ever have I seen a country that is so reflected in her flag than Greece. This elegant marinière of a land. To me, as a Greek man, it is visible through every sun ray, present on every stone and rock. I can feel it with every breeze and in every drop of emerald, sapphire and aquamarine saltwater. To the rest of the world, it is just “a piece of paradise”, as they often say. I was born near Stuttgart in Germany. The medieval town of my home Rhodes and the cosmopolitan atmosphere shaped me into the man I am today. As have the Cyclades, that I fell in love with when I first visited them with friends in my teens. The peninsula of Peloponnese, at the southern tip of the mainland, came later into my life. I tasted it many times like a mature wine. And it was always the 70 kilometres of coastline that make up the Athens Riviera at the heart of my affections. Considering that every inch of this small country was once the very cradle of history, philosophy, the arts, sciences, politics, democracy and architecture, it doesn’t take a philosopher to conclude that we are all, one way or another, children of the same picturesque motherland. Our common heritage, forever rooted in this small nation that gods chose to inhabit thousands of years ago, is really our home. Ready to welcome you for yet another season, or maybe even forever. A safe haven to enjoy with all your senses. My Greece
What you are holding in your hands is a very special issue. Where I share with you the places closest to my heart. Starting with the unique Athens Riviera, where I choose to reside, then moving on to the Dodecanese, which includes my home island of Rhodes. On to the Cyclades, a wondrous sight to behold that I fell in love with as a young man, and closing with Peloponnese, a majestic peninsula I discovered later in life and cherish like a fine wine. And you can too. Join me on a voyage over the following pages, where I introduce you to what could become your home too.

The Athens Riviera
Athens needs no introductions whatsoever in my opinion. Popular with national and international investors alike, it is without doubt one of the most interesting real estate markets in the Mediterranean. And while there has been a noticeable upturn ever since 2018, property prices remain moderate compared to other European countries. When we think about modern capitals, sandy beaches and cerulean waters are probably not the first thing that pop to mind. But when it comes to the cradle of philosophy, culture and democracy, they absolutely should. Athens is so much more than a fast-paced metropolis with a rich history that has been continuously inhabited for over 3,000 years. After so many years of living here, I’m still discovering hidden gems all the time.
The true reason lies in this incredible stretch of coastline from Piraeus to the southernmost point of Attica and Cape Sounion, where the Temple of Poseidon stands tall overlooking the sea. In reality it is home to an eclectic and overwhelming number of beaches, fishing harbours, coves, marinas, rare geological formations, watersport hotspots and night clubs. It is lively during the day and vibrant at night.
Imagine this: leaving the urban cityscape behind, only a few minutes and 16 kilometres from the centre of Athens, luxurious properties on the breathtaking Athens Riviera await that embody sunshine living, relaxation and the absolute highest levels of comfort. In fact, it isn’t very different from an island. It has its centre (a proverbial Hora) and, just like on the larger islands, the beach is just a 30-minute drive away.
Speaking of beaches, my top choice for sunset cocktails and dinner, especially during the warmer months of the year, is the legendary “Island” bar and restaurant. As for a quick dive, followed by Michelin star worthy menus, the place to be is “Astir”.
Own a house along this coastline and you will never need to visit the islands – that is a sentiment I often hear from the locals, with a chuckle. Of course, they’re right. I might add though that you should still go if you fancy it. The world is well aware of the islands by now. For private investors looking for a holiday home, the islands are a magnetic attraction. But, when it comes to primary residences, the Athens Riviera seems to be the ultimate answer to your dreams. It has certainly answered my own.
Overlooking the Aegean Sea, there is a charming string of coastal neighbourhoods that form the Athens Riviera – a serene escape from the constant hustle and bustle of the city centre. And along the pristine stretch of beaches down to the southernmost point of the Attica peninsula there is a selection of high-end hotels, mansions and manors just yearning to be admired. Summer seems neverending here, in this, my absolute favourite part of Athens.

What is there left to say about Kastelorizo (top left) and Symi (below) with their impeccable architecture?
These places give an overwhelming sense of entering a perfectly photoshopped image or an old painting of a traditional village scene in indigo, ochre and terracotta. When planning a visit to Symi, be sure to head to the “Pantelis” fish tavern (you can thank me later). The Dodecanese (Rhodes is pictured bottom left) is not just a piece of paradise on earth – it is a fascinating place where time seems merely a human invention and liquid in form, always melting in one’s footsteps.
The Dodecanese
While growing up, Rhodes was the centre of my Greek universe and all I needed to know. My island and my special home. But year after year, I slowly became acquainted with its sister islands and began to feel my home expanding in all directions.
I can still remember visiting the mysterious island of Patmos, the place where John the Evangelist wrote the Book of Revelation. In 1981, Greece declared Patmos a “Sacred Island”, and in 1999 UNESCO included The Historic Centre (Chora) with the Monastery of Saint John the Theologian and the Cave of the Apocalypse on its World Heritage Site list. Its sacred energy had always seemed obvious to me.
I read as a kid about Karpathos, the island of the previous generation and family of gods, whom the Olympians had to overthrow and banish from the upper world. In my eyes it is the most wildly beautiful of these islands. High mountains, fragrant pine groves, traditional villages, turquoise waters. Stepping ashore, I could almost sense the Titans having immense fun here.
But the greatest love of my life remains Rhodes, bridging east and west. The largest of the island group and a medieval treasure, beautifully preserved throughout the centuries. The Colossus may no longer welcome me at port each time I visit, but it is considered one of the Seven Wonders of the Ancient World. An epic statue sculpted in honour of the god Helios (sun) that could not have a more suitable location. I can never get enough of strolling around the magnificent Old City and Street of the Knights, or admiring the Palace of the Grand Master, probably the most awe-inspiring building in the Aegean. And as if all that my Island of knights has to offer wasn’t romantic and unique enough, there is the Valley of the Butterflies, a quiet forest inhabited by thousands of Panaxia Quadripunctaria butterflies. I remember resting there as a kid, surrounded by them, as if in a dream.
For those of you planning a visit, don’t miss out on “Antony Quinn Bay” for fresh coffee, and the “Marco Polo Mansion” right in the heart of the Old Town. It’s a must!

A cluster of a dozen island jewels that light up the Aegean – that is the Dodecanese in my eyes, the sunniest corner of Greece and dearest to my heart.
The Cyclades
During my high school years, I learned that the name “Cyclades” refers to the islands forming a circle –around the sacred island of Delos, an arc of history, designated as a UNESCO World Heritage Site. And according to Greek mythology, Poseidon, God of the Sea, was furious at the Cyclades nymphs and turned them into islands. Little did I care back then, but I do thank him for that now. Mykonos was the very first destination for a getaway with friends, back in my teenage years. Those iconic windmills, the wave-lashed Little Venice, the cosmopolitan and luxurious flair and the incredible sapphire-coloured waters have been engrained on my mind ever since. After all these years, it is Ftelia that remains my favourite beach. Like most of you, I first saw Amorgos not at the south-eastern edge of the cluster but on the big screen, back in 1988, in Luc Besson’s “Le Grand Bleu”. So when the boat docked, I felt like a believer, returning to pay my respects. The same feeling overwhelmed me with the mysterious rock formations, curious soil colours and various jaw-dropping beaches of Milos (some sage advice: rent a boat to see every formation up close). And I will be forever grateful for the volcanic activity resulting in the unbelievable red and black beaches of Santorini (as well as the rich wine traditions). Yes, the island has a volcano, one of the very few still active in both Greece and Europe as a whole. Decades on from that first visit of mine, I still believe that the world’s finest spot to sit and enjoy the sunset is at the caldera. Surfers, architecture fans, art aficionados and fine diners are all drawn to Tinos, her wild-at-heart flair and giant granite boulders, dubbed by philosopher Cornelius Castoriadis as the “handmade island”. If there, an excellent place to lunch is “Thalassaki” at Ysternia Bay. For windsurfing enthusiasts though, there is no place quite like Paros. This leads me to think of Piso Livadi, a tiny and serene fishing village. And, of course, Naoussa, the romantic port (and my favourite part) of the island, where you simply have to visit “Barbarossa”, a true legend among fine dining restaurants. Gorgeous sandy beaches, incomparable light, translucent water, and unique architecture in white and blue – the most famous island group is, in my view, really the crown jewel of
the Aegean Sea.
Like the Greek flag, the colours of the Cyclades Islands are blue and white, and they come in all sizes. Ideal for island hoping, they can turn into a lifetime experience of their own. They certainly turned into far more than just one for me.

A beautiful coffee table book I enjoy diving into every now and then is “Greek Islands”, written by businessman and art collector Chrysanthos Panas with photography by hospitality consultant and travel aficionado Katerina Katopis–Lykiardopoulos, published by Assouline (www.assouline.com).
The village of Limeni and the castles of Monemvasia and Nafplio are among the most romantic destinations in Greece (and a real treat for architecture aficionados). Another tip are the regional wines of “Nemea” and “Mantineia”, as well as Monemvasia’s famous “Malvasia”, the local sweet wine, which is dubbed “the nectar of the nobles”. And, of course, you will also love the coastline of the Peloponnese with its spectacular hidden beaches and azure crystal-clear water. Awardworthy are the somewhat exotic “Elafonisos” and “Voidokoilia” beaches in Messinia (again, you can thank me later).
Peloponnese
Surrounded by sea on all sides, the Peloponnese peninsula is quite literally the stuff of legends. It is here that gods walked the earth, meddling in mortal affairs. Locals claim to have the best of everything to give. And that’s no myth.
The more often I visit this epic place, the more I believe it is the very celebration of contrasts: majestic mountains embraced by a dramatic, golden coastline of endless beaches and exotic coves, timeless villages, ancient monuments and medieval castles. It’s the sacred place of Ancient Sparta, home of the holy olive grove (once here, be sure to experience an olive oil tasting) and the birthplace of the Olympic Games. I assure you, you’ll stand awestruck in Ancient Olympia, as well as at the ancient theatre of Epidaurus. A particularly beloved part of Peloponnese is also the picturesque island of Spetses. Personally, I will forever admire the architecture and history of the “Poseidonion Grand Hotel” on Spetses and just adore the beauty of its old port (Dapia). When there, you simply must pay a visit to “Orloff” restaurant. But leave room for an extra-special dessert – amygdalota (nutty sweets and marzipan) – at “Politis”. Then head over to “Roussos” to enjoy a delicious coffee. But just before the boat docks on Spetses, it reaches historic Hydra: a tiny cosmopolitan island covered with well-preserved mansions and manorhouses forever favoured by jetsetters. Keep this as a note, if there, and have your cocktails and lunch at “Spilia” or “Idroneta” – after diving off the rocks for a wonderfully refreshing swim, that is.
