WELCOME

Dear Readers, s an entrepreneur I spend a lot of time keeping up with digital innovations, because digitalization – in our industry as everywhere – is progressing at a rapid pace. How does this change the everyday tasks of property consultants? What will be expected of franchisors in the future? And how can we prepare for this today? In our offices around the globe, we make tools and apps that we continually develop in-house available to our advisors and clients. These tools speed up and simplify successful brokering. We use virtual reality technology, for example, to facilitate time-saving virtual viewings in the initial stages of the property search. Our owner app allows sellers to follow the entire sales process from the number of viewings to the marketing activities undertaken. The importance of grappling with digital communication is highlighted by an Engel & Völkers study into a new generation of affluent individuals called HENRYs. Those belonging to this demographic – the “High Earners, Not Rich Yet” – were born after 1980 and have an annual income of more than $ 100,000. The consumer behavior of HENRYs is primarily influenced by social media, their favorite influencers and professional experts. The study shows that luxury brands like Engel & Völkers should use new media in a targeted way to connect digitally with this growing and affluent group of individuals. At the same time, the results of the study highlight that authenticity, market expertise and brand reputation are essential factors for this generation when choosing a property consultant. So despite the digital transformation, traditional property consultants have by no means become obsolete. In our business, it is still the human touch that counts. After all, real estate is a highly individualized product and requires expert advice. A client’s final purchase decision is largely based on their feelings and trust. Every day, we experience how much our customers appreciate the market expertise provided by our consultants and their professional all-round service. This is why we always want to offer the best of both worlds: personal consultations in combination with smart digital tools. In this issue of GG, we once again showcase a selection of the most exclusive real estate from the global Engel & Völkers network. You can view most of these properties on our website, select ones even in 3D. We take great pride in the fact that the growth the company has experienced is also due to the many strong, talented and creative women within it. That’s why we have dedicated this issue to powerful women around the globe. We hope you enjoy it. Sincerely,

WELCOME

Full power ahead! Back twenty years ago, as a correspondent in Hollywood, I used to witness some funny scenes and attitudes when famous women stepped in front of a camera. The photo production for this issue, which couldn’t have been more challenging, showed me how much has changed, also in this regard. The day before our cover shoot in the Hollywood Hills, the massive Malibu fires were burning just 62 kilometers away, and both the mood in the city and the sky over Los Angeles had darkened perceptibly. But with the arrival of Barbara Sturm on set, the sun came out from behind the thick clouds. Without any discussion whatsoever, the beauty entrepreneur stepped in front of Douglas Friedman’s camera, so very charming that she captivated all of us with her natural and uncomplicated manner. Barbara Sturm is just one of many fascinating modern women featured in this edition of GG. Meet the Serbian performance artist M arina Abramović, the Israeli designer Nili Lotan, and Delia Fischer, the German founder of the hugely successful online furniture shopping club Westwing. Take a good look at our – admittedly very subjective – line-up of powerful women from politics to fashion. Who are the women that you look up to?

We wish you a very enjoyable read!

MARTIN TSCHECHNE  Do women design buildings differently from men? Well … Do a person’s history and living conditions have an impact on their work? Yes, of course. Hamburg-based journalist and qualified psychologist Martin Tschechne frequently meets artists, scientists and architects whose works speak volumes about their lives and express their personalities. So do women really design buildings differently from men? It’s an idea worth thinking about, at the very least ….

T

he Pritzker Prize has been awarded to the world’s best architects every year since 1979. Founded by the U.S. entrepreneur Jay A. Pritzker and his wife Cindy, the prize is usually awarded to an individual, but there have been several joint winners, including an entire team. The Pritzker Prize is the de facto “Nobel Prize” for architecture, so the prize money of $ 100,000 is secondary to the prestige it bestows on the winners. So far, 45 superb architects have been honored in this way. Disconcertingly, only three of them have been women.

In 1991 the distinguished prize was awarded to Robert Venturi, a rigorous thinker, postmodern planner and creator of the Sainsbury Wing at the National Gallery in London and the Seattle Art Museum on the U.S. West Coast. Significantly, his wife, Denise Scott Brown, did not join him on stage, despite the fact that the couple ran their architecture firm together and developed their projects in close cooperation. They are also credited as co-authors of books on the basics of their approach to architecture. Born in South Africa and educated in the U.K. and the U.S. as an architect and town planner, it was Scott Brown whose perspective modified Venturi’s austere approach derived from architectural theory and history, in her own, unique way. She photographed shopping streets, parking lots and innumerable billboards in Las Vegas, for example. Analyzing the look of this “non-architecture,” she concluded that their essential functions mirrored those of the architects’ own projects: fostering communication, providing meeting places and facilitating the exchange of ideas. Their office operated along the same lines, a partnership that combined different points of view. In the end, not even the architectural couple would be sure who exactly had contributed which ideas

D

espite all this, only Venturi was awarded the Pritzker

Prize. The couple accepted this, against their better judgment, because the award committee were not open to discussing the matter. And because their firm needed the extra publicity. It was only 22 years later, in 2013, that the Women in Design action group at Harvard University demanded that Scott Brown also be awarded the prize retroactively. Their petition was signed by 20,822 supporters, including Venturi himself, but to no avail. Her contribution to the couple’s joint oeuvre is now finally being honored by an exhibition entitled “Downtown Denise Scott Brown” at the Architekturzentrum Wien in Vienna that runs until March 18th, 2019. Coming one year after her husband’s death, it may be some comfort to her. However, the 87-year-old architect is likely to stay silent on the matter. To her, modesty is one of the most important virtues of her profession. Do female architects design differently from their male colleagues?

www.gg-magazine.com

Do they use different approaches and achieve different outcomes? Could a man have created an equally vibrant, almost poetically light skyscraper as Jeanne Gang’s 82-story Aqua Tower in downtown Chicago? Does it take a particularly female way of associating things to conceive an office center that functions as a business incubator for ideas, like the Le Cargo in Paris by Odile Decq? And could New York’s spectacular High Line only have been created by the mind of a woman? Elizabeth Diller redeveloped the decommissioned elevated railway line into a long, slim and meandering green space – an oasis of calm, high above the hustle and bustle of Manhattan’s west side. Or are such questions as nonsensical as asking whether men are better cooks, just because most top chefs are men? Maybe the Pritzker Prize should be awarded using a quota system. Maybe it would be helpful to have an award just for women architects to level the playing field whose uneven nature is caused by many factors unrelated to the designs themselves. As a man it is advisable to approach this subject by carefully asking questions. In the U.S., women make up half of architecture students but represent only a sixth of those actually working as architects. In other fields, like law and medicine, this imbalance is still pronounced, but, at roughly one in three graduates, it is far less extreme. So is architecture particularly misogynist? According to a study conducted by the Hans Böckler Stiftung, female architects in Germany earn on average 17 percent less than their male colleagues. The Deutsche Architektenblatt architecture trade paper reported that after a career of 20 years or more, the average gender pay gap is as high as 11,700 euros a year. lizabeth Diller works in a team with two male colleagues – Diller, Scofidio + Renfro. Their designs are bold and visionary, rebellious, gentle and impatient. They challenge staidness and hesitancy, and allow glimpses into a high-tech, ecological future. The Sarjadje Park next to the Kremlin, the planned extension to the MoMA and the huge glass bonnet of the The Shed cultural center in New York look like space stations that leave viewers breathless. They are

PLAYGROUND INTERVIEW

Cool and simple! Manhattan-based Israeli designer Nili Lotan does not follow trends or advertise. Nevertheless, the U.S. department store Barney’s and the luxury fashion website Net-a-Porter are among those fiercely competing for her collections. What does the typical woman you design your collections for look

Can I tell you a secret? To be honest, I just design clothes for myself. I am true to myself and those who want to join me are more than welcome (laughs). My clients don’t have a specific age or size. They could be a student from Berlin or a lady from New York City. There are even some men who wear my designs. like?

Sienna Miller, Gwyneth Paltrow and Jennifer Aniston are just a few of your famous fans. What is your trademark? Effortless min-

imalism – I follow my intuition. The most important thing for me is for fashion to be comfortable and relaxed. It has to foster a young, free-spirited mindset. Is that something fashion can actually do? Yes. People always think of fashion as being unpolitical, but you can express so much by the way you dress. My own politics are leftwing liberal and that definitely shows in my style. Military influences feature prominently in your collections. Why is that? I served in the Israeli army, so there is an emotional con-

nection for me. On top of that, I have always found the functionality of cargo pants and army parkas really cool. Who or what inspires you? The news, art and – again and again – the 1970s, as well as amazing women around me. Icons like Bianca Jagger and Patti Smith. Parisian bohemian chic also permeates my collections. How about current trends? Those don’t really interest me. My mantra is: “No trends, no fashion, no things that are changing.” What is important are perfect workmanship, fit and quality; my clothes are all made in New York City. You can be really well dressed wearing just jeans and a white shirt. Do you have any tips for how to put together the ideal wardrobe?

INTERVIEW: SUSANNE KALOFF; PHOTOS: GIL LEVI (1), MACIEK KOBIELSKI (1)

Don’t own too much, it will only end up confusing you. You’re better off buying fewer items but paying more for them. It’s not about how many clothes you have hanging in the closet, but about owning those those few special things.

Nili Lotan’s spring/summer ’19 collection was inspired by the tranquil Israeli landscape: soft natural colors, flowing fabrics and straightforward cuts that reflect the minimalism and calmness of the desert. Elegance and simplicity you can wear.

Into the Sturm Some career women seem so easygoing that one might assume success had come easily. When in fact they worked super hard for their rise to the top. The unusual success story of Dr. Barbara Sturm and her skincare empire that started out behind the Iron Curtain in Eastern Germany, accelerated during her years as a student of sports medicine in Düsseldorf and eventually catapulted the beauty entrepreneur right into the heart of Hollywood. Kim Kardashian, Victoria Beckham and Gwyneth Paltrow are among those who swear by her luxury cosmetic products. A meeting with a modern superwoman.

French lawyer CHRISTINE LAGARDE has been the Managing Director of the International Monetary Fund since 2011. That year, her compatriot Dominique StraussKahn had to resign from the top job at the global financial organization in Washington, DC, due to rape allegations. Lagarde succeeded him to become the first woman to hold this high-powered position. She was no novice to this kind of role, having spent the four previous years as France’s first female finance minister. In 2016, she was appointed for a second term. At 29 years old, ALEXANDRIA OCASIOCORTEZ is the youngest woman ever elected to the U.S. Congress. She cooks while talking about politics live on Instagram, and generally does things her own way rather than follow Washington traditions. She says that knocking on countless doors during her election campaign got her elected. The shoes she wore during that campaign now have holes in their soles and form part of an exhibition entitled Women Empowered: Fashions from the Frontline. The progressive Democrat from the Bronx is of Puerto Rican descent.

Paradise Found The residence “Dama de la Noche” sits on an estate of some five hectares in Punta del Este in Uruguay. The owner Paola Marzotto has furnished the charming country house in a mix of gaucho and colonial styles, together with contemporary art. Life in this sprawling country home takes place both inside and outside, with fluid boundaries between them. Paola Marzotto has chosen a mix of gaucho and colonial styles for the interior. The colour palette moves from natural white to beige and brown. She has brought many of the artworks to Uruguay from her Italian homeland. Thanks to the high ceilings, the rooms have a bright and capacious feel to them. The views from every room look out onto expanses of beautiful nature – without a neighbouring property anywhere to be seen. The lady of the house spends a great deal of time either in or by the pool. The covered veranda is a wonderful spot to enjoy the tranquillity of this scene – or throw an open-air party.

“This house does it all: from parties to peaceful hours by the pool. And the stargazing to be had at night is simply incredible!” PAOLA MARZOTTO

Global Player: E&V Commercial Demand for commercial real estate is high. The global Engel & Völkers network acts as mediating broker in the sale and rental of everything from office space to apartment buildings to hotels. Mr. Beller, what exactly is the E&V Commercial service offer?

We broker commercial real estate. This is a very broad field. Our core focus, accounting for some 70 percent of our business, is the brokerage of apartment buildings. But we also manage office rentals and broker warehouses, large-scale buildings and logistics centres. Agriculture and forestry are also growing segments that see us head the brokerage of forest plots, farmland, rivers and even fishing rights. We are also specialise in the rental of retail space. This is all about location, preferably on the prestigious main shopping avenues from Hamburg to Milan. Another very exciting field for us is the investment sector, which often involves the brokerage, for example, of a whole block with several apartment buildings and a large number of units. What service standard do you offer clients?  We have 60 commercial offices operating in Germany alone and also work very closely with the residential property shops. This means we have a network of around 300 offices at our disposal and are therefore able to estimate market prices very quickly indeed. We also have an international presence in strategically key countries thanks to the Engel & Völkers network. We analyse these markets, in the search for suitable premises and investment opportunities for clients. We act strategically and provide comprehensive consulting services, especially when it comes to office rentals where contracts are usually only of limited duration. In the retail sector, we undertake the search for suitable spaces for famous brands. Hotels also form part of the E&V portfolio?  Yes, that’s right. This involves several remits for us. On the one hand we provide advisory services to investment funds or large hotel chains. On the other hand, a lease agreement might expire and then the issue of a new lease or even a property conversion arises, perhaps as a co-working space or student apartments. Here too, consulting and the search for suitable clients are central to our role. In addition, our specialists are also experienced at assessing and evaluating an entire hotel portfolio, for example, with a view to then optimising that portfolio. What are the biggest challenges you face?  We always have to ask ourselves what use for a property makes most sense at any given time. Our business is never short-term; it is about planning and managing in the long term. The wonderful thing about Engel & Völkers is that, thanks to its network, it serves all aspects of life, even yachting and aviation, and thus every client. Dirk Beller has headed Engel & Völkers Commercial GmbH for six years. This division is very diverse, advising clients on portfolio transactions and many other issues regarding inheritance, redevelopment and conversion. The result is a kind of healing cocktail consisting of anti-inflammatory substances that also reduces swelling. Why does this method work differently for every single person? Be cause everyone has different cell tissue. From the very beginning, it was important to me to develop individual skin care products and treatments that were tailormade. I myself have had serious skin prob lems back then: My skin was very dry and I suffered blackheads all the time. Every three weeks I needed to go and see my cosmetologist for a clearing facial. Until I had enough! Because I could not find any prod uct on the market that would help me, I started creating my own face cream. My grandmother was a pharmacist and knew how to do it. She advised me on what ingredients you need to to make a good cream. Then, together with my pharmacist, I developed my MC1 cream: Free of preservatives, mineral oils and fra grance – but containing my own pro teins, created from my own blood. I still use it today, by the way.

which helps, naturally. And it was very easy to get to know people in Hollywood. Today I’m familiar with both the old Hollywood and the new. Today, your brand Dr. Barbara Sturm dominates the luxury cosmetics market. What made you start your own cosmetic skincare line? (Editor’s note: There are 45 different products available, including a line for children).  When

the MC1 cream was the only cream in my program, my patients would start to ask me more and more often: What else do you recommend? Which cleanser or mask? I switched on to the problem right away and thought to myself: I can’t just send them to the next best drugstore! And of course I knew from my own experience that there was nothing on the market that had helped me. So it became clear to me pretty quickly that I would have to develop those products myself. That’s how I started developing my own line. From the very beginning, I always wanted nothing but the best for my patients and it was important to me to use high-quality, scientifically tested ingredients that really worked. I spent many years studying ingredients. In the end, I had to decide which ones suited my philosophy the best, namely, which ones kept the cells alive, drew out the inflammation while moisturizing and protecting the skin.

it will make them feel less threatened. Just imagine what they would have thought if they had had the slightest idea that this doctor would one day cause such a stir in the cosmetics industry! How would you advise women today who are just starting out? What always helped me was my pure, naive optimism. It kept me from falling prey to doubt, and my openness to people and ideas enabled me and my success. The road was often difficult and stony, but I’m a tough cookie. Even today people are often asking me: My goodness, how on earth do you do it? It’s not just my skincare line, I also still have my patients. I don’t have a CEO running the business side of things either, I take care of that and of marketing, too, as well as looking for new employees and exploring new markets such as Asia, for which we’ve just developed a new Brightening line. But I love being involved in all the different aspects of my life and my business. I don’t want to spend all my time standing beside a treatment chair. I’ve done it for so long and still do it for my regular patients because I love my work. But I am driven to develop the best products and technologies to help as many people as possible achieve a more beautiful, healthier skin. Your great breakthrough happened in 2013 when you convinced the online fashion retailer Net-A-Porter to take on your cosmetic line - which turned into their bestseller. According to Laetitia von Hessen, co-founder of NicheBeauty, the incredible success of your brand started the current G-Beauty trend – a new demand for beauty brands made in Germany.

then I really enjoyed working with men, I thought it was cool. When you’re a young woman and fstill doing your residency, men are absolutely no problem at all. But as soon as you develop your own profile and start competing with them, their egos start to bruise and the fun ends. Looking back it’s funny what happened after Nick Nolte came to see me at my office in Düsseldorf, I told him then that I was just about to leave for the island of Sylt with my daughter for two weeks and asked if he could come and see me after I got back. Instead, he came along to Sylt! The owner of the wellknown Sansibar restaurant saw us and arranged an interview with Germany’s biggest Sunday paper. A few days later, the phones back at my office starting ringing off the hook. At the time, there were five or six men working there along with me. Those male doctors all pulled pretty long faces when new patients called and specifically asked to be treated by me (she laughs).

Through him, I met Cher, who later introduced me to my current husband Adam – the first man I am with who is my age. (she laughs). Five years ago, the two of us got married in Cher’s garden. I have never been happier than with Adam! How did your male colleagues reacted to your growing success? They didn’t treat me very well. That’s why I set up my own office in the same building on the same street, with five cabins. My father helped me with the extension. I opened in 2006 along with my oldest assistant, Uli, who is my confidant to this day. I still remember how, in the hard beginnings, there were days when we didn’t have a single patient!

More and more young women today are investing in good-quality beauty products as well as very expensive ones. This is something we have learned over the past few years. They want to do the best they can for their skin before it’s too late. And our philosophy – love your skin and stop the aggression – resonates with this young, very critical group of consumers. A surprising number of young women approach me directly, they write to me or even address me on the street. Emma Roberts, for instance, wrote me a personal message on Instagram. Jaime King is another celebrity who contacted me. I’ve become friends with quite a few of my customers and we are constantly in touch on a personal level. That sort of thing can be challenging, of course: Trying to stay in touch and not forget about anyone despite my extremely busy schedule. But I’m a very unconventional person when it comes to lots of things, so I prefer to rely on my intuition.
