We are into a new year, with very interesting times being the only valid comment. A brave new world was foreseen by some, but the way it is happening, is still a shock to the system. Within our estate, things are going on fairly well. There was an incident of theft from a townhouse in Kudu Park, during the night of 20 January, which is being investigated by the SAPS and a specialist investigation team from Bidvest Protea Coin. In the vicinity there was increased incidents of theft, hi-jacking and armed robbery from businesses. Please be very careful when going out (if you really have to).

The e-Trumpeter will from now on become a monthly magazine and it is trusted that letters, comments, contributions and inputs from residents will flow in to make it a better magazine for all. Kind Regards,

The cyclone nearing the eastern coast is said to be the cause of heavy rains for the next week or 2, with good rainfalls countrywide a blessing enjoyed by many farmers! The various committees are back to improving systems, places, looks and procedures where they can, all amidst a time of high care.

Thinking of selling your home or townhouse? Herewith information you should know before you list you home with a Registered Estate Agent or Selling privately to avoid delays: • Make sure that the HOA-Office at the Clubhouse is in position of your latest updated approved Tshwane plans with the relevant Occupancy Certificate. These can be acquired by the owner from the Council. • We also require a Gas-Certificate if gas stove is installed and a COC if solar panels and or fixed generator are installed • Point 1 & 2 documents are required before an inspection can take place to ensure that the property still matches the approved Tshwane plan.

• An inspection will be arranged with the owner, and if the inspection is successful, clearance will be given to Mid-City Property Services to continue with the sale. • Often the following is identified which leads to an un-successful inspection and delays the sale: Installations of swimming pools, boma’s, solar panels, gas installations, open stoeps or open verandas that are enclosed, additional stoeps areas, pergolas, windows that become sliding doors etc, of which amended plans will be required and pending on the amendment – Council approval with a new Occupancy Certificate.

• Guideline to submit amended plans: (Full & Sectional Title Stands) • We require 4 sets of copies -A1 size, of which all the amended areas must be marked in red. • Neighbours to approve the amended plans by adding: Name and Surname, stand number, date and signature where the amendments occurred. With Sectional Title Units we require the resolution taken by the owners of the Complex who agreed on these amendments. • Proof of payment for scrutiny must also be submitted when the plans are submitted. Mid-City Property Service can be contacted to forward an invoice: Angelique Botha 012 426 3432. Current scrutiny cost R1000.00.

• The Aesthetics Committee only meets on Fridays if plans were delivered to the HOA-Office by

Wednesdays. • The amended plans must first be approved by the Aesthetics Committee. Thereafter, 3 of the 4 plans must be collected for the owner to arrange Tshwane approval. After Tshwane approval, the owner to arrange an inspection with the inspector at Tshwane to issue a new occupancy certificate for the amended plan. • Just a tip: Pending on the amendment – the inspector will require an engineer’s report and a glazing certificate if sliding doors/ stacker doors were installed before the new occupancy certificate will be issued. • NB: The HOA requires a copy of the Amended Approved Tshwane Plan and the new Occupancy Certificate in hard copy and electronically before clearance will be given to Mid-City to continue with the sale.

• Keep in mind if an Estate Agent is used – they need to be registered with the HOA to avoid a further delay. • “IPECS” telephones: this equipment was installed and must remain on the premises for the new owner to use. This is a liability the new owner will have towards Telkom and The Wilds Estate. The seller and new owner to arrange the handover of this equipment. • The number of dustbins for the specific stand must remain on the premises for the new owner to use. Mid-City automatically transfers the cost of these bins to the new owners Mid-City account. This is a liability the new owner will have towards Global Waste if bins are missing. The seller and new owner to arrange the handover of the correct number of bins allocated to the property.

TIP FOR THE MONTH An energy-saving strategy: Check the temperature setting of your geyser. A lower temperature setting on your geyser means that less energy is consumed for water heating. 1. PRE-CLEARANCE CODES Once again, a request is made that your visitors be given a code when an appointment or visit is scheduled. It will help them so much to enter at the gates, also negating the use of the phones, which sometimes are really not giving us clear voice quality. With the Covid-19 pandemic far from over, touching things should be extremely low on your list of activities, especially things touched by many. Our RF-tags have proven to be exceptionally good in ensuring that your car`s windows can stay shut whilst moving in and out of the estate. Your visitors are not there yet, but we really want to help them by asking that they be given pre-cleared codes by you. Their

time at the gates will be so much less, and those poor lines need not be used. Please assist!

2. OPENING OF BOOM BY SECURITY OFFICERS After several complaints were received about officers opening the booms for persons, it was decided by the security committee that the opening should only be possible from the control room. At the dial pad there is a button marked audio. Press that and the control room will answer. They will enquire what is the PIN number, where the vehicle is going and who the driver is. If all in order the boom will be opened from the control room. Dialling from the pad is a direct and nocost operation.

Coronavirus Covid-19 Impact: If you think you have been infected: self-isolate at home and stay indoors. Open doors and windows for good air ventilation. Rule changes and additions: The rules were changed in line with the lockdown regulations issued by government. These changes are temporary and will change as the levels and ministerial rules are changed. You will be kept informed at all times. In essence, the basic rules are: • Stay at home, • Only go out to purchase essential goods (food, medicine) or to go to hospital or a funeral or to fill up, • Wear a mask when going out, • Do keep the social distance of at least 1 meter. • Sanitise, very often.

Coronavirus Covid-19 Impact: Effects on the HOA The HOA still functions as before, with the only real difference being that very limited physical meetings are being held by the board or any of the committees. Most decisions required are made on a virtual platform. Depending on the length of restrictions, members will be informed of any changes to the AGM or any SGM if so required. The board members are all fully conversant with the developments relating to the lockdown and do take the required steps where necessary. Estate management are working mostly from office, but do operate

from home at times, where they are fully online and involved with all things happening inside (and outside) the estate. Their personal telephone numbers have been communicated to members. There will always be someone at the office during business hours.

Effects on BC`s The trustees of the body corporates are now allowed to meet but can also do their business on a virtual platform. Employees: What is the situation: All employees are now back in service. Our advice is still to go without home staff if at all possible, especially for the elderly

residents. From an economic perspective it is very important to pay your staff, where possible, as the most important thing to do to get the economy going again, is to spend money.

Help: Where to get and how to give. The festive season is also a very hard time for many people who are in a distressed situation. Keep those in mind and donate where you can. NEWSDESK Speeding

The Park in The Wilds Plans have been drawn up to cater for a Trimpark, pump-track and a pond, all in a serene and natural environment. We are awaiting approval by Tshwane parks division. We were informed that the 50-year flood line is an issue; we are getting professional advice on how to deal with that. Feedback was received that the park may not be developed other than for a walking/running path and some benches. Details to follow.

Please keep to the speed limits. They are there to protect the residents and all other people in the Estate, with particular focus on the youth. The fact that there are fewer vehicles on the roads do not mean you can now drive as you like! We are putting up speed cameras and fines may and are being issued.

Market Day Herman Schuld and his team are not back onsite, due to the Covid-19 lockdown. They will be delivering their wonderful foods, crafts, and other interesting things as soon as we are back to a scheduled every 2nd Friday.

Access to the facilities and the related procedures Several requests were received to open the sporting facilities at the clubhouse, after these were closed following the publication of the adjusted level 3 lockdown regulations on 29 December 2020. The Board of Directors has already reviewed the requests with regards to the use the tennis courts during lockdown level 3. The Board`s decision is that the clubhouse facilities will stay closed for the duration of lockdown level 3. The decision applies to all the facilities at clubhouse. In view of the current adjusted Lockdown Level 3, the Board of Directors took the decision to close the clubhouse facilities. This includes the swimming pool, tennis courts, squash courts, braai areas, lapa’s, boma`s as well as use of the clubhouse hall. The HOA as a company has the responsibility towards its employees, contractors, and Members not to expose people unnecessary to other people in the effort to limit the possibility of spreading the virus. The only exception to the closure of the clubhouse facility is for both HOA and Bidvest Protea Coin security staff. Very strict access control was put in place, as prescribed in the Disaster Management Act and the various applicable Lockdown Regulations. These include that for every person entering the clubhouse area, full details must be entered, including temperature and contact details as well as whether they have been in contact with a person who tested positive for the virus. The normal precautions of wearing masks, sanitising regularly, keeping social distance and not going anywhere if not critical, stays in place. All of these steps were taken with the health and wellbeing of our residents at heart. It is trusted that the situation will improve soon and that facilities will be available to residents. It is hoped that all will abide by these restrictions and that all will be able to enjoy the clubhouse facilities soon. All the prevailing Covid-19 measures will stay in place in the estate.

Committees at Work News from the various committees are as follows:

Clubhouse: Chaired by Mr Gilbert Muller Due to Covid-19 the use of the clubhouse is currently off-limits. Plans are being made, once the level is adjusted. Finances: Chaired by Mr Alex Philippou The financial statements as well as the budget has been signed off and will be presented to owners at the AGM. Security: Chaired by Genl (ret) Ben Groenewald Over the festive season there were a number of incidents at the clubhouse, with the guilty parties being identified. The law will take its course in this regard. There was an incident of theft in Kudu Park, which is being investigated. With effect from the 1st of February the no code – no entry rule for visitors will be implemented. It will resolve a lot of familiar issues, including the long visitor ques and the struggling to hear the calls being made. The electrified security fence around Trumpeter`s Loop is now being installed and will add to your safety Rules & Fines: Chaired by Mr Danie Schoeman The year has gone fairly well, given the abnormal situations. Unfortunately, vandalism and petty crime, linked to random destructive behaviour has been observed several times.

The nett effect of this is that the Appeal court judgement stands and is binding on all estates.

Committees at Work (cont.) The benches are truly a wonderful idea where you can sit, relax and appreciate all the blessings in your life. Whether you go for a walk, run, stroll, cycle or drive take a break and enjoy the scenery. If you spot a piece of paper, bottle, cold drink can or any other rubbish lying around, please pick it up‌ rubbish bins have been placed all over Trumpeters to ensure a clean and tidy environment.

The next thing you will notice is the park benches placed under the trees giving you a change to sit and relax for a while when taking a walk through The Wilds.

What a lovely place to sit and meditate early in the morning or late afternoon. Depending on the spot you choose, you can watch the sunrise or sunset.

You will not have to walk too far as they are about 300 to 400 meters apart. The Wilds Owners also appreciate the peaceful environment they can relax in without having to worry about traffic or any unwanted elements. Judging by the number of residents walking their dogs and carrying

RECIPE OF THE MONTH :

MARSHMALLOW

and Chocolate

BRAAIBROODJIE Valentine’s Day is around the corner. Have you planned something special for your loved ones?

Jan Braai’s delicious Marshmallow and Chocolate Braaibroodjie is bound to hit the sweet spot. Give it a try and send photos of your Valentine’s Day celebrations to wilma@blackmarblemedia.co.za – you could be featured in the next edition.


Braaing marshmallows on skewers over some gentle heat is nothing new. I believe it’s vital to the braai development of the youth that they do this often, as it teaches them all the fundamentals on how to braai the more tricky items, like – case in point – braaibroodjies, and things like chicken. Gentle heat and turn often. You need the insides cooked before the outside is burnt. So, we know braaied marshmallows are a winner. And I have championed the chocolate braaibroodjie as a dessert of connoisseurs for a few years now. It logically follows that the Marshmallow and Chocolate Braaibroodjie not only works, but works very well. It’s a relatively easy braaibroodjie to braai because both marshmallow and chocolate are quite happy to melt quickly, so you’re quite likely to have the insides melted by the time the outsides are golden brown. And the bonus: constructing them is very straightforward as well when the crowd is baying for something sweet after a great meal.

WHAT YOU NEED: 12 bread slices butter 1 packet (150 g) marshmallows 2 slabs (100 g each) chocolate of your choice (chopped roughly)

1. Cut the marshmallows in half and roughly chop the chocolate. 2. Build the braaibroodjies: Spread butter on one side of each slice of bread (these sides will be outward-facing in the assembled braaibroodjie). Pack half these slices butteredside down and layer with marshmallow and chocolate. Close the braaibroodjies with the remaining bread slices, buttered sides facing upwards. 3. ‘Braaibroodjies is draaibroodjies’. Braaibroodjies should be turned often and are braaied in a closed, hinged grid. If you don’t have one, buy one – preferably with adjustable heights to compress each unit perfectly. You want medium-paced, gentle heat and the grid should be relatively high. Your aim is for the chocolate melted and the marshmallows puffed and melted by the time the outsides are golden brown. Slightly opening and closing your hinged grid a few times after the first few turns of the braai process helps the braaibroodjies not to get stuck to the grid. 4. Once done, slice each braaibroodjie in half. Generally, I believe that the correct way to slice braaibroodjies is diagonally and the correct time to serve is immediately.
