Dear Residents,
As we come to the close of this year and look back, it has been a very busy one. Projects completed include the gym and steam room upgrade, work done on the sauna, paving, new drainage in some of the roads, extension of the borehole pipe reticulation for the landscaping irrigation, the
Estate bakkie replaced with the new H100 truck, and the purchase and installation of a generator for back-up power to the water and sewer pumps.
The new smart water meter readers are working well, and with the installation of the new bulk meters and readers on the main pipes, we will be able to monitor and detect leaks on the Estate lines far more efficiently.
For anyone who hasn’t yet installed these on their meters, they are a huge asset and have already saved multiple owners a huge water bill by early detection of leaks. With another successful AGM behind us, we say goodbye to Kevin Swart as Chairman and long-standing Board member. He has had a very impactful tenure and has spearheaded a lot of the fantastic upgrades that have been done around the Estate and especially the Clubhouses.
A reminder that if you are planning on renting out your home to Short-Term guests over the holidays, you need to be registered with the HOA to do so, and there are some applicable fees. Utopia handles the admin, processes, and access controls on behalf of the HOA, and this is mandatory; however, the platform that you advertise on and who you use to manage your property during those times are entirely up to you.
We welcome Benji Rule to the Board and look forward to all he has to offer. We will definitely be making the most of his extensive knowledge and experience of Estate Living on the North Coast.
Please also remember that the Estate will be closed to all contractors and builders from 12:00 p.m. on 15 December until 12 January 2026. This includes window and gutter cleaners as well as maintenance work. So, if you need work done before the holidays, please make sure you get them in on time.

As always, garden services, pool services, cleaners, and any genuine emergency work will still be permitted. Please contact the office if you are unsure. If you are travelling or away for the holidays, safe travels, and have a wonderful trip. A Look Back at a Milestone Gathering
On 6 November 2025, Dunkirk Estate residents gathered for one of the most important annual events on the community calendar - the Annual General Meeting (AGM). Hosted at Ray’s Kitchen, the evening began promptly at 4:30 p.m, drawing an engaged crowd of homeowners committed to shaping the future of the Estate.
Set against the lush backdrop of Dunkirk’s green coastal landscape, the meeting reflected the strong sense of ownership and community spirit that defines the Estate. Residents arrived early, catching up with neighbours over light refreshments before settling in for the formal proceedings.
Achieving quorum is always vital, and this year, residents responded enthusiastically to the call. The impressive turnout demonstrated the community’s shared commitment to participating in decisions that guide Dunkirk Estate’s development, sustainability, and quality of life.
The meeting pack distributed ahead of the event enabled residents to follow the discussions effectively. Topics covered included:
• Financial report & annual budget , outlining the Estate’s stable performance and future fiscal planning.
The AGM opened with reflections on the past year - a period marked by continued growth, enhanced environmental efforts, and improvements across estate operations.
• Infrastructure updates , including progress on pathways, security enhancements, and landscaping initiatives.
• Environmental & sustainability efforts , reinforcing the Estate’s commitment to maintaining its unique natural surroundings.
The Trustees and management team presented a comprehensive overview of accomplishments, challenges, and opportunities ahead.
• Community engagement , with renewed encouragement for residents to participate in committees and Estate activities.



Constructive dialogue flowed throughout the evening, with residents raising thoughtful questions and offering ideas that will shape the Estate’s strategic direction in the coming year.
A notable theme of the AGM was collaboration. Trustees emphasised the importance of collective responsibility and resident involvement in ensuring the Estate continues to thrive.

The meeting reaffirmed Dunkirk’s dedication to transparent governance, responsible stewardship, and fostering an engaged and connected community.

The AGM concluded on a positive and forwardlooking note. As residents stepped out into the warm Salt Rock evening, there was a shared sense of clarity and purpose - an understanding that the strength of Dunkirk Estate lies in the active participation and passion of its people.
With key decisions made and new initiatives on the horizon, the community enters 2026 with renewed momentum and optimism.

Our 2025 Dunkirk Kids Trick-or-Treat event, held on Friday, 31 October, was once again a wonderful celebration of community spirit, creativity, and Halloween fun. From 5:00 p.m. to 6:30 p.m., our Estate came alive with excited children, colourful costumes, and hauntingly styled homes.
We extend our appreciation to the families who accompanied their children and helped maintain a safe and enjoyable evening for everyone. Your cooperation and enthusiasm contributed greatly to the success of the event.
Thank you to all the households who took part by displaying a balloon outside their property. This simple system continues to help us respect residents’ privacy while ensuring a smooth and enjoyable experience for the children. We were thrilled to see both pre-registered participants and several delightful last-minute additions who proudly joined in by displaying balloons on the day.
A special thank-you to everyone who shared their photos with us. The joy, costumes, and creativity captured in these images will be featured in this issue of our e-magazine. We truly love seeing Dunkirk’s kids having fun and making memories.

The Red-capped Robin-Chat (Cossypha natalensis) is a striking and melodious bird found across Eastern and Southern Africa. Known for its striking orange colouration and ability to mimic just about any bird call or sound. This robin is a familiar presence in wooded environments where its echoing songs ring out at dawn and dusk.

Red-capped Robin-Chats thrive in dense shaded habitats. They prefer areas with heavy undergrowth, where they can forage and nest while remaining mostly concealed. They are primarily insectivorous, feeding on beetles, caterpillars, ants, termites and spiders.
The pair are monogamous. Both parents participate in caring for the young, with fledglings leaving the nest after about 13-14 days. Interestingly, about 94% of clutches are olive green or brown in colour, and about 6% are a beautiful turquoise colouration.
This Robin-Chat forages mainly on or near the forest floor, hopping amongst leaf litter and tossing debris aside in search of prey. They will also consume small

The Dunkirk Beach Club House recently hosted two elegant evenings of wine tasting with Wineology and the celebrated Salt Rock Wines. Co-founder Rudi guided guests through five standout wines - Chenin Blanc, Sauvignon Blanc, Red Blend, Cinsault, and Pinot Noir - sharing stories behind the range and the brand’s Somerset West origins.
Residents arrived from 4:00 p.m., enjoying the warm afternoon light on the deck with pizzas served until 6:30 p.m., while the bar stayed open for drinks throughout the night.
The early start created a relaxed atmosphere, with many guests settling in with a bottle of wine and the always-popular pepperoni pizza. The clubhouse’s signature coastal views elevated the experience, offering a stunning backdrop for both evenings. A car guard assisted with overflow parking, ensuring a seamless event.
Exclusive to Dunkirk residents before opening to the public, the tastings proved to be a hit - celebrating fine wine, community, and the unique ambience that makes the Dunkirk Beach Club House such a special gathering place. “Look out for the next one in the new year.
