During the past month we all enjoyed some of the best weather that Pretoria can offer, very similar to the spring season, fall will usually give us clear days, very little rain, not too hot and not too cold days with lovely evenings. Covid-19 has restricted some of the abundant joys of traveling around but staying at home is for many people actually a perfect solution.

Within the estate we have had a number of incidents and occurrences that should be attended to. At the clubhouse there were a number of parties held by children, where the following rules were not adhered to:

The gardens are now turning gold and the leaves are leaving us. A change in season is actually always a change for the better, as change is the core ingredient of improvement. Looking forward to the opportunities that fall offers in planning and pruning the gardens. We have introduced the no code no entry process. It failed with deliveries as the double security (2 gates to be used to enter and 2 gates to be used to exit) is not the norm in the industry, causing difficulties. Deliveries were returned to the old model, with a request that residents should use the booking of deliveries as set out in the security comments below. Geysers / water-cylinders or solar geyser tanks are not allowed to be installed on top of the roof. The neighbours in view of the solar panels must approve by signing on the plans indicating their Name, Surname, Stand number and Signature. Thereafter HOA approval is required. Approval will be liaised with the owner. The HOA will require a COC after the installation. For Sectional Titles, the HOA will require a resolution from the Body Corporate.

We will continue fighting the Coronavirus by informing our residents to adhere to the Covid-19 protocols: wearing of masks, social distancing, sanitizing regularly and the recommended persons allowed using the clubhouse facility and by adhering to the lockdown curfew. During our general office hours, I observed that several visitors to our office from the offset of Covid did not show any symptoms of the virus and the heroes are those who keep wearing their MASKS. security “NO PRE-CLEARANCE; CODE NO ENTRY’. The following SOP will be implemented at both main entrances from the 1st of May 2021. 1. A pre-clearance code is a PIN generated by a resident and sent, using the Glovisitor application, to a person coming to that stand number. 2. No visitor (casual or regular) will be allowed to enter The Estate without a pre-clearance code sent to him/her by the resident. 3. A visitor with a pre-clearance code will be allowed entrance at any of the two visitor lanes at gate one and two and can also use the Contractors gate at gate 1 that will be equipped with the bar facility. 4. The visitor’s entry code, his driver’s licence and the vehicle licence will be scanned and he will be allowed entry by scanning the bar code.

Pre-clearance codes The Security Committee has approved that the existing Visitor Management System will be amended to the following access control method: 5. If a visitor arrives without a pre-clearance code he will be diverted and requested to phone the owner to get the code. 6. To implement this procedure an additional guard will be posted outside at a point where visitors, without a preclearance code, can be diverted easily and the person with a pre-clearance code can be directed to the visitor’s or contractor’s lane. 7. Deliveries: On Glovisitor go to Bookings. Scroll down to Deliveries & Collections, Pickups. Enter the Type of Visit (Delivery, Collection or Service), followed by the Name of the Company, then the Reference Number (only when you have it), and then the Start Date and the End Date. The system will then display Service Requested and show a 6-digit Temporary pin. This does not have to be given to anyone. The security officers will, when the delivery service arrives and gives your stand number as destination, see the temporary pin on the scanner and allow the delivery service in after scanning the vehicle and driver`s license. You will receive a message that delivery

is under way. 8. All small deliveries, like Uber Eats, Checkers and other small deliveries will also need to have a pre-clearance code. In the interim the existing access procedure will be followed, but they must request their regular clients to forward a pre-clearance code were possible. 9. The digital notice boards at the main gates will also indicate the words: “NO PRE-CLEARANCE CODE; NO ENTRY”. This will be implemented at the main gates from 1 April 2021, to make everyone aware of the new procedure. The main benefits are that there will be a markedly faster process to get into the estate, for pre-cleared or expected visitors. Secondly, the use of the VOIP calling system, which results in very poor voice quality, will now be avoided. Residents will still get notification when visitors arrive.

Coronavirus Covid-19 Impact

Rule changes and additions: The rules were changed in line with the lockdown regulations issued by government on 1 March and thereafter. These changes are temporary and will change as the levels and ministerial rules are changed. You will be kept informed at all times.

Effects on the HOA Depending on the level and length of restrictions, members will be informed of any changes to the AGM or any SGM if so required. The board members are all fully conversant with the developments relating to the lockdown and do take the required steps where necessary.

In essence the basic wise rules are still: Stay at home. Only go out to purchase essential goods (food, medicine) or to go to hospital or a funeral or to fill up. Wear a mask when going out. Do keep the social distance of at least 1.5 meter. Sanitise, very often. Register on the vaccination application when so invited.

THE WILDS COMMITTEES (CONT.)

The responsibility lies with the current owner to have approved Tshwane building plans and an occupancy certificate for the full title home or sectional title unit, and to submit copies hereof to the HOA Office at the Clubhouse. Approved Tshwane building plans, and the relevant occupancy certificate can be obtained from the Council by the owner. The full title home or the sectional title unit including the common property of the sectional title unit, including the exclusive use area of the sectional title unit - must match the approved Tshwane building plan with the relevant occupancy certificate. If any deviations occur, and where properties have been transferred in the past with structures not on the plan, it is the current owner’s responsibility to have updated plans drafted and to receive the necessary

approval from the HOA & Council, at the expense of the current owner. The current owner should have made sure of deviations before the property was purchased. When the property transferred into the current owner’s name responsibility was accepted by the current owner.

How does the current inspections work?

Sectional title owners must also receive approval from the Body Corporate of their complex to have changes made to the unit /common property or exclusive use area before amendments are made. The correct practice is that the Body Corporate will give their approval /resolution on condition that the HOA give their approval and the HOA give their approval on condition of Tshwane approval.

A successful inspection means that the plan and property matched, and the transfer can continue.

If owners are selling their property, it must be noted that the property will not transfer if a successful inspection of the property has not taken place.

The Aesthetics Committee will require approved Tshwane building plans and the relevant occupancy certificate from the owner if the HOA office does not have these on record as stated in point 1.

If it did not match, the owner will be informed on site of the deviations that must be updated. Please note that the wearing of masks in public is compulsory and failure to do so is a criminal offence.

Speeding Please adhere to the speed limits inside the estate: 40 km/h in Trumpeter`s Loop and 20 km/h in the rest of the estate.

Market day and roadhouse nights The first Roadhouse night was held and was a great success. It has now become a regular item on the food-lovers` agendas.

Access to the facilities and the related procedures. The clubhouse facilities are now open for use by residents and their visitors. It is still subject to the DMA regulations, as gazetted from time to time. Only 50 % of the usual capacity will be allowed. The normal precautions of wearing masks, sanitising regularly, keeping social distance and not going anywhere if not critical, stays in place. Please adhere to these, for the protection of all the residents. All of these steps were taken with the health and wellbeing of our residents at heart. It is trusted that all will abide by these restrictions and that all will be able to enjoy the clubhouse facilities whist keeping the required minimum social distance. This is subject to the situation in the opening remarks not spiralling into chaos. All the prevailing Covid-19 measures will stay in place in the estate.

For the harissa dressing • ½ jar Pesto Princess Harissa Paste • 2 limes, juiced and zested • 1 Tbsp honey • ¼ cup olive oil For the roasted harissa veggies • 1 large cauliflower, broken into florets • 1 large butternut, peeled • 1 red or yellow pepper* • 1 large aubergine • 1 red onion • 3 baby marrows* • 200 g punnet rosa tomatoes For the couscous salad • 130 g couscous • 1 Tbsp olive oil • 1½ cups boiling vegetable stock • 1 cup pumpkin seeds • 1 mango, sliced in slivers • Handful of fresh rocket or watercress *For extra crunch and freshness, the sweet pepper and baby marrow can be left raw and added in thin slices to the salad just before serving.
