Healthcare.

Fulkers has been working on projects in the healthcare sector for the last twenty years. During this time we have gained an enviable reputation for delivering projects for a number of major healthcare providers, including acute, mental health, community and medical research organisations.

We are aware of our client’s need for high quality design and management of projects to improve the patient and staff experience allowing us to deliver projects fit for the 21st Century. We have a full working knowledge of design and procedural guidance including Health Technical Memorandums (HTM`s), Health Building Notes (HBN`s) and other NHS Design Memorandums.

We understand the specific challenges that face the healthcare sector when delivering complex construction projects within busy environments; maintaining client business continuity when clinical space must take priority; services shut downs; controlling dust and noise; infection control; maintaining safety and security; stakeholder engagement; complex funding processes. We are therefore, able to offer a 360° holistic approach to projects and deliver in all respects.

We often act as Lead Consultant, being responsible for the management and coordination of project teams from inception through to completion.

For our acute clients, we have been involved with the refurbishment and extension of wards, in and outpatient facilities, consulting rooms, CCT scanner rooms, MRI scanners, hospital entrances and receptions, offices, computer IT suites and all ancillary support facilities.

Within the mental health sector we have delivered projects in all types of environments including secure, children and adolescent units as well as facilities for older adults. We have on a number of occasions been involved with CAMHS, PICU, PAU, PDU & PALS units. We have successfully delivered all types of inpatient units and outpatient facilities with specialist requirements, seclusion rooms, 136 suites and all associated mental health accommodation. We have a full working knowledge of the requirements for robust anti ligature design, whilst at the same time providing a safe, noninstitutional environment for patients and staff.

We have also delivered a number of medical research projects for both our acute and mental healthcare and higher education clients, often as joint ventures in university hospital establishments. Projects include research laboratories up to and including containment level 3 standard, simulation suites, clean rooms, teaching and seminar rooms, workshops, medical student facilities including leisure and residential accommodation and all office and ancillary support requirements.

Across the healthcare sector, we have been involved with all types of repair and maintenance of our client’s estates, extending from minor repair, through to fire upgrading works and major roof and window replacement works. We have also provided professional works including Party Wall matters and Dilapidations.

We allocate a dedicated team of experienced staff, led by a director, to each of our projects. We encourage clear ownership of tasks and transparent lines of communication within the team, as well as with our client.

Our Experience

South West London and St George’s.

As members of this Mental Health Trust’s framework, Fulkers has been involved with multiple projects, with individual values up to £1.3m, spread across the Trust’s three main sites in South West London.

We are currently serving our second consecutive term on this framework, which is a testament to our extensive mental health knowledge and the value that the Trust place on our services.

We regularly act as both lead consultant on projects managing multi disciplinary teams, or as sole provider delivering our core services on smaller projects.

We are involved in all stages of the project from coordinating the briefs with multi stakeholder engagement through to successful completion.

Projects range from £5k-£1.2m. A key project, has included the £1.2m refurbishment of Heather Ward to create a 10-bed children’s unit, which provides intensive psychiatric inpatient and day care for children who have hearing and mental health disabilities.

Other projects demonstrating the range of our involvement have included the £350k provision of a Functional Psychiatric Unit at Azaleas Ward Tolworth Hospital, the £80k refurbishment of The Outpatients Department at Tolworth Hospital, the £400k refurbishment of Harewood House at Springfield University Hospital, £125k of repairs to chimneys in the Newton Building and a £90k upgrade of fire doors to the Shaftesbury Ward.

All projects are completed in busy occupied hospital sites where segregation, health and safety and client business continuity is of paramount importance.

MENTAL HEALTH

ACUTE / CANCER CARE

Client: The Royal Marsden NHS Foundation Trust

Fulkers is currently appointed on their framework and is providing professional services on a number of projects spread across The Trust’s two main sites at Chelsea and Sutton. All projects revolve around cancer acute care and associate services. Commissions involve us in all stages of the project from agreeing the briefs with multi-stakeholder engagement, feasibility and managing projects through to successful completion.

Key projects have included the £300k refurbishment of a Private Outpatients Department at Sutton, the £92k preparation of shell spaces for final fit out by Boots Pharmacy’s at Sutton and Chelsea, a £28k provision of new clean room and staff room and

office in Markus Ward Chelsea, a £76k project to provide new storage facilities within the Theatre Suite, Chelsea, and a £78k refurbishment of dirty utility, patient bathrooms and staff room in Wilson Ward Chelsea.

We have also provided traditional services to the Trust on their larger developments, including dealing with Party Wall matters and Dilapidations.

All projects are completed on busy occupied hospital sites where segregation, health and safety and client business continuity is of paramount importance.

The Royal Marsden Hospital Sutton.

We have provided professional services to refurbish a Private Outpatient Department. The scheme comprised a suite of consulting rooms, clinical room, interview room, reception/waiting area, accessible toilet and ancillary facilities.

The client required a high standard of finish and we were responsible for the design of bespoke joinery fittings for the reception counter, storage cupboards, beverage area and clinical hand basins within the consulting rooms. We also selected quality matching joinery, doors sets and skirting.

To complete the interior design we used quality ceiling design, floor finishes and decorative finishes to create a modern and comfortable clinical environment.

The works were completed within a busy occupied hospital site, where continuity of our client’s services was of paramount importance. We implemented safe access and egress for the contractor whilst maintaining a safe environment for staff, patients and visitors.

King’s Health Partners.

King’s Health Partners is made up of Guy’s and St Thomas’, King’s College Hospital, South London and Maudsley NHS Foundation Trusts and King’s College London and form an Academic Health Science Centre where world-class research, education and clinical practice are brought together for the benefit of patients.

Fulkers has been working for these clients since the business was founded in 1998 and are now on the their second generation framework (now administered by London Procurement Partnership) providing services for a wide range of projects, including alteration, refurbishment and repair to a number of healthcare and related sites in Central London.

We regularly act as lead consultant, managing multi disciplinary design teams on projects from feasibility through to project completion as well as providing a range of professional duties. Key projects on the framework have included: the £4m provision of a Paediatric Oral Health and Post Graduate Centre, numerous ward refurbishments and refreshes ranging from £400k - £2.2m, £1.5m provision of a new MRI Unit, £640k refurbishment of Chelsham Ward for dementia patients and £510k external roof replacement of Conybeare House, a Grade 11 Listed Building.

Fulkers was appointed to refurbish the main front entrance of The Maudsley Hospital of South London & Maudsley NHS Foundation Trust. The £990k project involved the provision of a new main entrance and reception area, improvements to the cashiers and security departments, upgrading of corridors and the provision of new offices. Externally, a new DDA entrance ramp and steps were provided, together with new smoking and bus shelters.

We were also responsible for the refurbishment of Dorcus Ward in the Borough Wing at Guy’s Campus for Guys and St Thomas’ NHS Foundation Trust.

Substantial works were undertaken within a busy healthcare environment, with other acute wards in close vicinity of the works. The works were phased, so decanting of departments had to be carefully managed. We also had to consider maintaining services to adjoining departments, noise, dust, segregate, access and egress issues at every stage of the project. We were responsible for the design and production of specifications for the provision of all building infrastructure works in connection with installing a new CT Scanner facility within the existing X- ray department at Kings College Hospital at a total cost of £300k. Our involvement extended to designing suitable observation booths, a new reception desk and waiting area for the facility.

Early Pregnancy and Gynaecology Unit

EARLY PREGNANCY AND GYNAECOLOGY

Client: Guys & St Thomas’ NHS Foundation Trust

Fulkers were appointed to provide lead consultant architectural design services for the redesign and refurbishment of the Early Pregnancy and Gynaecology Unit on the 8th floor of North Wing, St Thomas Hospital on behalf of the Guys & St Thomas’ NHS Foundation Trust.

The service required a complete refurbishment of the existing outpatient department in order to provide HTM compliant consulting spaces and scan rooms suitable for invasive procedures. Under the HTM requirements, the scan rooms were to be provided with a new mechanical ventilation system, to be compliant with the latest HTM`s. The only suitable location for the ventilation plant was on the roof of North Wing which is directly opposite the World Heritage site, The Palace of Westminster. A carefully considered design proposal for the roof top plant was designed and a planning consent achieved by Fulkers. Without this consent the upgrading of the scan facilities would have not been possible.

The new accommodation included a new reception area, waiting and triage areas, together with 6No new consulting rooms, two scan rooms, nurse base, hot desking office, linen store, clean and dirty utility areas, quiet room, as well as unisex wc’s and a wheelchair accessible wc.

Our brief was to reconfigure the department within the confines of the existing footprint to provide the required accommodation, while giving consideration to structural and servicing constraints. This involved the integration of services from the rooftop plant (13th floor) to the unit on the 8th floor. As lead consultant, we were responsible for the coordination of new drainage and ductwork in the ceiling void beneath (7th floor), which involved us with extensive stakeholder engagement, programming and phasing of the work to ensure minimum disruption to the day to day hospital operations.

The works on site were split over two phases. The works in Phase 1 were designed so that they could be completed with minimal disruption to the day to day operations of the service. The service user decanted the space during Phase 2 allowing the bulk of the works to be carried out.

Our detailed design included the careful coordination of all new mechanical and electrical services to ensure fit within the building and structural frame, and integration with the existing building fabric to maintain its appearance. Our final Stage 4 tender package fully outlined the client requirements, supported by room data information, specification, finishes details and schedules. The new facility has been very well received and has met all client aspirations.

Conybeare House, Guy’s Hospital.

Under our existing framework, we were asked to progress all repairs and replacement of finishes at roofscape level to Conybeare House, a Grade II Listed Building situated centrally within Guy’s Hospital at London Bridge.

This included replacing 42 roofs, ranging from Westmoreland slate, copper and lead surfaces, rebuilding and repairs to chimney stacks and parapet walls, works to rainwater goods and external decorations at roof level.

The works were undertaken within a busy acute Central London hospital site. Careful planning and co-ordination was required to make sure that all safety aspects had been considered and disruption to the hospital minimised.

Paediatric Oral Health and Post Graduate Centre.

Client: Guys and St Thomas’

NHS Foundation Trust

Fulkers was responsible for the reconfiguration of part of the 22nd Floor of Guy’s Tower on the Guy’s Hospital Campus. The project formed Phase Two of a larger programme of works known as the Paediatric Oral Health and Post Graduate Centre, which was a joint venture between the Trust and Kings College London University. The work included stripping out the entire original department and full refurbishment to a high standard to create 6 separate dental teaching facilities with a total of 41 fully operational dental bays and associated fittings.

The new teaching department also included seminar rooms, offices, clean and dirty utilities, compound store, staff rooms, locker and changing rooms as well as a new reception and waiting area.

All areas involved us in extensive design coordination with the services engineers, not only in serving the department with the normal electrical and mechanical requirements, but also to extend all of the required gases to each of the teaching chairs.

We suggested installing a raised access floor throughout the department. This had two advantages. It assisted in coordination of the services by providing more room for running of the gas pipework to serve the chairs and also negated the need to run the pipework within the ceiling below, which would have caused major disruption to the department below and associated additional cost.

The project also involved us with extensive negotiation with the client’s preferred dental chair and furniture manufacturer. Part of their remit was to provide templates indicating the position of their equipment and service requirements, which had to be carefully coordinated on to our drawings and finally constructed on site by the contractor.

The works were successfully completed within a busy occupied Acute Hospital Environment where health and safety, segregation and client business continuity was of paramount importance.

New Paediatric Audiology Hub.

We were instructed under our existing framework to refurbish the second floor of the South Wing, a Grade II listed building into a new Paediatric Audiology Department.

The new department comprised a new reception and waiting area, 2 audiology testing rooms with audiology control rooms, new born screening vestibular testing room, 2 hearing aid rooms, ARB room, counselling rooms, staff offices, breakout rooms and patient and staff WC’s.

The project included the replacement of all services and provision of a new plant room to serve the new department.

We were challenged in combining a brief to provide a high standard of patient environment within the confines of a listed building. We considered a careful mix of modern, high quality finishes to blend in with the historic features, which had to remain as agreed with the local conservation officer.

The department was also centrally located in a busy hospital environment. We had to carefully consider the problems of building noise affecting adjoining departments, segregation of the works from adjoining areas and contractor’s safe access to the working site.

MRI Suite, The Maudsley Hospital.

We were commissioned by Kings College London of Kings Healthcare Partners, as a joint venture with South London & Maudsley NHS Foundation Trust to refurbish an existing space at The Centre of Neuroimaging Sciences, to provide a new MRI Suite.

Due to the complexity of the equipment and the specialist requirements of the space to house the MRI, we advised the client to procure the contract on a design and build basis, using specialist companies experienced with this type of installation.

In our role, we were responsible for indicative design, preparing employers requirements, cost control, advising on VAT and managing the project through to completion.

Due to the complexity of the project, we were heavily involved in managing a number of stakeholders, including the Radiology Officer, Health and Safety etc.

We were able to provide the high quality medical suite expected of a first class higher education environment in a leading teaching mental health hospital in Central London.

New Simulation Suite, St Thomas’ Hospital.

Fulkers was commissioned by the Kings Health Partners as a joint venture Guy’s & St Thomas NHS Foundation Trust and Kings College London under our existing framework to complete three phased projects at St Thomas House.

Phase 1 of the project was to provide a new library, internet access and study areas for the medical students working at St Thomas` Hospital. In addition, we provided toilet, changing, locker and archive facilities for medical student use.

Phase 2 allowed for the provision of a 4 bedroom teaching ward and a simulation suite set up as a fully functioning operating teaching theatre, to teach surgeons, doctors and nurses located at St Thomas’ Hospital.

Phase 3 includes for a new Surgical Unit for Training and Innovation (SUTI), creating 9No. skill practice bays, out of hours facility, seminar room and associated areas including preparation rooms, offices, toilets and locker/changing space.

We were challenged as we designed to NHS Design standards within an existing space. Our solution to minimise derogations was to carefully design to the required standards where possible to maximise the usage of the building.

The building was also centrally located in a busy hospital where client business continuity was of paramount importance. We carefully considered the problems of building noise affecting adjoining departments, segregation of the works from adjoining areas and contractor’s safe access to the working site.

Following a detailed consultation with all stakeholders, we were able to provide a logistical programme and site plan on how the construction stage was to be managed, which resulted in a smooth and risk free construction period.

Client: King’s Health Partners

The National Hospital for Neurology and Neurosurgery Ward Upgrades.

We were instructed under our existing framework to provide professional services to carry out alterations to The Victor Horsley Ward, a busy inpatient acute ward in Queens Square, Central London.

The works involved altering and refurbishing the clean and dirty utility rooms and the nurse staff room to allow for improved circulation. In addition, we were asked to replace the nurse station to a more practical design to take into account the modern day to day routine within the ward.

The Victor Horsley Ward was centrally located in a busy hospital environment. We had to carefully consider the problems of segregation of the works from adjoining occupied ward, infection control, building noise affecting patients, and contractor’s safe access to the working site.

East Surrey Hospital.

Client: Surrey and Sussex Healthcare NHS Foundation Trust

Location: Redhill Value: £370k

We provided professional services on the extension in the courtyard setting of Maple House, a post graduate education centre at East Surrey Hospital, Redhill. Our client expressed a wish for a conservatory type structure, which was attached to the inside corner of the courtyard.

Our solution was to deliver a pavilion building with its own distinct identity, linked to the existing common room of the main building and rotated on plan to sit within the courtyard and orientated to embrace the existing landscaping.

Our scope of work also included significant internal remodelling and interior design of associated administration and undergraduate areas.

Being situated within an enclosed courtyard, access for construction was severely compromised. As a result our construction methodology included for off–site SIP timber wall and roof with a clad façade. This limited the wet trades and reduced the construction impact on the surrounding buildings that remained in constant use for the duration of the project.

The National Hospital for Neurology and Neurosurgery WC Upgrades.

We were instructed under our existing framework to provide professional services to carry out the refurbishment of 28 toilets and wet rooms across a number of wards in Queens Square.

The works involved altering and refurbishing existing rooms, bringing them up to a high standard as required within an acute environment.

Each ward was also centrally located in a busy hospital environment. We had to carefully consider the problems of segregation of the works from adjoining occupied ward, infection control, building noise affecting patients, and contractor’s safe access to the working site, which involved us in extensive coordination and management of stakeholders throughout the Trust.

Psychiatric Inpatient Unit, Springfield Hospital

The project involved altering and refurbishing the existing ground floor to create a 10-bed children’s unit within Heather Ward, which provides intensive psychiatric inpatient and day care for children who have hearing and mental health disabilities. The design allowed for full gender separation.

The works included, internal demolition and re-modelling to provide 10 bedrooms, toilet and shower room facilities, nurse base, activity rooms, sensory room, low stimulus room, clinical/ treatment room, therapy room, one to one rooms, day lounges, kitchens, offices, new internal lift and all ancillary and circulation accommodation. We also provided all day facilities including 3 teaching rooms, ADL kitchen, games room and staff administration.

The project involved replacement of all services including new heating system, new electrical installations, nurse call and access control, data systems and fire alarm systems.

We were able to draw from our extensive experience of design in the mental health sector to meet the brief objectives to provide a highly robust standard of finish, with full anti-ligature measures throughout, whilst at the same time providing a non-institutional, non-confrontational patient environment suitable to meet the patients every day needs.

The works were completed whilst the building remained partially occupied and on a hospital site where patients are allowed free access to external areas. This involved careful negotiations with all stakeholders in order to limit disruption to the hospital’s daily routine throughout the whole process and maintain site security. Following thorough consultation we were able to provide a detailed logistics programme on how the construction stage was to be managed, which resulted in a smooth risk free construction period.

Refurbishment of Secure Unit.

As part our client’s programme of ward upgrades to meet privacy and dignity requirements, we provided eight en suite facilities in River House, a Secure Unit at the Royal Bethlem Hospital, whilst the building remained in occupation.

We were faced with a complex project, where total segregation was required between the patients and the contractor and disruption of the ward was to be minimal.

We facilitated extensive discussions at design stage with the service providers, ward managers, in house health and safety, the fire officer, the client and the CDM co-ordinator to agree a suitable method of working.

To minimise disruption, the contractor could only access the work from an external scaffold by removal of the windows.

At the same time, internal doors were secured and boarded over to ensure complete segregation of the works from the patient areas. External scaffolds were screened off to prevent overlooking patient areas.

For security purposes, the contractor’s site compound was located outside the boundary of the building. To maintain patient’s external space, it was necessary for the contractor to build secure walkways through the grounds of the secure unit, between the contractor’s point of access and the access scaffolds. These were secured by an air lock gate system to provide added security, which only the site agent was allowed to operate.

All of these proposals had to be agreed with the fire officer to ensure that the works dovetailed with arrangements for escape in case of a fire.

New Intensive Psychiatric Adolescent Inpatient Unit.

Fulkers provided professional services for the refurbishment of the ground and second floors of Mapathor House.

The project involved altering and refurbishing the existing ground floor to create a 10-bed child and adolescent mental health ward, which provides intensive psychiatric inpatient and day care for young people aged 12-18 who have serious mental health disabilities. The design allowed for full gender separation and included a separate full deescalation suite.

Works to the second floor comprised the provision of all day facilities including teaching rooms, art therapy room, ADL kitchen, games room and staff administration. We were able to draw from our extensive experience of design in the mental health sector to meet our brief to provide a highly robust standard of finish, with full anti ligature measures throughout.

HEALTH Client: South London and Maudsley NHS Foundation Trust

As the bedrooms were located on the ground floor adjacent to public areas, we were challenged to design new windows that not only provided adequate natural internal ventilation, but were anti ligature and at the same time able to prevent the possibility of contraband being passed through to patients.

We overcame this by working closely with the Client team and window manufacturers and prepared final sample windows with ironmongery for approval. Our final design incorporated full ligature-free top opening casements with steel mesh protection incorporated as part of the casement, which fully met the Clients’ aspirations.

The works were completed whilst the building remained in occupation. This involved careful negotiations with all stakeholders in order to limit disruption to the hospital daily routine throughout the whole process.

MENTAL

Refresh of Mental Health Wards.

Fulkers provided professional services for the general refresh of a number of wards at Lambeth and The Royal Bethlem Hospitals. The works were undertaken in phases ranging from £100k - £400k per phase.

Each project involves general refurbishment and alterations to various inpatient psychiatric wards, which were vacated on a temporary basis, so that a new Staff Safety Alarm system could be installed by Ascom.

Our brief for each ward was to include all required back log maintenance, upgrading all areas to full anti-ligature standard and generally refreshing the facilities to the Clients latest standard.

Works typically included upgrading communal bath / shower rooms and providing modern high quality anti-ligature wash hand basins to bedrooms.

We upgraded clinical rooms, consulting rooms, nurse bases, offices and circulation areas as well as improvements to external gardens.

We were able to draw from our extensive experience in the mental health sector to assist the Client’s Project Management Team to meet the brief in providing a highly robust standard of finish, with full anti ligature measures throughout.

We were challenged as the Client’s requirements were made up of a number of briefs from different stakeholders throughout the Trust, including Health and Safety, Clinicians, Estates and Ward Managers.

In order to ensure that our Client’s full requirements were met in all respects we coordinated a number of meetings with Stakeholders to agree final proposals, and through the Project Manager, implemented a change control and sign off procedure.

Main Entrance, Maudsley Hospital.

We provided professional services for the refurbishment and extension of the main entrance at The Maudsley Hospital.

The project involved the provision of a new main entrance and reception area, improvements to the cashiers and security departments, upgrading of corridors and the provision of new offices. Externally, a new DDA entrance ramp and steps were provided, together with new smoking and bus shelters.

The works were completed whilst the building remained in occupation. In order to limit disruption to the hospital daily routine, works were completed over four phases, which involved careful negotiations with all stakeholders.

The building was Grade II listed and as a result, detailed negotiations were undertaken with the Planning Department from an early stage.

Phase B Redevelopment, Ulster Hospital.

ACUTE

Client: South Eastern Health and Social Care Trust

Location: Northern Ireland

Value: £265m

Ulster Hospital is one of the major acute hospitals serving the Belfast area. Phase B included a refurbishment and new build £265m programme for the 32,000m² Acute Services Block and 30,000m² Inpatient Ward Block, to make it suitable for future health care provision in Northern Ireland.

The outline brief for phase B of the redevelopment was to link together the buildings constructed under phase A, while providing additional facilities such as: emergency, radiology, AHP, outpatients, assessment wards, HDU/ITU wards, pharmacy, kitchen/dining, mortuary, in patient wards (20), paediatrics and laundry.

The Fulkers team assisted South Eastern Health and Social Care Trust in the preparation of outline business cases, leading the Design Team to develop a Works Cost Limit in accordance with PRP Framework stipulations and European legislation. We worked with the Contractor and Design Team to produce a Value Engineering schedule resulting in a contract sum for the Generic Ward Block.

We also monitored financial spend for the project. This included combining cost information from individual Financial Statements into monthly Cost Reports to identify current anticipated outturn costs, carrying out multi-million-pound valuations while reporting monthly to South Eastern Health and Social Care Trust Board.

Community Hospital Refurbishment.

We provided professional services for the refurbished Whitstable & Tankerton Hospital. We were initially instructed to carry out a feasibility to advise on required works for compliance and back log maintenance.

On completion of the feasibility, the brief was further developed and we were eventually instructed to consider rationalisation and refurbishment of the hospital in two phases.

Phase 1 included refurbishing the Holden Ward into an outpatients department, including a new reception, waiting area, a bespoke OT Physiotherapy Department, together with all ancillary office and staff accommodation.

Phase 2 involved the refurbishment of Friends Ward, an inpatient Department. Externally we were responsible for improving the car park, clinical storage and hard and soft landscaping.

All works were completed within a live fully operational hospital environment and through careful proactive management of all stakeholders we led the project to a successful conclusion.

London Ambulance Service.

We provided a one stop service to London Ambulance Service NHS Trust, to refurbish, alter and upgrade an existing industrial building to provide a much needed new ambulance station for Islington in North London.

We were challenged as the planning permission requested that our design meet a BREEAM requirement of very good.

This was achieved through careful innovative design and whole life costing to provide a scheme that met all requirements and overall value for money for our client.

Internal accommodation comprised of offices, training facilities, staff mess facilities, toilets, shower rooms, changing rooms, internal storage and extensive internal ambulance facilities, including wash down areas and re-charging points.

Community Outpatients Department.

COMMUNITY

Client: Sussex Community NHS Foundation Trust

Location: Brighton Value: £300k

We were asked by Sussex Community NHS Trust to act on their behalf for the phased refurbishment of Morley Street Clinic, a pop in day clinic for the homeless in Brighton.

The first phase involved the refurbishment of the ground floor entrance, reception, waiting area, consulting rooms, dental facilities, administration offices and toilet facilities.

It was incumbent upon us to work closely with our clients preferred dental equipment supplier, making sure all works were properly coordinated and fully commissioned on completion.

All works were completed within a live, fully operational environment. We had to carefully consider the problems of building noise and dust etc, affecting adjoining departments, segregation of the works from adjoining areas and contractor’s safe access to the working site.

As a direct result of the success of phase 1, we were instructed on the next phase of works on the first floor of the building to provide further consulting rooms and office accommodation.

Fulkers Bailey Russell (Fulkers) were appointed to provide multi-disciplinary design services for the delivery of a new medicine packaging and distribution unit in a confidential London location.

The new building is a central drug distribution facility, where drugs are distributed to ambulance stations and, in turn, ambulances for treating patients as part of their emergency call service.

The facility was provided within one double-storey industrial unit, for which the client had obtained on a long-term lease. For us to provide the required accommodation our design incorporated installing a secondary mezzanine floor within the building to double the floor space. The project also included an entrance foyer on the ground floor, a medics store, a controlled drug store, a medical packaging and checking room, a sluice and disposal room, a goods in and out area, further storage as well as male and female WCs and a wheelchair accessible WC. To the rear we provided a new steel staircase leading to the upper floor, where new accommodation included a training room, meeting rooms, offices, an archive store, further male and female WCs, shower rooms, locker rooms and a staff mess room.

The dissemination of the client’s brief required extensive studies of the existing drug storage facilities across several ambulance sites including specialist services requirements, working methods, finishes and fittings. As part of the brief, our client gave us specific requirements as to their internal accommodation requirements and how various rooms had to relate to one another so that the new department could function correctly.

We engaged with the service user and estates team so that operational costs were considered early to reduce future maintenance and running costs of the building. We considered a design that would limit future costs at the end of the lease term and ease of deconstruction to return the unit back to a warehouse.

Our detailed design included the careful coordination of all new mechanical and electrical services through a BIM model to ensure fit within the building and structural frame, and integration with the existing building fabric to maintain it visual appearance. We obtained fabrication drawings for the specialist furniture system and included these and full client fixtures and fittings into our final Stage 4 tender package to fully outline the client requirements, supported by room data information, specification, finishes and schedules.

The new facility has been well received and has met all client aspirations.
