here are moments, as I drive into our estate, when I think back to what it was like 15 or 20 years ago. I’m sure many of you will remember those days too: paging through the old entry book at the gate, waiting while the guard squinted at scribbled handwriting, or fumbling with a tag or card where the reader needed two or three tries before the boom finally lifted. Getting home felt more like a process than a welcome.
How different it is today. The boom rises so quickly (yes, I notice these things!), the fingerprint or facial recognition works instantly, and the whole experience feels smooth and seamless. What has shifted isn’t just the technology. Security itself has changed. It has become something that is everywhere and yet almost invisible. I love that it now works quietly in the background so we don’t have to think about it, and in doing so, it gives us something far more valuable than speed at the gate. It gives us the ability to live inside the estate with both ease and peace of mind.
That is the heart of our Security First feature. It shows how estates have moved beyond the old idea of simply keeping people out to creating a sense of safety that allows life inside to flourish. It’s why we can take those evening walks with the dogs, let our kids ride their bikes, or host
friends without fuss (well, some fuss). Security is no longer a barrier. It is what makes serenity possible, and it’s giving us the best version of estate living we’ve ever known.

I was intrigued by the piece on fractional ownership, which explores how innovation in property is opening doors for younger buyers and new families. Bringing a home to life from an abstract concept requires a combination of skills to create a space that is not only visually striking, but practical and comfortable for everyday living. With over 30 years of creating interiors to reflect and complement their client's lifestyle and taste, OLALA Interiors is the company behind this magnificent home. Their task was to design living spaces that were trendy and chic, balanced with comfort, while staying rooted in the client's personal style and the bold use of the colour black. As an award-winning interior design company with a passion for transforming interior spaces, they embraced the project with enthusiasm and vision.
Located in Zimbali, on KZN’s North Coast, this home, designed by SRA Architects, seamlessly integrates with its natural surroundings. Throughout the home, OLALA Interiors has embraced black as the primary colour to create spaces that are dramatic yet sophisticated, with feature lighting used to supplement the dark tones. Oversized round mesh steel pendants draw the eye upward, emphasising the height and volume of the space. Naturally resistant to rust and corrosion, stainless steel mesh is ideal for humid environments and coastal regions, like Ballito. The woven interplay of richly textured fabrics in shades of graphite, charcoal, and grey softens the architectural edges, beautifully complementing the natural texture of wood and stone, contributing to grounded sophistication and moody elegance.
All custom-curated furniture, designed by OLALA Interiors and manufactured and installed by Built by Design, was crafted to personify the contemporary theme present throughout the home. The kitchen was designed for everyday practicality and stylish entertaining. The kitchen
island top, a fusion of Neolith and Infinity sintered stone was supplied and installed by Afrigran; its frame wrapped in ribbed wood panelling, adds organic warmth and visual texture. Modern, contemporary chairs elevate the ambience with their oval-shaped soft grey velvet backrest and striking black-and-cream patterned jacquard weave seats, while the chefprepping island, housing a PITT 4-burner hob, stone prep bowl, and generous storage, invites both culinary flair and conversation.
For OLALA Interiors, the master suite was an absolute showstopper in this home. Blending cohesive, functional design and planning, the master suite embodies understated luxury and tranquillity. The bespoke headboard, crafted in a warm-toned hardwood and upholstered graphite chenille panels and integrated floating pedestals with light geometric shaped drawer fronts offers tactile comfort and aesthetic appeal. Cream and black scatter cushions in a rich bouclé, and high thread count crisp white sheets add additional comfort. Suspended glass ball pendants with brass detail suggest quiet fluidity adding a sculptural interplay of form and function. Ceiling height, rich black velvet curtains add to the sensory experience and cosiness, whilst the plush underfoot rug with a linear texture blend of black and grey anchors the space, adding contrast and elegance. Every design element was thoughtfully selected to reflect the vision for this room and the rest of this modern sophisticated home.

Sometimes your space is missing that final touch to make it uniquely yours, something that represents you like a favourite band, superhero, quote, or landscape scenery. A poster might fall off, and wallpaper can peel, so Wallpro has developed a different way to personalise that last wall or room. Wallpro is the first specialised wall printing company in KZN. This means that they print designs directly onto your wall using innovative technology. Wallpro came to life in January of 2025, started by Ilana Liebenberg, “Being a teacher my whole working life, I just needed a change. I was presented with the opportunity to start my own business in something so exciting, I just couldn’t not give it a go!” Ilana exclaims. Being a unique concept, it was difficult to get the word out about their work at first. “I’m sure you can imagine how difficult cold calling was when people had never even heard of wall printing before. But now that we have got ourselves out there and been able to showcase what we can do, the response has been overwhelming!” she explains.
So how does this technology work? Well, they print directly onto the wall using UV ink. It cures instantly, so there’s no risk of smudging, drips or peeling. “We are able to print at a resolution of 300ppi, which is extremely high resolution,” Ilana elaborates.

“Our image can be completely bespoke to our clients’ needs.” From the beginning of the process, the biggest hurdle is deciding on which image you would like to use and ensuring the quality of the image is compatible, and Wallpro guides you every step of the way. “If a client has a print-ready image, we can arrange to print as early as the next day, so speed from inception to final print can be extremely quick,” Ilana says. Set up is easy; the team needs approximately a metre from the wall for the printer, they will inspect the site before beginning just to double check the measurements, and will engage with the client if assistance is needed.

Of all the projects they’ve completed to date, there are a few that stand out to them and inspire them to keep going. “My most memorable print has to be our very first one at Bright Buttons Preschool, where I taught for seven years. We printed their school badge, which made it even more special,” Ilana reminisces. If you attended this year’s East Coast Radio House + Garden Show, you would have spotted Wallpro’s incredible booth, with a live demonstration of their technology! “Our most challenging print was definitely the 10-metre-wide piece we created for the House + Garden Show. It took seven and a half hours to complete, making it one of our biggest undertakings to date!” she explains.

Meet Shareez Bagaria, a life coach’s journey into children’s books

Luna’s Journey was born during the isolation of COVID-19, when life coach and children’s author Shareez Bagaria finally had time to pursue her dream of writing. “My daughter was fouryears-old at the time and had many questions about the virus,” she shares. “There was no content available for young children on the topic, so I decided that Luna Learns About the Virus would be a great start.” Inspired by a lifelong love of reading, instilled by her late father, Shareez crafted the series to help children build emotional intelligence. “It’s extremely important as parents and educators to teach not just IQ, but EQ - so children become mentally strong.” Many story elements are drawn from real experiences, including a sports day challenge faced by her daughter. “Resilience is like a muscle - the more you use it, the stronger you get,” she explains. The message is clear: failure isn’t final, and with self-belief, kids can keep rising.
Although the dream was always there, it was Shareez’s coaching career that added depth to her storytelling. “As I reflect on how powerful coaching tools and methods can be for both adults and children, my desire to write only grew,” she explains. Publishing with Penguin Kids SA turned that dream into reality. She describes the process as “nothing short of amazing,” with a team passionate about home-grown South African stories. Her writing style is influenced by childhood favourites: “I loved Dr Seuss for his rhyming style - it was so easy to recite - and Enid Blyton for the adventure and excitement. Oh, and we also read a lot of The Adventures of Tintin!” To anyone wanting to make a difference through stories, she advises: “Begin with the end in mind. What is the purpose of the story? What impact do you wish to make? And then just do itput pen to paper and get it done.”
Nothing affirms Shareez’s mission more than hearing how her books resonate with young readers. One particularly touching moment came after publishing Luna Learns About Consent, when a friend’s daughter told her, “No, I don’t like to be hugged,” confidently applying a key lesson from the book. “That was heartwarming,” Shareez recalls. She believes storytelling is more effective than traditional advice because of its emotional connection. “Everyone loves a good story, especially when it’s rooted in real-life experiences - it’s more meaningful and impactful.” Through her stories, she helps children explore themes of self-worth, bravery, and personal boundaries.
Moments of impact, like seeing her book at the entrance of Exclusive Books at the airport, have been surreal for Shareez. But more than the achievement, it’s the children’s responses that stay with her. “Hearing them repeat after me, ‘I am loved, I am a gift to the world,’ is truly special.” Her own life, filled with personal challenges and emotional growth, continues to inspire her writing. “I’ve had to ‘dig deep’ many times,” she says, recalling lessons in resilience. If Luna could speak directly to children, she’d encourage them to “be good, be kind, but always speak your mind,” and to “never, ever, ever, ever quit.”

What do you love most about your job?
Tell us a bit about yourself and your estate
I've been a resident of Merrivale, Howick, for the past five years. Prior to that, I spent 37 years in Estcourt, where I completed my schooling in 1986. In my free time, I enjoy tinkering with our motorbikes, embarking on long rides, and spending quality time with my family. I'm fortunate to work with a fantastic team at Amberglen Retirement Village, situated in Howick, Midlands. The village boasts 430 homes, a 45-bed care centre, and an array of amenities, including an indoor heated swimming pool, library, and a spacious community centre with various function rooms and a large dining room.
As the head of our Estates department, I oversee our 12-person maintenance team, while our 19-person gardens department cares for the beautiful grounds.
How did you end up being the estate manager for Amberglen Retirement Village?
I qualified as an electrician in 1993 through Masonite Africa, and subsequently spent 15 years with Eskom, where I progressed to the role of Technical Supervisor. Following a four-year stint running my own business, I joined a global engineering firm as a Project Manager in the energy sector, a position I held for eight years. In 2020, I took on the role of Estate
I enjoy the variety that comes with managing our estate. Our skilled staff enable us to handle electrical, plumbing, and civil work in-house, which means every day brings new challenges and goals. I have the pleasure of working in a truly stunning environment, surrounded by wildlife, birdlife, beautifully manicured gardens, and a dam.
What challenges do you face as an estate manager?
One of the main challenges is balancing scheduled projects with urgent breakdowns across the estate and residents' homes. Given the diverse range of tasks we undertake - from infrastructure repairs to emergency responses - effective time management is crucial to ensure that both planned and reactive work are handled efficiently.

Iusually work with two screens, and I recently discovered that I can split my second screen into two windows! I can now have spreadsheets and Instagram open while I answer emails and write, occasionally switching between them whenever one of them catches my attention. Initially, I thought I was being productive, but I soon realised that I was being overstimulated by all of the information from the different sources.
Technology is all around us, and we rely on various devices for communication, work, and entertainment. So, what are some ways we can still make full use of our technological devices, but in a healthier way?
Here are a few tips that might help with that:
Set timers on your applications and screen time
This will help prevent “doom scrolling” and encourage you to use your phone when you need to for a specific reason. You wouldn’t want to waste your daily limit of screen time! These are especially essential for social media, which seems to just absorb all of your time as the videos and posts keep coming.
Turn on blue light filters
Also called a “night light”, turning this feature on your devices helps reduce strain and helps you fall asleep more easily by filtering the blue light emitted by all electronic devices.
Do not disturb modes
Also called “focus modes”. Sometimes, seeing that notification makes us want to answer, even if it’s not urgent, and this can divert our attention away from our current task. Using this mode,
even if it’s just for an hour, gives you that uninterrupted time you need to stay focused. Resist reaching for your phone, though, I know it can be tough!
Allocate tech-free times or spaces Is the “do not disturb” not working because your devices are right in front of you? Create the time for yourself! I know it’s easier said than done, but if it means choosing your bedroom as the tech-free space an hour before you go to bed (which really helps with sleep), it’s a benefit! Charging your phone in another room also helps eliminate the need to reach for it all the time.
Take breaks to move
It’s easy to sit in front of our screens (phone or pc), for hours on end, lost in our work or that movie broken up into 20 parts on social media.
Timers and wearable tech come in handy here to remind you to step away from the screen for a few minutes to stretch, rest your eyes, or go outside for some fresh air.
You can find these in your electronic device’s settings and apps. It’s just a few simple steps that can make a huge difference.

At the recent Paddocks Industry Summit held on 30 July, 2025, a pressing governance question was raised: Should the legal mechanisms that apply to Sectional Title schemes be extended to Homeowners Associations (HOAs)?
Kobus de Beer, a member of the Sectional Title Schemes Management Advisory Council, revealed that the Council has identified serious irregularities in the appointment and conduct of scheme administrators. He argued that more robust regulation and the appointment of qualified professionals to these roles are essential.
Currently, only Sectional Title Schemes can be placed under administration, in terms of Section 16 of the Sectional Titles Schemes Management Act (STSMA). This section allows a Magistrates Court to appoint an Administrator if a Body Corporate is unable to perform its functions due to trustee conflict, mismanagement, or neglect. The Administrator then steps into the role of the Trustees, assuming their powers and duties to restore order and functionality.
A Body Corporate, a local municipality, a judgement creditor of the Body Corporate, or any owner or other person having a registered right over a unit may apply to the Court to appoint an Administrator. The Administrator should, in terms of the legislation, provide written reports on the administration process every three months and lodge them with the Community Schemes Ombud Service.
HOAs, however, remain outside this legal protectioneven when faced with dysfunction.
While Section 16 has offered a legal safety net for Sectional Title Bodies Corporate, HOAs are left exposed. We’ve seen too many dysfunctional Homeowners’ Associations where no recourse exists other than drawn-out litigation. It’s time to align the legal remedies across all scheme types.
However, the existing system also needs refinement. I fully support the call for tightening up on how administrators operate. We’ve all heard the horror stories - unqualified administrators mismanaging schemes, overcharging, or simply failing to act. If we’re going to expand the power to place schemes under administration, we must also professionalise the role and create clear standards of conduct.
If the proposed amendments to the Community Schemes Ombud Service Act are adopted, HOAs may soon join Sectional Title schemes in having access to court-appointed administrators - marking a critical step forward for governance and accountability in the Community Schemes sector.

Here are our top tips to help with your planning:
• Be sure you have an accurate record of all your debts and liabilities. Aim to pay off the most expensive debt or the debts with the smallest balances first. Shortterm personal loans and credit cards would normally be the most expensive debt.
• Draw up a monthly budget showing your net income (plus that of your partner/spouse, where appropriate) as well as all your fixed monthly commitments. Budget for the discretionary items like entertainment and leisure activities too. Keep a record of your actual expenditure and keep it in line with your budget.
• Re-look at all your expenses and cut out any unnecessary fat. Shop the market to ensure you are getting the best deal with items like insurance, medical aid, etc.
• Once you have paid off the short-term expensive debt, start a monthly savings account. It is important that you save a fixed amount as soon as you get paid each month. What’s left is what you have to spend for the month, so the key thing is to save first and spend what’s left, not the other way around.
• Be sure to live within your means. Avoid spending money on things that look fancy or flashy when you cannot afford them. A good policy is always to pay cash, and if you don’t have the cash, then it generally means you can’t afford it.
• The ultimate measure of your wealth (or lack thereof) is your net asset value, and this is calculated as the market price of all your assets less the settlement value of all your liabilities. This number is very important as this is the number that will need to sustain
you and your family when you one day retire. A good idea would be to set yourself a goal for your net asset value and every year measure this value to see if it's growing in line with your goal.
• If you are a registered taxpayer, ensure you engage the services of a competent tax practitioner to legally claim all the allowable deductions on your annual taxes.
