Audley Mote House.

AUDLEY RETIREMENT VILLAGES

The Fulkers team have been involved with various Audley Retirement Village schemes.

Audley Mote House Retirement Village comprises 101 cottages and apartments providing independent living accommodation for an over 55s community. It is set in the 450 acre Mote Park near the village of Bearsted in Kent.

The focal point of the development is the restored Grade II* listed Georgian mansion. This provides administration services and communal facilities and in surrounding buildings the Audley Club provides restaurant and bar facilities, fitness studio, library, activity rooms and a swimming pool.

Evaluation of the refurbishment works was challenging because, due to the structural instability of the retained building stock, access was not allowed. Major structural enhancement was required to fit out and extend the existing building shells to suit the proposed layout and facilities. Extensive adaptation was required to make the upper floors accessible to residents with movement difficulties.

New buildings and extensions to existing buildings complimented the livery of the façade of the existing building stock and this created a cost premium. A stunning but cost-effective landscape was created through the retention and utilisation of mature soft landscaping on the site and selective use of premium hard landscape materials – all set against the impressive backdrop of Mote Park.

Audley Clevedon.

The Audley Clevedon Retirement Village comprises 90 cottages and apartments providing independent living accommodation for an over 55s community. It is set in 23 acres in Ben Rhydding, close to Ilkley.

The focal point of the development is Clevedon House, a restored Victorian school and this houses the Audley Club. It provides administration services and communal facilities including restaurant, bar, fitness studio, library, activity rooms and a swimming pool.

Significant cost was incurred in the refurbishment of the school to create the living accommodation therein.

Major structural enhancement was required to fit out and extend the shell to suit the proposed layout and facilities and extensive adaptation was required to make the upper floors accessible to residents with movement difficulties.

The external façade had to be maintained so improved thermal efficiency had to be created to the inner face of the envelope.

New buildings and extensions to existing buildings complimented the livery of the Audley Club façade and this created a cost premium. A stunning landscape was created through the retention and utilisation of mature soft landscaping on the site and selective use of premium hard landscape materials, all set against the impressive backdrop of the Yorkshire Dales.

Audley St Elphin’s Park.

The Fulkers team were involved with this 14 acre Retirement Village set in the Heart of the Derbyshire Dales.

Audley St Elphin’s Park comprises 127 cottages and apartments providing independent living accommodation for an over 55s community.

The focal point of the development is the restored Victorian Gothic school at its centre – the Audley Club. This provides administration services and communal facilities including restaurant, bar, fitness studio, library, activity rooms and a swimming pool.

The rural aspect of the development created challenges. Prior to any works being undertaken, various invasive species had to be cleared. The refurbishment programme had to contend with the presence of several bat roosts and an active badger sett had to be maintained and protected during the works.

AUDLEY RETIREMENT VILLAGES

Luxury Care Homes.

Location: UK

Value: £45m

Two real estate investment firms (Apache Capital and Maria Mallaband) teamed up to create up to eight luxury five-star care homes, with the primary focus being on patients suffering from dementia. The Fulkers team have been involved in three of these projects throughout affluent locations across the South East of England, monitoring and overseeing the works on behalf of the investor (Apache Capital).

The first of these projects was the £5.5m new build in Gerrards Cross, Buckinghamshire. The high end specification care home offered the following features for residents; 53 en-suite bedrooms, resident and visitor café, cinema room, hair dressing salon and library.

The second site is located in Canterbury, Kent. The project was a £5m new build offering 60 en-suite bedrooms to an elegant hotel standard. The main features included a café, quiet lounge, dining rooms, garden room, spa and roof top terrace.

The third and final site is located in Bisley near Woking. The project was another £5m new build, creating 60 en-suite ground floor bedrooms for residents, including café, garden and residents kitchenette.

APACHE CAPITAL, MARIA MALLABAND

Mulberry Court.

LIFESTYLE RESIDENCES

Fulkers are currently delivering the Lifestyle Residences scheme that comprises the demolition of an existing housing unit and the construction of Mulberry Court, a new dedicated 34 apartment block in Hampton Wick which will provide a high standard of living for occupants.

The land is owned by a Catholic church charity who will retain and landowner rights while our client, Lifestyle Residences, will provide a turnkey solution and operate the building upon completion.

Each apartment will have separate living and sleeping quarters with a kitchen, balcony and bathroom as well as communal rooms and landscaped gardens.

The scheme is designed to give occupants a long term home for their retirement years.

MCCARTHY & STONE

Fulkers Bailey Russell (Fulkers) have been supporting McCarthy and Stone on a portfolio of Retirement Living developments located in South East England, including:

- Edward Place, Walton-on-Thames

- Elgar Place, Maidenhead

- Goldfinch House, Chipstead

- Shepheards House, Chislehurst

- Elkington House, Dover

Projects ranged from 26 to 54 one and two-bed apartments traditionally built over three to four levels including resident’s facilities and security installations comprising communal lounge and restaurant, hair salon and guest suite. All apartments featured a fully fitted and easily accessible kitchen, and a walk-in shower, security including intruder alarms and a camera entry system.

The client offers a uniform product that allows for the same specification to be implemented regionally. This was continually reviewed with suppliers and subcontractors to keep pace with market trends and to drive down costs to achieve best value.

The process of tendering included a standard specification that all parties were already familiar with and projects could commence with a high level of cost certainty at day one.

Fulkers worked closely with the client and design team on the project, adding value through the following:

- Key stage sign off: A number of meetings were arranged with the project team to set actions and timelines for the delivery of design information for procurement. Review and sign off meetings were then held prior to progressing to the next stage

- Lessons learnt from previous projects: McCarthy and Stone had suffered some problematic projects and the board were keen that mistakes were not repeated on future projects. To facilitate this close out meetings were held with the site team including key trade contractors.

- Establishing correct budgets: Fulkers were involved heavily in finalising accounts on historic problematic projects and the knowledge gained in establishing true end costs was used with providing budgets for new projects.

- Risk management: Prior to acquiring land a risk register for the planned project would be produced and scored in respect of severity and likelihood. The risk register was then updated with risks being removed and added as appropriate.

- Value management: McCarthy and Stone were keen ensure that not only products being specified were appropriate but also the method of procurement was the most efficient. Consideration was given to the trade contractor’s current commitments and ability, providing packages commercially beneficial to undertake versus splitting packages for low risk elements.

Osbourne Grove Nursing Home.

LONDON BOROUGH OF HARINGEY

Fulkers is currently working with the London Borough of Haringey to increase and improve upon their care facilities within the Borough. The majority of the Council’s patients are treated outside of the Borough, therefore Fulkers is working on a project to refurbish/demolish and extend an existing 32-bed nursing home that has the potential to more than double its existing occupancy.

The existing building was only completed in 2007, however the designs at the time didn’t consider the change in the Borough’s demands, resulting in a building that is unfit for purpose. Fulkers has been tasked with improving the facilities within the nursing home, to cater for patients with higher care needs (e.g. alzheimer’s, dementia and autism). Increasing the capacity of the nursing home to meet current and projected demand and ensuring the designs consider the long-term aspirations of the Council to meet potential changes of use of the building in the future.

The project poses many different challenges, namely as the handful of existing residents need to remain in-situ during the project and ensuing they receive a high level of uninterrupted care throughout. The project budget hasn’t been confirmed yet however it is envisaged that works to the building will be in the region of £8m.

Older Adults Inpatient Unit.

We provided ‘one-stop’ professional services for the repair, alteration and refurbishment of Chelsham House, a 25 bedroom Acute Older Adults Inpatient Unit at The Royal Bethlem Hospital for The South London & Maudsley Foundation NHS Trust.

We originally provided advice on internal dampness that had affected all of the en-suite shower rooms. As the required remedial works were extensive and would necessitate decanting the unit for a period of time to complete the works, we were further instructed to fully refurbish the unit.

This included refurbishment of bedrooms, en-suite facilities and communal areas, the installation of a nurse call system throughout and associated works, the extension and refurbishment of the kitchen and dining room, the provision of a new nurse base and upgrading of staff areas and offices.

As the unit had to be decanted, we were challenged to complete this work within a limited programme to reduce the impact for the vulnerable elderly patients. To achieve this, our approach was to implement a fast track procurement process. We also specified the use of quick drying materials and fast track methods of construction.
