Whether it's brainstorming ideas for community events or having a say in how our resources are allocated, being involved means our voices are heard which is both empowering and valuable

I’ve noticed how over the years we seem to be buying more time by outsourcing as much of our lives as we can. Whether we’re saving time by using Checkers60 (which really is a great service) so that we don’t have to go grocery shopping, outsourcing household chores or getting our cars washed, we’re passing off as much as we can to get ‘free time’. While this isn’t a bad thing at all, it can be to the detriment of our estates or communities.

In an era where disconnection seems to be the norm, except on WhatsApp groups, I feel we’re seeing a growing lack or demise of active participation along with the benefits it delivers, even if it is tough work and time-consuming. It’s often tempting to let others handle the nitty-gritty details of things we aren’t drawn to, however, being involved and in the loop about what's happening in our estates or complexes is actually where the magic lies.

Think about it: when we're actively engaged in our HOA, we're not just bystanders - we're decision-makers. Whether it's brainstorming ideas for community events or having a say in how our resources are allocated, being involved means our voices are heard which is both empowering and valuable. It shifts a mindset from “lack of communication” to “active participation”, provides much-needed diversity in thought and approach, and in many cases leverages your special skills or experience to the benefit of the estate.

It’s not just about the warm fuzzies of community spirit - there are tangible benefits too. When we're actively engaged, we're more likely to stay informed about estate issues and

developments which means we're better equipped to address current and future challenges head-on and not be surprised by them. We get to guide decision-making and mitigate risks that generally result in painful special levies or expensive capital repair projects, loss of continuity when trustee terms end or when key personnel resign.

A positive, active community also contributes to property values. A wellmaintained and vibrant community is a magnet for potential buyers, which can boost property values for all of us. You only have to think of several estates around you that you’re drawn to as proof that this works. Well, that along with a strong, supportive and skilled estate management team!

I’ll admit there are challenges to getting involved but time and experience have shown me that an active, involved body of homeowners always trumps a passive one. AGMs are more constructive, finances run smoother, and even rules and good governance seem to be adopted more easily.

I hope I’ve planted a seed for you to think about how you might get more involved. In the meantime, please enjoy this amazing edition of The Estates Magazine as we showcase the very best of estate living.

Working in the Midlands

Investing in your future home isn’t easy and often requires expert help. Local Real Estate agent Cameron Leitch entered the business 13 years ago by purchasing a property management firm called Bloom, which managed Caledon Estate in Ballito at the time. “I gained valuable experience in property, developments and dealing with homeowners during this period. I soon realised my passion for people and property, although not particularly for estate management.”

After acquiring the necessary real estate accreditation and experience, he transitioned to property sales by joining a national brand in 2014, working with director Tim Johnson. “It was an easy transition to selling property in Ballito, especially since I had grown up in the area and was familiar with it.”

Fast forward five years and two kids later, Cameron took a break from property to relocate to the Midlands and assist with managing a family farm in the Notties area. “Although Ballito was always my first love, the Midlands offered something special, affording my kids the opportunity to grow up with the space and freedom of the farm, which I consider a privilege.”

After a few years, he re-entered the property market in Notties.

Again, he decided to band with Tim Johnson, who had also recently relocated from Ballito to the Midlands and launched the independent Local Real Estate brand.

Being a real estate agent is a unique job. A typical day for Cameron starts early, around 4:30 a.m., with email catchups and planning. Days are structured but unpredictable due to last-minute phone calls, viewing requests and other unexpected tasks. His dayto-day involves contacting buyers and sellers, arranging viewings and photoshoots, providing feedback to sellers, and conducting valuations.

He values flexibility, allowing him to be present for his kids' school activities. After a full day, he heads home to the farm, unless he's shooting a new property for listing, in which case he’ll be with the photographer capturing those money shots with one of the beautiful Midlands sunsets as a background.

Each property requires ongoing negotiations, market navigation and maintaining a neutral position between buyers and sellers. Cameron enjoys connecting with people and providing them with professional value in his everyday routine, especially when they’re making important life decisions about their home, “I appreciate the

diversity of property types and people I deal with, and I have the flexibility to balance work and life.” Being his own boss, he believes in the philosophy of 'what you put in, you will get out’.

Cameron meets new families weekly, excited about the Midlands area’s prospects and its strong sense of community. Although his days are busy, he loves being part of the real estate industry in KZN, which has seen much growth and development, positively impacting the Midlands market.

Tell us a bit about yourself and your estate I have been the General Manager for the Mount Edgecombe Country Club Estate 1 since March 2019. My passion is the built environment and how it evolves to meet the ever-changing needs of the humans that use and interact within it. I am also fascinated by communities and how they are connected, such that their relationships become of mutual benefit. People are vibrant beings - how we relate to each other, and within our community find identity, is of great interest to me. Estates are a microcosm of life at large.

What do you love most about your job?

Running an estate is a complex and varied job. Finding solutions to the estate’s evolution, by working with the Board of Directors, many of whom are captains of industry, is immensely rewarding. Estate management has also evolved into a service industry which gives it a far more human touch than in the earlier days.

What challenges do you face as an estate manager? The role of an estate manager has certainly changed over the last five years. Today, service delivery, utilities management and lifestyle enhancements play a major role in my work. Exploring new ways to meet these needs is our primary focus.

How did you end up being the estate manager for Mount Edgecombe Country Club Estate 1?

With a master's degree in town and regional planning and a diploma in Property Management and Development, I started my career working for the developer of Dunkirk Estate in 2004. This exciting project set the tone for the principles I value in estate management. Hereafter, I ran Kindlewood Estate in its formative years, before moving on to re-establish the Ilala Ridge III Management Association. I was part of the Community-Public-Private

It is exceptionally unique and at the heart of the greater Umhlanga development node, being the very first residential estate set up by Tongaat-Hulett Developments. The estate roads are lined with Natal Mahogany, White Stinkwood and Umzimbeet trees that, together with the attractive golf course and beautifully designed homes, make it hard to believe that you are within the urban area of eThekwini.

Tell us a bit about yourself and your estate

I am the General Manager of Mount Edgecombe Country Club Estate 2, taking the reins in October 2022. My journey is one of dedication, experience and a commitment to positive change. I am also a devoted mother to two wonderful children, Ishta and Kedar, supported by my loving husband, Heetesh. Family values are central to my management style, echoing the ethos of the close-knit community within this estate.

How did you end up being the estate manager for Mount Edgecombe Country Club Estate 2?

My path to becoming the estate manager for Mount Edgecombe Country Club Estate 2 began with a strong foundation in finance. After completing my articles at BDO Spencer Steward, I entered the professional world. Joining Zimbali Estate in late 2006 as a Financial Manager marked the start of my journey. I progressed to the role of General Manager in 2013, refining my skills and knowledge along the way. When the opportunity arose to join Mount Edgecombe Country Club Estate 2, I eagerly accepted!

What do you love most about your job?

What I cherish most about my job is the daily opportunity to tackle new challenges collaborating alongside a dynamic Board of Directors and a supportive management team... The community welcomed me warmly, making me feel like part of an extended family and creating a fulfilling work environment.

What challenges do you face as an estate manager?

Serving as an estate manager comes with its share of challenges, especially in managing the daily uncertainties, including assuming municipal responsibilities when necessary. I am dedicated to confronting these obstacles while upholding the

integrity and effectiveness of estate operations.

Does your complex have a plan? With the summer rains come leaks, which currently account for half of my legal department’s caseload. While an unexpected deluge is sometimes to blame, in many cases, the problem is a leaky Sectional Title Maintenance, Repair and Replacement Plan (MRRP).

According to Prescribed Management Rule (PMR) 22 of the Sectional Title Schemes Management Act, the trustees must have a written MRRP for the common property. This includes the roof and gutters, so a solid 10-year maintenance, repair and replacement plan should have shielded you and your property investment during recent downpours.

The problem is that some trustees just view the requirement to have an MRRP as a box-ticking exercise. I have seen many one-page plans which are put together by a caretaker. Simply not enough detail and consideration goes into the document.

The MRRP must set out in writing what major capital items are expected to require maintenance, repair and replacement in the next 10 years. It must also set out the present condition of those items. Roof maintenance would constitute a major item and a careful eye must be kept on the state of the roof. A proper strategic plan drawn up by experts covering this 10-year period will go a long way in avoiding serious water leak issues.

I recommend that trustees and bodies corporate have their MRRP drawn up by a professional company. Anyone buying into a sectional title scheme should also review the development’s MRRP. The plan will give you a good idea of how professional and competent the trustees are and will alert you to possible threats to the building’s integrity.

If your sectional title home has sprung a leak during the rainy season, there are a few things that will be considered to establish who is to blame and who will foot the bill. If you have bought into a new complex, the developer will be liable for one year from the date of occupation in terms of the National Home Builders Registration Council (NHBRC) warranty cover. After one year, the body corporate is liable for a leaking roof.

If the leak is the result of a sudden event, the repairs will be covered by the body corporate’s insurance. However, insurance companies will not cover the complex for wear and tear or water ingress due to a lack of maintenance. You must have your own separate insurance for movable items like carpets and furniture.

I view damp, leaking roofs and leaking pipes as one of the biggest threats to the asset value of a building. Trustees must ensure that their reserve fund is sufficient to cover associated expenses and engage with experts to allocate a higher percentage of the annual budget to things like waterproofing and roof maintenance.
