The Old Bakehouse is believed to be one of three original bakehouses in the village, this one well set back from the road close to the village green and duck pond around which this vibrant village is centred. The stone cottage was the home of the owner for several years who fell in love with it for its “gorgeous chocolate box appeal, in a perfect English village in Rutland! I think it’s one of those romantic cottages in a prime village location that you only read about in books or see in movies. With my labrador and Landrover it was the perfect combination!” However, her desire to travel took her to the other side of the world so for the last three years others have enjoyed its wonderful charms. “I listed the cottage as an Airbnb which proved to be extremely popular, especially with Rutland Water and Burghley Horse Trials down the road,” she informs us. “I loved living there as it was easy access to everything; the village has an amazing shop which sells all local produce, the pub is welcoming and has great food. You are only a short drive from Stamford and Oakham which both have superb shopping and dining. There are great local dog walks right on your doorstep whilst Rutland Water is really close for sailing, biking etc. but the thing I will miss most is losing my little slice of England and connection to home.”

Inside this delightful compact home, the front door opens into a generous living room with a Morso log-burning stove in the stone fireplace, painted white ceiling beams overhead which, despite the room’s cosiness, enhance the feeling of light and space.The adjoining kitchen is fitted with clean-lined, glossy, contemporary units incorporating an eye-level oven and microwave, an induction hob and extractor over, an under-counter fridge, freezer and wine cooler. Additional storage is in that all-important room, a pantry, which is located under the stairs and referred to by the owner as “an amazing space.” She continues, “My favourite time in the cottage has been over Christmas with the tree up and the wood-burner on - it becomes a truly cosy space to relax and open a bottle of champagne from the wine chiller.”

The kitchen is off to the left with the sink under the window to the front and space for a table and chairs at the back. Moving on through the sitting room, you find a rear hall where the bathroom is on one side and the utility area with a back door onto the garden on the other. The bathroom is in a contemporary style with a tropical rainfall shower head over the fitted bath. A skylight in the sloping ceiling sheds natural light from above.

Venturing upstairs you find the two double bedrooms with their vaulted ceilings and dormer windows.The master is extremely spacious and benefits a wall of contemporary built-in wardrobes and cupboards.

Outside, the sunny garden is enclosed by brick and stone walls with a raised bed planted with shrubs and perennials in front of fencing down one side. This private little courtyard provides space for sitting and relaxing and for al fresco dining with a paved area directly outside the back door. Astro turf has been laid on the ground for ease of maintenance and a solid timber pedestrian gate gives access along one end of the cottage to the front.

Although a peaceful and quiet location, it is a thriving community with activities for everyone. The Exeter Arms is an excellent pub which has undergone a superb refurbishment whilst there is a well-stocked village shop and café, a doctors’ surgery, a village hall, a recreation ground and a cricket club. Everything the village offers is within walking distance of The Old Bakehouse with walks or cycle rides from the door into beautiful countryside whilst the attractive towns of Stamford and Oakham are only about a fifteen minute drive and Uppingham just ten minutes, all with very good schools.

Rutland Water is nearby where there is a multitude of outdoor leisure pursuits, the A1 is also only about ten minutes away, and Peterborough less than half an hour. Fast trains to London Kings Cross take around fifty minutes, making this excellent for commuters.
