am often asked what it is about real estate that is so fascinating: It’s the unique energy that a property emits. In my hometown of Hamburg, my family and I live in a historic carriage house near the Elbe River. It’s our home and the one place in the world that we

ardly any other city combines idyllic small town flair with a casual metropolitan lifestyle as authentically as Denmark’s chilled out capital. In surveys of the world’s most livable cities, Copenhagen constantly charts very near the top. The charm of the old harbor area with its romantic cobblestone streets that run from Indre By to the Christianshavn neighborhood, where roses climb up the outside of buildings, is immediately evident. It blends well with the modern architecture of the lively Kalvebod Brygge Harbor neighborhood, whose history goes all the way back to the fourteenth century. The multifaceted nature of the city attracts a great number of young, creative aesthetes, who meet in the bars and indie boutiques in the Nørrebro and Vesterbro neighborhoods and share their trendy lives on Instagram. Among them, creative director Jeanette Madsen and stylist Pernille Teisbaek, who became social media stars thanks to their typically Danish sense of style. Both love sharing their Copenhagen lives with their followers online. Some days they might take a walk through the trendy Kodbyen neighborhood or Copenhagen’s Meatpacking District and visit a modern art exhibition at the Gether Contemporary. Other days, they might leisurely stroll around the weekly market in the autonomous Freetown Christiana hippie commune or relax in the pool at the newly opened Aire Ancient Baths DK wellness oasis. Those who wish to discover the city are advised to do so on foot. Copenhagen is also well-known for fine nordic cuisine, even among non-gourmets. Trying the city’s best cinnamon buns, straight from the oven of the Hart Bageri bakery in Frederiksberg, is an absolute must. René Redzepi’s famous Noma restaurant in Christianshavn is the city’s gastronomical North Star and has often been called the world’s best restaurant by critics and chefs alike. His farm-to-table approach has been awarded two Michelin stars and started a global trend for seasonal, sustainable cuisine. The Bæst in Nørrebro serves amazing pizzas and is a lot more casual, as is the Bottega Barlie Mediterranean wine bar in Indre By, which has great wine and nibbles. The age of the robot
Big eyes, short arms and a large round head: There’s something almost childlike about Pepper and NAO, humanoid robots created for use as personal social companions by the Japanese company SoftBank Robotics. The sixth generation of the robots is already on the market. Both speak various languages, can recognize faces, and even read and react to human emotions. They can also be programmed easily – via a tablet computer – to interact with humans in a host of specific environments. Around the world, robots are being deployed in a variety of ways: They greet customers at banks or remind people to comply with social distancing rules in supermarkets. Due to the coronavirus pandemic, their use in the health sector is booming. In some hospitals, Pepper & Co. spray disinfectant, help feed or wash people who cannot do so themselves and distribute medication. In Japan, the use of robots in elder care is widespread.
Pepper is a 1.2-meter-tall humanoid robot. The list price for the basic model is 19,900 euros.

Jan-Philipp Mohr, 35, from Hamburg, Germany, has developed the first AI camera system licensed for use in medical settings. He’s entering a multibillion dollar market. What does the software in the Darvis cameras do? We call them optical sensors, not cameras, because it sounds less threatening. The sensors are installed in hospitals to detect available beds, or ensure that medical personnel comply with hygiene rules and that sets of surgical instruments are complete. How exactly does it work? The sensors are programmed to check images against certain criteria in real time, like whether an employee is wearing the correct protective equipment. The sensor scans the image and sends the data to the system with any identifying information removed. If a worker isn’t wearing protective gloves, for instance, this will show up in red on an avatar – like at airport security.

The use of cameras in hospitals is a somewhat troubling concept. Workers do in fact feel that they are being monitored, so we work closely with them to provide full transparency. We never store images. They are analyzed by the system and turned into data immediately. The technology makes people’s jobs easier and gives them more time to care for patients.
Where has it been deployed? Right now, it’s being used in Germany by Asklepios, a private operator of hospitals and healthcare facilities. Our goal is to integrate it into clinics and hospitals worldwide. What kind of market are you operating in? Digitalizing healthcare is a multimillion dollar industry. We aim to become the market leader in the area of digital process optimization within the next five years.

Luxury real estate – a crisis-proof investment? What course will the COVID-19 pandemic take? Despite the uncertainty of the current situation, many of our clients are looking for a new home or just a safe investment. The question they are pondering is: Is now a good time to make a move?
More and more people are working from home, which means that a person’s primary residence no longer necessarily needs to be close to their job. However, people still want their dream property to have a flexible floor plan with one or more home offices, as well as a hobby room or playroom. Travel? Yes, please – but how? We have also seen a rise in demand for exclusive vacation properties. In these times of the coronavirus, many of our customers do not want to forgo traveling, but are looking for alternatives to staying in a hotel. This often ends up being an exclusive second home, for instance in Mallorca or Tuscany, in the Greek islands or on the French Riviera or the Algarve. I myself was very happy to be able to spend this past summer at my finca in Mallorca and limit my contacts to a few select individuals. Vacation homes close to people’s primary residences have also seen a rise in popularity, because you can get there quickly without the need for air travel. The pandemic has tended to blur the distinction between first and second homes. While in the past, an extended stay at a vacation property would have been impossible due to the distance to your place of employment, today the possibility of working from home provides significantly more flexibility, as I experienced firsthand. I, too, was able to work from Mallorca for several weeks without any difficulty at all thanks to modern technology. Demand for luxury properties on the international market is steadily rising. Many buyers want to be certain that they won’t miss out on the property of their dreams, and as a result, decide to sign the contract much sooner after viewing a property than they previously would have. This is the reason so many properties are on the market for only a brief period of time. It’s difficult to predict how the pandemic will develop from here on out, but I feel very positive about the future of residential property markets.

I
n the following piece, I would like to answer this central question. Let me begin by addressing the most important fact: Residential real estate is a safe investment even in times of crisis, particularly in the luxury segment. This is clearly proven by the figures: In the space of a single month this past summer, Engel & Völkers recorded a 60 percent global increase in closed sales in the two to five million euro market segment compared with the same time period in 2019. In Mallorca, Spain, the number of closed sales even increased by 75 percent compared with the same month last year. What makes luxury residential property markets so stable? Why have the markets not slumped, even though many local markets are experiencing tense situations? In my view, the importance of owning a beautiful home has markedly increased during the coronavirus pandemic. As people spend more time than ever within their own four walls, their needs start to change. The term “luxury” has come to encompass far more than the most exclusive materials or the most stunning or remarkable architecture. A property becomes our sanctuary in turbulent times and fulfills our need for safety and privacy. Sufficient space and the availability of a beautiful garden are thus among the most important purchase criteria at present. Both of these features allow people to share their home with grown-up children or older relatives longer term. Being able to be close to one’s family is also a luxury these days. Let’s briefly focus on the United States: It’s one of our core markets and has been strongly affected by the pandemic. But even here, the property market in the upper price segment has seen extremely positive developments. We can observe that regions in the vicinity of major urban centers are currently gaining in popularity, for example real estate in the area surrounding New York City and on the shores of Lake Michigan near Chicago. This trend is easy to explain:

There is currently a veritable rush on real estate in ski resorts. While second homes in such areas have traditionally only been used during the winter months, people’s requirements have changed. These properties offer proximity to nature, meaning privacy and peace and quiet all year round. Examples of this trend are U.S. winter sports favorites like Aspen and Park City, where Engel & Völkers recorded an increase in demand, and hence rising prices, in 2020. oes architecture have healing powers? Guests at Lanserhof health resorts enjoy the tranquility of minimalist surroundings with all their senses. Each Lanserhof location specializes in regenerative intestinal cleansing and is focused on preventive medicine. Surrounded by natural wood, organic hues and walls devoid of artwork, the gaze is drawn toward the outdoors. German architect Christoph Ingenhoven is responsible for the soul-soothing aesthetics. Having trademarked Lanserhof locations in Tyrol, Tegernsee, Hamburg and London, the Düsseldorf native is now working on the most elaborate Lanserhof medical spa to date, on the North Sea island of Sylt. Mr. Ingenhoven – You’re currently creating Lanserhof number five. How did you become the architectural mastermind behind the worldrenowned medical resorts? Christoph Ingenhoven: The collaboration began in November 2011. I had been to Lanserhof as a guest several times already and one day I received a phone call from Christian Harisch, owner of the Lanserhof Group, who said he had come across a newspaper article about our firm while waiting at the airport in Athens. He was looking for an architect for his new project on Lake Tegernsee. We opened two years later, after just 24 months of planning and construction. We then extended and remodelled the original Lanserhof in Lans, Austria, and opened Dover Street, a joint venture between Lanserhof and The Arts Club in London in the summer of 2009. At present, we’re building a resort on the island of Sylt that is scheduled to open in the middle of 2021. A new kind of Lanserhof location in Hamburg’s HafenCity district is also in the planning stages. Beyond that, we have many ideas for future collaborations, some of them quite unconventional. We’ve considered locations from the Mediterranean to Asia, Malibu and Montauk have also been floated, but we have to make sure we don’t overextend ourselves. Such projects involve an immense amount of work for both Christian Harisch and myself, so we have to choose carefully.

The first Lanserhof was built as a hotel back in 1974 and from 1984 onward, became one of Austria’s leading medical resorts. In 1998, Lanserhof was taken over by the entrepreneurs Anton Pletzer and Christian Harisch, who were joined by Stefan Rutter in 2009. Over the years, the Lans Med Concept was developed based on the philosophy of Dr. FX Mayr’s therapeutic approach, as was the Energy Cuisine nutrition program. The Lanserhof building on Lake Tegernsee in Bavaria looks a
bit like a modern-day monastery. Is that the type of architecture that inspired you? You could say that. The two main types of large architectural structures traditionally found between the lakes and snow-capped peaks of the Alpine foothills are monasteries and farmsteads. Both types of buildings are organized around a central courtyard that shields residents from the wind and the cold. The monks who once lived on the Steinberg hill above Lake Tegernsee were pretty isolated. The three-story Lanserhof project we built there measures 70 by 70 meters and has a combined area of about 17,000 square meters and 70 rooms. So it is somewhat similar to a monastery. This was actually quite apt because during a course of treatments, you lead a rather monastic existence. When you’re hungry all the time, you may not feel great and even get a bit bad tempered. I always say that if you go to a medical spa as a couple, your relationship had better be strong because otherwise, the discomfort caused by the detox might bring on a relationship crisis (he laughs). But once you’ve survived the first few days, your energy will return and you’ll feel refreshed and cleansed. Guests really put in an effort to get to that point. The Lake Tegernsee location seems better suited for couples than Lans in Austria, because its layout is so much more spacious. Space is definitely a luxury we can offer guests at Lake Tegernsee. There’s very little in the way of food and since alcohol, cigarettes and sugar are banned, you can’t attract customers in the usual way. Space does affect a person’s well-being. Many guests might feel like they need to be by themselves and take a break from everything. When the treatment begins, people often feel cold more quickly than they normally would, because they have less energy. So they need something to warm them up.

And there’s no better way to do that than sitting out in the sun. People also sleep outside during the day. They generally sleep more than usual, anyway. That’s all part of the detox. It’s quite a grueling process. How do you take this into account architecturally? Every room, even the bathroom, has a loggia, so you can sit or sleep outside any time you wish, away from prying eyes and sheltered under a roof. We used this design for the bathhouse in Lans and we’re using it in Sylt as well. Each guest has their own small outdoor space, a kind of private terrace that’s integrated into the thatched roof. It works very well and since it’s closed on three sides, it allows guests a bit of privacy. In Sylt, you look straight out onto the sea or the dunes from these private terraces. At the Lanserhof Tegernsee, you get a lake view. That’s how we create a bit of spatial luxury.

To what extent do the materials you use support the detox process? We maintain a connection to nature even though guests spend a large amount of time indoors, undergoing checkups and treatments and engaging in various activities such as physical exercises and swimming. By the way, we have an outdoor saltwater pool that is open all year round. We also wanted to ensure that being indoors doesn’t stop guests from venturing out if they wish. The view of the outdoors is unobstructed. There is ample space and we used a lot of glass. You can just open the door and be outside. Another thing that was important to us: Guests at a medical spa don’t want to be confronted with the temptations
of life outside. The Lanserhof Tegernsee is in the middle of a golf course, but you will never see any of the golfers. We wanted to ensure that nobody walking by would suddenly unwrap a sandwich and start eating in front of the guests. Our guests also shouldn’t have to deal with food smells like those from a kitchen. The scent of a frying schnitzel wafting on the wind? No, thank you. We make it possible for guests to cocoon within their private quarters too. At 54 square meters, even the smallest rooms are quite sizable, with plenty of space to move around. The same goes for the common areas, so keeping a safe distance from others during the current coronavirus pandemic is not an issue at all. It helps, of course, that Lanserhof resorts are also medical facilities that meet all the standards required of any licensed clinic. So we have been able to remain open. Neither the restaurant nor the patio are ever really crowded, and the lounge is vast. In fact, everything at Lake Tegernsee is spacious. And all the features are exactly what they appear to be. What looks like wood is actually made of wood, the same goes for metal elements. We don’t disguise anything with siding or paneling, it’s all authentic. In other words, everything has been reduced to a reasonable minimum. We like to say: “The way we build, anything you take away will leave a gap.” What was your personal source of inspiration while developing the Lanserhof concept? Did you create a kind of architectural corporate identity? The architecture of each building is inspired by its location. This means we take into account everything from traditional building styles to valuable input we receive from
local people about the climate or the availability of particular materials. It’s our job to come up with a contemporary or even radically new interpretation. We use healthy materials that don’t give off any toxins and prefer light-colored oak floors, white ceilings and fabrics in natural hues. No decorations, no art, but instead gold-colored curtains. Simple, modern furniture created by excellent designers such as my friend Antonio Citterio.

We spend quite a bit of money, in fact, but not in an obvious way. We use fine materials, but we don’t splurge unnecessarily. Moderation is the word that best describes our approach.

That all fits in very well with a new awareness created by the pandemic. We don’t need all that much to be happy. But you have actually been applying this soothing, minimalist approach for years already when designing Lanserhof interiors. For me as an architect, it’s an important philosophical and personal consideration. Take the sailboats competing in the America’s Cup, for example. They have been stripped of everything but the bare minimum required for sailing. You could never convince one of those sailors to add an extra coat of paint, let alone any kind of decorative element. Every ounce has to be accounted for. And once these boats have been refined to the point where they are ready for racing, they have become quite stunning. How can something without a single frivolous element be so beautiful? It’s exactly that which makes them so perfect. We can only say we’re finished with a building when there’s nothing more to eliminate. Like a painter who has to know exactly when a work of art is finished. It’s not easy.

Has this minimalist aesthetic always been part of your philosophy, or did you develop it while working on the Lanserhof projects? I’ve always adhered to this philosophy, but its nature has changed slightly since I started doing work for Lanserhof. A medical spa is a typical place for a staycation. People don’t just come for a short period of time, they might spend ten days or two weeks, maybe even longer. And many return year after year. That’s why the architecture has to be able to stand the test of time. It has to have something timeless about

it so that people won’t get tired of looking at it after ten or even 20 years. You also have to consider things like sustainability and health implications. All of the materials and all the building sites are inspected by building biologists, who are experts in spotting environmental hazards, and by diviners, who are knowledgeable about magnetism. You do all of that as well? Sure, we take it very seriously. There are many things that are impossible to prove. I’m not an expert on esoteric subjects but magnetic disturbance is something that can be measured and it’s important to take that sort of thing into account. We also always try to be responsive to the local culture when we build a new location. The Bavarian landscape is very grand and impressive and the local society is very much influenced by agriculture: The farmsteads are big, the lines of the buildings are stark and the untreated larch wood used in them turns gray as it ages and so blends in well with its surroundings. What about in Sylt? The Frisians seem to be a unique sort of people. Yes, the situation is quite similar. Those seafaring and salvaging Frisians! They didn’t give us an easy ride in Sylt. We encountered a fair bit of healthy skepticism toward outside investors, but I found people to be very helpful and have even made some friends. People were very welcoming, but it was extremely difficult to get construction permits. In fact, all of our sites have been very complicated in this regard. The regular building code doesn’t apply in Sylt. The site that we were looking at had buildings on it dating back to 1934 that had been built to accommodate German naval officers. At the time, it was evidently thought that Germany needed to be prepared for a possible attack from Denmark, and so thousands of navy personnel were stationed on Sylt. The style of these buildings was the typical local design mixed with “blood and soil” architecture – houses with thatched roofs and columns rising up in the front. It actually makes you wonder exactly what was going on there. The whole site was a designated landmark. Environmental laws also protected the coast, the dunes and the birds. That’s crazy! It sounds like you were faced with quite a few challenges. We had to weigh up all of these environmental objectives against the politically backed desire for a showcase project. In the end, we were granted the necessary permits and were able to replace some of the buildings with new ones, several of them the same size, others larger than the previous ones. Currently, we are

restoring the main building. We only add to it where it is damaged. We were also permitted to knock down one of the dormitories and construct another building that was considerably larger. This will serve as the main building of the Lanserhof complex. We proposed a structure with a thatched roof, which to me was a fascinating prospect. I had always wanted to use water reeds as a building material because it allows you to create free-flowing forms. We went ahead and designed the building in the style of a Frisian house. The Frisians traditionally only built a single, low-ceilinged story above the ground floor. When you look at the houses from a distance, you see the dunes seemingly merging with the roofs to create a harmonious whole. And that’s what we’re doing too.

Healthy, sustainable construction is something you have been involved with for a long time. Your most recent project, which has just opened in Düsseldorf, is the Kö-Bogen II, an office and retail complex that features more than 30,000 hedge plants. It has been hailed as Europe’s largest green facade. Has COVID-19 increased people’s desire for healthy architecture? Yes, real estate funds have been calling for buildings with environmental certification for quite a while, but people’s awareness of this subject has increased during the pandemic. The first thing you often hear from international corporations and large tenants is: “You do realize it has to fulfill the highest green building standards, don’t you?” Only then will they start talking to you. This has become standard during the pandemic, and the Fridays for Future climate strike movement has

Perhaps these are two separate things? Building sustainably, which is good for the planet, and doing things that are healthy on a personal level? These days, you have to consider both the biological and the ecological aspects. Take polystyrene, for instance. It’s fine once it’s produced, but the manufacturing process is horrendous. So the same material that is perfectly safe for me as an individual is very bad for the planet. We have to take a holistic view. Sustainable construction, which is what our supergreen© trademark stands for, isn’t easy to define. We’ve been building sustainably for 30 years and have always tried to stay ahead of the curve. But what was innovative 20 years ago is standard today. So, things are exciting and a require a lot of hard work, but we’re still having fun. You come from a family of architects. Did you always know that you would become one, too? I was briefly tempted to study marine biology at one point but opted for architecture in the end. My father, my brother, my first wife and her father were all architects, which was a bit tricky. But I still opened my own studio at the young age of 25. Have you ever been approached by a private individual and asked to build them a healthy house? No, that hasn’t happened yet (he laughs). Over the course of my career, I have only built two single family homes. One of them was for a good friend – who, incidentally, is still a friend – and the other one was my house in the countryside near Düsseldorf. Actually, I’m currently building another house for my family in Engadin, Switzerland, so that makes three. We’ve turned down offers, of course. “Please ask me to build you a private home,” is not a message we put out to customers (he laughs). Economically, that would make things quite difficult for a big architectural firm like ours. Continued on page 72

You have five children – do you feel pressure coming from them too? Yes, I have five of my own and my partner brought two more into the family. They are all between the ages of 18 and 32. I also have three grandchildren, so the pressure is considerable. This, although I have always considered myself somewhat of a role model (he laughs). But they always find things to complain about. They bombard me with questions and comments such as: “Are you vegetarian or vegan, or do you actually still eat red meat? You drive too fast! You’re driving the wrong type of car! You shouldn’t be driving a car in the first place,” or “What do you mean: You still travel by plane?”

How did you start your day? Your success story began dramatically seven years ago when Michael was diagnosed with cancer. Kristel: After his chemotherapy, I wanted to nurse him back to health. My mom and my aunt are both nutritionists, so I knew what to do. I bought tons of wheatgrass, spirulina and maca, and switched us both to a vegan, whole foods diet. It was very expensive in the beginning and lots of work. Our powders have made things much easier. Michael: She fed me stuff I had never even heard of! At first I thought it was all some new fad, but then I learned that many of the plants I was eating had been known for their health benefits for thousands of years. Very soon my strength started returning and my immune system recovered. I would never have thought that nutrition could have such an immediate effect on our bodies and wellbeing. That’s when we had the idea to share our experience with others.
You’ve been running a successful business in Europe since 2015 but two years ago, you entered the U.S. market, opening an office in L.A. How did that come about? Michael: Our office in the U.S. is now twice the size of the one in Berlin. Our Instagram posts have been in English from the very beginning, so we quickly attracted online customers from around the world. Kristel: We asked our numerous U.S. customers why they kept ordering from us, despite having to pay customs fees and higher postage costs, and found out how much they appreciate our corporate philosophy: We use only organic products, avoid additives, fillers and sweeteners, and work exclusively with small, handpicked producers. We also collaborate with Action Against Hunger by donating one nutritious fruit and nut bar for every superfood mix we sell. These bars were specially developed for people suffering from malnutrition and can replace a meal. red carpet outside a movie theatre on London’s Leicester Square, TV presenters in evening dress, audience members lining up, while the stars are on all fours – because they’re sheep. The premiere of the world’s dullest movie was a perfect PR stunt. Michael Acton Smith and Alex Tew, cofounders of the Calm meditation app, produced the movie Baa Baa Land to help people doze off. Eight hours of grazing sheep in slow motion – no lines, no plot. The media loved the bizarre spectacle with a serious message. “Insomnia is a common condition. This film could be the cure,” Michael Acton Smith said, looking directly into the cameras. “In a world of constant stress and information overload, of anxious

days and restless nights, comes the chance at last to sit and stare at sheep, because sleep is the key to mental fitness.” And indeed, the Calm online platform offers a lot more than boring films. Guided meditations are at the core of what the company does. Every day the platform uploads a new Daily Calm meditation, which is designed to help both beginners and experienced practitioners reflect for ten minutes. In addition to this, Calm also offers breathing exercises, calming music and stories that help with falling asleep. To date, the app has received more than half a million five-star reviews on the App Store and Google Play. In 2017, Calm was named iPhone app of the year. When the two Britons, Tew and Acton Smith, founded the company in 2012, they had learned the hard way that you had to strike the right note. After half a year as an investment banker, Acton Smith founded an online retailer and the Moshi Monsters game, which made him rich – until the figures plummeted dramatically four years later.

“It was a really scary time. We had to lay off hundreds of people and lost the money that friends and family members had invested. I had headaches all the time, lots of stress and was as close to burnout as I’ve ever been,” Acton Smith told a group of college students. It was a painful experience “Why don’t you try meditation?” he was asked by Alex Tew, his roommate at the time, who had been practicing meditation since he was a teenager. “Why don’t you try leaving me alone?,” Acton Smith responded and went on his first vacation in years, on his own, taking a pile of books on mindfulness and meditation

with him. He read up on the latest discoveries in neuroscience, on focusing one’s mind, on resilience and on happiness. It dawned on him that meditating was much more than a dreamlike retreat from the world. Soon, the two London roommates pondered how they could create a successful meditation app. Alex Tew, now 36, also lived through the highs and lows of internet entrepreneurship. As early as 2005, he had created a website that provided guided meditations, but the idea failed to generate any interest among wouldbe investors. This although Tew had developed the Million Dollar Homepage in order to finance his studies. It was a website that was empty except for one million pixels, which he sold for a dollar each in the space of four months. It turned him into a young millionaire and internet celebrity – at least temporarily. A spin-off called Pixelotto failed, as did his One Million People book project. But then Tew and Acton Smith invented Calm. “We loved the name and we loved the idea of helping people relax,” Acton Smith has said. “But we didn’t know how to disassociate meditation from the weird and woowoo,” he added. On the other hand, he and Tew saw plant-based diets – previously dismissed as eco-nonsense – grow into a multimillion dollar industry. They realized that mental health would become an issue that would keep growing in importance. In the end, the two Britons redefined the target market for their company – mental fitness – and decided to turn it into “the Nike for the mind.” They moved to Silicon Valley in California and launched Calm in 2012 after generating 1.5 million dollars in capital from business angels in several rounds. Funds for the development of the app were tight, with noth-

ing left over for advertising. At the time, meditation platforms were seen as neither novel nor interesting but rather weird and niche. Three years later, Calm’s annual turnover had grown to around 2.3 million dollars. The app was making a profit. Until 2016, the two ran it quietly and steadily. Then they became aware of the fact that most users were not opening the app until quite late at night. So they created Sleep Stories for adults, narrated by well-known personalities and breathtakingly sleep-inducing. In 2017, Sleep Stories helped Calm’s turnover shoot up to 22 million dollars. In the following year, the company attracted Series A investments of 27 million, with a further 88 million coming in from the Series B round. Calm became the first mental health unicorn, a privately held startup valued at more than a billion dollars. Today, the two entrepreneurs regularly give lectures about creating startups to college students. It’s always about big dreams, hard work and taking risks by doing things their own way and daring to leave gaps. “Done is better than perfect,” Acton Smith says. The 46-year-old adds: “It’s like surfing, you have to be there before the wave breaks.” In the end, the wave was enormous. Today, there are 1,300 meditation apps, with two top dogs among them: Calm and Headspace. Calm has been downloaded 30 million times and adds 75,000 new users globally every day. The secret of sustained success is not just getting new users to sign up, but to hold on to existing ones long-term. Calm now features an advanced meditation series, the so-called master classes. It also addresses issues like healthy eating, self-esteem, anxiety, stress, communication, relationships and crisis management. It is worth exploring the app and the website, which now feature free online magazines and a mindfulness calendar, blogs and scientific background information, even an extensive kid’s corner. Right in line with the Time Well Spent movement, Calm advocates purposely taking time off from your smartphone and computer. The app does not send any push notifications and works best purely as a source of audio. The screen only shows a quiet lake in front of snow-covered mountains and blue skies. The magazines with features on meditation, sleep and personal transformation are meant to be downloaded, printed out and read in a quiet place. For those that would like more, two books – Calm and The Magic of Sleep: A Bedside Companion – have already been published. Calm may soon be changing from a purely virtual space to one that is also physical. “Michael is thinking about a resort,” Alex Tew says. “He’d like to buy a quiet island.”

his past August, ”the future of our health“ was revealed to us on Instagram. A door opened to dramatic music and an athletic, blond-haired figure in workout clothes appeared, bathed in light. The figure smiled, blinked and challengingly placed a hand on her hip. Nothing else happened: The clip was only 13 seconds long. But this was no regular avatar. It belonged to Tracy Anderson, the fitness professional and PR expert with a loyal fan base.

The heart emojis, thank-you messages and congratulations poured in. Over the years, Tracy Anderson – or TA to those in the know – has amassed a large international following. Her studios in Manhattan, Los Angeles, the Hamptons and Madrid, Spain, are filled with her fans who view their bodies as works of art and follow the TA workout to eliminate any extra pounds. Those who can afford it even take their own TA-approved personal trainers with them when they travel. This may sound crazy, but the TA universe is a world of its own. Belonging to it has become a matter of prestige. Years ago, the monthly membership fee for her studio was $900 a month, but waiting lists were long and so just having the money didn’t guarantee you’d get in. Of course, the pandemic has changed everything – in March, her studios closed. So Anderson began focusing on what she does best – transformation. After reshaping thousands of people’s bodies, she started reshaping her business. Conventional TA workouts were only available in Madrid and – for a select group of customers – in the garden of her studio in Water Mill, Long Island. In mid-October, those classes ended as well. Today, the #tamily or #tamtribe get together in the virtual changing rooms of her online studio to talk about their workout, or life in general. Nothing said here ever leaves that virtual space. In the past, each of her studios was more stylish than the last. Today, women roll out their yoga mats in their own homes at #tracyandersonmethod. The membership fee for virtual classes is $90 a month – a steal for TA workouts. The Tracy Anderson Method doesn’t build up your biceps and other big muscles required for activities like lifting weights, cycling, boxing or jogging. It focuses on the

small, deep muscles we so often neglect. Dancing and cardio exercises keep you moving, which is very important. The trick, says Anderson, is to vary things on a regular basis: Change your workout every ten days so your muscles don’t get used to the exercises. Gwyneth Paltrow and Madonna are famous students of her method. Paltrow even became Anderson’s business partner and they promote each other at every opportunity. Tracy Anderson may be the world’s most famous personal trainer, but that’s only part of it. She built a global fitness empire, took over as CEO of her own business in 2018, publishes a glossy magazine, sells fitness apparel and accessories as well as 170 workout DVDs. And she knows that every company needs a good story. This is hers: Tracy grew up in Indiana in her mother’s dance studio and dreamed of becoming a ballerina. She moved to New York to study dance and practiced hard many hours a day. Bizarrely, however, she couldn’t seem to stop gaining weight – a fact that makes it easy for her to empathize with people who are overweight today. Tracy gave up her dance career. Instead, she began learning everything she could about muscles, bones and healthy diets, consulting experts from the fields of sports medicine, neurology and orthopedics, and eventually creating exercise routines for 150 women based on their specific body types. Anderson considers herself a designer and promises nothing less than perfection. In fact, she guarantees that her method will produce visible changes in four weeks, regardless of your figure – if, and only if, you bring the necessary discipline to bear. The daily workouts consisting of strength and endurance exercises are designed to make you sweat. For the best results, she says, people should work out in temperatures of around 35° C. Describing her approach in one of her books, she writes: “It’s like organic plastic surgery – I am literally reshaping the figure you have into the one that you want.” The workout queen may have the perfect body, but her private life is anything but, which endears her to her customers. A mother of two, she was divorced twice. Two years ago, her fiancé broke off their engagement, but today she’s engaged to someone else. Anderson had already started altering her business model prior to the pandemic: She began live streaming classes and uploading new master classes every week in December 2014, but used the lockdown to strengthen her social media presence in 2020. She hasn’t yet revealed the exact nature of her “gym of the future,” except that it will be “interactive.” Virtual body consultations are already available, with a virtual café to follow soon.

You are currently involved in projects around the world: in Germany, Japan, Hong Kong, Singapore, Australia, Switzerland and in the U.K. How many people do you employ at your office in Düsseldorf? Right now, we have around 125 people working on over 40 projects in Düsseldorf and Singapore. The teams who work on each project range in size from two to 20 people. Each year, we also take part in around 20 competitions. Which other architects have inspired your work? Who do you particularly admire? Richard Neutra, Charles Eames, Albert Frey, John Lautner, Frei Otto, Jørn Utzon, Glenn Murcutt – it’s a very long list. In fact, the type of architecture I admire most was usually not designed by architects at all – buildings like farmhouses, barns and tents. Rather than by any particular style, I’m most impressed by open, experimental and non-deterministic approaches. I have a lot of time for people who sometimes find themselves trying to find a balance between popular, elitist and intellectual approaches.
You live and work in Düsseldorf. The Dusseldorf School has produced some very interesting artists and personalities. Sitting in your office today, can you still feel the energy? Yes! The city’s cultural scene is very much alive: Marius Müller-Westernhagen, Die Toten Hosen, Kraftwerk, Wim Wenders, Zero, Charles
Wilp, Immendorff, Lüpertz, Richter, Beuys, Düsseldorf’s many photographers, and the list goes on. The Rhineland region of Germany is culturally very different from the rest of the country. There’s a strong Romance, specifically French, influence. Not just because of its occupation by France after World War I or because Napoleon ruled it for decades. It was a Roman colony for 400 years. We also have a symbiotic relationship with the Netherlands, Belgium and Luxemburg, which has shaped us. There is an openness and a liberalness here that makes it easy for our employees, who hail from all over the world, to feel at home. Do you collect art yourself? Yes, I’m something of a collector of photographs, which probably makes sense for someone from Düsseldorf. I was once offered a seminal photograph by Thomas Struth in lieu of a rent payment. After that, there were further rent payments in the form of paintings. But as I didn’t particularly care for them, I swapped them for photographs. This ignited my enthusiasm for photography. It had always interested me, but never that strongly. I’m not a big collector really, but I do enjoy the art form. I like the large-format works by the famous Düsseldorf photographers: Andreas Gursky, Thomas Ruff, Thomas Struth, Axel Hütte. I’m also a big admirer of American photography (and literature) – people like Stephen Shore, Saul Leiter, Richard Prince and Irving Penn. I have a very particular taste. Irving Penn was a famous fashion photographer, but I collect his pictures of flowers. I

also collect some of Hiroshi Sugimoto’s work – a Japanese photographer who mainly took pictures of the ocean. I also take an interest in Nobuyoshi Araki’s photographs of flowers. For a while, I collected political photojournalism and still do. These days it’s no longer easy to find outstanding works, like those of Robert Capa, who photographed the Spanish Civil War and the Allied landing on Omaha Beach in Normandy. Or works by Josef Koudelka, a Czech photographer who documented the Russian occupation of Czechoslovakia. Or the photos of the Vietnam War, the assassination of Robert Kennedy and many other such events. I only collect things that affect me on a personal level and only when I can get hold of an extraordinarily good print. It’s all terribly subjective and requires a certain amount of investigative effort on the part of the collector to familiarize themselves with what’s available and where to find it. But I’m learning. One last question: What dream building do you still want to turn into reality? As an architect who builds skyscrapers, I would naturally love to build one in New York City – that would be the ultimate accolade. But New York is a city that is dominated primarily by money and profit, so it doesn’t necessarily produce the best architecture. Our projects require a lot of care and painstaking attention to detail. It would be difficult to use this approach in a city that has such a money-driven attitude to construction. We haven’t had any offers to build anything in New York as yet, but who knows, maybe one day we will.

In an interview, Frank Gehry once told me that he thought of himself more as an artist, rather than an architect, and that he felt misunderstood and shunned by the architectural community. Richard Meier, on the other hand, sees himself as an architect first and doesn’t wish to be regarded as an artist. How do you see yourself? That’s not something that overly concerns me. I am most definitely not the kind of architect who feels driven to reproduce more or less the same thing no matter where I am. To me, that’s an outdated concept and it’s not what we need going forward. I see myself as a contributor to an ongoing project, namely that of making the world more comfortable for those who inhabit it. Perhaps we need to define comfort differently, though. It’s very important to be able to express oneself well, in an architectural sense. It’s important for us to be able to explain what we do and to enter into a fruitful dialogue about our work. Many people think that if something cannot be explained, it is a sign of quality. That’s utter nonsense as far as I’m concerned. The age of the individual designer in their ivory tower is over. What we urgently need is an open and honest dialogue, as well as verifiable and explainable approaches.

Kroes, has come to appreciate just how much the village offers. Arosa has long become home for the Dutch entrepreneur. His wife’s family history has been closely linked with the Swiss community on the Untersee lake for more than a century. This is also where his children and grandchildren learned to ski, and they are on first name terms with the villagers. “Arosa is the kind of place you can only love,” De Kroes enthuses. But now, with 13 grandchildren, even the sprawling 295-square-metre apartment, located in an impressive modern building, is becoming slightly cramped. When the four-storey property was completed in 2013, the family purchased the entire second floor, which affords an incredible 360-degree living experience. The loft-style apartment features floor-to-ceiling glazing along all four outer elevations, letting the sunlight flood in all day and making the most of the views that take in the incredible mountain panorama. And despite being so central, sleeping with the bedroom window wide open is no problem here. The apartment is on a tranquil side street. When the sun rises up over the mountain peaks, the wooden chairs on the south-facing main terrace are the perfect place to wrap oneself up in warm blankets with a hot coffee and enjoy the silence of the morning. The view sweeps along the striking peaks of the mountain ridge against the sky, across the Alpine village to the Untersee lake glistening at its centre. A scene as perfect as a picture postcard. Under the beautiful wooden parquet, underfloor heating provides a cosy warmth in every room in the apartment. Chequered curtains, cosy furs and natural stone give the light-flooded residence a chalet character. Black-andwhite photographs hang on the rustic oak-panelled walls. “After a day on the ski slopes we settle down in front of the cosy open fire. We always have friends and family visiting – it’s just perfect for that,” says De Kroes. It is the dining area with its large open plan kitchen and bar that forms the real heart of the apartment. “We needed enough space to be able to dine and party with all our guests,” says De Kroes. If the evening gets into full swing, someone will play the Steinway grand piano at a late hour, and if things go really well, everyone dances and the Steinway plays itself. The next morning, waking up in one of the five bedrooms, or in the en suite master bedroom, guests tend to forget the frolics of the previous night the moment they set eyes on the breathtaking vista outside their window.

Some 40 kilometers from the Thai capital, high above the lecture halls of Thammasat University, lies Asia’s largest urban rooftop farm. A collaboration between the university – one of the oldest seats of learning in the country – and landscape architecture and urban design office Landprocess, the Thammasat Urban Rooftop Farm (TURF) is a paradigm of sustainable food production. Spread out over more than 7,000 square meters of space, it features rice terraces like those that are common all over northern Thailand, and the grain is grown on multiple levels up on the roof. People living in the area are allowed to cultivate their own rice, herbs and vegetables, and up to 20 tons of fresh organic food is produced here every year. TURF collects rainwater with which to irrigate the crops in times of drought and its energy comes from solar panels that produce up to 500,000 watts per hour and provide the electricity for the buildings down below. The lush greenery on the roof also plays an important role in helping to improve air quality in Bangkok, and the farm even protects the city in another special way: “Bangkok has very few green areas, so creating parks and gardens is a way to help control the damage caused by flooding and rainfall due to climate change – by soaking up some of the water,” explains Kotchakorn Voraakhom, CEO of Landprocess. Thailand’s capital is located in the floodplain of the Chao Phraya River. According to estimates, 40 percent of the city will be affected by the adverse affects of flooding by the year 2030.
