EVENT RECAP FRED IN FOCUS

We did it! Our very first FRED in Focus is officially in the books and it was an incredible start to what we hope becomes a powerful tradition of connection, collaboration, and celebration across our company. Nearly 90 team members from all corners of FRED joined us for the kickoff event, proudly sporting their FRED Reds and showing up with the kind of energy that reminds us why we do what we do From on-site teams to corporate departments, every person in the room brought a unique perspective, but what united us all was a shared purpose: to create exceptional communities for our residents.

This year, we’re doubling down on connection That means breaking down silos, building bridges between departments, and making sure everyone from a groundskeeper to a regional manager, from accounting to IT feels part of one cohesive, mission-driven team

The meeting covered timely business updates, department snapshots, and a new opportunity to ask questions in a relaxed, open setting. For many, it was also their first time visiting our corporate office (and maybe testing out the pool table or shuffleboard in the process!).

We wrapped the day with a casual happy hour and left with a renewed sense of unity We’re just getting started, and we couldn’t be more excited about what’s ahead Let’s keep showing up, supporting each other, and making 2025 a year defined by connection, pride, and purpose. EARTH DAY neighborhood clean-up

On April 22nd, our teams were invited to spend two hours cleaning up local streets, parks, sidewalks, and shared public spaces (away from their properties) We had 31 team members across nine properties participate! We even gave away eight hours of PTO to one lucky volunteer, Chris Holbach. Thanks for taking part of your day to do some good, together! 22

Since being paired with my "little sister" in September 2024 through Big Brothers Big Sisters, I've had the incredible privilege of witnessing firsthand the positive impact of mentorship. It’s been such a rewarding experience to spend time with her a few times a month and I’ve quickly learned that the joy she brings into my life is immeasurable

We’ve shared many memorable moments together, like eating out, local theater, bowling, biking around downtown Madison, getting our nails done, and cooking together. One of my most cherished memories so far was teaching her how to cook collard greens. Afterward, we spent the evening laughing and dancing to TikTok trends – the videos we made are quite amusing!

My “little sister” is an absolute delight. She’s smart, thoughtful, and hilarious - a real character with a big heart. It’s not every day you meet someone with such a joyful and bright spirit and I’m constantly amazed by her ability to stay positive and keep me on my toes with her witty sense of humor.

As a mentor, I understand the importance of being a strong role model, especially for young girls navigating the challenges of adolescence It’s so rewarding to be there for her and offer guidance

Being a mentor with Big Brothers Big Sisters has reinforced how essential it is for young girls to have positive, supportive role models in their lives. This program offers a unique opportunity to make a difference - one that not only influences the life of the mentee but also leaves a lasting impact on the volunteer I encourage anyone considering volunteering to take the leap - you won’t regret it! SEASONS AT GRAFTON

The FRED team at Seasons at Grafton is hitting the ground running for the 2025 spring leasing season! With the help of Karla Schultz's design expertise, the beautiful new 2-bedroom model home has been a great addition and well-received by potential residents. The construction and development team has done a great job on the property’s entry area, clubhouse, and the first three buildings, creating a welcoming atmosphere as you enter the community right off Port Washington Road

THE LEASING TEAM IS ALSO OFF TO A STRONG START WITH EARLY SEASON TOURS AND NEW RESIDENT MOVE-INS. WITH THE STUNNING NEW MODEL HOME AND “CLEAN AND GREEN” COMMUNITY ENTRY, THE TEAM IS POISED FOR A FAST-PACED AND SUCCESSFUL SPRING LEASING SEASON.

INTERIOR DESIGN VS. STAGING

...PERHAPS A BIT OF BOTH!

While I didn’t take a traditional path through design school, my background has uniquely shaped my approach to interior design I earned a BA in Communication and Marketing from the University of Wisconsin–Oshkosh and began my career in sales and corporate relocation. That role introduced me to property management, where I oversaw furnished short-term housing and developed an eye for designing functional, inviting spaces.

I later partnered with Brook Furniture Rental, who brought me on to launch their home staging services in the Wisconsin market Though new to the concept at the time, I quickly recognized the power of staging to transform spaces and drive results. I earned my Accredited Staging Professional (ASP) designation and built a strong client base from the ground up.

At FRED, I combine staging expertise with design strategy to elevate our communities. Staging is all about creating broad appeal highlighting a space’s best features and helping prospects instantly picture themselves living there Interior design, on the other hand, is about personal style and long-term function. My role bridges the two, designing beautiful, purposeful spaces that both inspire and lease.

I’m proud of the work I’ve done and continue to push myself creatively with every project. FRED has allowed me to turn a passion into a career and I’m grateful for the opportunity to help our communities stand out from the rest
