"Redefine Suburban Living" The Seasons Properties Continue to Grow

The FRED luxury suburban brand “Seasons” is continuing its fast track to growth in both Illinois and Wisconsin. In Illinois, following up on the successful lease-up of Seasons at Romeoville, we recently broke ground on Seasons at Plainfield, a 320-unit project located just a short 15 minute drive away. We will begin leasing at Plainfield in November and our first building opens for resident move-ins in February 2023. In addition to Plainfield, we recently broke ground on the 260-unit Seasons at North Aurora and anticipate breaking ground on the 296-unit Seasons at Hoffman Estates in the next few weeks! Both developments will start leasing in early 2023, with the first move-ins starting next summer. Additional Seasons developments in Illinois are going through the planning and approval process in Crystal Lake and Elgin, with anticipated ground breaking to begin late in 2023.

In Wisconsin, we continue to see strong demand for our two new southeast Wisconsin Seasons properties, the 300-unit Seasons at River View in Pleasant Prairie and the 280-unit Seasons at Mount Pleasant. Both properties started leasing early this year and resident move-ins started in mid-summer. With the anticipation of a strong market and high demand continuing in this region, we recently broke ground on the 252-unit Seasons at Franklin located just a short distance down the road from our first Seasons development, Seasons at Orchard Hills, in Oak Creek. Pre-leasing will start in Franklin in March of 2023, with the first resident move-ins slated for July 2023.

Habitat for Humanity

Helping to Build a Future

This year, FRED team members were given the opportunity to give back to Milwaukee Habitat for Humanity through a corporate sponsorship. With over 30 volunteers in total, FRED team members filled five work days over the spring, summer, and fall on a few different homes in

Milwaukee Habitat for Humanity is a non-profit organization whose goal is to "build strength, stability, and self-reliance through shelter". Founded in 1984, they've worked with the community to build safe, affordable homes in Milwaukee and globally for almost 40 years.

Habitat seeks to provide new homeowners with coaching, education, and support in their home buying journey - whether that is buying a home in the open market or one that has been rehabbed or will be built brand new.

New construction Habitat homes are energy efficient, contain three to four bedrooms, and include a security system plus new appliances. The typical mortgage for these homes is $600-$900/month with a minimal down payment, providing opportunity that some families may have never thought possible.

Even current homeowners can apply to have up to 80% of repairs and replacements covered, based on their income. These include everything from roof, window, and door projects to plumbing, electrical, and HVAC work.

Habitat is currently working toward serving 250 families in Milwaukee's northwest side through affordable home ownership and critical repair.

Rob served eight years in the Army Reserve as a Combat Medic and Volunteered for two deployments to Afghanistan with the Engineers. He is a Purple Heart, ARCOM, CAB, and CMB Award Recipient.

Michael served eight years active-duty in the Army as an MP (Military Police), 15 months in Iraq from Fort Campbell, and 12 months in Afghanistan from Fort Carson.

Mark went to Naval Boot Camp in Great Lakes. Most of his service time was stationed at Andrews Air Force base, where he was in transportation (CDO Driver), driving Government officials wherever they needed to go. He was active for 2.5 years. In 1972, Mark was a part of Richard Nixon's Inauguration.

Two years later, Mark was discharged the same day Richard Nixon resigned.

I have been working at Liberty Square for six and a half years and absolutely love my property and my residents! My boss, Sherry, is pretty cool, too! My home life consists of my lovely wife Lisa and our two labs, Harper and Jaye, along with two salamanders and a cat named Allis Chalmers, who we call Kitten. I have a 24 year old daughter, Arielle, and a five year old granddaughter, Esther - she is the love of my life! In my spare time, I enjoy gardening and growing vegetables as well as keeping my yard pristine!

Allie is so helpful and so nice, she has a really good way of explaining how things work in a way that is understood clearly She is professional when residents have issues and she has a polite way of speaking to them without looking unprofessional She is patient when it comes to helping out new employees such as myself, and its good to have a manager or supervisor like that so the job doesn't seem as stressful.

Allie has been extremely helpful getting our new lease up, Seasons at Mount Pleasant, off and running Allie is the Property Manager at Orchard Hills in Oak Creek but she's dedicated herself daily to helping keep Mount Pleasant residents happy Allie has dedicated her Friday's to be in Mount Pleasant in person and also graciously offered her APM to us on Monday's as we are not fully staffed yet and a very busy leasing office! I appreciate Allie treating MP like her own even when she has plenty going on at her site and in her personal life (with 6 kiddos!). Allie is organized and efficient which is exactly what a new office needs. I want her to know how appreciated she is!

FRED NEWS

On October 11th, 2022, FRED officially closed on the sale of Synergy at the Mayfair Collection in Wauwatosa, WI. Synergy has been an exciting asset in the FRED portfolio since its opening in the winter of 2018. Featuring 270 units and retail/office space on the ground level, this community’s amenities and walkable location made it a successful project from beginning to end. We are so thankful for the hard work of the team who dedicated hours to ensuring a smooth transition to the new ownership group, UV Residential. See the on-site team's celebratory sale photo below!
