ARCHITECTURE
With a collaborative approach, our Architecture team coordinates multiple disciplines and ancillary services to deliver building plans from concept to construction for the Multifamily, Senior Living, Student Housing, and Hospitality markets. We focus on providing strong investment value through trusted industry partnerships , exceptional design quality, and superior client service.
INTERIOR DESIGN
Our Interior Design team works one-onone with you, the general contractor, operator, architects, consultants, and procurement professionals to deliver comprehensive design services from start to finish with visioning and market research, producing concepts, interior construction drawing sets, branding coordination, building finish and furniture package specifications, value engineering, site visits, and FF& E installation.
FF&E PROCUREMENT
Established in 1986, The Design Resource Group (DRG), a subsidiary of Forum, offers competitively priced procurement services, which include sourcing solutions to reduce costs, warehousing, and installation services under a separate purchasing contract for the Multifamily, Senior Living, Student Housing, and Hospitality markets. DRG works closely with you and established vendors to meet critical time and budget constraints, making this turn-key service valuable for your bottom line.

The area is anchored by Lakes Hancock and Hartley, which became the aesthetic inspiration for the property - lakeside farmhouse canvased with soft blues, greens, and shimmery greys. Located in Davenport, Florida, the property is nestled in an area blossoming with new shops and restaurants; easily within walking distance of the community.
In-house amenities include a clubroom and coffee bar, game room, business center, library, salon, pet spa, and commercial warming kitchen with adjacent dining room. Within the hotel-like resident corridors is an additional resident lounge, game room, and theater. Outdoor amenities include a pool cabana with fireplace, resort-style pool and outdoor covered veranda.

THE LOFTS AT BROWNWOOD //

Located in The Villages, a vibrant senior living community, this project is the first senior apartment complex within the city proper. It brings 265 units and is located at the heart of the popular Brownwood Paddock Square shopping and entertainment area. Forum worked with the developer and The Villages to design this active adult rental community cohesive with and contiguous to their themed town center.

Calirosa is a 55+ active adult community with a variety of senior-friendly amenities.
The community’s interior design was inspired by the area’s natural Florida landscape, as Kissimmee is known for its woodsy surroundings. This flavor was threaded throughout the attached clubhouse and corridors of the 152 apartment homes.
The thoughtful amenities include a dedicated restaurant-style dining room with an outdoor veranda for dining, a commercial warming and prep kitchen, a fitness center with a group fitness room, a wine lounge, a kitchenette, a game room with large TVs, a cybercafé, a clubroom with dual fireplaces, a coffee bar, a business center, and a large pool veranda.

The Calirosa 2BDRM model was designed with the modern 55+ active adult in mind. Filled with fresh colors through soft goods, accessories, and accent paint, the entire unit is lively and upbeat yet sophisticated. Both bedrooms feature furniture that showcases scale and flexibility, with the second bedroom doubling as a home office. The kitchen features two shelves merchandised with an artisanal flavor, with specialty bottled waters and pantry goods, while the four-top dining table and chairs are welcoming for a dinner party.
The units feature contemporary wood-like vinyl plank floors, a clean white subway backsplash, shaker-style cabinetry, upgraded cabinet pulls, and designer lighting and plumbing fixtures.

Rich, subdued colors read sophisticated and pair perfectly with the fine furnishings, textures, art, and accessories – simply refreshing, simply beautiful.

Straddling the St. Johns River and the Atlantic Ocean is Jacksonville, Florida’s most populous city in the Northeast corner of the state. Spanishstyle architecture and design have prominently influenced the area since the United States purchased Florida from the Spanish in 1822.
Altura follows suit, creating a sense of place in the public spaces by infusing a traditional and modern interpretation of the Spanish Colonial Revival aesthetic throughout the interior. Defined by the area rather than opinion alone, the property offers longevity of appeal for all who experience it. Threaded in the public spaces are iconic symbols of this somewhat rustic style with warm, heavy wood beams and tongue and groove-clad ceilings, arched openings, neutral walls with warm wood trim, tiled stair risers, and wrought iron.
