Our first FRED Red Happy Hour at Drexel Ridge was one to remember! With more than 50 team members in attendance, the event was a vibrant reminder of what brings us together. These events are about more than just fun - they reflect our commitment to building meaningful connections across teams and properties. Every time we come together, we strengthen the spirit that makes FRED such a special place to work
And yes, for those who asked - more FRED Red Happy Hours are coming soon! Future gatherings will be hosted at locations throughout the portfolio, so stay tuned.

As the first quarter of 2025 comes to a close, the planning and budgeting done in 2024 are starting to take shape, forming the foundation for our 2025 financial statements. While future budgets can feel like a guess, it's exciting to see the strategies from last year come to lifeespecially with capital projects and the busy leasing season ahead.
One of the most exciting initiatives this year is team-based renewal commissions for our property teams. This new structure rewards the exceptional service our teams provide daily, from immaculate curb appeal and building cleanliness to the responsiveness of our office staff and the efficiency of our maintenance teams. Every aspect of property management is vital in creating a positive living experience.
These renewal commissions play a key role in promoting resident retention, which is a more efficient way to run our business. By focusing on keeping existing residents through lease renewals, we avoid the costs and labor associated with turnover, vacancy loss, and leasing to new residents. It’s a win-win: retaining residents helps maintain a stable and profitable operation while also delivering great service.
We’re thrilled to offer these incentives to motivate and reward our teams to continue to provide top-notch service. This fosters a culture where everyone contributes to the overall success of the property, creating tangible value for our residents. The dedication of our teams is truly what sets us apart and allows us to act on our mission of “living the difference.”

For those at FRED that have gotten to know me in my 8 years at FRED, you probably have learned that I love golf! With spring finally here, it's golf season again! The game of golf can provide many physical, mental, and emotional benefits to your overall health. Here are several advantages of playing this great game:
1. On average, walking a full 18 hole round of golf is three to four miles which is great for your heart and cardiovascular health
2. Regular physical exercise has been associated with improved sleep quality
3. Spending time outside exposes golfers to plenty of natural sunlight, an ideal source of Vitamin D
4. Golf is a mentally stimulating sport that demands focus, concentration, and strategic thinking
5. The golf swing is a complex movement that engages multiple muscle groups, improving your strength and flexibility if done on a routine basis
