PROJECT UPDATE HIGH BLUFF TOWNHOMES With Space Comes Serenity by The High Bluff Townhomes Construction Team

The overall project began in 2004 with the development of “New Port Vista” condos, continuing until 2013. Then Fiduciary developed High Bluff “Phase One,” also in beautiful Grafton, WI. This project started in 2016 and completed in 2018. High Bluff “Phase Two” started construction in October 2019. Because of the later start in the season, there were several challenges with preparing the site before winter. Nevertheless, the team delivered on time, with the last building opening this month. Phase Two also includes a new clubhouse, pool with sun deck, grilling station, fire pit, and dog spa. One aspect that sets High Bluff apart is offering more square footage at a lower cost. This has been very well received with all of the units leased months before the last building opening. Floorplans include One, One + Den, and Two Bedrooms, all with in-unit washer and dryers, walk-in closets, spacious layouts, and gas fireplaces in select units. There were three strategies to continue the project while minimizing infections during a pandemic: 1) physical distancing 2) mask wearing 3) washing hands. Working through a pandemic was dramatic and challenging, but our team members were able to manage through it!

located within 15 miles of each other in Madison. They are also three of the first properties to transition to LRO. Lease Rent Options (LRO), is a revenue optimization software that is being piloted at nine properties in the portfolio. It is very similar to what airlines and hotels use to price airline tickets or hotel rooms based on supply and demand. It also considers the amount of traffic on the individual vacant or on notice units at the properties. The pricing is subject to change daily. The prospect has the option of choosing between a three and 18-month lease term. With LRO, the properties do not charge short term fees or offer move in or renewal promotions, as this is already built into the pricing. LRO also allows properties to have staggered lease start and lease end dates, which will help with the amount of turns that are done on the last day of the month.

I began working for FRED in June of 1999 until 2006. During that time, I oversaw construction on numerous condominium and apartment projects for Fiduciary, including Creekwood Condominiums, Gabriel Woods, and Autumn Ridge Condominiums. Upon returning to FRED in February of 2016, I have overseen construction on High Bluff Townhomes Phase I & II, 1505 Apartments + Townhomes, and have helped on a few other projects, like Forté at 84 South, Jade at North Hills, and one of the Madison projects. I have been married for 29 years to my wife, Christine. We recently purchased a home in Naples, Florida and enjoy visiting there whenever possible! I also enjoy fishing and playing golf when time allows. I have enjoyed every minute I have been employed with FRED. The people that I work with really do make the difference!

Employee training and development has gotten off to a strong start this year by connecting with all our teams through Paycom Learning! With the kickoff of our new onboarding experience last December, all new hires are now receiving a customized onboarding packet by position along with introductory training courses: Navigating Paycom Learning, Microsoft Teams: Help and Training, Microsoft OneDrive: Help and Training, Customer Service - The FRED Way, What It Means to Manage (for managers), and J Turner Overview (for managers).

The operations team kicked off the year by adding an Entrata Toolbox section on MyFREDWay.com which has cheat sheets for all common Entrata issues. Additionally, I now do both Entrata and The FRED Way training which are held every Friday on an alternating basis. Both trainings have been revamped to ensure trainees get the most out of their training experience.

FRED Way training through Paycom, along with offering alternative online options for part-time associates. We have also been able to offer more systems training for Microsoft Teams, OneDrive, J Turner, Expense Wire and LRO. Additionally, the Maintenance Supervisor training was a collaboration of systems and soft skills training necessary for the new role including: Entrata for Maintenance, Microsoft Surface Overview, Delegation and Deadlines, and Interviews and Feedback: Your Role and How To.

We are excited to continue rolling out more development opportunities!

We are working on big plans to further expand our training programs and resources, especially for our onsite teams. A new training is in the works where I can spend time at a property and work with the onsite teams to serve as a resource for any questions or issues they may be running into. We want to ensure our onsite teams have the help and resources they need to reach their goals and this new training program will be a great start. Additionally, we want to continue expanding MyFREDWay.com by adding new cheat sheets and resources making it a one stop shop for our teams. We're excited to continue working on the FRED training programs and resources and see our overall vision come to life.

Here at Liberty, we are not accustomed to having much turnover. That changed at the beginning of 2021 when we were notified by seven residents that they were moving on. Three to assisted living, one to a warmer climate, two to live with family, and sadly one passed away. Although the unit turnover at Liberty is not too difficult, the leasing portion of it can be, especially with Covid-19. We are a 55+ property and our clientele do not always do well with computers and video walkthroughs. Sherry had to find times that worked with one of the future move outs that would allow her to show it with potential new residents (the old fashioned way)! Our base of potential residents is also much smaller than other FRED properties, but Sherry did it, all seven rented!
