CONTRACTORS OPERATING HOURS The board would like to bring to the attention of all owners the rules of the MOI pertaining to Building Contractors and specifically the days and times that building activities are allowed to take place in the Estate. 4


CONTRACTORS OPERATING HOURS (CONT.) The below excerpt of the MOI has reference: CONTRACTORS / OWNERS BUILDERS: STANDARD CODE OF CONDUCT • All workers must be transported between the security gate and their designated building site by vehicle. No pedestrian traffic or loitering of contract workers will be allowed in the Estate. Hitch-hiking by workers is strictly forbidden. • Building activity, including installations and delivery of supplies will only be permitted Monday to Friday 06h30 to 17h30 during the winter and until 18h00 in the summer. All contractors, workers, delivery and installation personnel must leave the Estate on or before the respective closing time. • In case of unavoidable circumstances where the contractors are forced to leave the Estate later than closing time, the Estate Manager (and in his absence the head of security at that time) must be notified immediately, once the problem becomes known. The Estate Manager (or head of security, as the case may be) will then take charge of the situation and his/her decision will be final. • No work will be permitted on Saturdays, Sundays and Public Holidays and the December builders holiday period. • All building rubble, like pieces of bricks, tiles, used concrete, off-cuts of metal/

wood/electric wires must be removed from the Estate each and every Friday before 16h00. During the week it must be placed in a designated place, on the site behind the shade nets, well out of sight. The above applies to all building activities whether internal or external and irrespective of the extent of the works. Emergency repairs by contractors are excluded from the above. Should you require any clarity on this matter please e-mail the Estate Manager, Yolandi Jansen at estateman@boardwalkmanor.co.za. Your co-operation in this regard will be greatly appreciated. 5


Matters of the Month

NOISE • The sound of music, television, radio broadcasts and/or the sound emanating from any other electronically controlled instruments must be kept at a level, which is not intrusive to residents of adjacent Properties. • Parties must be conducted with a minimum of noise generation and no music or noise caused by merrymaking shall be heard 6

beyond the boundaries of the applicable Property between the hours of 23:00 and 8:00. • The ‘do-it-yourself ’ repair and maintenance of motor vehicles, or any other internal combustion engine vehicle, craft or implement, must take place out of sight from the Estate streets and may never cause any disturbance or intrusion to neighbours or other residents within the Estate. • The use of powered implements such as power saws, lawnmowers. brush cutters, weed eaters and the like, which produce noise that may be intrusive to neighbours, shall be kept within reasonable limits and will in any event only be indulged between the following hours: • May - August 07:30 -18:00 and September - April 07:00 -19:00; • on Sundays, such activities will be limited to the hours of 09:00 to 12:00; and • contravention of any of the above provisions shall be punishable by a fine not exceeding R1 500. • Motorbikes and any other vehicles must be driven with due regard to prevent any excessive noise or disturbance to residents within the Estate.


Unfortunately, this year’s Spring Walk has been cancelled. This is due to the current COVID-19 pandemic.

Matters of the Month

Boardwalk PETS Should any excrement be deposited in a Communal Property or public area, the immediate removal thereof shall be the sole responsibility of the owner of the pet. Neglect to comply shall result in a fine of up to R500.00 (five hundred rand) per incident. It is strongly recommended that owners of pets walk with vesicles or other means of dealing with pet mess. 11
