INCLUSION GROUP

FRED’s Inclusion Group remains committed to fostering a workplace where every voice is valued This year has brought meaningful conversations that have continued to inspire growth, learning, and a space where everyone is encouraged to bring their full selves forward. In 2025, FRED’s Inclusion Group explored two major topics: Redlining in The United States and Celebrating Pride Month

Our discussion on “Redlining in the United States” gave us the opportunity to dig deeper into the history of racial and ethnic discrimination in housing policy, following the creation of redlining maps by the federal government in the 1930s. We examined how housing discrimination has evolved over time, how different groups experience it differently, and how technologies such as AI in housing applications may either reduce discrimination or reinforce bias

Our second session of the year was "Celebrating Pride Month". We explored the history of the Stonewall Inn, including surprising facts like how the inn was owned by the mafia, and discussed how the Stonewall Riots sparked a global movement This meeting also included a meaningful dialogue on how organizations can show genuine support for the LGBTQIA2S+ community versus symbolic gestures, how LGBTQIA2S+ individuals may code-switch at work, and when marketing Pride can feel more like PR than social progress.

We’ll be ending the year with an informal check-in session on our inclusion efforts The Inclusion Group is not

designed to debate or change personal beliefs or political views but rather to provide a space to listen, learn, and grow together, fostering a deeper sense of connection A huge thank-you to Rachel Wagabaza for continuing to lead these sessions

After almost three years together, living together for a year and a half, and getting a puppy in May, I asked my girlfriend to marry me! She said yes!

My husband and I just welcomed our sweet baby boy to the world at the end of September His name is Arthur and he has been such a joy to take care of and to show off to our family and friends!

My husband Grant and I spent a week making a short film with some of our dear friends from film school (where we met) We filmed at a friend's cabin in Neshkoro, WI and used multiple camera types including a RED cinema camera, DV tape recorder, underwater GoPro, and analog Super 8 film Our families also helped including feeding us

I got married to my best friend of seven years on 10/8/25! We had our wedding in the Smoky Mountains of Tennessee, and it was the best day of our lives We had so much fun spending time with family, renting off-road UTVs, and taste testing Tennessee moonshine and cider! The mountains were breathtaking, and I couldn't be happier with our decision to keep things small and just have fun! If you've never been to Gatlinburg, we highly recommend going!

My daughter, Emma, is a senior at Saint Francis High School and has been a dedicated member of the Cudahy/Saint Francis Cross Country team all four years This season, she set a new school record with a time of 20:22.70. Emma went on to shatter her own record by another 30 seconds, becoming the first girl in CSF history to break the 20minute barrier with a time of 19:52.1. And once again, she topped her own record, running 19:45.67 and winning the Whitnall Falcon CX Invite the first time a CSF girl has ever won a varsity 5K! Emma then competed at the WIAA Sectionals, earning a two-time State Qualifier spot in cross country At State, she moved up 27 places from last year I am unbelievably proud of everything she has accomplished and cannot wait to see what the future holds for her!

PROPERTY SPOTLIGHT DOMAIN

Our downtown Madison community recently received a full brand refresh designed to better connect with the student population just a few blocks away at UW–Madison. While the property has always attracted a strong mix of undergraduate, graduate, and international students, it had never been intentionally marketed as a student-friendly community

This summer, our team (with the help of many others!) rebuilt the brand from the ground up: a fresh new website, studentfocused copy, refreshed marketing materials, custom graphics and walk score highlights, and a full lifestyle photo shoot

THE RESULT IS A MORE VIBRANT, MODERN IDENTITY THAT HIGHLIGHTS THE CONVENIENCE, WALKABILITY, AND AMENITIES STUDENTS CARE ABOUT MOST.

We’re excited to see this refreshed positioning strengthen the community’s appeal and broaden its reach with future Badgers.

SEASONAL RECIPE MUFFINS

Outside of the office, I’m a wife, mom to a 5month-old and a 2-year-old, and a baker! I run a small home-based business called Crust & Crumble, where I make all sorts of sourdough goodies from breads to cookies to muffins I bake multiple times each week while balancing my full-time job as a property manager AND my other full-time job as a mama.

Here’s a simple but delicious recipe for you to try this holiday season. The photo provided is the sourdough version, but I adjusted the ingredients so you can try it too!

Mix Together:

1.5 Cups Granulated Sugar

3 Eggs

1 Cup Vegetable Shortening

1 Tsp Salt (I prefer Kosher)

Then Mix In:

4 Bananas (the more ripe, the better)

15 Tsp Baking Soda

Then Mix In:

3 Cups All-Purpose Flour

Chocolate Chips (measure with your heart)

Put into muffin tins and bake at 350 for about 23 minutes or until a toothpick comes out clean Enjoy!
