A LETTER FROM OUR VP OF PROPERTY MANAGEMENT

It’s hard to believe we’re already halfway through the year and what a year it’s been. As we reflect on the past six months, one theme stands out: partnership and teamwork.

We’ve continued evolving how we manage our communities, including shifting more properties to a multi-site management structure This approach is rooted in partnership, pairing teams across sites to share knowledge, streamline operations, and better support one another so we can stay focused on what matters most: the resident experience.

We’ve also been intentional in strengthening the partnership between property management, operations, and training By aligning more closely on priorities and processes, we’ve been able to better equip our teams with the tools, communication, and support they need to succeed The rollout of the “Monthly Wrap-Up” is just one example of the momentum we’re building and we’re always open to your feedback and ideas as we continue working together toward shared goals.

This past month, our leadership team has been visiting sites across our portfolio These visits are more than check-ins they’re an opportunity to connect directly with the teams doing the work, to listen, learn, and celebrate your efforts That spirit of connection and collaboration is what defines strong partnerships and it’s what drives us forward.

We’re currently managing just under 9,000 units and preparing for an exciting milestone: the preleasing launch of our first North Carolina community in June Progress like this isn’t possible without partnership between teams, departments, and individuals Each of you plays a role in that, and we’re grateful for the dedication and care you bring to your communities every day Thank you for all you do your work doesn’t go unnoticed, and it truly makes all the difference.

PROJECT UPDATE SEASONS AT MOUNT PLEASANT

Following the overwhelming success of its first phase, Fiduciary Real Estate Development has officially broken ground on Phase Two of Seasons at Mount Pleasant - a Seasons-branded apartment development created to meet the area’s growing demand for high-quality housing.

Phase One, consisting of 280 units and completed construction in August 2023, leased up rapidly thanks to its upscale finishes, private entrances, and signature Seasons amenities such as a resort-style pool, fitness center, and dog park. Residents have been drawn to the suburban, park-like setting, convenient access to major roadways, and the community’s blend of privacy and modern living

Building on that momentum, Phase Two will add more than 80 residences, continuing the proven 20-unit Seasons building layout. These new homes will retain the key features of Phase One - streamlining planning, budgeting, and construction while supporting a consistent resident experience and leasing strategy

“Phase One outperformed expectations and affirmed the strong need for high-quality rental housing in this corridor,” said Development Connoisseur, Craig Raddatz. “We’re excited to continue investing in Mount Pleasant with a second phase that reflects the same care and attention to detail that made the first so successful

Phase Two broke ground in September 2024 and is scheduled for completion in Fall 2025. Preleasing is already off to a strong start Our construction team has now completed over 140 of the Seasons 20-unit buildings across the Chicago-Milwaukee region and is highly experienced with the delivery process

With housing demand continuing to outpace supply in Racine County, Seasons at Mount Pleasant is helping meet the region’s need for community-driven residential development. Thank you to everyone who helped make this project happen!

My journey with FRED began a year ago through the apprenticeship program at The Junction. In August, I transitioned to the Saddle Brook location, and in January, I was proud to be promoted to Tech II

MY FAVORITE PART OF BEING PART OF THE MAINTENANCE TEAM IS THAT EVERY DAY IS DIFFERENT AND I GET TO LEARN HOW TO MAKE THINGS BETTER.

Outside of work, I'm all about the outdoors I love the adventure of hunting deer, snow geese, and ducks Of course, it's always more fun when my friends are hunting with me. When I'm not hunting, I enjoy fishing at Muskego Lake and along the Mukwonago River, trap shooting at Waukesha Gun Club, and spending time working on my truck 2 0 2 5 F R E D G I V E S B A C K

In the heart of Milwaukee, Father Gene’s stands as a beacon of dignity and support for those in need. Recently, I had the opportunity to use my FRED Volunteer Hours there and the experience was both eyeopening and incredibly rewarding

Father Gene’s Help Center provides free clothing and shoes to individuals and families facing economic hardship More than just a clothing bank, it’s a place where people are treated with compassion, respect, and kindness. During my time there, I helped accept, sort, and prep donations for the shopping floor.

Countless organizations are doing meaningful work across our city Whether you care deeply about housing, education, the environment I encourage each of you to find a cause that speaks to you and consider using your FRED volunteer hours to make a difference

Volunteering is not just about giving back - it’s about stepping in, showing up, and being part of something bigger than ourselves. Let’s lead with purpose and lift up our community, together!

Together, we donated over 30 pairs o new and gently used FRED Reds!

WELLNESS TIP SWIMMING

As my son’s time on the club and high school swim teams winds down and he looks ahead to college this fall, I find myself preparing for life as an empty nester. To mark this new chapter, I’ve decided to take on a personal challenge: learning how to swim. I often joke that I’ve always known just enough to avoid drowning - but now, I want to learn for real.

Swimming has long been a central part of my son’s world and now I’m finally dipping my toes in, literally and figuratively. The experience has given me a deeper appreciation for all the hard work and time he dedicated to the sport. From mastering breathing techniques to building endurance and refining each stroke, the learning curve is steep, but that’s exactly what makes it so rewarding.

Beyond the physical benefits, like improved cardiovascular health and full-body strength, swimming has brought me mental clarity and focus. I leave each session feeling both challenged, refreshed, and humbled.

If you’re looking for a new way to stay active, consider stepping outside your comfort zone. You might find that trying something new is just the boost your wellness routine needs.
