not damage a vehicle, but it seems some people will go to great lengths to achieve that. Speed limits are set to protect each and every soul in this estate. You break that at your own peril. Internet: There has been a number of incidents where the internet in the estate failed. This has been the result of either a component failure or an area problem. The required steps have been taken to ensure that our access control system can still operate correctly at those times.

THE

COMMITTEES

News from the various committees are as follows: Clubhouse: Chaired by Mr Gilbert Muller

Security: Chaired by Genl (ret) Ben Groenewald

The very serious transgressions in the clubhouse area has led to those rules now being revised. Bluntly put, no more nonsense will be tolerated at the clubhouse. Transgressors of our rules will be asked to leave the premises.

With effect from the 1st of May the no code – no entry rule for visitors became mandatory. This resolved a lot of familiar issues, including the long visitor ques and the struggling to hear the calls being made. Only persons who are invited will be allowed to enter the estate. Please use this system, together with the pre-booking of deliveries, in order to assist all involved.

Several initiatives are being launched at the clubhouse. In the future facilities such as a coffee shop, a library and others will be considered, whilst clubs such as a book-, chess-, bridge/canasta-, wine- and others will be hosted there. Finances: Chaired by Mr Alex Philippou The financial statements as well as the budget has been signed off and will be presented to owners at the AGM.

The electrified security fence around Trumpeter`s Loop will be completed shortly. Treat all electric wires as live please. The behaviour of some persons at the clubhouse has resulted in security being given the command to remove offenders where so required.

THE WILDS COMMITTEES (CONT.)

Rules & Fines: Chaired by Mr Danie Schoeman Unfortunately the previous chairman of this committee, Mr Danie Schoeman, resigned due to personal reasons. A heartfelt word of thanks to him for the astute leadership of this committee, where he assured that fairness, clarity and justice was handed out evenly at all times. Thanks! Aesthetics: Chaired by Mr Christo Myburgh Aesthetics Plans Division for: Full Title Homes & Sectional Title Units. • Aesthetics – The Clearance Process: The Estate Agents must be registered to sell a property within The Wilds Estate and to confirm with the owner that available approved Tshwane building plans and the relevant Occupancy Certificate are on their record before the property is listed. The approved COT plan must match the property. Mid-City will receive a request from a transfer attorney to issue clearance

figures, Mid-City requires the purchase agreement from the attorney to complete a clearance document, The completed clearance document is forwarded to the HOA Managers, The HOA Managers will view if copies of the: A) Approved City of Tshwane plans, and B) The relevant Occupancy Certificate were submitted by the owner that will be required to arrange an inspection. If these documents are on file an inspection will be arranged with the seller. If these documents are not on file, the seller will be contacted to submit copies of these documents. Inspection will be put on hold until the HOA Managers received these documents. If the inspection was successful, the clearance document will be signed and forwarded to Mid-City to continue with the transfer. If the inspection was unsuccessful, reasons will be given to the seller to rectify. Mid-City will be informed of any delays. Plans and the Occupancy certificate can be obtained

from the Council. We advise owners to read up on the New “SPLUMA” Spatial Planning and Land Use Management Act and to comply.
