Retail.
Fulkers Bailey Russell are an Associated member of the Northcroft Global Network. Our retail teams across the UK and Internationally provide strategic advice, support and professional services at all stages in the life cycle of a project or series of projects from site evaluation and feasibility studies to defects management.
Fulkers has an excellent record of retail experience offering a comprehensive range of services. Our strengths are borne from our close links with the retail environment and providers. We often provide multi-disciplinary services to our retail clients giving us a unique and integrated knowledge of our clients’ requirements and thus a stronger service.
Through our varied work we are able to review partnering and supply chain management in terms of both delivery and cost and maximise the use of economies of scale to provide our clients with best market value. Our team comprises senior staff with specific experience in the delivery of significant developments, retail fit-out projects and rollout programmes. Landlords.

In addition to the retail experience detailed on the following pages, our team have also worked with a number of well-established retail landlords such as Westfield, INTU and Hammerson.
We are well accustomed to landlord requirements and needs as well as familiar with retail delivery processes. We have worked in conjunction with retail landlords providing project management, quantity surveying, building surveying and setting out plans, fire assessments and building control and planning requirements.
General landlord co-ordination works have involved:
- Reviewing power and data requirements for tenant demises
- Liaison with landlord direct suppliers to undertake floor works, power and data works
- Funding reviews
- Setting out plans and reviews against centre fire strategy and impact against surrounding tenants and line of sight plans

VARIOUS PROJECTS

We have enjoyed a successful relationship with Sky Retail for several years, providing a range of professional services whilst integrated with the client team to create a seamless delivery model for their retail roll-out programme, providing a collaborative approach across all work streams.

Within the UK, our scope has included the delivery of 14 immersive Sky stores. Locations include Liverpool, Gateshead, Glasgow, Leeds, Edinburgh, Bristol, Sheffield, Stratford, Cardiff, Bluewater, Manchester, Birmingham, Belfast and White City, their flagship UK store.
We are also appointed to support Sky in the roll out of several stores in both the Republic of Ireland and in Germany.
In Ireland, the roll out included four stores; two in Dublin; one in Limerick and one in Cork, all of which opened in early Summer 2022. The stores feature the launch of the SKY Glass Streaming TV as well as their mobile phones and broadband products.
The Germany roll out will provide stores in Oberhausen, Berlin, and Munich.
The Fulkers team have worked with Sky throughout the pre-delivery and delivery phases of these projects, with some still in the delivery phase.

Louis Vuitton.
Louis Vuitton are one of the most prestigious fashion houses and widely known brands internationally. For six consecutive years (2006–2012), they were named the world’s most valuable luxury brand.
We are extremely proud to be working with them across the UK and Europe on some of their most engaging stores, including standalone boutiques and leased departments in high-end department stores.
Our remit for Louis Vuitton relies on our staff to be discreet, consistent, able to deal with ambiguity and constant change, to challenge and support a company that has nearly 200 years of fantastic success in the luxury environment and to uphold that brand and quality.
Louis Vuitton expect our services to illustrate good value and to be conducted professionally and creatively. We represent their brand and image and therefore must fully understand their imaging and design to ensure their budgets and programmes are realistic and subsequently met. We provide advice to Louis Vuitton beyond our appointed scope because we believe in the brand and want each store to be a success.
Fulkers has worked with Louis Vuitton on over ten projects throughout the UK and Europe with their EMEA store project team. Due to our client confidentiality agreement we are unable to provide further information on these individual projects.

iSmash.

In 2019, iSmash entered a partnership with Sky Retail to deliver multiple co-located stores. Fulkers Bailey Russell provided professional services for these on-site gadget repair concessions alongside our work delivering the main Sky stores.
The Sky Retail locations encompassing an iSmash concession include Liverpool, Edinburgh, Bristol, and Cardiff. A full iSmash store was also delivered, next-door and connected to Sky’s Glasgow branch.
Samsung.
Fulkers Bailey Russell were appointed directly by The One Off, the lead designer, working as a turnkey provider to install a new Samsung store within the luxury London Harrods department store. The Samsung store is located within the technology hub on the fifth floor of Harrods, among the world’s leaders in technology and innovation. To stand out from the crowd, the Samsung store has sleek design to show off the latest technologies, including innovative new displays like The Sero and The Wall (a state-of-the-art home cinema experience).
Working from the shell and core, we helped coordinate designs to fit-out the space with bespoke joinery and high-tech building services.
We were appointed during the initial feasibility stage of the project, where it soon became apparent that the project programme was very tight. Harrods were renovating their entire technology department and wanted all of the stores open within a small time window. Out team proactively assisted in the appointment of the remaining consultant team, before a contractor was engaged. Long lead in items and samples were established very early on, to ensure that the key dates were met, and the store opened on time.
For any works within Harrods, a stringent approvals process is implemented throughout the project life-cycle. Detailed design information has to be submitted by certain dates, complying with design guidelines.
We managed this process to ensure that robust information was submitted by relevant parties in a timely manner. Regular meetings were chaired to facilitate clear communication between Harrods internal departments and the consultant team members.
The project budget was set from the very outset, with very little contingency. To ensure that variations were kept to a minimum, we adhered a change control process once the contractor was appointed. Value engineering workshops were chaired by our team on a regular basis to ensure value for money whilst maintaining high design standards.
As the whole of the technology department was being refurbished at the same time, the logistics of the work was very complicated. We ensured that a contractor was appointed very early on, to help develop a logistics plan and ensure buildability. The site is located at Knightsbridge, within the heart of London. Access and egress was very limited and deliveries only allowed during specific times of the day. Noise restrictions were also in place on the ‘live site’.


Browns.




Browns is a fashion boutique based in London, England. It was founded by Joan Burstein and husband Sidney in 1970. In 2015, Browns was acquired by London online fashion company Farfetch UK Limited. The current flagship store is located on London’s South Molton Street. After 50 years, Browns have decided to relocate their flagship store and signed a lease with Grosvenor to occupy 39 Brooks Street, London.
The work included the major refurbishment to convert the building to a shell and core and fit-out, completed in July 2019. The existing building and associated courtyard is Grade II* listed.
The new flagship store also includes a restaurant offering with the restaurant partner being chosen to complement and enhance Browns culture.
Fulkers Bailey Russell assisted Browns throughout the lifecycle of the project from feasibility to fit-out of their new iconic retail space. The budget and procurement strategy were tailored accordingly to align to the unique way in which the store was to be delivered.
NEW FLAGSHIP STORE
Sephora.
Fulkers worked with Sephora to review their Europewide procurement strategy for the construction of new fit-out stores and the refurbishment of the existing stores.
As part of the project, Fulkers reviewed the current strategy and interviewed design teams and contractors across Europe to get an understanding of how the current procurement strategy worked. Following these meetings, we established a standardised pricing document, key performance indicators and management processes so that the procurement strategy could be implemented on a like for like basis.
We established a framework in each country where a number of contractors were appointed to each region. This two-year framework established standard rates for work, this enabled Sephora to accurately price the intended work in advance. This gave Sephora clarity as to their investment strategy for each financial quarter.
