EVENT RECAP FRED FUEL UPS

We recently wrapped up our second FRED Fuel Up of 2025 on September 4th, and it was another energizing and heartfelt success! Designed to celebrate the incredible on-site team members who work tirelessly behind the scenes, this event is all about showing appreciation for those who keep our communities operating smoothly every day

To start the day, team members, including maintenance supervisors, maintenance techs, utility techs, groundskeepers, cleaners, and painters, gathered across several locations: Apex at Verona, High Bluff Townhomes, The Woodlands, Seasons at River View, and Seasons at Elgin Attendees were treated to hot coffee, light refreshments, and a chance to connect with peers in similar roles across different communities. It was a well-deserved moment to pause, recharge, and be recognized.

This event followed the first Fuel Up held earlier this year on May 6th, continuing our commitment to regularly celebrate the hard work and dedication of our on-site teams. From the sea of red shoes and name badges to the laughter and conversation shared over coffee, the spirit of teamwork and appreciation was undeniable.

If you missed the first two events, don’t worry! There’s one more Fuel Up happening this November and we hope to see even more team members there These moments of connection and recognition are small but powerful reminders that your work truly matters. Thank you for all you do - you keep us running strong and we’re proud to fuel you up!

PROJECT UPDATE SEASONS AT ELGIN

The Seasons at Elgin is officially underway, continuing the consistent design and community vision that define our Seasons portfolio.

From the beginning, this project required careful coordination - due diligence, civil design, and soil balancing all had to be addressed before vertical construction could begin Manhard led the civil design efforts, ensuring the site was ready for development. AG, our longtime architectural partner, delivered the building design consistent with our proven Seasons standards On-site, Builtech has been instrumental as general contractor, while FRED’s development and construction teams have provided the leadership and alignment needed to keep everything moving forward.

Like our other Seasons communities, Elgin features a familiar mix of one-, two-, and threebedroom apartments, paired with amenities residents have come to expect: a clubhouse, fitness center, and outdoor pool. This repeatable design approach helps us deliver consistency in quality, efficiency in execution, and reliability in resident experience across markets

On the leasing side, momentum has been strong. The demand in Elgin underscores the collective work behind the project - from designing efficient floor plans and durable finishes to ensuring competitive pricing and positioning Our property management and marketing teams are already laying the groundwork for a successful lease-up, supported by strong early interest from the market.

Most importantly, Seasons at Elgin reflects what happens when FRED teams and trusted partners, like Manhard, AG, and Builtech, work together toward a shared goal Thank you to everyone who has played a role so far As residents begin to move in, this project will stand as another example of how the Seasons brand continues to deliver places where people can thrive

ECHELON AT CHARLOTTE

I started my FRED journey at the lease-up of Apex at Verona, which was such a fun and exciting experience Recently, I transferred down to Charlotte and now have the awesome opportunity to help out at Echelon at Charlotte!

EXPLORING NEW COFFEE SHOPS AND RESTAURANTS TO FINDING FUN FAMILY ACTIVITIES.

Life definitely stays busy with my four little ones and I can hardly believe we’ll be celebrating Levi’s first birthday in just two months - it feels like I just had him! When I do get a little free time, I love planning small adventures with my family and spending time outdoors I’m excited to continue growing here in Charlotte and being part of another leaseup journey with FRED.

GROUNDWORK

This past weekend, we were proud to serve as the Freedom Sponsor for the inaugural Stars and Stripes Honor Run & Walk at Milwaukee’s Veterans Park

Nearly 450 registrants came out, including 20 FRED employees/family members! The event truly captured the spirit of community and gratitude raising over $50,000!

We are committed to building strong foundations in the communities we serve Supporting Stars and Stripes Honor Flight, and helping to make this first-ever event a success, is a reflection of that commitment.

We’re grateful to have played a role in honoring our veterans, supporting an organization so close to our hearts, and joining together with the community for a day of fundraising!
