With only three full months of summer officially closing out on September 22nd, we made the best to juggle this busy workload and still managed to have some FRED fun! by the curb appeal throughout the communities. A special shout out goes to our GROUNDSKEEPERS! Over summer months, these associates weed, pick up trash, change pet stations, take care of our pools, and in addition, handle carpet cleaning and painting for the many apartments that are turned. Thanks so much to this invaluable crew for all their hard work!
As we head into the fall months, our pools have closed, we’ve had Doggy Dip Days, and are now focusing on Fall Preventative Maintenance, Budget Prep, Associate Reviews, and Winter Preparedness. Many thanks to the Accounting, Asset Management, HR, and Maintenance teams for their work to get us ready for this next chapter. 2021 has been one for the books. We’re looking to close strong and prepare for a great 2022!
What Makes Them Shine Grafton, Wisconsin, is a lovely community with an idyllic, Norman Rockwell feel, and is home to 1505 Apartments + Townhomes. This property consists of 130 units and 5 commercial units. 1505 Phase 1 opened in 2017, with Phase 2 following in 2018. In 2020, six townhomes were added. 1505 has a remarkable 76 walk score, a rooftop clubhouse, and a fitness center. Very soon, a dog park will be added as it was just approved by the City Planner! The team is led by Lisa Millard, Property Manager, Michael Button, Maintenance Supervisor, and Patrice Klos, Housekeeper. 1505 has one of the highest resident satisfaction ratings on our advertising sites and the positive comments noting its team members are proof of this!

My family and I enjoy the outdoors in many ways like mountain biking, snowshoeing, fishing, etc. One of the vacations that I look forward to every year is our fishing trip to Canada. It has been a long-standing tradition with my dad and brother for over 20 years. As our individual families have grown, we have had the opportunity to bring the kids and share with them the experiences we have enjoyed for so many years. Unfortunately, it seems like a pastime tradition these days, not being able to make the trip due to COVID restrictions the last two years. We are optimistic that we will return in 2022 and are looking forward to it. I like to tell myself that the fish will just be that much bigger next year!
PROJECT UPDATE Seasons at Romeoville The Seasons Line Continues by The Seasons at Romeoville Construction Team
Breaking ground in August 2020, Seasons at Romeoville has already completed six 20-unit buildings and the clubhouse with the remainder of the project to be completed in spring 2022, despite the challenges that have presented themselves due to COVID. This property offers luxury apartment homes, including studios (24), one bedrooms (96), two bedrooms (96), and three bedrooms (24) for a total of 240 units. Like all Seasons properties, careful attention was taken to maximize floor plan efficiency, functionality, and flexibility to provide residents with a great value. The new and improved clubhouse design includes a secondary area known as the Game Room, which holds a fireplace and large TV perfect for watching a game with friends, family, and neighbors. The pool and patio area has also evolved from the original Seasons design and now includes a large seating area with a firepit and TV, all covered by a beautiful pergola. There are additional grilling and dining areas, as well. Leasing has been amazingly strong, with the goal of every building being 100% leased when construction is complete. With a population of approximately 39,000, Romeoville is one of metro Chicago's fastest growing communities and Fiduciary is excited to be part of its growth!

FRED FUN FIRST PITCH PART 2 Fiduciary on the Field

There I was: Two outs. 9th inning. Coach Counsell calls the bullpen and tells me to “Get in there and bring home the ‘W’.” My hometown Milwaukee Brewers need me to get the final out to win the World Series… Maybe a slight exaggeration, but that’s what the nerves felt like! Truly, an incredible experience. Being a life-long, die-hard Brewers fan with the same birthday as Robin Yount, throwing out the first pitch was as rad as it gets. Thank you to Uncle FRED for the opportunity. I can’t wait to win again next year! How did the pitch go? Solid, strong, heater. A real frozen rope. Did NOT bounce it before the plate. So good in fact, the catcher dropped it.

ADAM KENNEDY-KUNUGI Property Manager| Forté at 84 South Adam is a FRED Trainer and he hasn't skipped a beat managing his apartment community, Forté, while training 4 new FRED employees ALL at the same time successfully. He recently wrapped up training the new leasing specialist, Sarah, at Riverwood, has just one more training session with property managers Cami (Ridge View) and Tammy (Manchester Oaks), and finally just completed training with Adriana (Riverwood). Adam's passion for FRED and The FRED Way shines through all of these employees. I really do not know how he balances 100% occupancy/leased while maintaining a pristine community and budget while doing all of this during the busy season!
