The most surprising aspect of our new home has been how quickly it's started to feel
like a haven. The peaceful surroundings, friendly guards, welcoming neighbours, and even waking up to birdsong instead of traffic noise have all contributed to this sense of belonging. We didn't expect to settle in so quickly - we thought we were just moving into a nice estate, but it turned out to be a permanent mini-holiday.

Seaward Estates Credit Control Procedure
As the Association Budget is based on an annual income and expenditure, the total annual levy is due and payable at the beginning of the month in which the Association’s financial year starts. As RESOLVED and accepted by Members of the Association at the annual general meeting, held on 31 March 2025, and in accordance with the registered Memorandum of Incorporation of the Association/ Constitution, the following procedure is to be utilised:
The members agree that levies may be paid in 12 equal monthly instalments, subject to the following conditions:
• Levies are due and payable by, on, or before the 7th of each month in advance.
• If the levy, or any amount due by the debtor to the Association, is outstanding after 10 days from the month in which it is due and payable, a demand letter will be sent. If it is not paid after 20 days, a final letter of demand will be sent.
• If the current month and the previous month’s levy or any other amount due by the debtor to the Association is still outstanding, the matter will be
handed over to the Attorney as appointed for commencement of legal action.
Ballito Estates charges for arrear levy collection, which will be in accordance with the approved charges as per the Debt Collectors Act, it being confirmed that Ballito Estates is a member of the Debt Collectors Council. All legal fees charged by both Ballito Estates and the Attorney are fully recoverable from the arrear debtor, including attorney-client costs.
As the budget is based on annual income, even though levies are payable monthly by agreement of the Trustees, if a monthly levy falls into arrears and is handed over, the full year’s levy will be claimed. Compound interest will be charged on arrear levies monthly at 2% per month.
Should a member wish to enter into an agreement, the following criteria will be accepted:
• 50% of the arrear amount is paid upfront.
• The balance is to be settled over three months.
• The debtor must sign an Acknowledgement of Debt
(AOD) with the Attorneys.
• The client will be liable for all legal and interest charges.
The sequence may be amended by the Trustees depending on specific circumstances. It should be noted that there is no legal requirement for any notice to be given to the debtor that the debt is being handed over to an attorney prior to the issue of a summons. The fact that a demand letter was not received by the Debtor is not a defence to legal action being taken. All legal fees are still payable by the debtor. The above collection process is also applicable to a special levy payable monthly. If it is not paid in equal monthly instalments and handed over for collection, the full special levy will become payable.
The process, as stated in accordance with the mandate, is given to Ballito Estates on behalf of the entity, being the Seaward Estates Master Home Owners Association, by the Trustees and in signature of the management agreement (to be reviewed annually and resolved by the directors from time to time).

Here at Seaward Estates, we have our own special celebration this year of diversity and habitat, all happening in our Swamp Forest. Here is the most exciting feedback from Richard McKibbin … enjoy!
“The first article I wrote for Seaward Estates was entitled ‘Your Greatest Asset,’ and this was all about the magnificent swamp forest (that totally blew our minds on our first visit). Here in the middle of Ballito, within one of the oldest estates, lies an absolute gem - a very rare habitat that we had no idea even existed.
Since then, we have been privileged to spend quite a bit of time in this forest, evaluating and assessing exactly what this amazing forest is providing a home for and to. We have started conducting butterfly surveys, bird and bird ringing surveys, and will soon be running a camera trap survey to assess what mammals are utilising your magical forest. One of our main priorities
from the start was to establish whether the rare swamp forest orchid called Platylepis glandulosa was present in the forest. This question was quickly answered when, on our first night survey in the forest, whilst looking for frogs, we inadvertently stumbled upon these lovely little orchids within the swamp. We were elated!
As we progressed with our work, during one of the bird walk transects, we discovered another small colony; this time, the orchids were in flower! Recently, we conducted a formal survey of this species. We have managed to cover half of the swamp forest, and we still have the second half to complete in the south. My hope was that we could formally document a healthy population
of this orchid, and that this might become one of, if not the largest known populations of this species in the country. I had hoped that we would find 1,000 plants! I know this may sound like an optimistic goal, but why not? Dare to dream!
A friend and colleague, and an utter orchid fanatic from the Durban Botanical Gardens, joined Candice and me on this survey. It was a hot and humid day, and we started at 8 a.m. Six hours later, we emerged from the forest completely blown away. COMPLETELY! Walking in this sensitive habitat should only ever be done with good reason, and this, as you will soon read, was a GOOD REASON.
As we moved through this stunning and prehistoric-looking jungle, where one could picture dinosaurs roaming through the swamps, with our eyes glued to the ground, all three of us - fortunately trained to spot anything unusual and intimately familiar with the appearance of these plants' leaves - kept bumping into little clusters of orchids, one by one. Whoever found one then had to count them, and we would slowly make our way through the forest to find more. Each population was logged with GPS coordinates and was carefully counted.
We started with small populations of three and six plants, until Candice and Muhammad found a population
of 206 plants! We were overjoyed, and my dream of finding 1,000 plants seemed possible. Another population of 84 and then 160 followed, and prospects looked even brighter. And then... Candice called out with a mix of fear and excitement. What we saw was beyond anything we could have ever imagined. An incredible cluster of this orchid, literally HUNDREDS all around her! She was totally overwhelmed and decided to absolve herself of all responsibility, so it was then down to me (funny how my wife manages to do this) to count them. I waded into the swamp to get started on the count. It was literally impossible to count each one, so we used an ordered grid pattern: we counted 100 plants, measured them, and then extrapolated the rest. This method gives an estimate rather than an exact number, but it serves its purpose well enough. So, what was the final tally for that population? One … Thousand … Plants!
Yes, the goal was realised, in one colony alone, and WOW!
Seaward, this is amazing news! I'm going to do some research, but I think you may have just put yourselves on the map in the orchid community, as this could potentially be the largest population in the country! By the end of the survey, our total
tally was 15 populations and 1,918 plants - yes, you read that correctly. And, on top of this, we still have another large section of the forest to carefully survey. You should be proud that this forest is still able to offer such significant ecological value, and this forest must be protected at all costs!
On top of this, and just to add some more exciting news, during the survey, we were able to confirm that blue duikers are present in the Estate (some residents have subsequently sent us images of blue duikers from a year ago). For the birders, we had an incredible view of a male Buffspotted Flufftail calling from deep in the forest! We also discovered the stunning Flame-ball Lily (Scadoxus multiflorus) and several epiphytic orchids, namely Cyrtorchis arcuata. I cannot wait to complete the second section of the forest, and now we probably should get some bets going as to what the final tally will be.

Eyes in the Dark:
Technology to the Rescue Advanced surveillance cameras,
motion sensors, and realtime monitoring give our security team a clear view of the Estate - day or night. With instant alerts and rapid response, technology ensures no suspicious activity goes unnoticed. Every corner of Seaward Estates is under constant watch, giving residents the comfort of knowing help is only moments away.
Common Findings and How You Can Help
Our patrols often notice small but important security risks - unlocked doors, open garage and gates, and
poorly-lit driveways. These can be easily avoided with a few simple habits:
• Lock all doors and gates, even when you’re home.
• Keep outdoor areas well-lit at night.
• Activate alarms and security systems.
• Report any suspicious activity immediately to our security team.
Together, we can create an even stronger, safer community.
A Salute to the Night Team
While the Estate sleeps, our night shift is wide awake
patrolling the grounds, monitoring the perimeter, and responding to calls without hesitation. Their dedication and professionalism ensure that Seaward Estates remains safe at all hours. We owe them our gratitude for their unwavering commitment.
On the Front Lines: Fence and Internal Patrollers
Our fence and internal patrollers are the Estate’s first line of defence. Whether walking the perimeter in the early hours or checking internal streets under the cover of night, they are the eyes and ears that detect unusual activity before it becomes a problem. Their vigilance keeps danger at bay and safeguards our community’s peace of mind.
Security on Seaward Estates is being refined all the time as our security committee meets every two months to deliberate improvements and processes.
We can report on the following upgrades and improvements that have been made this year.
• All cameras at the three gatehouses and all fenceline activations are monitored on a 24-hour basis by the IPSS control room, thereby ensuring that activations
are attended to immediately and any incidents at the gatehouse can be managed in real time.
• The IPSS Control room is now also our main point of contact for all residents phoning after hours. This will improve the efficiency of action and reporting back to management of evening activities.
• Our fenceline is in good working order, with regular maintenance being undertaken thereon. In the new financial year, we will have a maintenance contract in place to ensure insulators are cleaned, wires tightened, and all equipment tested on a monthly basis. We remain proud of the state-of-the-art fenceline that we have installed.
• The fenceline is regularly patrolled, whilst our maintenance team ensures it is kept devoid of overhanging branches, long grass, and litter.
• We have two new cameras installed in San Tarena Park. These will soon be linked into the IPSS control room for 24/7 monitoring of the park.
• Further cameras at strategic points within the Estate and on the fenceline are currently being considered, as are speed trapping cameras to be strategically placed where speeding is a challenge.
• We have linked Gate 3’s gatehouse to fibre to ensure the gate systems are always up and running 24/7.
• We have given each gatehouse the ability to view transactions, which will allow the guards to better interact with residents who may have an issue in entering the Estate.
• Our recent upgrade of the software Impro Technologies to the latest version, as well as the upgrade of our server, has seen a great improvement in overall ease of access by residents. This, together with the sunshields placed over the Wave Readers, means that most residents glide in and out without any hassles. The database has been greatly cleaned up by BSA, and the use of cards has drastically reduced.
• We will be sending out a form for completion by all residents - this will assist us in ensuring that we have the latest contact information, pet, and resident information on our database.
• We have installed a number of new items of equipment where equipment has been damaged or no longer functioning at optimal levels - this includes the new enrolment reader, cameras at the gatehouses, booms, turnstile readers, and PC boards.
• Our guards receive regular training, with a comprehension test being given to them on a monthly basis. In this way, as we improve our systems, our staff remain up to date with these new protocols.
Overall, we would like to thank IPSS, BSA Technologies, and TWC for their commitment to ensuring that the Estate’s security functions optimally at all times.
Some of the changes to our security protocols are:
1. After-hours security or emergency issues are to be reported to the IPSS control room on 0861 324 777 or 076 686 0176 for WhatsApps.
2. All tenants and contractors are to have criminal clearance checks undertaken before being permitted onto the Estate.
3. We have clamped down on unregistered domestics and gardeners, encouraging residents to register their staff on the system so that we have an accurate record of everyone coming in and out of the Estate at all times. We would like to thank residents who have

responded positively to this and we encourage all to do the same.
4. The “regular pin” on Glovent will be reduced to being effective for seven days maximum. This is to prevent any abuse of this facility.
5. Pin codes now expire at midnight on the day on which they were issued.
6. All residents can now register for biometrics to enter and exit the Estate at the turnstiles. We have upgraded the number of turnstile users to facilitate this.

The event was created as a way to bring residents together, celebrate the spirit of community, and honour the incredible women who call Seaward home.
The afternoon was filled with vibrant energy, laughter, and meaningful conversations. Guests were welcomed with complimentary drinks and a thoughtful gift, setting the tone for a truly special gathering. The
beautifully decorated venue was alive with the chatter of neighbours connecting - some for the first time - and others reconnecting over shared stories and experiences.
A highlight of the event was our esteemed guest speaker, Peach (Piche) Olive, CEO of Fresh Eyes, experiential strategist, philanthropist, and the founder of the Drinkerbell Movement. Peach shared a moving and insightful message about the power of women recognising their inner value and embracing their unique significance, both in their personal lives and within their communities. Her words resonated deeply and
sparked thoughtful reflection amongst attendees.
A heartfelt thank you goes out to everyone who attended and helped make the day so memorable. Events like these remind us of the strength and warmth within our community and the value of simply taking time to celebrate one another.
