FROM THE CEO LETTER
with interest rates back in the spotlight and economists predicting another round of global uncertainty, many south Africans are reassessing what security really means. It’s no longer just about earnings or assets; it’s about the stability of daily life, the reliability of one’s surroundings, and the continued viability of chosen investments for the future.
there’s no denying that we’re living through complex times. Economic pressures, service delivery challenges, and shifting political tides have made long-term thinking more important than ever.
And while we can’t control the national picture, we can control how we respond to it - and that’s where life at Cotswold downs offers something quite different.
Yes, it’s a beautiful estate, with tree-lined roads, lush fairways, and a sense of calm that hits you the moment you arrive. But what often gets overlooked is the thinking behind it all. the careful planning. the forward-looking governance. the fact that when the outside world starts to feel a little uncertain, this is a place that holds its ground.
take the Cotswold downs spring Project, for example. As water concerns become more pressing across the country, the estate has taken a sensible,
measured step in strengthening its water infrastructure. It’s not about dramatic announcements or big promises. It’s simply about staying ahead of the curve so that residents can live and enjoy life without interruption.
And that is what sets this place apart. It’s not just the views or the lifestyle, it’s the peace of mind that comes with knowing your home is part of something that works - something that’s well-run, wellmaintained, and always looking forward.
In a world where so much feels up in the air, there’s real value in a place that feels grounded.
warm regards,

Simply put, it’s quality over quantity. It may seem intuitive that more agents marketing your properties mean opportunities to sell them. However, that is not the case. One of the greatest myths amongst sellers is that the agents they have working on their property, the higher their chance of selling the property, quickly. The truth is, any area, at any time, there is only one pool of buyers searching for property. If your property is priced correctly, the buyer will invariably end up with your chosen agent.

They are so valuable in the ecosystem, particularly in the function of population control with various species, like hyraxes in particular.
forest, slowly making its way towards us. the caracal appeared unusually relaxed, and we stepped away to give it space to move as it wished. It stayed. I thought we were still too close, so we moved further away, and waited. About 5-10 minutes later, time is hard to gauge in moments of ecstasy, we saw the caracal walking in the thick bush. It seemed to be heading past us, trying to get back on the path. we waited, giving it space, and it eventually came onto the path. It walked around a corner, and we followed it from a safe distance to monitor its movement. we lost sight of it for a bit then saw it again, barely 5m off the path, lying on the ground and casually grooming itself! I can’t lie, one of the thoughts I had at the initial moment of this sighting was, “does this animal have rabies?” It clearly didn’t as it was healthy and strong with none of the telltale signs of rabies at all, but having studied leopards and animal behaviour in general, we were both grappling to make sense of this caracal’s unusual behaviour.
the caracal approached us on the path, investigating and then retreating, only to return and playfully interact with rocks and sticks before noticing us, reverting to its natural behaviour, and slowly moving on. we decided it was time to leave the caracal to do its thing,
and since then, we have not stopped talking about it, analysing it, and trying to figure out the best way to protect this individual and the species in the area in general!
what an incredible privilege, Cotswold downs, to have such an enigmatic creature in your home. this is truly a remarkable gift. there are big questions now, and a lot we need to establish:
1. what is the status of this species on the estate? was this a once-off event, or, is there one individual utilising the estate occasionally, and if so, how regularly, or, is there perhaps even a population of caracals, i.e. more than one individual on Cotswold downs?
2. In conjunction with the above, we will be looking at how they are moving on and off the estate, and trying to better understand how they are moving in the greater area. the greenbelts and conservancies around the upper highway area are proving to be more
and more vital to the health of the ecosystem, and it is an incredible thought that Cotswold downs can contribute towards this!
3. the best way to protect this individual/species in the area.
what is very important to understand, is that wild felids generally have substantially larger home ranges than what most would expect. A male caracal can potentially have a home range of up to 10 000 hectares in size. to put that in perspective, Cotswold downs is approximately 250 hectares, meaning a male caracal can live in an area the size of 40 Cotswolds! (In a suitable habitat, this would probably be smaller.)
In this picture, the yellow highlights Cotswold downs boundary, and the red indicates what a 10 000 hectare home range would look like around that. Many would know how dangerous
Cotswold downs (indicated in yellow) and a potential home range polygon of a male caracal (in red)
A young male leopard approaches just after twilight
some of these areas could potentially be for an animal like a caracal and one of our concerns for this animal’s safety was how relaxed it was with us.
If a caracal becomes too relaxed around people, then it can be at extreme risk when it moves into other communities. For example, if someone breeds chickens for their livelihood, and a caracal wanders into their property with the understanding that humans are safe, then it kills a chicken, its life could well be at risk. we have sadly seen this a lot in our work. we are currently dealing with the same issue with crowned eagles. we are trying desperately to get residents of estates with crowned eagles (especially juveniles) to avoid habituating the animal, i.e. not allowing the animals to get close, and for long periods of time. this positive reenforcement that ‘humans are safe’ can ultimately lead to their death.
when I worked on a leopard research project in lydenburg, most of the land had cattle farms and communities, and many leopards were being shot, poisoned, and/or trapped. At one point in the project, in a gully just on the outskirts of town, I encountered curious young cubs one evening and they approached my car, eager to come close and see what I was all about. By allowing them to feel comfortable with me, thinking I was safe could possibly be deadly for them, so I had to do something that was totally against my own desires. I revved my car and drove at them, chasing them
into the thicker forest. As much as this may seem horrid (it really felt horrid), this would likely cause them to then associate humans, and cars, with danger, which in turn gives them a far better chance at surviving in a world that really is like running the gauntlet for predators these days in south Africa, especially outside of protected areas.
Back to the caracal - we did notice a slight injury to the right eye. this did cause us to consider if it was perhaps a released/rehabilitated animal that was used to people. Most ethical rehabilitation centres, however, would not allow habituation due to the reasons stated above. we also considered if it was perhaps an escaped pet. As hard as it is to believe, unscrupulous people keep all sorts of animals in captivity, even just recently, lions were confi scated from a residence in durban. Yes, lions!
lastly, perhaps this caracal had just encountered a lot of humans in its maternal area and just naturally become habituated. this has happened with a famous wild caracal in Cape town called Hermes (Google him, he was a legend and was sadly killed by a vehicle in 2022), and friends of ours have sent us a video of a fairly relaxed caracal in Everton that they saw on a trail, perhaps that was him! I am not advocating that all residents now need to go and chase this animal around; by all means, no. this is rather to establish a healthy and ethical understanding of how best to behave in
order to give this animal its best chance where other humans are not safe.
If it is seen, it is best to not allow it to come close, as much as that may feel like a special experience; it is not good for the caracal, sadly. In addition to this, no wild animal must ever be fed, especially a predator, as that would be a certain death warrant for this caracal.
If you do see a caracal in the estate please be sure to let us know exactly when and where. we now need to establish if it is one individual or more. they are so valuable in the ecosystem, particularly in the function of population control with various species, like hyraxes in particular. this is such a privilege, to share your home with such an amazing animal. It’s our collective duty to protect this incredible creature and give it the best chance at survival, including the opportunity to enjoy its favourite food, the dassie. We definitely want him to find Cotswold as a suitable home. Managing this well will make that a possibility.
It is also better to avoid making this public for now, so it is better to avoid sharing pictures and news, difficult as that may be, as we first need to establish the best way to manage this. we have seen how frighteningly rapid a message can travel.
A few years ago, we had a leopard arrive outside an estate on the North Coast and we were called in to assist. sadly, the word got out, and within oNE day, we found fresh snares that had been set up. our camera trapped the area for a month, where some of our cameras were stolen, and our cameras recorded poachers carrying other species of wildlife that they had caught. we never documented the leopard again, and we recently heard a report of a leopard being loaded onto a bakkie on the N2 very close to this area around that exact time.
It’s a wild world, in good ways and bad. we must do what we can to protect it! so let’s do what we can for this caracal.
we will keep you updated as we go, and hopefully we will soon have some cameras out on the estate, and we can get a better idea of who’s who in the zoo!

Gardening in the Age of Estate Living
There’s something about estate living that brings out the inner gardener in all of us. whether it’s a few pots of basil on the verandah or an ambitious indigenous landscaping project, the urge to cultivate a slice of paradise is growing, especially here at Cotswold downs.
Maybe it’s the misty morning views over the Upper Highway, or perhaps the friendly neighbour showing off their prize-winning aloes - but more and more residents are finding joy, calm, and community through gardening.
And it’s not just about aesthetics. Gardening is now being recognised for its therapeutic value. studies show that just 20 minutes of digging, pruning, or planting can lower cortisol
levels and elevate mood. Add in the glorious weather we enjoy in KwaZulu-Natal, sunny summers and gentle winters, and you’ve got a recipe for happy humans and healthy gardens.
Micro-Gardens and Big Wins
Not everyone has the time (or the back strength) for a full-scale landscaping project, and that’s okay. one of the most delightful trends in estate gardening is the rise of the micro-garden - compact, container-based setups perfect for patios and balconies.
Imagine: cherry tomatoes in a recycled wine barrel, mint trailing out of a hanging basket, or a cheerful collection of succulents in colourful ceramic pots. these little green corners are low maintenance but high reward, and a great way for beginners to get started.
Go Indigenous, Go Easy let’s talk about water-wise gardening. with KwaZulu-Natal’s fluctuating rainfall and long dry spells, choosing indigenous plants isn’t just smart - it’s stylish. think wild garlic, strelitzia, or the ever-popular spekboom (which also happens to munch carbon dioxide like nobody’s business).
these plants are adapted to our climate, attract birds and bees (bonus points for biodiversity), and require less fuss. Plus, they blend beautifully into the natural surroundings of the estate, giving your garden that relaxed, bushveld-meets-boutique look.
The Social Side of Soil Cotswold downs is more than a place to live - it’s a community. Gardening is a wonderful way to connect with neighbours, swap tips (and cuttings), or even start a little garden club. From sharing spare seedlings to organising composting co-ops, the social possibilities are endless.
Kids can get involved, too. A few sunny planter boxes and some hardy veggie seeds can become a fantastic weekend project. Carrots pulled
Flavours of India Meet Taco Tuesday:
SAy HELLo To THE Bom BAy CrunC h tAC o!
At Cotswold Downs, we know that the best memories are made around a good meal - especially when it’s shared with great friends and lots of laughter. This month, we’re spicing things up with something a little different (and totally delicious): The Bombay Crunch Taco. It’s bold. It’s colourful. It’s crispy chicken meets curry night meets taco Tuesday. Think crunchy, spicy chicken, sticky tamarind glaze, tropical salsa, and a soft taco shell brushed with golden turmeric butter. It’s a whole vibe - and definitely not your average taco!
Oh, and don’t forget to pair it with a spicy frozen margarita. Trust us - the icy kick and citrus heat are a match made in flavour heaven.
The Star of the Show: Crispy Chevda Chicken
Here’s where the magic happens. t he chicken is coated in a crunchy cornflake-chevda crust - like your favourite Indian snack got a glow-upand fried until golden and irresistible.
Ingredients
• 500g chicken breast or thigh, cut into strips
• 1 cup plain flour
• 2 eggs, whisked
• 1 cup crushed cornflakes
• 1/2 cup chevda mix (or spiced Indian snack mix), lightly crushed
• 1 tsp garam masala
• 1/2 tsp garlic powder
• salt & pepper
• oil for frying
Method
1. season your chicken strips with salt, pepper, garlic powder, and garam masala.
2. s et up a crumbing station: flour in one bowl, whisked eggs in the next bowl, and a mix of crushed cornflakes and chevda in a third bowl.
3. dip each chicken strip into the flour, then the egg, and finally into the
cornflake-chevda mix. Press well so it sticks.
4. Heat oil in a pan (about 2-3 cm deep) over medium heat. Fry chicken in batches until golden brown and cooked through - about 4-5 minutes a side.
5. drain on a paper towel, then brush or drizzle with that sticky tamarind glaze while still warm. Boomflavour explosion!
Let’s Keep Going - Build Your Taco!
What you will need:
• tamarind-date Glaze sticky, sweet, tangy - this glaze ties it all together.
• Mango & Pineapple Salsa Fresh, fruity and a little feisty. Chill it before serving.
• turmeric-Chilli taco shells
Butter, turmeric, chilli flakes - brush and toast those taco shells till golden and warm.
Time to Stack Your Bombay Taco!
1. l ay out your golden turmeric taco shell.
2. Add a spoonful of mint-coriander raita (or plain yoghurt works too!).
3. Pile on the crispy chevda chicken, still warm and sticky from that glaze.
4. Add a big scoop of the mangopineapple salsa.
5. d rizzle with sriracha, a swirl of mayo, and a squeeze of lime.
6. t op with fresh coriander and jalapeños if you’re feeling brave.
Made for Sharing (and Showing Off)
t hese tacos are a party on a plate - perfect for lazy summer dinners, weekend get-togethers, or impressing your in-laws. t hey’re sweet, spicy, crunchy, creamy, and 100% unforgettable.
d on’t forget the spicy frozen margarita! s alted rim, splash of tequila, zing of lime, and just a hint of chilli - it’s the ultimate taco sidekick. Next time you’re hosting at the estate, surprise your friends with a Bombay street food feast - with a Cotswold downs twist.
Cheers, tacos, and good times, neighbours!

The Night Shift: Guardians of the Estate
our night-shift security team is the silent force that protects the estate while most residents are tucked in for the night. their mission is clear: safeguard every home, every family, and every inch of the estate from dusk till dawn. this is not your average night patrol. It’s a highly organised, strategically coordinated operation involving multiple layers of protection. At the forefront is our special Intervention Unit (sIU)—a specialised team of armed officers trained to respond to high-risk situations with speed and precision.
Equipped with both lethal and nonlethal firearms, the SIU conducts high and low visibility patrols, often in unpredictable patterns to deter any criminal intent. their presence alone is a powerful crime deterrent, but their readiness to act makes them an essential layer in our estate’s security structure.
On the Front Lines: Fence and Internal Patrollers
the integrity of the estate perimeter is of utmost importance, and for that, we rely on our dedicated fence patrollers that conduct a total of sixteen complete fence walks per shift. these individuals walk the perimeter every night, eyes peeled for any breaches, tampering or suspicious activity. their rounds are constant, methodical, and critical to ensuring that no blind spot is left unchecked. Complementing their work are our internal patrollers who navigate the inner residential zones of the estate, checking roads, green belts, common areas, and key
zones that require monitoring. their presence is reassuring and effective, discouraging any unwelcome movement within the estate boundaries. Add to this the vehicle patrol units, which roam the estate throughout the night, performing random patrols—some high visibility, some low visibility—to keep potential threats guessing. the combined rhythm of all these patrols ensures there is no hour of the night where eyes aren’t watching, and boots aren’t on the ground.
Eyes in the Dark: Technology to the Rescue
Misty nights, so characteristic of the Cotswold climate, add an extra challenge to the task. Reduced visibility and low light conditions would be a concern—if it weren’t for the support of our stateof-the-art thermal imaging cameras and dedicated CCtV controllers stationed in our control room. these advanced systems allow us to see where the human eye cannot. thermal cameras detect heat signatures, picking up
Golf Bunnies Growing the Ladies Golf Section
Over the past few months, there’s been an exciting and encouraging shift in the ladies’ golfing scene at Cotswold downs. As the ladies Golf Captain, I initiated a growth project in the final quarter of 2024 to expand our ladies’ section, an area that has historically been small but full of potential. With invaluable support from the Pro Shop team, particularly travis and Josh, we’ve made meaningful strides towards building a stronger and more active group of women golfers at the club.
we kicked off our initiative with a series of onceoff ladies’ clinics, inviting residents and their friends - regardless of experience - to join us. whether they’d never touched a golf club before, were still finding their feet in the game, or already played but wanted to improve, everyone was welcome. the turnout exceeded expectations and showed just how much interest there is amongst women in our community to get involved in the sport. Following the success of the clinics, we launched our first five-week “Bunnies Programme,” aimed at developing foundational skills, building confidence, and fostering a love for the game. Eleven committed ladies joined us for the full five weeks, and it was incredible to watch their progress. they left not only with better skills but with greater confidence in their abilities and a new enthusiasm for golf. this year, we kicked off
our second Bunnies Programme, now in its third week. we’ve welcomed both returning ladies from the first group and brand-new participants - many introduced by previous attendees. their commitment and excitement have been incredible, and it’s a clear reminder that golf, especially for beginners, is a journey that takes time, repetition, and support. our initiatives have been run hands-on by me, with the continued help from travis and Josh. we’ve seen several women from our clinics and programmes become regular players, joining our Friday ladies’ games and officially becoming part of the ladies’ section at Cotswold downsexactly the outcome we were aiming for.
l ooking ahead, we plan to host more introductory clinics to attract new faces, and we’ll be launching an advanced Bunnies Programme. This next phase will move beyond the practice area and focus on course management and real on-course experience, helping our ladies take the next big step in their golfing journey.
the future of ladies’ golf at Cotswold downs is looking brighter than ever - and this is just the beginning.
