




Seasons at Franklin is our newest Fiduciary development in Wisconsin and is our eighth project/property that has been developed under the Seasons sub-brand Once this project is complete, Fiduciary will have created 114 (20, 15, or 24 unit) buildings across S.E. Wisconsin and the Chicagoland area. Thanks to all the work that the Development, Property Management, and Construction Teams have invested, this has become an impressive initiative that started only a few years ago in 2018 with Seasons at Orchard Hills.
This latest development is utilizing our own Fiduciary Construction Team, which allows us to monitor and manage site issues, market constraints, and costs more closely. All construction sites face challenges, and this site is no different. With site grading and excavation work starting this past fall, the team has been utilizing ground thawing machines, insulation blankets, and heated water to continue pouring concrete foundations throughout winter in order to maintain schedule targets.
As with other recent construction projects, there are constant challenges related to supply chain, labor issues, and cost increases. However, because our FRED teams have dealt with these intense challenges since the start of the pandemic, we have reacted in a calm, systematic fashion to reduce the impact and risk.
Seasons at Franklin features (9) 20-unit buildings and (3) 24-unit buildings for a total of 252 apartment units. This large site becomes condensed due to many mature trees and protected wetlands that traverse through the site - which will enhance this project’s suburban feel. New features include an exterior color pallet with black exterior railings, garage doors, windows, and masonry with white siding. Located off 27th Street just a mile south of Ryan Road, construction started in September of 2022 with the first building occupancy set to be August of 2023. Thank you to all involved!

I was raised in the Madison area and often felt a large void in my community. I wanted to move out of state after college to live in a more diverse city where I could be free of the stress I experienced living in a predominantly White community. More importantly, a place where I could be around people who look like me, who share the Black experience, and who are thriving in their education, careers, health/wellness, and family. Representation is important! Life circumstances led me to stay in the Madison area, and I've been fortunate to have connected with smart and innovative people who have worked tirelessly for solutions to address inequities surrounding diversity. The Center For Black Excellence is evolutionary and will provide a space where this void can be filled for Black people and for the community at large. I am so excited for the Center and to see the substantial impact it will have in the community and beyond.
This year, FRED made a donation in celebration and support of the upcoming Center!
The Center is a community gathering space that will provide opportunities for the Black community to innovate, network, celebrate, be empowered, and feel a deep sense of home. This three-level, 65,000-square-foot destination will be a landmark in the region with its cultural and wellness impact as well as its physical imprint.
Growing up on a farm, we had everything from chickens, dogs, ducks, horses, goats, and cows to care for. My dad finally settled on his love (and ours) for pigs, which he has turned into a side business of raising and selling to families across the Midwest!
When I was 12 years old, I participated in my first pig show, won a blue ribbon with my girl pig (gilt), Princess, and have continued to show at the state and national level ever since (stop by the WI State Fair to say hi). Princess eventually retired from showing and became a momma pig (sow) and I got to raise and then show her babies!
Showing pigs, or any animal, requires a lot of time and dedication. My siblings and I spent multiple hours each summer training them to respond to turn left or right, walk in a figure eight, and walk for 20 minutes+ in order to have them in tip top shape for the show ring. Through the years, we’ve had our share of last place ribbons (always be humble), but have also celebrated many purple ribbons! Most recently at the National Barrow Show, we received the ‘Premier Sire’ and ‘Premier Exhibitor’ awards. I wouldn’t change what I've learned or how the different experiences have shaped me for anything.

Cedarburg, Wisconsin is the perfect blend of old and new. It is a favorite small-town getaway to many, yet home to one of our most beautiful boutique properties at FRED. Arrabelle is nestled at the southern end of Cedarburg’s main shopping and retail corridor, which is the perfect walking distance for residents to enjoy all the historic shops and restaurants that this quaint little town has to offer Summertime in Cedarburg is when the town really comes alive. From farmer’s markets, music festivals, and the famous Strawberry Festival in late June, residents' weekends are always filled with something fun to do. The property itself consists of (69) one to three bedroom apartments and townhomes with underground garage parking and a tastefully designed clubhouse. We recently welcomed one of Peg Dettlaff, Property Manager of Arrabelle. Peg has done a wonderful job so far and is excited to enjoy all that Cedarburg has to offer this summer.
I joined the Riverwood community as a resident in
July of 2019 and began my journey with the FRED team as a Pool Monitor in May of 2020. After getting to know the staff, I was asked to join the office as a part-time Leasing Professional and did so while I finished my undergraduate degree. About a year later, I was promoted to Assistant Property Manager! Having no commute has allowed me to continue my education and I am now expected to graduate with my MBA degree in 2023! A fun memory I have with FRED is attending the AOMA/TOBY Awards in September after being nominated for APM of the Year. I was honored to attend and I loved networking with like-minded individuals in the industry!
Mary Beth works behind the scenes to ensure that our payroll is correct each pay period. Recently, she tackled end of year bonuses, insurance card issues, three pay periods in one month, tons of emails, etc. She does this with organization, kindness, and is always willingness to help. In our company, payroll is not as easy as sending a paycheck every other week - so much more goes into it and Mary Beth makes it look easy!
