For the fourth consecutive year, Santa Claus made a special visit to Mangini Ranch Elementary on December 7th. This beloved community event, generously sponsored by local residents, drew a large crowd from Folsom Ranch. The delicious breakfast spread, featuring both sweet and savory options, delighted both young and old. We extend our sincere thanks to Big Wave Coffee for their generous donation of coffee and hot chocolate.
The donated toys, totaling over 100 this year, will be personally delivered by Principal Canen Peterson to students at local underprivileged schools. This heartwarming gesture is a testament to the growing spirit of community in Folsom Ranch.
But what goes into making such a magical event happen?
A small group of dedicated neighbors, including Shivani Shah, Ahrash Zamanian, Scott Davenport, and many others, work tirelessly behind the scenes. Months in advance, they coordinate logistics, secure venues, and recruit volunteers. From finalizing the date and time to assigning tasks, every detail is meticulously planned. Once the event is confirmed, they reach out to sponsors, vendors, and volunteers, and begin promoting the event through advertisements and ticket sales. On the day of the event, a team of volunteers handles setup, crowd management, and cleanup.
These unique community events are entirely self-funded, thanks to the generosity of Ahrash Zamanian and other South of 50 residents and businesses. We encourage you to get involved and contribute to the continued success of these events, including the upcoming Easter celebration.
Folsom Ranch families got an injection of the holiday spirit when Santa Claus was spotted on our side of town. The annual Folsom Santa Run returned December 8–14, bringing holiday cheer and festive fun to our neighborhoods. This annual event is more than just a celebration—it’s a chance to give back to those in need through a community-wide food and toy drive.
Hosted by the Folsom Police Officers Association with help from the Folsom Fire Department and local volunteers, Santa and Mrs. Claus traveled through Folsom neighborhoods on a sleigh, accompanied by police and fire vehicles with flashing lights, holiday music, and sirens. The magic came through Folsom Ranch on December 10th, with huge crowds and at one stop, hot chocolate and other food vendors set up shop to keep the waiting families warm and well-fed.
― SCOTT DAVENPORT ―
Families are always encouraged to join the festivities and bring non-perishable food items or unwrapped toys to donate when Santa visits their area. Donations support the Twin Lakes Food Bank and the annual Police Officers Association Toy Drive, helping spread joy to families in need this holiday season. Twin Lakes Food Bank is always accepting monetary and food donations, and is an excellent local charity to support neighbors in need.
This is one of many opportunities to create unforgettable holiday memories while also giving back to the community. It was wonderful to see Folsom Ranch lit up with the holiday spirit of joy and generosity while welcoming Santa to our streets.

Folsom Ranch is home to a wealth of talented individuals, and one of the primary goals of Folsom Ranch Magazine is to help bring the community together. One of the key ways we’ve worked to foster connections is through the Folsom Ranch Community Connections group on WhatsApp.
Among the many groups that have formed, one of the most exciting is the musician jam group. What began as a casual gathering of musicians at all skill levels, simply playing music for fun, quickly evolved into something more. From these jam nights, a core group of musicians came together to form a band, which they named The Mangini Misfits
This talented group was invited to open for the APWA Music Festival in October. The festival is hosted by the Sacramento Chapter of the American Public Works Association (APWA) and takes place annually in Folsom at the Dokken Engineering building, located near the American River Bike Trail. The event’s proceeds benefit the Chapter’s Education Endowment Fund, which provides grants to four local universities and community colleges offering Public Works education in the Sacramento region.
In the age of digital connection, fostering a sense of community has never been more vital. Our hyper-local magazine is excited to introduce a new way for you to connect with your neighbors and share your interests, hobbies, and local news – all through our exclusive Linktree QR code.
The first festival, held in 2017, attracted 300 attendees and featured five bands. Since then, the festival has continued to grow, and this year’s event showcased eight bands. The event takes place in the parking lot of Dokken Engineering, conveniently located off the American River BikeTrail.
The Mangini Misfits’ lineup includes Lauren Williams on lead vocals, Chris Laney on lead guitar, Pronob Ashwin on keyboards, Jeremy Chrobak on rhythm guitar, Iana Harsono on backup vocals, Josh Harsono on drums, and Scott Davenport on bass.
The band is excited about the future and hopes to have the opportunity to perform for the community at local parks in the spring. Keep an eye out for The Mangini Misfits

After years of waiting for the first park in Folsom Ranch, Prospector Park had its grand opening ceremony on December 7th. The City of Folsom invited city council, Parks Department staff, and local dignitaries to mark the festive occasion, catering sugar cookies, decorating with balloons, and handing out basketballs to residents.
Folsom Ranch city council representative, Sarah Aquino, shared an acknowledgment of the community members who participated in the design process and shared her parting thoughts on the park, describing it as “a gift for the community, from the community,” and calling upon everyone present to “use it, cherish it, and take care of it.”
In the days since the park has opened, the weather has been beautiful, resulting in huge crowds as people enjoy the massive ropes structure, tall enclosed slide, dog parks, dueling zip lines, basketball, baseball, tennis and volleyball courts as late as the sun and artificial lights will allow.
Prospector Park is sure to be the site of many upcoming birthday parties, group picnics, and hopefully in 2025, a new city farmers market!
Folsom has so much to offer yearround, and this issue, we want to highlight the good that the Folsom Library does for the city. Our library is about much more than just being a medium for borrowing books.
Teaching our children to read starts in infancy, which is why the library offers Storytime for children aged 0-6 nearly every day they are open, typically at 10 or 10:30AM. After storytime, children can peruse the picture book section or enjoy the play kitchen, lego wall, or other toys.
Older kids are encouraged to join in for the Teen Book Club, which meets the first Tuesday of every month at 6PM. Ages 13-18 welcome. For adult and senior book worms, accessing the latest novels, magazine for any topic you can imagine, items can be accessed in person or via the free eBook program. These items can be checked out on your mobile device or kindle, so that you can indulge in limitless literary escapism without having to commute all the way across town.
Building Community
There is a weekly Practice Your English event for non-native speakers to meet and talk with others, Wednesday evenings at 6PM. Monthly on the second Saturday of each month, there is a Family Movie Matinee event. This event is at 11:30AM. The library also hosts game nights for teens aged 13-18, unique seasonal classes teaching all about
things like making holiday diorama greeting cards, invites local poets to do readings, and offers STEM activities weekly for those aged 7-12.
3-D printer kits are available for a 3-week checkout, including the printer, PLA filament, small tools, flash drive with necessary software, and usage instructions. There is a waitlist and you can contact the library to join it.
For those thinking of visiting state parks during their time off from work, school, or during retirement, the library offers free day-use California State Park passes. These passes cover more than 200 locations throughout the state, including Folsom Lake State Park, Sonoma Coast State Park, and Emerald Bay State Park. There are also group pass kits available.
The Library is located at 411 Stafford Street, and is open 10AM-7PM Tuesday, Wednesday and Thursday, closes early at 5PM on Friday and Saturday, and is closed Sunday and Monday.

Community activists have been working for months to find an acceptable solution for the location of a new AT&T cell phone tower to service Folsom Ranch. The issues involving the tower included blocking views for homeowners who had paid a premium, proximity to homes and schools with health concerns, and the desire to establish a new best practice of “commercial first” for all future cell phone towers within city limits.
The question about relocating the cell phone tower to the future Community Park East was previously rejected by the Parks & Recreation Commission, with staff objecting on the basis of difficulty designing a park around an existing tower. However, the issue returned to the
commission in November, with staff reversing their earlier recommendation on the basis that the tower would be temporarily placed in the park, and then relocated when the park is developed at a later date. The relocation plan would be to attach the tower to a sportsfield light, to make it blend in better with the park. Design changes were made to make the tower more attractive, moving away from the faux-tree plan to a water tower facade. The commission voted in favor of this compromise. The approved location is at the northwest corner of the Community Park East parcel.
A temporary cell phone tower can be moved according to negotiable contract terms, but traditionally, if the tower is to be moved within 10 years, the city will pay the relocation costs, which is estimated at up to $250,000. If the relocation occurred after 10 years, AT&T would cover the cost. There was a suggestion from Commissioner Alayna Wagner to renegotiate this typical rule that AT&T would cover the cost of relocation when the park is developed, regardless of whether that occurs earlier than 10 years.
Residents have questioned why the city seems to have a preference for cell phone towers to be placed on city property, and that question has not been formally answered. However, the city has well-known revenue problems facing it and the city council has directed staff not to build new parks if they are not revenue-
neutral. This means that the city is unlikely to develop a park unless, like upcoming Benevento Park, it is built with programming and amenities that can cover its maintenance costs, which are approximately $30,000 per year, per park. The revenue from a cell phone tower is right around this same figure, depending on negotiations.
Justin Hurst saw the recent failure of the Measure G sales tax on the November ballot as an opportunity to develop a proposal for a Citizens Budget Commission. He has been working behind the scenes to meet with city council members to gauge their interest and connecting with key community members to gain their input. Should the city council adopt his proposal, Hurst hopes the new commission will give a formal voice to citizens who have creative ideas to cut costs and balance the city budget.
Ahrash Zamanian, nicknamed “The King of Folsom Ranch” by friends, is not just a local philanthropist, but also a successful realtor. Recently, his team sold their 100th home in Folsom Ranch and we want to commemorate the occasion. You will recognize events funded by him and held at Mangini Ranch, including: Easter Egg Hunt, Holi Event, Pumpkin Patch, and Breakfast with Santa.
Sarah Aquino represents Folsom Ranch on the Folsom City Council, and was voted Mayor at the December 9th meeting. Sarah is very active south of 50, despite being a north of 50 resident, picking up garbage, crossguarding for Alder Creek Elementary, answering residents questions online and, while advocating for our causes herself, encouraging others to attend meetings and speak up too!

t was more than one year ago when Folsom Ranch residents came together in a wave of activism to ensure the new high school to serve Folsom Ranch would be built here, rather than in Rancho Cordova. In spring of 2024, an advisory committee of community members from each city was chosen, and unanimously agreed that the new high school should be located in Folsom Ranch.
At the September 2024 Special Board Meeting, a Study Session on Facilities, FCUSD staff presented to the board the plan to build the next three schools in the district:
1. New comprehensive high school in Folsom Ranch, to open Fall 2029
2. New small, specialty high school in Rancho Cordova, to open Fall 2029
3. Third elementary school in Folsom Ranch, to open Fall 2028
The comprehensive high school will also be a middle-high school combination model, with a shared spine but separate amenities and campuses on either side. This model, originally called “Mather-Morrison”, was designed for Rancho Cordova originally. The middle school is not opening at the same time as the high school, but rather, they will build out the minimum
necessary to complete the high school project.
The school district is currently speaking to landowners in Folsom to finalize their land acquisition for the future Folsom Ranch high school site. However, despite the promises to be conscientious of taxpayer dollars, the district does not typically negotiate on land prices and the process lacks public oversight. Ideally, the district would present at a future Facilities meeting the comparison of the parcels in terms of necessary setbacks, challenges with topography and utilities, access roads, and of course, the asking price of the land.
The funding source for these schools, and especially the high school, estimated at $518M in 2023 dollars, is unclear. The district is proposing a new $500M bond, meaning some monies would come out of Measure M as well to build out all three planned schools. Outgoing FCUSD trustee Tim Hooey, who represents Folsom Ranch, was strictly against further spending on Measure M. Incoming FCUSD trustee, YK Chalamcherla, (succeeding Tim Hooey), has not publicly shared his stance on Measure M’s future, or what he would need to see in a future city or district-wide bond in order to support it.
Please keep an eye out for a tentatively scheduled January Facilities meeting for more information.
We are absolutely thrilled to have our stunning backyard oasis featured as this month's Pool of the Month! Our family fell head over heels in love with this property, and the incredible pool was the ultimate deciding factor. The connected heated pool and spa, complete with separate temperature controls, have become our favorite spot to relax and unwind. We adore the spa's rejuvenating jet mode, while the kids can't get enough of the pool's mesmerizing fountains and colorful underwater lights. As our children enter the perfect age for summer pool parties, we knew we wanted a home that would create lifelong memories for our family and friends. This incredible pool has exceeded our dreams, and we feel grateful to have it as the crown jewel of our new home.

Fruit & berry dessert can be prepared according to a traditional Belarusian recipe or customized to your taste by adding cottage cheese, nuts, honey or dried fruits. By the way, baked apples are delicious both hot and cold, so feel free to make extra-you won’t go wrong.
Ingredients:
4 medium apples
120g of sugar
120g of lingonberries
20g of powdered sugar
Preparation:
Core the apples and remove some of the flesh from the apples. Mix the lingonberries with sugar and palace the mixture into the hollowed out apples. Bake in the oven at 180 degrees Celsius (355 degrees Fahrenheit) for 15-20 minutes depending on the size of the apples. Before serving, sprinkle with powdered sugar.
This Turkish dessert is not overly sweet, but has a refreshing lemony flavor and one can add other flavors if they want to add a twist, including rose water, orange flower water, or zest of your favorite citrus fruit.
Ingredients:
Cake:
1 cup coarse semolina
1 cup sugar
3 tbspPlain flour
1 tsp. Baking powder
1 cup plain yogurt or whole milk
3 medium eggs
4 tbsp. Light olive oil
2 tsp. Vanilla extract
zest of 1 lemon
Juice of ½ lemon
Preparation:
Syrup:
1 ½ cup sugar
1 ½ cup water juice of ½ lemon ground pistachio nuts and desiccated coconut
Make the syrup first, and preheating the oven to 180 degrees Celsius (350 degrees Fahrenheit). Combine the sugar and water in a medium saucepan on medium heat, stirring to a boil.
Reduce the heat to low and simmer for 10 minutes, and add the juice, simmering for 2-3 more minutes.Turn off the heat so the syrup can cool. Begin to make the cake, by greasing a square or rectangular baking dish of 8x10, with olive oil. Beat the eggs and sugar for a few minutes until the sugar dissolves, and add the remaining 2 tbsp. Of olive oil, yogurt, semolina, flour, baking powder, and then beat well again. Stir in the vanilla extract, lemon juice, zest and mix until the batter is smooth. Pour the batter into the baking dish for 25-30 minutes until golden brown. Immediately drizzle the cooled syrup all over the cake to absorb it and cool. Then, add the ground pistachio and desiccated coconut over the top, cut and serve.
(CASAVA CAKE)
Malaysia is known for its rich and diverse culinary heritage, which is reflected in its cuisines including Baked Cassava Cake. This is a traditional dessert made with grated cassava (known as Yuca) and a coconut mixture giving a soft, chewy texture with a crispy crust.
Ingredients:
2 eggs
1 ¼ cup sugar
¼ tsp. Salt
1.5 lbs grated cassava/yuca (Frozen cassava is sold at Asian grocery stores. You can get it to room temperature and also)
4 pandan leaves (Washed)
1 tbsp cornstarch
400 ml canned coconut milk
This Indian sweet with a milk-base, is easy to prepare and gets its name because it uses seven cups of ingredients. This meltin-the-mouth sweet stays good for a week at room temperature. This is a family recipe shared by Sai Sistla.
Ingredients:
1 cup besan (Gram Flour)
1 cup grated cocnut (fresh or desiccated)
1 cup milk
1 cup ghee (clarified butter)
3 cups sugar
1tsp. Cardamom powder
Grease a square or rectangular tray with ghee and set it aside. In a heavy-bottomed pan, combine besan, coconut, milk, sugar, and ghee. Stir well to ensure there are no lumps. Place the pan on medium heat and cook while stirring continuously. The sugar will melt, and the mixture will become smooth. As the mixture cooks, it will start thickening and leave the sides of the pan. This process can take about 20-25 minutes. Add cardamom powder at this stage. Check for consistency, once the mixture becomes slightly froth and forms a single mass. It is ready to be transferred. You can test it by taking a small piece, letting it cool, and rolling it into a ball- if it holds shape, it’s done. To set the Burfi, quickly pour the mixture into the prepared tray and spread it evenly using a greased spatula. Let it cool completely before separating the pieces. Store in an airtight container.
Line a 8x8 cake pan with banana leaf, and preheat the oven to 350 degrees Fahrenheit. Peel the skin of the yuca, and grate with a fine grater, discarding the tough core. In a large bowl, combine the yuca, sugar, beaten eggs and salt, stirring well until the sugar is dissolved. Knead, squeeze and twist pandan leaves into the mixture until completely crushed. Then, add the coconut milk mixing it all thoroughly. Discard the pandan leaves afterwards. Pour the batter into the cake pan in a circular motion as you pour, and smooth the top to make sure the batter is evenly mixed. Bake for 1 hour and 15 minutes or until the top is golden brown, but do not over bake. Remove the cake from the oven and cool on a wire rack for 30 minutes. Remove it from the mold, and let it cool for another hour on the wire rack. Use an oiled knife to cut into neat cubes of rectangle pieces and serve at room temperature.
When Brendan and Jessica’s paths crossed in physical therapy school back in 2015, neither of them could have predicted that their late-night study sessions and shared passion for helping others would lead to a life full of love, laughter, and adventures.
They graduated in 2017 from the University of the Pacific, got married in 2018, and moved to Folsom in 2020. They adopted their beautiful corgi, Khloe Korgidashian, that same year. Brendan currently works as a PT at a local hospital and Jessica works as a PT at a nearby outpatient clinic as well as owns her own home-PTbusiness.
The arrival of their daughter, Abigail in 2023 marked a milestone in the couple’s life after several years of anticipation. Born 6
weeks early, Abigail’s arrival was both a surprise and a longawaited blessing. “The early days were incredibly difficult but we knew we had a great NICU medical team behind us, and every small milestone Abigail hit was like winning a victory.”
“She’s growing like a weed, and every day we’re reminded of how strong and capable she is,” says Brendan and Jessica with a smile. “She may have started her journey a little early, but now she’s catching up and showing us what ‘perseverance’ truly means.”
As medical professionals, Brendan and Jessica are no strangers to the importance of recovery, healing, and adapting to life’s challenges. “We’re used to helping people overcome obstacles, so when it came to Abigail’s early arrival, it was just another challenge to face,” Jessica reflects. “But it’s a reminder that life doesn’t always go according to plan, and that’s okay. What matters is how you respond, and we’re lucky to have each other to lean on.”
Though their careers and family life keep them busy, Brendan and Jessica make sure to carve out time for fun, relaxation,
and a little adventure—whether it’s a weekend hike with Khloe and Abby, rock-climbing, or simply enjoying a quiet evening at home. On a sunny weekend, you will probably find Jessica going on a stroller run with Abby throughout Folsom Ranch and Brendan walking Khloe as she stops to smell the roses (and many other scents).
The Heary family believes that life's an adventure and can be filled with unexpected twists and turns but with love, resilience, and a little laughter and humor along the way, there’s no challenge too big to tackle together.
The Laneys grew up in Sacramento and relocated to Folsom in 2018, ultimately moving to Folsom Ranch in 2020. Since becoming Folsom homeowners, the Laneys have actively engaged in local life. Chris and Dianna are part of the Mangini Misfits, a community band that plays at various local events. Music is a big part of the Laney household; their daughter Scarlett, 7, enjoys playing drums and the piano and often belts out the latest hits from the new Descendants: Rise of Red film, while their son Ryker, 10, has recently taken up the clarinet. Chris’s collection of instruments adds character to their loft, a space dedicated to family jam sessions and musical pursuits.
Outside of the musical world, the family enjoys trips to the Cummings Skate & Bike Park, enjoying the outside and their large backyard play structure, an open-door policy for neighborhood kids to come and hang out, and of course, worldbuilding in Minecraft. Known for his hands-on approach in all things, Chris enjoys helping neighbors with "anything that requires a tool," from plumbing repairs to installing ceiling fans and assisting with various DIY projects. Though his work keeps him busy, Chris occasionally finds time to relax with a round of golf, enjoying the game with a laid-back attitude. Chris also works a flex schedule beginning in the early morning hours to
ensure he can be present when its time for the kids to get their homework done and have dinner together.
Dianna is currently the Chair of the Folsom Library Commission and is wellknown in the community for her willingness to lend a hand. She has volunteered at events like the annual pumpkin patch, Holi Festival, Mangini Ranch Elementary Trunk or Treat, and the recent community costume exchange. In their personal time, the Laney family loves snowboarding, camping, and exploring the outdoors. Dianna also enjoys training for half-marathons, reading, and entertaining friends and neighbors. She’s a dedicated mom and active community member, often seen coaching her kids' soccer teams, volunteering as an Art Docent at Mangini Elementary, or serving dozens of shifts per year as a crossing guard at Mangini Parkway and Sawyer Way.
Currently, Chris and Dianna are focusing their energies on supporting Dianna’s campaign for FCUSD Trustee Area 2, which covers Empire Ranch, Folsom Ranch, and the South of 50 area of Rancho Cordova boundaried by Sunrise
and Douglas. Dianna first became intimately involved in school issues in Fall 2023, meeting with local leaders to advocate for decisions balancing data, growth, and the needs of both Rancho Cordova and Folsom families.
Dianna's leadership and commitment to her community have earned her endorsements from key figures such as former Folsom Mayor Rosario Rodriguez, Vice-Mayor Sarah Aquino, Assemblyman Josh Hoover, Rancho Cordova Councilmember Garrett Gatewood, and many others. As the only candidate with children attending FCUSD schools, the only Folsom Ranch candidate, and the only candidate who pays the special school bond for new schools within the district, she has a perspective and desire for results that only someone with “skin in the game” can bring to the board. She is dedicated to balancing the need for quality education with fiscal responsibility, the latter of which is a skill she has sharpened over 18 years in the finance industry.
But where Dianna truly shines is her command of the details about the biggest issues facing FCUSD. She has encyclopedic knowledge that she can quickly apply to the questions at hand,
and a willingness to listen and learn from others on issues where her expertise is not yet honed.
With Dianna on the ballot, all of those within FCUSD, including those in Folsom Ranch residents who have not had any representation on city council nor school board since the first house was occupied five years ago, have an opportunity to shape their community’s future and ensure their voices are heard. She is eager to get to work proactively advocating for affordable building of new schools and renovation of existing schools, increasing access to advanced, elective and alternative courses, building trust between Folsom and Rancho Cordova, and generally, ensuring the brightest possible future for the entire FCUSD ecosystem.
― ALISHA ASHWIN ―
Hi, my name is Alisha Ashwin, and I play bass guitar and sing in a band called Pepper Spray. Our group of eight kids from Folsom Middle and Alder Creek Elementary started just two months ago and had our debut performance at the Mangini Ranch Pumpkin Patch.
Our setlist included an eclectic mix of songs: Roar by Katy Perry, Seven Nation Army by the White Stripes, Flowers by Miley Cyrus, Rocketman by Elton John, and Zombie by the Cranberries. Each song carried its own unique message, from empowerment to anti-war themes.
We also performed Haunted by Taylor Swift, Smells Like Teen Spirit by Nirvana, and ended with Crazy Train by Ozzy Osbourne, which featured an incredible guitar solo by Sankhya.
This performance wouldn’t have been possible without my amazing bandmates and support from Scott Davenport, Chris Laney, our makeup artists and cameramen (AKA our parents), and Marcus Jenson from SP Music School.
We’re excited to play again soon— hopefully at Prospector Park—with even more songs to share. Thank you for supporting Pepper Spray!
If you would like us to play at any future local events, please contact pronoba@gmail.com
Imagine your greatest goals within reach. Together, we can create a strategy to help make fulfilling those dreams a reality—one that can guide you forward on the path to success.
Let’s work together. Contact me today to schedule a consultation.
