Privately positioned up a gravelled driveway, behind a wooden, lattice fence and iron gates, 35 Pipwell Gate is beautifully built in varying tones of brick, instantly presenting an exquisite touch of visual intrigue that is indicative of the thought and care, the attention to detail, that has gone into the entirety of this sublime home, making it stand out next to other new builds today.
The current owners initially came across the house after viewing another property built by the well regarded Nigel Morris Builders in early 2019. Though that home did not quite fit their wish list, when they were called by the builder later that year regarding a different property under construction, it was clear it would tick all their boxes. The owners explained: “While we appreciated a lot of aspects of the first Nigel Morris house, there were one or two things that weren’t quite right for us, such as the plot size and the garage being integrated. When Nigel then contacted us to say he was building another property, and recommended we come to view it, we could see he had taken what we really liked about the first home, but had also listened to everything we’d noted, and said he enjoyed our ideas. 35 Pipwell Gate ticked practically all of our boxes, including being in a village location, not overlooked, providing a formal dining room as well as the kitchen/breakfast and family rooms, and offering a detached double garage, plus amazing farmland views at the rear. It even met our desire for air source heat pumps, for eco heating, which we had had at a previous property! We were fortunate to get in on the development of the home early enough to add our personal touches too. We changed a fair bit of the specification, putting an oak and glass staircase in for example, and were able to upgrade the kitchen, bathroom, and en-suites, sparing no expense. With a small team only constructing a few buildings at a time, and holding a good reputation in the area, we knew that Nigel Morris - and the home - was the right fit for us.”
Approaching the house, a delightful landscaped garden welcomes you up front, predominantly laid to lawn with borders stocked with various flowers and shrubs, while the drive presents ample room for parking as it sweeps round to the double garage with remote controlled doors, then to the home’s front door and Indian sandstone paving. The owners have loved establishing a little spot with a duo of seats here so that in the late afternoon and evening they can admire the garden and take the sunsets in. “The village and space around the house is nice and quiet, so you can sit on the front and relax with a glass of wine, watching the beautiful sunset,” the owners said. There is also a side hand gate to the front of the dwelling, allowing access to the enclosed rear garden.
a Tom Raffield wooden lamp shade - all from Cornwall. This reflects the decorative choices the owners have made throughout the house: “We have always enjoyed Cornwall, so there are a number of touches from Cornish artists in the home, such as glass pictures by Jane Reeves, and glass ornaments and decorations from Jo Downs.
We’ve tried to bring some of Cornwall to Lincolnshire.”
The owners added: “Having left the walls of the house more plain in terms of paint, we have used art to bring colour into the rooms, and because it is a very bright house, when the light hits the glass pieces, you get lovely reflections.”
the kitchen/breakfast room. This can also be accessed at the end of the entrance hall. The family room boasts a striking roof lantern, flooding the area with bright light, while bi-fold doors open the room to the garden, its farmland vista, and Indian sandstone patio, bringing the peaceful outdoors in, which is perfect in the summer.
Stepping into the abode, which has a primarily soft and neutral palette and solid oak doors, one begins in the entrance hall, with its stunning oak and glass staircase. Immediately to the right is the formal dining room, currently featuring a wonderful table with tree stump, and
A living room, meanwhile, can be found to the left of the entrance hall, featuring a cosy log burner.“We’ve only used it a few times because the house is very well insulated and warm, but the log burner really adds something extra to the living room and is terrific on winter nights and during Christmastime.” French doors connect the lounge to the family room, which sits in an open plan arrangement with
The kitchen/breakfast room holds a large freestanding island and lots of counter space for eager cooks on granite worktops, as well as integrated Neff and Lamona appliances, including a Neff oven with handy tilt and slide door and Neff combi oven doubling up as a microwave and hosting a plate warmer too. There is additionally a wine cooler, dishwasher, induction hob and hood, subtle sink looking out over the garden, and fridge freezer.
Off the kitchen is a utility room, fully integrated, that continues with the same flooring, granite worktops and units as the kitchen, alongside a WC. Completing the ground floor is the plant room, containing the water softener and central heating controls.
Travelling upstairs, the landing provides a useful cupboard and access to four bedrooms, two of which, including the spacious master, hold en-suites, and two of which, again including the master, feature double doors to wardrobes. There is also the house’s main bathroom on the first floor.
the tub. The master en-suite’s mirror is also lighted, offering “a nice ambient light in place of the spotlights when desired.” Roca sanitary ware is used throughout the en-suites and bathroom, and the sinks all sit atop vanity units, while the tile choices are impeccable, in varying styles and soft greys.
Though the two en-suites host rainfall showers, the main bathroom possesses a large freestanding bath fed by a Bristan waterfall tap from the wall. Extra luxury is found in the mirror, with its ring light and bluetooth speaker, so you can listen to music as you relax in
The property also benefits from underfloor heating, Cat 5 networking, uPVC double glazing and an air source central heating system.
Leaving the building to discover the rear garden, one is in awe of the expansive open field views. “There’s so much open space, tranquility, and exaggerated sunrises and sunsets. On a frosty morning, when the sun breaks, it’s pure orange and casts a gorgeous scene over the fields,” the owners said. You might also see friendly farmers, who kindly offer the owners fresh produce, or a wealth of wildlife, with an array of birds visiting, including pheasants and birds of prey, and wild rabbits in the fields. “It’s wonderful to just sit there, watch the wildlife and listen to the birds,” the owners noted. The rear garden is mainly laid to lawn with a variety of flower and shrub borders, and there is
a paved patio seating area, perfect for al fresco dining.
The owners have spent a significant amount of time working on the front and rear gardens. “We sunk ourselves into the garden during the first lockdown,” they said. “When we moved in, the only thing we had was the front garden, which had been turfed, so everything else as you see it now has been done by us. We had the rear turf laid, put up a decorative rear fence for that extra bit of privacy, but still allowing us to take advantage of the views, and planted in excess of 700 plants, shrubs and trees!”
There is so much opportunity for further development of the gardens, however. “At the bottom of the back garden there is the potential to create an outdoor office as it is geared up for electric there. But the garden also screams out for a family, with plenty of room for children to run around, for five a side football nets, a trampoline, or play park. It’s multi-functional for different types of people, for professionals and families,” the owners detailed.
Despite loving the property, which was built during 2019 and completed in 2020, the owners note that a new job is requiring relocation. They said: “The reality is we would never move from here if it weren’t for work - it’s a shame. The house has such a great flow and we adore the openness. It’s a place which gives you a sense of space and wellbeing, and the location in Moulton Seas End is also ideal. There’s plenty going on in the village, with a hall for local events, football and cricket teams for children, and the local pub, The Golden Lion, which has quizzes. You can get as involved in the village as you like, but if you want to stay in your own space it offers that too, providing the best of both worlds.” Usefully, there is additionally a new youth club, a Co-op and petrol station a five minute drive away, while The Golden Lion is a less than 5 minute walk and is currently undergoing a conversion process where a shop and post office will become part of the pub, adding further convenience.
Moreover, there are a good range of amenities, facilities, and good schools in neighbouring towns. Within 5 minutes from the home you are in the delightful market town of Holbeach, which holds markets every Thursday, has a nice church, pubs, bars and restaurants, one-off shops up the high street, and supermarkets. Spalding is only 10 minutes away and well serviced with major supermarkets, DIY stores, garden centres, shops, restaurants, museums, Springfields Outlet, and the South Holland Centre for music, comedy, movies and shows. Ayscoughfee Hall, Baytree Owl and Wildlife Centre, and more are also a short drive for a day out.
The A17 is easily accessed from the property, taking you in one direction towards Boston, Lincoln and Skegness, and King’s Lynn and Norfolk in the other. You’re also not too far from joining up with the A16, taking you from Spalding straight through to Peterborough. “You can quickly be in a quaint village or town, or a big city,” the owners noted, “and get rapid trains from Spalding to Peterborough, and on to London in just a 50 minute journey. Meanwhile you’re near the coast, with Hunstanton in one direction and Skegness in the other. It’s quite lovely where we are, and the infrastructure here is great.”
