Join Fine & Country at their biggest event of the year: The Fine & Country Gold Cup polo tournament. Thousands of people will attend the exhilarating day of polo on Saturday 7th July at Dallas Burston Polo Club, near Royal Leamington Spa.

A HOLE IN ONE The Fine & Country summer event schedule is in full swing. The first calendar event was the BMW PGA Championship at Wentworth Golf Club in Surrey, where Fine & Country exhibited fantastic golf properties for sale around the world. The golfing competition, which ran from the 24 – 27 May, attracted some of the world’s best players. Fine & Country also ran a social media competition to win two tickets to the final day of the event, which saw Francesco Molinari claim the trophy ahead of Rory McIlroy at the renowned course. Fine & Country partnered with European Tour Properties to exhibit a collection of elite golf properties in some of the world’s most prestigious residential golf developments, including Bom Sucesso Resort, Black Mountain Golf Club and Resort, and PGA Catalunya Resort.

EARTHQUAKE ANNIVERSARY On 25 April 2015, a devastating earthquake struck Nepal. Tens of thousands of people were displaced, and thousands remain living in temporary accommodation. Three years later, The Fine & Country Foundation has rebuilt over half of the homes in the small mountain village of Thangpalkot1, where 86 of the 94 houses were flattened. A donation of £16,000 provided funding for 10 houses in March 2017, and a trek to Everest Base Camp in October 2017 raised an incredible £32,000 for a further 20 houses.

FAST-TRACKING GROWTH Fine & Country has had an extremely successful start to 2018, expanding rapidly in the first quarter of the year. The brand opened two new offices in Europe, in Cyprus and Cascais, Portugal.

The support for Thangpalkot1 continues in 2018: £1,296 was raised at the Fine & Country conference, and individual offices have pledged their support for the village. 50 houses have been funded and 41 of these are completed or receiving some finishing touches. MARKET OUTLOOK WHAT THE NEW HOUSING MINISTER MIGHT MEAN FOR PRIME RESIDENTIAL MARKETS. The most recent housing market figures show prime (the top 5% of homes) and super-prime properties (top 1%) continue to increase in price across the UK. The most recently released figures show house prices to January 2018, and these demonstrate the largest prime growth over the last year has been in the West Midlands, where prices have grown by 9%. The super-prime market has seen massive 11% growth in the North East. But what is in store for the future? Changes in Westminster may have some impact on the nationwide property market. Following the departure of Amber Rudd, the reorganised cabinet sees James Brokenshire take over as the new Secretary of State for Housing, Communities and Local Government. He has swiftly returned to senior office after he stepped down as Northern Ireland Secretary, owing to illness. His good relationship with the Prime Minister is significant because it makes it much more likely Theresa May’s vision for the housing market will become a reality.

What exactly is this vision? Looking through last year’s White Paper, the substance is mostly the position successive governments have taken – that the UK needs to build more homes. The government has mostly allied itself with the idea that developers are the "bad guys" for land banking. Land banking is the practice of buying land and waiting until the value of that land rises – perhaps indefinitely – instead of building homes. As a result, builders may be financially disincentivised to build. While this accusation is not without merit, the whole process is quite complicated. We are most concerned with the prime markets around the UK, so what might the changes mean for this segment of the residential market? The answer is probably “not much”. The market is still feeling the effects of the Stamp Duty hike, and we can’t see that changing any time soon. These premium price points are found by listing all residential transactions within a region and ordering them from lowest to highest price. We look at transactions that happened in the most recent month for which HM Land Registry has a complete dataset. The ‘top 5%’ figure is the price of the sold property that sits exactly 95% of the way up from bottom to top, otherwise known as the 95th percentile. The ‘top 1%’ sits 99% of the way up the distribution and is the 99th percentile. We aim to avoid big month-to-month variability by using a big sample size (i.e. an entire region), but some volatility is inevitable, owing to the fact that we are only looking at a small subset of the whole market. SUNLIGHT

SUMMER IN THE UK CAN BE AN ELUSIVE THING. MICHAEL REED HEADS SOUTH, SEEKING SUNSHINE IN CORNWALL.

As memories of the Beast from the East fade in the embrace of spring, I feel the need for warmth. I’m pleased when a teaspoon of sunlight gives the old melatonin a stir as I arrive at Burn Park in Bude, Cornwall, sandwiched between fields of sheep, majestic countryside, and the Atlantic Ocean. Burn Park is part of the Luxury Lodges portfolio, a collection of gorgeous resorts set amidst beautifully landscaped parklands. I’ve booked into The Glass House in the hopes of opening myself up to as much sun as possible. Entering The Glass House is a joy. At once, warm air suffused with the scent of pine assails the nostrils telling me to breathe in, like a hypnotist relaxing a patient. This is Honka Fusion, a sort of Finnish log cabin, which has a naturally relaxing influence and reduces the heart rate. I breath out slowly as I look at the bleached, wild Finnish pine ceiling and walls, which meet a heated, honey pine floor, flooded throughout with light streaming through 24 breathtaking windows. Outside, a moat of shingle, grass and decking is punctuated by a simmering hot tub. ABOVE

My bed is dressed in gold-accented blue on a plush oatmeal carpet, which leads to a glass-panelled balcony. In the bathroom, a seaworthy-looking bath the size of a rowing boat sits on a deck-like floor and I cover myself in Temple Spa bath gel before plunging in. One of nine cinematic windows drops from ceiling to floor beside me. I periscope my head up above the gunwales to see what’s showing this evening and 50 or so of the aforementioned sheep stare back. I down periscope and ruminate on what I’ve gleaned so far. After check-in, I’d taken a wander. Thirty-two extraordinary houses are set in 75 acres here, each one unique, presenting a sort of architectural mosaic of slate, stone and shades of russet rock that feather naturally into the surroundings. Shaped beds of contrasting shingle, manicured lawns and raised flower beds bind the picture together. The spa, with its gorgeously warm pool, is adjacent to an impressive pile of Cornish rock that is the Bar and Reception. I pop open a bottle of Taittinger Champagne as an aperitif before dinner, from a generous welcome hamper, which includes all breakfast essentials, as well as Cornish fudge and, of course, clotted cream. A brief stroll away, I find the bar, which is light and airy with a soft, blue sofa that undulates, wave-like, along the wall’s length, while caged lights hang from looping ropes on the beamed ceiling. Chef Kevin Smith serves up a fine meal, completed with cheesecake and an indulgent dollop of clotted cream. Barmaid Shonagh ropes me into a game of Bingo to while away the evening – an eclectic mix of entertainment is on tap here, with a curry and quiz night and acoustic night in the pipeline. After a rather fine Malbec, I return to my lodge, where I slide into the hot tub with a tot of Taittinger. The Honka is working. The next morning, I decide to take the 20-minute stroll across nearby North Cornwall and Bude golf course to Bude. As I clump off, I refute Mark Twain’s view that “Golf is a good walk spoilt.” Not even a bad golf round could spoil today. The views are stunning and yesterday’s teaspoon of sunlight is now a cup that runneth over. In Bude, I find a helter-skelter of streets, with imminent summer propelling families around a maze of shops and onto Summerleaze Beach, where a giant sea pool retains water as the tide retreats. My eyes gorge on a rainbow of buckets and spades, boogie boards, surfboards, cafes, and seaside art. Cornish flags flap as I consider an offer of Cornish lessons or a lecture on the Romans in Mid Cornwall. Before I know it, I find myself encased head to foot in 5mm Neoprene, nervously clutching a surfboard. “You’ll be fine,” assures my instructor, Scott. After an hour or so of thrilling wipe-outs, I do feel fine.

Back on dry land, Scott tells me that when there’s a spring tide, it’s possible to walk from nearby Crooklets Beach to Sandymouth Beach, with a couple of cafes on the way. I wish I had more time, as a return walk along the cliff path affords spectacular views of scenery and surfers alike. ”It’s proper special,” grins Scott. Evening finds me again retiring to my hot tub and Taittinger, and I reflect on my stay. GASTRONOMY GAME WHEN MOST PUBS ARE GASTROPUBS, RESTAURANTS HAVE TO BE CREATIVE TO HAVE IMPACT. GISELLE WHITEAKER FINDS CUISINE THAT IS A CUT ABOVE.

In 2011, 20 years after restaurateurs Michael Belben and David Eyre took over a London pub called The Eagle and turned it into what is credited as the first gastropub, The Good Food Guide banned the word “gastropub” from all future editions. They felt it was overused. Today, the use of the G-word has undoubtedly caught up with The Good Food Guide’s sentiments. The British dining scene is packed with gastropubs, which in turn, are packed with punters. Everyday food has been bumped up a notch, making it harder for restaurants to stand out, unless they have a Michelin star. If you know where to look, however, there are eateries upping the gastronomy game. Take Southam Street, the sister restaurant to 108 Garage, which is 3 minutes down the road in North Kensington. 108 Garage threw its doors open last year with no publicity, and quickly became a goto spot for foodies in the know. Southam Street looks set to follow in its footsteps. From the outside, the three-storeyed former Victorian pub at the foot of Erno Goldfinger’s Brutalist, 1970s era Trellick Tower gives nothing away. My friend Russell and I nearly miss it, noticing the subtle signage above the door on the street corner in the nick of time. Inside, the ground level is a temple to grilling. An open kitchen and marble bar counter fills the centre of the spacious dining area, and it’s bustling. On the first floor, Raw – just across from a cosy saké bar – is somewhat more sedate, although voices drift in from the terrace, where diners are making the most of the balmy evening. We take a seat in front of what was likely once a fireplace. From this vantage point we can see three chefs behind the counter working their magic. The décor here is a mishmash of modern pub meets Asia, with rattan ceiling drapes, a curved feature wall of jungle wallpaper, and a fabulous spindly modern chandelier that looks like it has been crafted from kitchen pots. “A drink to start?” asks COO and partner of the group Juan Rafael Bosc, recommending the sparkling saké, a tipple that is fast gaining popularity. The sweet fizz has none of the rough edges of regular rice wine – and a lower alcohol content – tasting more like Prosecco, with a mild saké nose. It’s dangerously moreish. We pour over the menu, an intriguing blend of Asian and Peruvian influences, with raw dishes on one side and grill on the other. The flavour combinations see worlds collide: Argentine shrimp with British caviar; Scottish scallops with brown butter ponzu; smoked duck breast with a vibrant mango salsa. “What do you recommend?” I ask Juan. His face lights up when he talks about the Iberico pluma, a cut of meat taken from the neck of the Iberian Black Hoofed pig, so we add that to our list. Juan writes nothing down, but when I profess scepticism of him remembering all seven items, he reels them off without pausing, in the order they’ll be served. We start with sweet potato and cassava chips with yuzu avocado, from the “Nibbles” section. The sweetness of the former with the saltiness of the latter pairs beautifully with the tangy yuzu in the creamy avocado to create umami, the “fifth taste”. This leads onto the double salmon sushi roll with pickled cucumber and kimchi spicy sauce, topped with thinly grated, deep-fried sweet potato for crunch. Next are our two sushi selections: aburi sea bream with truffle miso powder and seared Chu-Toro (medium fatty tuna) with a spicy chimichurri salsa. “They all melt in the mouth,” says Russell. “There’s no chewing required. It’s been a long time since I’ve had sushi like this.” Our final raw dish is cobia ceviche, the folds of fish sitting on a bed of black quinoa, flanked by splashes of tomato and basil tiger milk. It’s a colourful palette that tastes as good as it looks.

Japanese cuisine. We’re back to hands for the ribs, the earthy miso tempered by fresh lime, with just enough spice to make our lips tingle. It’s all I can do not to lick my fingers. For dessert, we tuck into a divine gooey-centred chocolate moelleux with smooth green tea ice cream. Juan also recommends the fresh strawberry chawanmushi, which he describes as “Japanese egg custard without the egg.” It’s smooth and light, topped with an artistic display of berries and cashew and sesame crunch. “Those ribs… and the pluma…” says Russell as we prepare to leave. We both lick our tingling lips. Gastropubs may be on every corner, but not this one. Southam Street is a cut above, fusing inspiring flavours into every bite.

When the steamed bao buns arrive, packed with spiced fried chicken and kimchi, we set our chopsticks aside and dive in with our fingers. We’d considered sharing just one, but when I bite into the soft, white bun and crispy chicken, I’m glad we didn’t. Some food is too good to share. The pluma, looking more like lamb than pork, and Russell’s choice of baby back ribs in a sticky chipotle miso arrive at the same time, along with a side of grilled asparagus.
