NON-PROFIT SPOTLIGHT With over 5 different locations in the Central Iowa area, the Des Moines Public Library continues to serve the community in more ways than just reading. Its mission is to strengthen its community by connecting people with ideas and the tools they need to enrich their lives. "Over the years, the library developed and changed. The Boys and Girls Department opened in 1937 in new and large quarters on the ground floor. Also in the 1930s, Des Moines artist Harry Donald Jones began painting a mural on the 1,091 square feet of wall space on the ground floor as a Works Progress Administration (WPA) project. Entitled "The Social History of Des Moines," the mural traced the growth of Des Moines from prehistoric times to present days. In the 1950s, the music department developed, featuring a large collection of circulating vinyl records, a listening room with piano and record player, and a series of free concerts of recorded music presented weekly in the library's auditorium. The fountain and ornamental steps on the east lawn of the library by the riverbank were removed in the summer of 1955. The black library building turned pink in the summer of 1956 when the accumulated soot and grime of more than fifty years were sandblasted off, the first time the exterior had bee cleaned since 1903. We believe reading improves lives. We are committed to our valued customers and partners. We cultivate and celebrate our inclusive, engaged staff. We are champions for equity. We are passionate about literacy and lifelong learning. We are a safe and welcoming space for all. We are responsible stewards of public resources. We are ready to serve."

JOSHUA CHRISTIAN ACADEMY TO OPEN THIRD CAMPUS IN DES MOINES COMMUNITY OPEN HOUSE SET FOR SATURDAY, AUGUST 13, 2022 DES MOINES, Iowa (August 1, 2022) — Joshua Christian Academy (JCA), serving K-12 urban youth in Des Moines, is opening its third school at 1000 Wade Street on the south side of Des Moines. The community is invited to a Neighborhood Open House on Saturday, August 13, from 4 pm – 8 pm. Food, fun activities, and building tours will be provided. Staff will be on hand to answer questions. JCA South joins two other campuses in Des Moines: JCA Main at 1740 Garfield and JCA West at 2500 University. Each of the three buildings serves different grade levels. For the 2022-2023 school year, JCA South will serve students in K-3 and 7-12. JCA started with just nine students in 2009 after a group of individuals saw a need for a better way to educate and show God’s love to the urban children of Des Moines. The goal was to provide a faith-based education that was affordable for all children in the Des Moines metro. Families pay what they can afford based on a sliding income scale. Eighty-five percent of the total budget is funded by private donations. “Due to the generous hearts of many donors, we’ve been able to purchase our third building and give access to a Christ-centered, affordable education based on educational excellence,” said Rev. Keith A. Ratliff, executive director. “We're excited about what God is doing at JCA. Come be a part of this great experience in spiritual and academic learning.” Train up a child in the way he should go: and when he is old, he will not depart from it. - Proverbs 22:6 (KJV) JCA South is currently accepting applications for enrollment. Applications are also being accepted at JCA Main and JCA West. Families are encouraged to call 515.265.0603 or visit JoshuaChristianAcademy.com for more information, complete an application form, and schedule a tour of the new building

JASPER WINERY URBAN WINERY & EVENT SPACE Jasper Winery was started by Jean and Paul Groben. Being avid gardeners and enjoying all aspects of “the good life,” they first planted grape vines in the year 2000. The original winery operated in a renovated warehouse building near downtown Newton. A small tasting room was added to allow visitors to come and sample the wines. In 2003, their son, Mason, graduated from the University of California, Davis, with a degree in viticulture and enology (grape growing and wine science). He returned to assist with the family business, and helped establish a reputation for producing excellent quality wine. The winery received positive reviews in The New York Times and Wine Spectator. In 2007, it became apparent that the winery had outgrown the Newton location and needed to expand into a larger building. The Groben family was intrigued by the recent resurgence of downtown Des Moines, and located a property near Grays Lake and began construction of the current winery. The new winery opened in the summer of 2009. All wine production now takes place at the Des Moines location. Additionally, the winery event space is used for weddings, corporate meetings, and a variety of other gatherings. The Thursday live music series began in 2010, and has become a popular showcase of local and regional bands. The winery remains involved as possible in the community, sponsoring various festivals and organizations.

ECONOMIC DEVELOPMENT MEETING SNOOSVILLE; E 9TH ST. & HULL AVE. DSM Is there hope for the E 9th St & Hull Ave Cooridor ? We, the Fuse DSM Economic Development Committee (Fuse EDC) think so… SnoosvilleThe Sign remains on the side of the Building facing the "Hull Tap" . Do you know where this name came from? Some of the original land owners in the area named it that. See our long standing Historians- Bill and Pam Thompson for more history on the beginning settlers. They'd be thrilled to share this History with you. The EDC was thrilled that almost 100 supporters turned out for the Neighborhood Community meeting held on April 7, 2022 to discuss their wishes and desires for this area. They voted almost unanimously to" keep the Hull Tap". (It's currently for Sale). Many ideas were pinned to the idea board including coffee shops, event spaces, Rail Car track and many more. Thanks to those who participated in the planning and execution. Refresher: The DSM Register article of March 18, 2022 stated; "Plans to Revitalize a Des Moines neighborhood are in the works." Keon Patton, owner of Blendzz Barbershop was quoted saying "it's long overdue". He followed up with "it's much needed. And it would be appreciated by myself". Patton stated. Patton who grew up in this neighborhood owns the Barber Shop as well as is looking to expand his opportunities in this area. DSMs 2nd Ward is represented by the DSM City Council Member, Linda Westerguard. Linda stated "the buildings are tired. They are warn. With some revitalization, we can bring back and have it be a great neighborhood." Here's what's transpired in the last 3 months-

● Some of the properties have been sold to an undisclosed source, ● Two of the properties are being demolished and will create new opportunities for Commercial investors,

● other properties have been acquired by existing property owners. Watch for final details to come. Per Abbey Gilroy of NDCDM, "The former Cardinal Cleaners building is SOLD and is being turned into an Ice cream Shop". The plans are to be under construction before the end of 2022. Abbey also stated that "Grandview still owns the property kitty corner to the mini Strip Mall and there are potential conversations going on for this property as well". Abbey has been instrumental in assisting the FUSE EDC with this project. Authors: Jackie Johansen, Commercial Broker Shattered Glass Development Char Austin, Realtor Keller Williams Ankeny Metro

Better for Every Body® For more than 30 years we’ve been helping remove pain and discomfort from people’s lives. Our patients trust in our expertise, which is why 98 percent would recommend us to a friend – because we were able to help make their lives better. – Athletico Physical Therapy, Better for Every Body

Defining Top-Notch Care Since 1991 We started with one therapist trying to make a difference in his community. Our Founder and Executive Chairman, Mark Kaufman was a physical therapist and athletic trainer with a vision to help as many people as possible. He started by providing rehabilitation services for student athletes at various organizations, with his first two being Francis W. Parker High School and Chicago Lions Rugby. Through his work with these athletes, he recognized the need for a dedicated sports rehabilitation and physical therapy facility in Chicago which led to our first clinic opening in 1991. Years later – we’ve opened more than 635 neighborhood locations and added more services to help people of all ages recover from pains, strains and injuries. We employ more than 4,500 expert clinicians, athletic trainers and other team members. In addition to physical therapy, we also provide athletic training, occupational therapy, specialty programs and fitness services to high schools, colleges and professional sports teams. Our expertise also includes evaluating workers’ compensation issues, like work conditioning, job-site analysis and ergonomic assessments. Everything we do is focused around our core purpose of enhancing people’s health and quality of life. When you choose us for your rehabilitation needs, you will discover our dedication to exceptional, compassionate care.

REAL ESTATE EXPERT

PENNIE CARROLL & ASSOCIATES REAL ESTATE

Understanding how the Real Estate Brokerage works for YOU. When our Des Moines Real Estate office advertises that we have a “system” that leaves you with success, we mean it. But what does that actually mean? How does that directly impact your Real Estate Journey? First we need to define the statement, “A Real Estate Office with a System”. Simply put, a Real Estate Office can be defined as an entity that serves you in buying and selling Real Estate property. A “System” is defined as the standard operation procedure in which you decide to buy or sell to the final closing signature. This is why communities need Real Estate Brokerages. So they can participate in a fine-tuned process that leaves them better than they would be on their own. This is why we take our cars to mechanics, we go to grocery stores, we get our hair cuts, and the list goes on. Especially with the largest investments in your life, joining in a process that leaves you with expert advice, guidance, and let’s be honest – paperwork management!

THE TEA ROOM BY LORI KONZEN Have you seen the beautiful building at 713 Walnut? You know, the one with all the balconies on the top floor. The Wilkins Building, as it’s now called, began as the Wilkins Department Store, but you probably know it better for the name it was given when it was purchased back in 1924…Younkers. Younkers was already a staple in downtown Des Moines, having opened at 701 Walnut back in 1899. In 1913, Younkers opened The Tea Room as a place for downtown workers and shoppers to dine. By 1927, they moved The Tea Room into its current location where it became an icon of our great city.

The Tea Room was THE go-to place for decades. It played host to ballroom dances, dinner theaters, fashion shows and, of course, many memorable lunches and dinners. Ask most people who grew up in Des Moines, and they probably have a memory of The Tea Room. Maybe they, like me, went there with their mom or grandma for lunch when they were young. Maybe as a high schooler, they came to The Tea Room for required etiquette classes. Maybe the company they worked for threw beautiful holiday parties at The Tea Room. Or maybe they worked downtown and The Tea Room was their favorite lunch spot. No matter the memories, a place that was held so dear, by so many, left a hole in our city when Younkers closed in 2005.

Excitement built several years later when word of a renovation came, but on March 29, 2014, hopes were crushed as our city woke to the news of a devastating fire that had destroyed most of the former Younkers property. It seemed as though this beautiful, historical treasure of Des Moines was lost forever.

Thankfully,

Des

Moines-based

Blackbird Investments saw the importance of this landmark and purchased the property to begin a new renovation. In 2017 “The Wilkins Building” reopened with The Tea Room restored to its 1927 location and grandeur. Today The Tea Room is an event venue. No longer open on a daily basis, we’re available to rent for weddings, parties and corporate events. The space boasts 16-foot ceilings, 14foot windows and 14 balconies that overlook the Des Moines skyline. BUSINESS OWNER TIPS

CALCULATE YOUR STARTUP COSTS How much money will it take to start your small business? Calculate the startup costs for your small business so you can request funding, attract investors, and estimate when you’ll turn a profit. Calculate your business startup costs before you launch The key to a successful business is preparation. Before your business opens its doors, you’ll have bills to pay. Understanding your expenses will help you launch successfully. Calculating startup costs helps you: Estimate profits Conduct a break-even analysis Secure loans Attract investors Save money with tax deductions Identify your startup expenses Most businesses fall into one of three categories: brick-and-mortar businesses, online businesses, and service providers. You’ll face different startup expenses depending on your business type. Estimate how much your expenses will cost Once you have your list of expenses, you can estimate how much they’ll actually cost. This process will be different for each expense you have. Some expenses will have well-defined costs — permits and licenses tend to have clear, published costs. You might have to estimate other costs that are less certain, like employee salaries. Look online and talk directly to mentors, vendors, and service providers to see what similar companies pay for expenses. Add up your expenses for a full financial picture Once you’ve identified your business expenses and how much they’ll cost, you should organize your expenses into one-time expenses and monthly expenses. One-time expenses are the initial costs needed to start the business. Buying major equipment, hiring a logo designer, and paying for permits, licenses, and fees are generally considered to be one-time expenses. You can typically deduct one-time expenses for tax purposes, which can save you money on the amount of taxes you’ll owe. Make sure to keep track of your expenses and talk to your accountant when it’s time to file your taxes. Monthly expenses typically include things like salaries, rent, and utility bills. You’ll want to count at least one year of monthly expenses, but counting five years is ideal. Add up your one-time and monthly expenses to get a good picture of how much capital you’ll need and when you’ll need it. Use your startup cost calculations to get startup funding It’s a good idea to create a formal report of your expected startup costs. You want it in a format that’s clear and easy to understand. Investors and lenders compare expected costs to projected revenue and determine the potential for your business to profit.

STRIVING TO MAKE EASTER LAKE PARK'S NORTH SHORE THE MOST ACCESSIBLE PARK IN AMERICA. POLK COUNTY Des Moines, IOWA (July 13, 2022) – Just three years ago it was merely a vision. Today the Athene North Shore Recreation Area is fully funded with construction crews poised to dig in. This development project at Easter Lake Park will be a unique amenity in Polk County because it was conceived and developed with the singular goal of creating the most universally designed, accessible park in the country. This project goes far beyond accessible playground equipment – though it has that too. Key features include zero-entry ramps to allow people with limited mobility access to the water, a full inventory of adaptive recreation equipment, extra wide sidewalks to usher wheelchair users and their family across the shorefront, and a de-escalation room for people with sensory input disorder, to name a few. The design team is even modifying traditional signage conventions to promote more accessible navigation. “We are laser focused on drawing all people to enjoy nature and recreate outdoors,” said Kami Rankin, Deputy Director of Polk County Conservation. “When people feel safe and secure they are more likely to do just that - explore. With this project we are creating a safer, more welcoming space for people of all abilities.” At the inception of the North Shore Recreation Area a universal design team was formed to guide architects and project leads toward their audacious goal. This interdisciplinary team led by Shive-Hattery realized early on that the existing resources for universal design were not practical for real-world, professional applications. So they decided to change that. Through the North Shore Recreation Area project the universal design team is developing a process-driven checklist that functions as a guidepost for architects and designers. It forces key parties to consider their design or programming decisions based on its relative accessibility and universality. As one committee member put it, once complete this checklist tool will be a gift to the design world. This project could not have been possible without the generous support of many individuals, organizations and companies. Special thanks to Athene USA for its major gift to become the named sponsor and the State of Iowa for granting $2.5 million through Destination Iowa. Though the capital campaign has successfully concluded, fundraising efforts continue. Any additional dollars donated to the North Shore Recreation Area will be used to ensure staff are fully trained to offer accessible programming and create a pool of dollars to maintain and replace adaptable equipment. Donations are being accepted through the Great Outdoors Foundation. Construction is slated to begin late fall 2022 and will continue for more than a year. A grand opening is planned for spring 2024. GREATER DES MOINES PARTNERSHIP

MEASURING WATER QUALITY + ENSURING SAFE DRINKING WATER FOR DSM CUSTOMERS BY TED CORRIGAN Making measurable progress in the water quality of Iowa’s rivers, lakes and streams will likely involve one of three tactics based on the current political and business landscape. More likely than not, it will take a combination of changing public policy through legislative action; litigation to help strengthen environmental laws; and collaboration among trusted partners to blaze a trail and create a template of success that can be followed and replicated when public policy changes do occur. In our history, Des Moines Water Works (DMWW) has pursued all three of these tactics to ensure safe drinking water is readily available to our 600,000 customers across the metro. Real, measurable improvement in the quality of our rivers, lakes and streams will require a shift in public policy, but that’s a story for another day. Today, our question is clear — how does Des Moines Water Works, the largest drinking water utility in the state, advocate for clean water in a space where we have been met with resistance? This is a question I took time to consider when I was named Des Moines Water Works’ CEO two years ago. DMWW’s External Affairs Manager Jennifer Terry and I met with dozens of individuals and groups who are working in the water quality space. After those meetings, Jennifer and I settled on a strategy that is based upon building relationships and collaborating with trusted partners who share our goals for improved water quality and our values for improvement through sustainable practices. Sustainable Practices Over the course of years of exploratory meetings, Landus has risen to the top as one of those partners that shares our goals and our values related to improving source water quality in a sustainable manner. We are demonstrating this unlikely collaboration with “Plots in the Park,” which Landus designed to demonstrate the types of sustainable agricultural practices that will benefit landowners by keeping soil in place and, at the same time, provide benefit to downstream users by keeping agricultural contaminants out of rivers and streams. Landus’ agronomists planted three plots — corn, soybeans and cover crops consisting of red clover and perennial rye — in Des Moines Water Works Park. Before the plots were planted, Landus took soil samples to test the composition of the soil to determine the appropriate amount of fertilizer that needed to be applied, being cognizant not to over-apply.

While the demonstration plots are small — 300 square feet in size, or .007 acres inside an area of DMWW’s 1,500-acre Water Works Park that is unused — we believe their representation is significant in the type of trusting relationships that can be developed when partners are truly committed to improving water quality. The plots were developed and implemented with guidance and oversight from Des Moines Water Works’ horticultural staff and engineers. The DMWW team wants to ensure that planting, harvesting and maintaining the plots will have no effects on Des Moines Water Works’ operations. Specifically, that the plots must not affect source water quality in Water Works Park. The park acts as a giant filter and is our first step in the water treatment process. Plots in the Park will help demonstrate that sustainable, well-managed agricultural practices can exist without negatively affecting local water resources if appropriate measures are taken to protect downstream users. We believe we have found an agricultural partner that is a good fit for the work we want to support in our watersheds. Those at the helm at Landus have shown they share a vision for improving water quality in our state’s rivers, lakes and streams at the same time supporting and educating the farmers and landowners they serve. We’re also excited that through this innovative project, Landus will bring Iowa farmers to Water Works Park where they can hear our story and understand the challenges we face. We find that when farmers hear our story and see the tools, equipment and processes required to deliver safe clean drinking water to one-fifth of Iowa’s population, it provides a powerful message about how activities upstream impact our water resources and the quality of life downstream. DMWW is committed to leading and advocating for improved surface water quality in the state of Iowa and in the Raccoon and Des Moines River watersheds. We understand that meaningful improvement will be built upon partnerships such as this one with Landus, which will demonstrate scalable, real-world implementation of modern agricultural best practices.

WEST BANK

JUNE 2022

Summer is in full swing which means summer vacation plans are top of mind. Finding a vacation you can afford as well as enjoy can be tricky but, with a little planning, it’s possible to not break the bank on your summer holiday. Take a look at five tips to make your vacation affordable and relaxing. 1. Set a budget. With anything related to finances, budgeting is critical. Do some research online to come up with an estimate of what your vacation will cost to create a reasonable budget. Once you have settled on that amount, stick to it. Don’t keep adding new activities that will derail you financially. 2. Start a travel savings account. Contact West Bank to set up a specific savings account for your vacation where you can put money aside monthly. With these savings out of sight and out of mind, you will know your vacation funds will be available when it’s time for your trip. Figure out how much you need to set aside each month, and make it a habit to contribute that amount to build up your savings.

4. Set card management controls in your West Bank mobile app. Let West Bank know that you’re going on a trip by calling or setting your debit card controls in the West Bank mobile app. This will help prevent purchases being flagged as suspicious. Go to your West Bank mobile app, click on “My cards”, and report your travel plans. This will help avoid declined transactions when out-of-the-ordinary transactions come through. 5. Set your priorities. You might want to jam pack your vacation with activities but often that is not possible because of time and money. Make a list of activities or experiences from most important to least import. Then you can compare your budget to your priority list to make decisions on how you will spend your time and money on vacation. Stressing about finances is the last thing you want to do while on vacation. That’s why it’s important to take a few steps to make sure you don’t have a financial surprise that breaks your relaxation.

After your trip, keep contributing to your vacation savings account to get a head start on next year’s vacation. 3. Cut back on spending before your trip. About three months before your trip, take a look at what you can temporarily cut out of your budget that will help you save for your trip. Entertainment expenses are a key category where you can find some last-minute savings. Whether you eat out less during those three months, skip the extra coffee runs or put off seeing a few new movies at the theater, the savings can add up quickly.

BACK TO SCHOOL: WHY TRADITIONAL PUBLIC SPEAKING CLASSES FAIL BY ERIK DOMINGUEZ I started my career as a high school and college speech teacher. I was highly involved in competitive speaking through the National Speech and Debate Association (located here in Des Moines!). For over a decade, the teams I coached reached the highest levels of accolades and accomplishments for one main reason: I went against nearly every norm and standard of traditional public speaking education. Let’s face it: most high school, college, and even professional public speaking classes and training are boring and stress-inducing. Unfortunately, these curricula standardize an art form and focus on what you are doing wrong in your speaking. I have seen instructors count the number of filler words, deduct points for not using the perfect hand gesture, and critique the formatting of an outline that an audience will never see. I have also seen instructors get too indepth into communication theory which is exciting and relevant to those with a passion for communication but generally useless for someone looking to be a more effective speaker. It is no wonder that public speaking consistently ranks amongst America’s top fears. My success as a competitive speech coach and my approach to all corporate communication training are counter-cultural to the traditional methods. There are three central pillars that I teach individuals and teams to help break the ineffective habits and fears many have picked up from their speech classes. When someone embraces these pillars, more tools and opportunities are present to become the impactful speaker required of all leaders. 1. Impactful communication is a team sport. Ineffective leaders and communicators lack an honest, interruptive, supportive

feedback

loop.

Instead,

some

by

sycophants who applaud their leader no matter what, or they don’t have a process in place to give feedback that sticks and improves a communicator. One of the great secrets of communication is that it can be gamified. Systems and activities are available to teams for seamless and exciting ways to improve communication. Creating a culture of teamwork, tracking efficacy and results, and supporting one another is a sure-fire way to enhance all speaking skills.
